Today's episode is a deep dive into urban and housing development with Nicola Smith, an accomplished urban and regional planner and director of Niche Planning Studio. Expertly navigating the current rental crisis and mortgage stress, she unveils the key factors that have steered us to our current housing crisis. Nicola breaks down terms like green field and brown field, highlighting their significant role in housing development. Together we strategise on how to generate more housing in established areas, promoting affordability, and diversifying our housing types.Steering the conversation towards government policies, Nicola and I scrutinise their town planning and housing development strategies. We dissect the implications of the policy that earmarks 70% of growth for the inner city and the remaining 30% for the green fields. How will this affect the citizens of established areas? We further delve into the complexities of rejuvenating inner city areas, the potential for overlooking amenity impacts, and the advantages of home-building in green field regions. Nicola then shares her valuable insights on challenges surrounding housing affordability and service accessibility in Melbourne. We mull over the government's strategic planning efforts and the use of developer contributions in the face of a pressing need for affordable housing. We also explore the cost of apartment living, the possibility of converting offices into residences, and the often overlooked factor of embodied carbon in building construction. Join us as we unravel the convolutions of Australia's housing market, the struggle for affordable housing, and the impact of 'NIMBYism' (Not in my backyard) on planning and development.Contact The Room Xchange Tweet us at @theroomxchange and @LudwinaDautovic Share a story on instagram @theroomxchange Email us at admin@theroomxchange.com Please leave us a reviewClick here for Apple reviewsConnect on our socialsYoutube | Facebook | Instagram | Twitter | Linkedin Sign up on our websitewww.theroomxchange.com

Ludwina Dautovic introduces a new segment to The Room Xchange podcast called The Room Xchange Stories. These stories will provide insights and tips about house-sharing and will also include some of her own personal stories. The first one is about women helping women and is a very personal story for Ludwina. As the CEO and Founder of The Room Xchange, she has to deal with the complexities of leading the company as well as continuously hearing about the difficulties everyday people are facing in regards to housing. After feeling incredibly exhausted at the end of last year, Ludwina put out a call for a place to stay for a few weeks to take a break and reset. Elizabeth, who had been a household listed on their platform, replied and Ludwina moved in two days later. Elizabeth, a single mother, businesswoman and counsellor, welcomed Ludwina into her mud brick home on a ten acre property in Country Victoria. Ludwina was in awe of the cedar wood and silk walls, and French doors that opened out to a balcony with deers roaming in the garden. She felt grounded and supported by Elizabeth and her 16 year old daughter. Elizabeth encouraged her to make herself at home. Ludwina observed the dynamic and vibe of the household, feeling the groove of the home and understanding the personalities of the two people who lived there. This conversation provided insight into the perspective of being a housemate in someone else's home. Ludwina talks about her experience of living as a housemate. She emphasises the importance of setting clear house rules and respecting how the household runs. She suggests that getting a handle on how the household works quickly will help the person fit in and connect in a deeper way. She also talks about how they discussed food, house cleaning and expectations as a housemate, and how being flexible helped her fit in. Ludwina emphasises the importance of having regular conversations and suggests having meals together as a way to connect.Key moments in this podcast 0:00:00 Women Helping Women: A Room Xchange Story0:03:04 The Room Xchange: A Story of Resilience and Connection0:04:42 Exploring the Idyllic Setting of a Mud Brick Home in Country Victoria0:06:46 Exploring the Benefits of Housemate Exchange: Reflections on Establishing House Rules and Building Connections0:08:10 Creating a Positive Living Environment: Tips for Successful Housemate Relationships0:15:05 Reflection on House Sharing: Creating Lifelong Friendships 0:17:57 Benefits of House Sharing0:19:35 Exploring the Power of Women Helping Women: Reflections from a Housemate ExperienceContact The Room Xchange Tweet us at @theroomxchange and @LudwinaDautovic Share a story on instagram @theroomxchange Email us at admin@theroomxchange.com Please leave us a reviewClick here for Apple reviewsConnect on our socialsYoutube | Facebook | Instagram | Twitter | Linkedin Sign up on our websitewww.theroomxchange.com

Australia is in the midst of a housing crisis, yet there are a million empty homes and 13 million unused bedrooms across the country. Ludwina Dautovic is addressing this disconnect. According to a new Australian Housing Urban Research Institute (AHURI) report, an incredible 59 per cent of households aged 55 and over have two or more bedrooms spare, and even in the 22-44 age bracket, 30% of households have 2 plus unused bedrooms. All of this at a time when we're currently suffering the worst rental crisis and housing shortage Australia has ever seen. Ludwina believes that if you have more than one spare bedroom, it is your social responsibility to rent it out. For Australia, this is a matter of urgency. And she has built Room Xchange, Australia's verified house sharing platform, to help make it happen. Ludwina is a successful serial entrepreneur with 28 years experience in the tech and media space, along with being a published author, speaker, pioneer podcaster, tech investor, board member and business advisor. About Karl Fitzgerald - Economist and Director of GroundedWelcome to The Room Xchange Podcast. I'm Ludwina Dautovic and today I have the pleasure of speaking with Karl Fitzgerald about Community Land Trusts.Karl Fitzgerald is an economist specialising in land economics and works as the Director of Grounded - the Community Land Trust advocacy body. He led Prosper Australia's research for 18 years. He is also Treasurer of the Malmsbury Village Fayre, a volunteer with the local farmers market and loves making rhubarb amaro.A message from our host - Ludwina DautovicThis conversation took me by surprise. I first met Karl Fitzgerald at a recent Prosper event. I'd never heard of Prosper before or the idea that land could be leased to build upon. Call me naive, but with the entire conversation in the media being about home ownership in Australia, it's a little hard to imagine there is another way.Karl and I go in depth about the process of Community Land Trusts. I used my lack of knowledge on the subject as a presupposition that the listeners might not have too much knowledge on it either.I hope you enjoy this episode. I welcome your thoughts and opinions on our social media. In episode 15, Ben Pretty, Co-founder of Rent Rabbit, and Ludwina Dautovic talk about reviews for renters by renters.***To listen to all episodes go to: www.TheRoomXchangePodcast.com or subscribe on all major podcast directories.About Ben PrettyBen is the co-founder of RentRabbit.com.au - Australia's No1 Property Review Platform for Renters. Ben is passionate about tackling the imbalance of Australia's private rental market through a renter first approach. Rent Rabbit allows renters to review the properties they've rented; list any issues they've had with the property and/or with the landlord or agent. In this conversation, Ben Pretty and Ludwina Dautovic discuss the benefits and transparency around reviews for landlords, agents and tenants and the benefits it brings to the industry. How Rent Rabbit worksRent Rabbit is a review platform for landlords, agents and tenants. It's a transparent approach to finding out who you're dealing with and what their history of dealing with others is like. It also gives the tenant an opportunity to understand what it's like to deal with the owner and agents of the property. If you're spending a great deal of money each year with a supplier, you it's reasonable to know what they're like to deal with.Benefits to all partiesBeing able to ask previous tenants about the street, neighbourhood, the condition of the house and how the landlord dealt with repairs is great knowledge to have. If you're spending anywhere from $20 - $30k a year with an agent or landlord, shouldn't you be able to know what they're like to deal with? There are benefits to the landlord knowing what the tenants history is like. It's also a benefit for the tenant to know what the landlords history is like.Ratings and reviews are everywhereWe are living in a world where ratings and reviews are the first port of call for consumers when making a decision about a product or service you're purchasing, especially if it is a high ticket item. So why not for rentals? As an example, Airbnb uses ratings and reviews for both hosts and guests. It is becoming a standard requirement in the short term holiday space. So why shouldn't we do the same for long term rentals? It's a fascinating discussion and very thought provoking. If you enjoyed it, please subscribe, rate and review the podcast on Apple podcasts. There have been multiple changes in our country as a result of Covid which has changed our housing landscape and the future of housing.POPULATION GROWTH HAS REDUCEDPopulation growth is foundational to housing, and we've had a slowdown in population growth due to the pandemic. We've seen a slow down in immigration and arrivals from overseas. We've also seen a slowdown in birth rate in fact it's been the slowest birth rate recorded. Considering the property market has been geared on population growth, this has caused issues. There's also been an internal migration. Growth in regional areas and secondary capitals are growing faster and it's creating a rebalancing of our population. But with the shift in population and more people working from home, these trends have changed.LIFE CHANGES ARE MOVING THE HOUSING MARKETThe single person household is the fastest growing household category with both young people and the elderly. In today's episode I'll be talking about one of the features on our platform - rent or rent offset - it's your choice. The rent offset calculator is a great tool to help you work out the best plan for how you want to live. If you're a household, you can work out how many hours of additional household jobs you'd like to have done and how much of your rent you can offset for that help. The same goes for housemates. If you are happy to offer some time to offset your rent, then you can use the calculator to help work out the best arrangement for you.We believe you should be able to utilise your space and time in the most practical and beneficial way for you whether it's rent or rent offset. Here's how.HOUSEHOLD RENT OFFSETIf you are a household and you'd like the idea of having additional jobs done around your home, the first thing to do is add the number of hours of help you'd like, the hourly rate at which you would expect to pay for that help, and the calculator will tell you how much you'll receive in rent and how many hours of help you'll get. You can offset just the rent amount or rent and utilities; it's up to you.HOUSEMATE RENT OFFSETIf you'd like to save some money and are happy to do some additional jobs around the house on top of what is normally expected as a housemate, then you can work out an arrangement that suits you. To begin with, add the number of hours you'd be happy to help, add the value per hour you would expect to be paid for those jobs and the calculator will show you how much you'd expect to pay and how many hours of jobs you'd need to do.WHAT'S NEXT?Once you've worked out the best plan for you, add this information in the ‘Additional information' section on the profile. Select the ‘Rent Offset' button so people searching for you know that you're happy to offset some or all of your rent.Have a play around with the calculator and see what works best for you.www.theroomxchange.comConnect with us: Website | Facebook | Instagram | TwitterContact The Room Xchange Tweet us at @theroomxchange and @LudwinaDautovic Share a story on instagram @theroomxchange Email us at admin@theroomxchange.com Please leave us a reviewClick here for Apple reviewsConnect on our socialsYoutube | Facebook | Instagram | Twitter | Linkedin Sign up on our websitewww.theroomxchange.com
In today's episode I'll be talking about how to create an engaging profile on Australia's first verified house sharing platform - The Room Xchange. Whether you're a household or a housemate, creating an engaging profile is vital to your success in finding the right living arrangement for you. Your profile is literally a first glance into who you are and how you like to live, so you want to draw people into your world, so they'll want to know more about you. There are a few simple things you can do that will greatly benefit you and won't take much time at all.ONE SENTENCE STATEMENT ABOUT YOUWhat's the number one thing that your friends say is great about you? This is usually a great statement to add to your ‘about' section. It's a one liner that will show up in the public search results. This sentence, plus your profile photo, is the first thing users will see. Here's a good example: ‘I'm a curious person who loves to learn and engage with people.' Or ‘I'm a neat freak who loves to organise and sort out people's spaces. Or ‘I love to travel and explore different cultures and lifestyles.' All of these statements tell the reader something interesting about you.PROFILE PHOTOChoose the right profile photo. This is the image in the round circle and it's the first image people will see of you. A head and shoulders photo is ideal. Make sure the light is in front of you and not behind you. Smile and be engaging in the photo. These photos will be used on your public profile and we'll also use them for our social media promotion of your account so it's important that you're comfortable with these images being public.ADDITIONAL INFORMATION – RENT OR RENT OFFSETThe section for additional information is where you can add information about a rent offset. If you are a household who would like to offset the rent by having the housemate do some extra jobs around the house, list it here. If you're a housemate and you are happy to offer your time to offset your rent, mention it here. You can also add information such as any quirks you might have (people sometimes find these interesting) fascinating bits of info, location benefits, nice areas of the home or if it's close to the beach.GALLERY IMAGESYou can add additional photos in the gallery image section. If you are a household, we recommend you add photos of the bedroom, living areas, kitchen and outdoor areas. If it's by the beach or a nice shopping strip you can add an image of that too. Don't add any photos of the front of your house that might show your specific location. If you are a housemate, add some images that reflect your personality. If you're a good cook add images of your food, if you liContact The Room Xchange Tweet us at @theroomxchange and @LudwinaDautovic Share a story on instagram @theroomxchange Email us at admin@theroomxchange.com Please leave us a reviewClick here for Apple reviewsConnect on our socialsYoutube | Facebook | Instagram | Twitter | Linkedin Sign up on our websitewww.theroomxchange.com
In today's episode I'll be talking about mandatory Digital iD verification.DIGITAL ID VERIFICATIONWe are proud to say that we're Australia's first verified house sharing platform. From the very beginning, we have insisted that all users on our platform are verified via Australia Post. Their Digital iD technology has been integrated into our system enabling you to quickly be verified in around 30 seconds.WHY VERIFICATION?When building a community of house sharers, we believe that the community should be built on trust. So we've utilised technology to enable trust to be built amoung our users. Everyone, including you, has had to provide a government photo iD and that information is then matched against the information in your profile. This proves that everyone is who they say they are. NO FAKE PROFILES ON THE ROOM XCHANGEOne of the biggest problems house sharers tell us is that they're sick of having to sort through fake profiles. Because every user has to be verified, it ensures that all profiles are genuine. This will give you peace of mind knowing that you're connecting with real people with real profiles.DIGITAL ID BADGE ON YOUR PROFILEOnce you have successfully applied for your Digital iD, there will be a badge applied to your profile. This will show everyone that your profile is verified.USE YOUR DIGITAL ID AT PARTICIPATING BUSINESSESYou can install your Digital iD on your mobile device and use it at any other participating business that utilises this technology for their verification.WHO PAYS FOR THE DIGITAL IDThe good news is, we pay for it. It's part of your pricing model on our platform.HOW TO APPLY FOR YOUR DIGITAL IDIt's really easy to apply for your Digital iD. Just make sure you have your preferred and accepted photo iD on hand. Once you click the verify button, you'll see a window open up that shows our logo and Australia Post. Just follow the prompts and in 30 seconds you'll have been verified. You can also watch the video below that steps you through the process.www.theroomxchange.comConnect with us: Website | Facebook | Instagram | TwitterContact The Room Xchange Tweet us at @theroomxchange and @LudwinaDautovic Share a story on instagram @theroomxchange Email us at admin@theroomxchange.com Please leave us a reviewClick here for Apple reviewsConnect on our socialsYoutube | Facebook | Instagram | Twitter | Linkedin Sign up on our websitewww.theroomxchange.com

Ludwina Dautovic, Founder CEO of The Room Xchange, has a conversation with Ryan Mischkulnig, founder and director of The Reimaginarium. In this episode we talk about:Ryan's beginnings and where his passion stems fromRepurpose, Reuse, Repair, Renew and Reimagine old items into newEnvironmental impactLost art of fixing and repairingConverting old into newAbout Ryan Mischkulnig and The ReimaginariumA tinkerer and reimaginer from his earliest years, Ryan Mischkulnig is a designer and engineer. "I remember all the way back in grade 5 or 6 trying to motorise some of my favourite toy cars, and dragging bikes home from the hard rubbish to repair and sell. Fast forward 20 years and I'm now adding bluetooth to old radios and still tinkering with old bikes, so I guess not much has changed!"After working in low automotive modification and as a consulting engineer in conventional product design and development, Ryan set his sights on applying his skills to used materials rather than new. He saw that old materials and objects were not getting the respect that they deserved, and saw the opportunity to apply his design, engineering and business experience to make reclaimed goods more functional and desirable. At the beginning of 2018 he and his wife made the move to the Geelong region in Victoria, Australia, in order to invest their efforts solidly in reuse, while spending as much time as possible with their young daughter. From humble beginnings in a shared Renew Geelong space in 2018, their social enterprise, The Reimaginarium, now stocks the work of over a dozen different re-makers from across Australia in a dedicated retail space. Their young daughter Elli enjoys spending several days a week at their side playing and meeting new people in the shop, something that would never have been possible in another business. Together they aim to prove to the public that reused can be as good, as functional, as convenient and as beautiful as new, and their Moorabool Street store is just the beginning._______________________________________________________________________________How to connect with Ludwina Dautovic and The Room XchangeLudwina Dautovic - Linkedin, Facebook, Twitter and Instagram. Ludwina Dautovic definitely has! Ludwina feels while her latest entrepreneurial project is one that will not be her greatest achievement but it is the one that will have the biggest impact on a global scale. But with one kidney down and out and then 8 years later being clear of the ‘nasties’, that entire experience, as with many major health challenges can become a massive benchmark in terms of knowing what you can survive, achieve and create in terms of new beginnings, new niche projects. Despite many years being involved in entrepreneurial endeavors Ludwina decided just before her 50th birthday ‘The Room Xchange’ was her big kahuna - her website is the same name. Given just in Australia there are over 7 million spare bedrooms in Australia lying idle Ludwina definitely found a niche. The statistics for the world are astronomical. But being investor ready and raising capital are definitely the two most difficult challenges for a small business, major difficulties even pleasant surprises occur also. Part of the sharing economy where money is paid for a room and short terms stays, the Room Xchange is about exchanging a persons time for the value of food and accommodation for mid to long term living arrangements, not short term holidays. Listen to this Podcast on this niche, what the room xchange is but most importantly it's a wonderful example of suddenly experiencing a major health challenge to surviving and how to move forward with wonderful energy, vision and direction. Anyone can do that.
Ludwina Dautovic has been a successful entrepreneur for over two decades and is the Founder and CEO of The Room Xchange, a service which connects busy professionals and empty nesters with a spare room in their home (hosts) with travellers and guests who provide an agreed amount of help around the home in exchange for food and accommodation.
