Having an efficient sales process in place can be the difference between a high-performing and an underperforming sales organization. 48% of participants from underperforming sales organizations said they didn't have a strictly structured and enforced sales process (Source: Harvard Business Review). Chris Ochs is a sales process optimization expert. He's currently the VP and head of sales at Factoreal, a marketing, automation, and customer engagement platform. Chris is also many other things. He is an entrepreneur, senior sales executive, public speaker, and endurance athlete with 20 years of management experience in companies ranging from organic food, software-as-a-service, online event planning, and email deliverability. Chris is also the managing partner of CK-HS Consulting, a management consulting company. His company works with small businesses to improve operations and finances and increase the customer base. He has completed more than 50 triathlons, including two Ironman races. An Early Sales Journey Chris started hustling as a kid. He sold Girl Scout cookies for his sisters. When he got into Junior High, he made $200 a week selling lollipops. He was selling so many lollipops that the Dean of Boys suspected he might be selling drugs. That was when Chris realized he liked making money. However, his real enabler was his first job. Right after college, he started selling Cutco knives. The job helped him make lasting connections but more importantly, it made him realize that he hated losing in sales. One day after he lost a sale, he called his manager frustrated to tell him about a customer who couldn't see how valuable the knives were. His manager told Chris he would teach him so that this would never happen again. This was the start of Chris's sales education. He started learning about sales as a process, science, consumer psychology, behavior, and methodology. When he left the company 12 years later, he was one of the top managers in the history of the company. Building Sales Processes for Start-ups Chris spent the next 2 years helping a friend with a new companyーReturn Path. It was also one of the first companies in the space of digital marketing and data analytics. Even though he had no understanding of the technology, he built out their entire sales process till the company had achieved great success. Chris's next stop was at ACTIVE Network, a global marketplace for activities and events that connects participants and activity organizers. When he first joined the company, Chris had a sales team of 24 people covering the U.S. and Europe, but they had not implemented a sales process. He was shocked when they told him it was taking them 3 days to respond to a sales lead. He developed and refined a sales optimization process and strategy. By the end of the year, the company implemented it. Chris managed to increase deal velocity and the average order. The following year, the company witnessed $3 million of growth. Despite the fact that the entire events industry began to shrink after that, Chris's department was the most profitable in the company. They were able to contribute $4 million of profit to a company that only posted $2 million of profit. In other words, the company would have had a $2 million loss without Chris's division. After Chris left ACTIVE Network, he worked with a friend to develop and implement a sales process for an organic food company in San Diego. Once again, Chris found himself in a business that he knew nothing about. But, this didn't stop him from implementing a sales process and shifting the company from one that lost $50,000 a month to a company with 12% growth month over month for the following year. Business School and a Sales Consulting Company Chris started business school at UCLA where he specialized in finance, international management, marketing, and entrepreneurship. After he graduated, he looked around and realized that not many people in Los Angeles knew how to sell. So, he started his sales consulting company that specializes in driving sales through market analysis and sales force effectiveness. Chris helped more start-ups get off the ground until most recently he joined Factoreal as Head of Sales. He feels that he has come full circle with his current job where he can put to use everything he's learned over the years. Sales Optimization Strategies I asked Chris to tell us about some of his sales optimization secrets and strategies. Sales is a Science Before Chris started business school, he always looked at sales as a science. We would also benefit from looking at sales this way, and viewing it as a process with inputs and outputs. When we do a presentation well, we're building value. We're presenting a solution that solves a problem. That's when we get a “yes” and close the sale. Understand the Customer's “Why” We should ask ourselves “why would our ideal customer buy our products?” If we're not sure of the answer, then we haven't done enough probing. That's when we need to go back to the process before we can move any further. It's too expensive to neglect those steps because if we continue, we will get a “no” and the sale will be lost. We need to focus on providing value first. Chris believes it's important to know what drives our customers. When there's an objection, we need to dig deeper and try to uncover this objection. He recalls when he used to work with the organic food company selling goji berries to the Category Manager at the Whole Foods Market in Venice, California. Chris's customer cared much about leaving work at 3 pm to avoid the traffic jam, so he came to work at 5 am every day. Chris understood this, and when his customer asked for a meeting, Chris told him he would meet him at 5:20 am. His customer was so impressed, and it made him see that Chris took his work and their business seriously. Chris showed his customer how buying his product would help reduce his customer turnover, increase his revenue, and become more profitable. Above all, Chris told him he wouldn't have to justify why he had to leave work early anymore. Customers Asking for a Discount When the customer asked for a discount, Chris moved the conversation to another value proposition, offering to do a promotion for him in his local area instead. It would help drive more people to his customer's store, hence increase the traffic and sales. “The reason it seems that price is all your customers care about is that you haven't given them anything else to care about.” Seth Godin Build Rapport Before Asking the Tough Questions We can't approach a customer and ask them about their marketing budget before we've broken the ice and provided value first. After they've seen the value we can offer them, they'll be willing to answer some of the tough questions. Key Takeaways Thank you so much Chris for sharing your stories and knowledge with us today. Here are some of my key takeaways from this episode: An efficient sales process can be the difference between a high-performing and an underperforming sales organization. Sales should be regarded as a science. The output we get is the result of what we feed into the process. It doesn't matter if we don't understand a certain technology or are working in an unfamiliar industry. These things can be learned. What matters is having a solid sales process. Before we can uncover our customers' objections and passion, we must first build rapport with them. Strive to understand the core why's of our target audience. Target Market Insights: Multifamily Real Estate Marketing Tips
Unlike single-family investing, multifamily is a team sport, and developing successful partnerships is a proven way to scale a portfolio. There are so many skills involved from finding deals, analyzing deals, making offers, managing renovations, and property management. It’s critical to build a great team and that starts with an ideal partner. But how do you find a great partner? There are various ways to find the perfect alliance, but an interesting approach is to partner with your competition. This is exactly what Chris Pomerleau and Collin Schwartz did. After Chris and Collin found themselves competing on the same properties, they decided to sit down and see if joining the same team would create a winning partnership. Together, they launched Park Ave Capital which invests in multifamily properties in the heartland of America. Their focus markets include Omaha, Tulsa, Sioux Falls, and Kansas City. Chris has a background in law and served in the military. Collin created his own property management company after getting his start in retail. Together, they bring a complementary set of skills to find, renovate, and manage properties. They have a portfolio with over 700 units under management and continue to grow. In this episode, we discuss best practices for forming and running a partnership, insights on the Omaha market and what makes it unique, the challenges of building a winning culture as a property management firm, and comparing the pros and cons of running an in-house PM company to utilizing a third party property manager. Pete Young is a master grower from the old school.Originally from Long Island, New York, Pete began his journey as a cannabis grower at the age of 15 with a few plants on the rooftop of his friend's apartment to avoid having to buy cannabis from the street. When he moved to London, Ontario to study photography, he developed his talent for growing weed and provided seeds to Chris Clay's store in London, Ontario at the Great Canadian Hemporium. After Chris was arrested, he and his team changed the store's name to Hemp Nation, where Pete earned the title of Minister of Agriculture. After Chris Clay’s trial, Pete took over the store and rebranded it as the Organic Traveler with the slogan "There’s no need to panic, it’s organic!"Pete also founded the London Compassion Society, dedicated to providing high quality cannabis as medicine to people at reduced rates. On the road to legalization, Pete became a master grower with Indiva, a Licensed Producer in Canada. After Chris's numerous appearances on Martin North's ‘Walk the world' Youtube channel we finally have brought Martin to our own turf. Martin is the founder of Digital Finance Analytics, a boutique research, analysis and consulting firm, he is one of the most regarded authorities in the research space with several media contributions such as ABC new, AFR and 60 minutes. In this data driven episode, we get down to the question at hand: do you buy or do you sell, what is the data showing, and is it reliable? Find out if people are borrowing too much, what properties are beating the downturn and how are individuals discovering the opportunity. Here's what we covered: How are the 1000 households surveyed every week reflective of Australia? How did Martin enter into the finance commentary arena? What patterns are showing which suburbs are going up and which are going down. How are the 250,000 first home buyers (per year) finding ways to enter the market? Why newly built properties are at the greatest risk. How is the data segmented to better reflect real profiles? Will there be low or high capital growth over the coming years? Are we reaching our 'peak debt'? How many properties are vacant in Australia? Why is there simultaneous oversupply and undersupply in the market? What happens now since migration is zero? I can't say I have much experience with police, positive or negative, but being able to sit down with Chula Vista Police Officer Chris Lawrence allows me the chance to ask dumb questions and get intelligent answers. We start off with me asking about Greg, the contact with CVPD that suggested I talk to Chris. I ask Chris about his childhood and what inspired him to both want to be in the military and later his current role as a police officer. He tells me about how some of the older more experienced officers have a way with people that does not involve the personality often portrayed in the media of the rough and tumble "GET ON THE GROUND!" police officer. Chris shares with me a little about police department procedures and how training varies across the country. As Chris and I continue our conversation we shift to talking about the impact of national news on the American cultural psyche. We debate the pros and cons of isolationism vs total interconnectedness and its effects on us as people. Chris tells me about the changing perception of police around the country, from when he grew up to now. He also shares about the culture at Chula Vista PD that may not be found in all precincts. After Chris got cut off from a bad connection he switches devices to rejoin me and we get to talk about Baker to Vegas - an all law enforcement 120 mile relay race. I ask him how he maintains such a positive outlook on life despite the challenges he has faced. Before we sign off with my season 2 question "The purpose of sport" - I ask Chris how we are able to motivate and impart our life's wisdom onto our children. This episode will teach us how to not only support your partner, but how you can also negotiate with them as well. After Chris had noticed his wife was working so hard, he told her that something had to give. I feel like that many of us can relate to that, but do we have someone in our corner to help us balance it out? Listen to this episode to see how they have done it in the past and how they still support each other today.

The panel: Brin Kline is owner of Assured Auto Works in Melbourne, FL. His career in automotive repair spans 17 years with nearly 8 years as an owner. Brin knows that the automotive repair industry is ever changing. Diagnosing and repairing automobiles of today have many more requirements for up to date training than they did in years past. Today, a technician must network with and befriend other likeminded individuals, commit a lot of their personal time to craft their skills so they can confidently, efficiently and accurately diagnose the issues that they face on a daily basis. Brin’s journey to becoming an advocate for improving the automotive repair industry at the national level began when he started to attend conferences and training. At these events, he rubbed shoulders with amazing people who, recognize the need for a national automotive repair industry step-by-step protocol for entry-level recruitment and training, continuing education events, and conferences, sharing of case studies, and helping businesses grow. One of Brin’s favorite professional moments was being able to attend the 2016 Spring NASTF meeting at the Sheraton in Overland Park, KS. The topic was attracting and retaining technicians. Brin feels that being a shop owner of a company with great potential is not what gives him a voice. He believes that being an enlightened industry professional is what gives him a voice. Enlightenment through training, networking with like-minded professionals, collaborating, sharing ideas, knowledge and our experiences with each other, removing pride and egos, getting involved, receiving help and helping each other is the way to a better future and a better industry. Brin enjoys building case studies for most of the issues that he diagnoses. He has plans of sharing them with training companies, trade magazines and at some point, possibly presenting them himself. Find previous episodes featuring Brin (https://remarkableresults.biz/?s=%22brin+Kline%22) . Chris Martino has spent 20 years behind a wrench. He currently works at Skumi Garage in Huntington NY, Chris spent the last 4 years retraining in electrical diagnosis with a heavy emphasis on lab scope usage and theory. Chris bought hi first business when he was 22. and ran it until 2008, when the crash happened. His current focus is on European vehicles. Chris started sweeping floors in his local repair shop right after high school. After fixing his first vehicle he became hooked on auto repair. He watched every job being done and jumped in when he could. At the end of the day Chris would run through the whole day over in his head to figure how he could improve it the next time. He pushed himself to become the absolute best at everything he did. When Chris bought his own place, he had to give himself a crash course in diagnostics. He did the best he thought he was capable of. After Chris closed his business down, he started to realize that his way of doing things was not the way to go. He was no longer happy with being “kinda sure” a car was diagnosed properly. He knew nothing of training in his area, so he hopped online. There was so much information available, and he absorbed it like a sponge. Chris heard about the 2017 CAN conference on a youtube video. He knew he had to go. It was there that he met the group that would become the Trained By Techs team. Tomi Olivia, Brin Kline, Brian Culotta, Justin Miller, Tanner Brandt, Richard Falco, Mike Robinson and others. They talked about some of the frustrations and shortcomings of the current generation of training. After a discussion online, in which it became clear that some people weren’t familiar with a certain testing technique, what was to become TBT was born. Justin Miller put everything in motion. He shot a short video and put it online and it caught fire. The response was great. They all got together and came up with a game plan, and the rest of the story is...

Christine Hopkins-Spidell earned her Doctor of Law and Policy from Northeastern University, in 2016. Her research focused on federal and state laws relating to our Medicare and Medicaid programs. She earned her Master of Science degree from Northeastern University in Drugs, Biologics, and Medical Devices and her BA in Social Science at Roger Williams University. Her early career began working as a paralegal in law firms focused in the areas of real estate and corporate law while attending classes to earn her BA. She joined Textron Financial Corporation, which provided commercial and consumer lending, a subsidiary of Textron, Inc., in 1991 and over the next 20 years held various roles, including the Litigation Manager and Compliance Manager before accepting the position of Senior Corporate Compliance Specialist at Textron, Inc. Chris is currently VP of Compliance for HealthDrive. Listen in for advice on preparing a careful and purposeful planned career pivot. Key Takeaways: [:56] The audio version of Repurpose Your Career: A Practical Guide for the 2nd Half of Life is available now on iTunes, Audible, and Amazon. Listen to the end of this episode for how to win a free copy of the audiobook. Marc will give away one copy a week for one month. [1:24] Marc announces that the Repurpose Your Career podcast is now available on Spotify. There have been a fair number of downloads, already. [1:49] Marc lists the order of episodes. The first episode is an interview with an expert. Last week, Marc interviewed Nancy Collamer. This episode, Marc interviews Christine Hopkins-Spidell, a late-in-life career pivoter. Next week, Marc will discuss the results of the audience survey. The last episode of the series is a listener Q&A. [2:48] Marc reads the bio of Christine Hopkins-Speidel. [4:08] Marc introduces Christine. Chris is happy to share with the audience how the things she learned from the Repurpose Your Career website helped her. Chris talks about her career as an early paralegal in law firms in the area of real estate. She learned early on the importance of knowing where to find the answers. [6:15] After Chris had her Paralegal certificate, she worked toward her Bachelor’s degree in Social Science. She received the offer to work at Textron, which was a great opportunity at a multi-national company of several industries. She had a lot of mentors there. After 20 years, she wanted a change. She wanted to plan it carefully to avoid risk. [7:32] Chris’s last position at Textron was Senior Corporate Compliance Specialist. It was an auditing position related to laws, risk assessment, and action plans. She developed training materials around the laws that impacted the industries. [9:27] Sometimes Chris needed to investigate non-compliance issues, which made her an unwelcome visitor. As Chris approached 20 years, she knew she could retire, and that was the impetus to look for other opportunities. She knew her Bachelor’s degree in Social Science would not take her far and that she had to prepare herself better. [10:48] Chris was in her mid-fifties when she looked at this career change. Her children were already married. She wanted to see what else she could do and make a difference. She looked at healthcare, especially Medicare, and also considered starting her own business, an herb and honey store. [12:46] Chris considered what would work best for her at that point in her life. She used a tool called the Failure Mode and Effects Analysis. She determined that a store would have to be a longer-term goal. In the meantime, she took money she had set aside and studied for the healthcare industry. She started with math, at Khan Academy. [15:04] To pick up on some undergraduate work, Chris went to brick-and-mortar colleges. She remembers her first class very well. She felt unprepared. [16:21] Besides getting into a Master’s program, and the undergraduate classes, Chris recommends taking some free online classes that are not for credit but very worthwhile. [16:58] Chris was accepted into two Master’s programs: Regulatory Affairs and Psychology. She started in Psychology, learned a lot, but felt it wasn’t a fit for her, and she switched to the Regulatory Affairs program. [17:33] Northeastern had a great program, with mentors to help her along, and also an internship program that met her objective to gain work experience in the new area. She knew she was going into a very competitive industry. [19:10] Chris sent out one resume for a clinical research at a public hospital and got the job. She worked in Neuro-Oncology on clinical studies. It gave her the opportunity to really learn the healthcare industry. [19:59] Chris had been planning for an internship but got a job, instead, while she was still working on her Master’s degree. For the degree she needed an internship, so she asked the hospital if she could do it in their finance department, and learn that aspect of Insurance, Medicare, and Medicaid. It was great experience. [21:31] Chris thinks she got the job because they were looking for someone with regulatory experience, although she hadn’t seen that in the job posting. [22:58] Marc notes that job descriptions are often misleading. This job turned out to be perfect for Chris. She learned all the medical terminology and acronyms. [23:57] From there, Chris was finishing her Master’s when she heard about the Doctor of Law and Policy program. She told the doctors at the hospital that she was applying for the program, and they gave her a great reference. She was accepted into the program, which meant more expenses. [25:40] To eliminate a commute, and to pay her expenses as she went, she got a job closer to the University in Boston. She got a couple of offers and accepted the one at HealthDrive, with the agreement that she could have time for research to finish her doctorate. [26:41] HealthDrive is an integrated healthcare program for patients in nursing homes in 10 states. Her initial title was compliance specialist at an entry level. Her boss there had 25 years of experience, and she knew she could learn a lot from him. After several months, they promoted her to Vice President of Compliance. [28:49] Changing industries is really hard. Christine had a huge learning curve between financial compliance and healthcare research, and then compliance. [29:38] Chris had to eat humble pie in college when she was yelled at for walking in late to class after an important executive meeting at work. She was shocked, but kept her calm. She also felt sluggish and slow compared to the young college kids. She also had to transition from running the show to not running the show. [30:52] At HealthDrive, Chris ensures that the company is in compliance with the laws and regulations that affect the industry — the same job profile that she had at Textron, in a completely different industry. HealthDrive has about a thousand employees in the field and at headquarters. [31:50] Chris didn’t expect to be back in an executive position in a new industry. Marc calls it good karma. Good things happened because she didn’t expect them. She really contacted the learning curve, and learned to study again. [32:58] Chris’s advice for the audience is to plan effectively for the change. She recommends the Failure Mode and Effects Analysis, a part of Six Sigma. You don’t want to guess. You want to plan what the risks are to you, and how to offset the risks before you make a change. She also recommends Kahneman’s Thinking, Fast and Slow. [37:09] Marc’s final thoughts: Christine is risk-averse and is a meticulous planner. This is similar to the path Dr. Joel Dobbs took in Episode 3. [38:00] Marc tells what you need to do this week to get a free copy of the audio version of Repurpose Your Career: A Practical Guide for the 2nd Half of Life.[38:27] Marc is contacting people on the waiting list for the online community of the CareerPivot.com website. Despite loving and respecting his parents, Chris struggled through family life with an alcoholic father and having almost adopted sister with emotional problems. Chris had a challenging childhood being bullied at school and dropping out of his senior year of high school. After Chris left the U. S. Marine Corps, he started his search. His outreach to his birth mother got her in deep trouble, and his half-brother was scared out of making contact with Chris. Thankfully, he was able to make a connection with his mother and brother who opened up to Chris like he had never done before. Wall Street Unplugged - Your Best Source for Finance, Investing & Economics
Welcome back to another episode of Wall Street Unplugged. Today I introduce first-time guest, Chief Investment Officer, and Co-Founder of Tematica Research - Chris Versace. Chris is a weekly contributor for Business Insider, Forbes, and The Street.com. He's also the host of his own financial podcast, Cocktail Investing. Simply put, and like myself, the guy’s a stock market junkie. But his “thematic” approach is something totally different. He call’s it “the death of sector investing…” And it might even be ahead of it’s time. Theme by theme, Chris breaks down the market as a whole… discussing recently released economic data, what he calls the "Trump Slump," and how investors should prepare for the upcoming Q2 earnings season. Chris also unveils two “dividend dynamos”... and two small-cap companies listeners MUST add to their watchlist… Good Investing, Frank Curzio P.S. After Chris leaves us, keep listening for this week’s Educational Segment [], where I explain how to avoid “value traps" that even the best investors fall into -- when companies look cheap, but in reality, they’re far from it.
After Chris decided to stay in Gimli, he found himself bouncing around between friends' houses, and never really found a stable place to live. Eventually, he met a group of people that welcomed him into their home with open arms. However, despite the warm welcome he received, he never felt like he was truly "part of the group". As time passed, Chris's friends - one of whom was infamously named "D-Bag," of course - let him into their world. Chris no longer felt like an outsider - but that didn't last long. ------------------------ Follow the story on Instagram! @characterpodcast Character is brought to you by EPH Apparel. Kris gets to host the show by himself again. Mostly likely because Chris was scared of going through with the bet that he can't go one episode without saying the F-word. Kris goes off on something about close games and prevent defenses. This is what happens when he's by himself (3:43). He gives props to Bruce Arians for making the excuse of the year. Blaming the weather for his teams bad playing (9:38). Chris gets on the phone and hilarity ensues. And then some picks are made (17:24). After Chris hangs up, Kris talks about the non-story story of a secondary deflate-gate (48:02). Then he moves onto NFC play-off scenarios (52:08). I wish Chris didn't hang up.
