Today's Guest: Scott Krone Scott has been in self-storage for the last 9 years after transitioning from real estate to multifamily investments. Scott is a Chicago native whose career in architecture began in 1991 after pursuing his Master of Architecture from the Illinois Institute of Technology. In 2012, Scott founded Coda Management Group, a firm that specializes in managing real estate assets. Scott is also a co-founder of One Stop Self Storage with facilities across the Midwest and the founder of Coda, an award-winning design and build consulting firm. Coda has won numerous design/build awards, including the international Green GOOD Design, Best of Houzz, and Design Evanston Award. Their work has also been featured in notable publications such as Storing Up Profits by Paul Moore, Dream Homes, Midwest Luxury Homes, NBC TV Show Taste, and more. Highlights From The Show: We begin the episode with Scott sharing his background story and how he ended up in the self-storage space. Scott shares that he grew up as a creative kid involved in various sports but was fortunate to study architecture in high school. However, Scott gave up architecture to play sports and do normal college things rather than being dedicated to a studio. Scott wanted to get into their family business after graduating from college, which was not possible, so he had to go back to architecture. Fortunately, at that time, they had new programs that allowed him to earn a Masters in architecture. He jumped into it and was again fortunate to get connected to a professor who owned a real estate development architecture company and got right in multifamily. Scott started his own company in 1998, with single-family, multifamily, mixed-use, and institutional properties, and then the market crashed. Scott started exploring other options because it was difficult in the residential market except for apartments. This led him to self-storage, which had a lot of similarities to multifamily, but it was more resilient, especially in recession and massive downturn markets. We then talk about why self-storage is more resilient than other real estate investments, including multifamily. Scott shares that it is difficult in the market, and self-storage gives viable options to address these problems and overcome the challenges. Scott went back and analyzed every recession since 1979 and compared self-storage occupancy in each of them. Scott shares that no other class of real assets has a natural resilience like self-storage, even the housing market. In recession markets, housing slows down, renovation slows down, and construction stops, but self-storage will always continue to thrive. Next, we discuss how you can break into the self-storage world of investing as a new investor. Scott shares that there are three asset classes within self-storage, and they all differ from multi-family. They include class A, B, and C assets. According to Scott, Class C assets include first-generation self-storage (small under 200 units from mom and pops), and they give a nice return on a regular basis. The next one is class B which is a more suburban, larger driver facility and sometimes with primary control. At the top is class A, a property with both appreciation and cash flow, which comprises large institutions in the city. According to Scott, the three assets represent different strategies, and the easiest way to get into self-storage is by buying class C properties. However, if you want to do a B or A, he recommends joining a venture or partnership group. We then talk about how to find opportunities and people who own self-storage and want to sell. He shares that you get more opportunities by driving for dollars. Scott tells me that if you are looking for class C, it's pretty hard to find them because they are not corporate, and the properties might be under their own name. They also use them as bank accounts with cash flow coming in to pay their bills. According to Scott, there are similar institutions for self-storage as there are on the residential side, and the larger ones, classes B and A, are predominantly done by brokers. My guest today is Clay Hepler. Clay is the Chief Wealth Strategist and CEO of the Creative Capitalist, a multifamily investor, serial entrepreneur, podcast host, and cash flow specialist. He empowers entrepreneurs, executives, and real estate investors to create, protect and multiply their cash flow and maintain it no matter what happens in the market to get to financial freedom and abundance faster.    We begin the episode with Clay sharing his background story and how he ended up in the real estate. He shares that his goal in college was to be an ambassador, but he dropped out of college after working at the US Embassy in Buenos Aires, which turned out to be a nightmare. Clay was very active, and being in an office was not what he dreamed of. It was so bureaucratic and the work was all mundane administrative work. His journey shifted from analytical and clerical work to marketing and sales in their family business. However, along the way, Clay met a successful real estate investor and developer in Washington, DC who started mentoring him in real estate. Clay and his team are rolling out a fractional family office based on a subscription model where clients get access to hand-picked attorney advisers' accounts. The goal is to pull some of the greatest minds of attorney advisers together to help their clients get to financial freedom in abundance by preserving and increasing their wealth over their whole lives.    We then talk about the best strategies for scaling your real estate business. Clay shares that the most important thing in scaling your business is having the right people in the game. You can have all the tactics, strategies, and systems with KPIs, but without a team that aligns with your goals, you're not likely to be in the game for long. For this episode, I welcome Ben Leybovich. Ben is an author, business owner, real estate investor, popular podcast host, and featured writer on the BiggerPockets Blog. He was professionally trained as a classical violinist but a diagnosis of Multiple Sclerosis (MS) in college spelled the end of his dream of becoming a professional musician. Today, he is managing partner of WhiteHaven Capital, a private equity investment firm specializing in the acquisition and repositioning of underperforming multifamily assets in high-growth markets. In the past 7 years, he has managed to assemble a $1.5M personal real estate portfolio with 28 doors, generating over $165K of annual rent revenue with an annual cash flow of around $40K. We start today's episode with Ben's background story. Around 2013, Ben grew his portfolio in Ohio and he got to a place where he realized that he could continue doing what he was doing and be somewhat successful, achieve financial independence, and a passive cash flow. But, he reached what he refers to as an inflection point. He wasn't growing, he wasn't getting smarter or better. He realized that he needed to raise capital, he needed to attract equity, he needed to buy big deals, syndicate big deals. But he didn't want to do that in the Midwest, because he understood the Midwest very well and knew that it wasn't a growth market. So, he decided to move to Phoenix with his family. He bought a house there and rented it out on Airbnb, but his plan was always to syndicate. We then moved on to discussing how Ben got the knowledge he needed to tackle syndication. He shares with us that he was always blessed with people in his life who would, not necessarily give him all the answers, but shine the light on the important stuff to point him in the right direction to figure things out. This was true before he bought his first duplex and this was also true before he bought his first 100 unit community. Ben then goes on to share his strategy for syndicating a building, how to navigate this dynamic area and all the challenges that come with it. His strategy is all about doing more, not less, and he explains how this acts as his safety trigger. If you spend less money and ten other people spend less money when there's a downturn, you are racing everybody to the bottom and you have exactly the same product that everybody else has. There's no daylight between the product you're offering to the marketplace and the product everybody else is offering to the marketplace. So, you are taking on a lot of risks, but you are also reaping a lot of rewards for it. We discuss Ben's strategy for finding potential syndication properties in Phoenix. These types of deals are extraordinarily hard to come by and most of it comes to Ben off-market through brokers. He also shares what are some of the things that he looks for in a deal that a broker brings to him, to determine whether or not it's something he is interested in pursuing and moving to the next step. These include location, vintage, type of mechanical setup, unit mix, and unit size. We then move on to the topic of financing these multimillion-dollar deals. Here, Ben explains that it is all done through private placements and through private networks, without advertisement. Ben has been in the real estate business for some time, and he is a known commodity, and he got there by realizing that the best way to be known is to be helpful. This is the reason why he wrote his book, created his course, and started his podcast; he wanted to create content that is real, actionable, and helpful. Lastly, Ben shares why he doesn't care how the COVID pandemic will affect his business in the next 18-24 months. For this episode, I welcome David Hill, a leading expert on telephone prospecting, bestselling author, and popular podcast host of the Path to Mastery Podcast. Over the past twenty-eight years, he has worked as a salesperson in numerous industries and depended primarily on the phone to make sales. He was previously a team leader at Keller Williams Greater Hartford and is now at eXp Realty. David first shares his background story from a call-center caller when he was seventeen years old to building a career as an excellent salesperson. A funny turn of events is that David's career in real estate was largely influenced by his then 10-year-old daughter… I hope you listen to the episode to hear all about it! We discuss the lessons of resiliency and dealing with rejection that David learned during his journey making sales calls. David explains call reluctance as the ‘little voice' that stops you from taking that leap and the many forms it shows up in. In this episode, I have the privilege of interviewing Erik Cabral. Erik is the founder of the media agency, On Air Brands; the innovative networking and podcasting event PodMAX; the real estate investment company Mindado Investment Group; and is host, co-host, and producer on multiple shows, including the Entrepreneurs Circle podcast. With multiple businesses, partnerships, and podcasts Erik is the quintessential “serial entrepreneur” who spends much of his time helping others grow their businesses, brands, and reputation. We began by talking about Erik's time in the corporate world, working in a creative capacity for Big Pharma, and how he began investigating the concept of real estate investing after being laid-off. He shares how friendly and helpful he found investors while attending events and REIAs, which was very different from the highly-competitive, cutthroat industry he had worked in. Erik took his background in creative work to not only build his own brand as he began investing, but also as a bartering tool to help other investors, which is how he started On Air Brands. Erik then shared the details of his first deal in which he hired a coach who was an established investor in order to help mentor him through the process. His coach took him to all of his rentals, introduced him to all of his tenants, and finally made him run the numbers on the duplex he ended up buying. He ended up using the BRRRR strategy with this property and he says it cash-flows like crazy. Erik talked about how he is more active building his media agency than actively flipping or wholesaling right now. He expressed how passionate he is about helping people sell their home, but how much of his time he had to devote to really do that well. He also talks about the inherent challenges all investors face when rehabbing houses and that didn't feel like time well spent to him either. I then asked Erik to explain On Air Brands, how it came about and who the company serves. He said that initially, they were doing logos, branding, websites, etc. to help out real estate investors, but it grew as people experienced how professional Erik's podcast production was and people wanted the same for their own shows. He explained that it all grew from investors who have multiple businesses needing to take their message and their platform into one place. We talked about how diverse Erik's business interests are and how he is a partner in Renault Winery & Resort, which is the 3rd oldest winery in the US. He talks about what a mess the project was to begin with but how it has turned out to be such an interesting collaboration with people he is pursuing other investments with. Erik talks about how great it is to be working with a “tribe” of people, all focused on lifting one another up and helping each other to be successful. We also talked about the birth and evolution of his newest project, PodMAX. It is a network of podcasting shows, especially in the investing space, who are collaborating in Erik's office space which has several make-shift podcasting studios. We discussed at length how important networking is, meeting people, and the exchange of ideas being vital to our growth as human beings and business people.
