Recognition has grown substantially in recent years that climate risk can shape real estate investment outcomes. This owes to an increasing frequency and severity of loss events,1 surging insurance premiums,2 improving data availability and a mounting reporting burden driven by regulations.3 Investors have had to move quickly from acquiring basic climate risk literacy, to sourcing good quality climate risk data, to most recently, leveraging that data into improved investment decisions. There is a clear and rising likelihood that investors on the lagging edge of this process may underperform. At LaSalle, we have sought to share insights from our own climate risk journey, combining that with broader analysis of our industry's climate risk challenges and opportunities. In 2022, we partnered with the Urban Land Institute (ULI) on a report, How to choose, use, and better understand climate-risk analytics, which addressed the difficulties in selecting and evaluating climate data from an ever-changing and increasingly crowded—and sometimes contradictory—data provider landscape. In April, we released a new report with ULI, Physical Climate Risks and Underwriting Practices in Assets in Portfolios, which looks at how investors are taking these data and seeking to make better-informed buying, selling and portfolio construction decisions based on them. While the joint ULI report takes an industry-wide view, this ISA Briefing looks at the topic through the lens of LaSalle's own investment process. We present three case studies of our evaluation of climate risk on a regional, market and asset-level scale. These examples – one each from each of our global investment regions – illuminate how we are taking account of climate risk and lay out our views on issues investors should be thinking about. The drumbeat of coverage on commercial real estate loan trouble continues this week as strong jobs numbers fuel more uncertainty about inflation and economic strength, and while the multifamily market has shown stable rent growth, there is a high amount of regional variability. With the exception of Texas markets and the indefatigable growth of Miami, a number of Sunbelt markets have had negative rent growth, while markets in the Midwest and Northeast have much stronger rent growth as a group, especially more affordable markets with low rent-to-income ratios. So I'm a breast cancer survivor. And after that, health care became much more personal, and I became much more passionate about it. And so since then, I've become much more involved in the healthcare industry as a whole.7:44- I think for a woman to have a short haircut like that. I think it exudes a difference. And to be confident with that haircut. I mean, I think it just makes people take notice. And I think people just assume that you mean business. And it opened some doors for me that hadn't been opened previously, which I thought was pretty interesting.10:37- The greatest thing about Kimley-Horn, and the reason I've been here so long is because of the people, our people are just fantastic. They are some of the smartest people I've ever met.18:27- We spend so much time at work; our careers are so important to us. And you really want to do the best that you can do. And you can't do that if you're not receiving some constructive criticism along the way, either. And so I made the commitment to myself and to my team, that I would always be that type of person, that if you were looking for that type of feedback, or you really wanted it, I was someone that you could come to, and I would give it to you.20:42- I think a key of personal growth, too, is just asking people for feedback constantly. And looking at it as a gift. And you know, you should always ask different types of people in different roles. Because you, you know, some people are very willing to be blunt and honest, and others aren't. And so you need to kind of touch a variety of people and get feedback from different types of people in different roles as well.24:10- To be in this industry for 16 years, and then learn something completely new is really exciting, and it's been a great opportunity. And I think electric vehicles are something that a lot of our clients, both public and private, are looking at. And it's really been exciting. The last day of summer in the Northern Hemisphere was September 22nd, and cooler temperatures will surely be welcomed by many. Europe and China recorded their hottest-ever summers since recordkeeping began in 1880, according to NOAA's National Centers for Environmental Information. Meanwhile, the US recorded its third-hottest summer by the same metric. Our recent report, “How to Choose, Use and Better Understand Climate Risk Analytics," researched and written in partnership with the Urban Land Institute (ULI), is an excellent overview of the challenges faced by first-time consumers of climate data. The paper outlines physical climate risk basics, identifies differences between data providers to be aware of, and raises a call to action to standardize the outputs in ways that are most meaningful and useful for real estate, with transparency that enables apples to apples comparisons across models. Once the data is in hand, the next step is to manage the risks at two levels: at the property level, through evaluating both existing and potential new hardening strategies to be more resilient against particular hazards; and at the portfolio level, through assessment of exposure concentrations and consideration of how climate risk informs overall portfolio construction strategies. And lastly, we must continue to monitor these risks on a regular basis, because one thing we know for sure is that our climate will continue to change, and more disruptive and damaging seasons like the hot summer of 2022 are likely to recur. Jenni oversees projects that require close collaboration with federal, state and local governments and a diverse group of public and private stakeholders. The DDA's broad scope of work spans from major capital projects and public space improvements, to business attraction and advocacy for continued growth and livability. Prior to joining the DDA, Jenni was the director of the sustainable development department for the City of Fort Lauderdale. She led the consolidation of five operating departments into one and was then responsible for city planning, economic development, housing programs, code compliance and building permits. Under her leadership, the department processed a then- record number of development applications and building permits while adopting major updates to the Florida Building Code and city zoning code. Jenni serves on the national Public-Private Partnerships Product Council for the Urban Land Institute (ULI) and the management committee for the ULI's Southeast Florida/Caribbean District Council. She's served on the board of directors of the Greater Fort Lauderdale Chamber of Commerce since 2015 and is the past chair of the Chamber's Downtown Council and current chair of the Fort Lauderdale Downtown Coalition. Mr. Smock has held multiple positions as Managing Director, Regional Manager, and RVP. He has also raised multiple short-term loan funds from 2002-2007, an opportunity & value-add fund from 2007-2015 to pursue broken projects, NPL’s & REO’s, along with large non-performing portfolios in the Western US MSA’s, while managing multiple value-add projects for two family offices in Europe. Mr. Smock has been involved with the acquisition and development of Traverse Mountain; one of the largest Master Planned Communities in Utah. He acquired the master-note in 2010 through a participation agreement with Far West Bank (AWB). Mr. Smock took possession of the development with his partners, raised the capital through family offices and HNW investors, while redesigning and re-platting the residential communities, commercial & retail site plan, along with redesigning the multifamily sites. He also improved and re-engineered the site, provided the LIDAR mapping, architectural and issued an approved site plan to Lehi City for 1.5M SF of class A office and 300,000SF of Retail on the 120Acre commercial parcel, while securing multiple retail leases. In addition, he secured & leased 216,000SF of class A office building to the first national credit tenant Xactware-Verisk Analytics, while preparing for additional leasing opportunities with additional tech firms for building two. It is anticipated that the total build-out value of the project is estimated at $1.2Billion. Among other recent notable projects, Mr. Smock recently worked in Switzerland and France for two family office and a group of “UHNW club investors” to acquire, renovate and stabilize class A office, multifamily and student housing real estate projects totaling approximately 134M CHF. Mr. Smock oversaw the financing, underwriting, renovations, lease-up and stabilization of the portfolio. In addition, he has also funded other commercial development projects and master planned communities such as Hideout Canyon near park city, the Ledges phase 1&2 in Saint George, and a $117M distressed 6,220 unit multifamily portfolio in Texas. In 2010-2013 Mr. Smock acquired, renovated and sold over 140 residential REO’s in Nevada, Arizona, Utah and Indiana totaling $26Million. In addition to these projects, Mr. Smock has developed & funded multiple residential and commercial office developments while providing short-term and long-term bank financing with Nation West Capital for multiple development projects in Arizona, Idaho, Nevada and Utah, with total funding over $260M. Mr. Smock has been involved with Real Estate Investment Securities Association (now ADISA), ICSCRECON, Urban Land Institute (ULI), Real Estate Investment Association (REIA), HBA (AZ, UT, NV, ID), Economic Development Association (EDA), National Bankers Association (NB), MLA, and has a AA & BA from BYU and UVU. In this episode we are talking about the case — or really the many, MANY cases — for open space. While it would take several libraries to thoroughly go through all the reasons why open space is important, we went to the expert on land use policy and economic development issues. Ed McMahon is the senior resident fellow at the Urban Land Institute (ULI). Ed is a sought after thought leader and author on economic development and land use policies and trends. During the past 30 years, he has worked with more than 600 communities in all 50 states on a wide variety of land use and economic development issues. In this episode, Ed helps us answer questions like why placemaking is so important and why land developers should always invest in parks and open space. He also talks about why initiatives like the 10-Minute Walk Campaign – a joint initiative between NRPA, ULI and the Trust for Public Land (TPL) – are beneficial to all cities. Her work with Tiger Management included helping clients build successful relationships with businesses in other countries and cultures. As SVF for ULI, Hardy has done extensive research and identified best practices, conducted an assessment on the presence of creative placemaking at ULI, worked with ULI District Councils on programming and capacity building activities, and authored a guide on implementing creative placemaking in real estate development. Hardy is the former Executive Director of http://www.culturaldc.org/ (CulturalDC), a nonprofit committed to making space for artists and art organizations and fostering cultural and economic vibrancy in communities through its creative placemaking services. While at CulturalDC, she worked closely with area developers to integrate arts and culture into development projects across the Washington, D.C., area. On October 10, 2017, the Trust for Public Land (TPL), the National Recreation and Park Association (NRPA) and the Urban Land Institute (ULI) came together to launch a campaign called 10-Minute Walk. The 10 Minute Walk campaign concept is simple — every should have access to parks within a 10-minute walk of where they live, work and play. To date, over 140 mayors have signed on to the 10-Minute Walk campaign. They’ve signed on because they recognize that proximity and accessibility to parks is important and the benefits are almost too innumerable to count. This campaign has a big goal and it’s not one that could be accomplished by one organization alone. That’s why three have come together to make this happen. In today’s podcast, we chat with TPL’s Adrian Benepe, ULI’s Rachel McCleary and NRPA’s Kevin O’Hara about how this campaign came to be, why a 10-minute walk and more.
