Roger Waters is one of the best known rock celebrities, both as a founding member of Pink Floyd and as a solo artist after leaving the band. Amused to Death is his third solo album, and Waters considers it to be a continuation of The Wall. The name is inspired by the book "Amusing Ourselves to Death" by Neil Postman. The concept of the album is a television where the channels are continually being changed at random by an ape, and critiques the senseless obsession with T.V.Waters had been politically critical for some time before this album, and he continues that critique as he examines the glamorization of war, greed and egotism, and the dumbing down of nearly everything through media and bureaucracy. For this effort, Waters would be joined by a strong cast of session talent, including future American Idol Judge Randy Jackson, Jeff Porcaro, Patrick Leonard, and guitar virtuoso and Yardbirds alumni Jeff Beck. Waters also went with a more streamlined approach to the album, utilizing "real people playing real instruments," as he told the Los Angeles Times. Amused to Death would be Waters last solo work for a long time, as the album "Is this the Life We Really Want?" would not appear for almost 25 years. Amused to Death is a great an underappreciated album, and we hope you will listen to it in its entirety as an excellent post-Pink Floyd concept. Perfect Sense, Part 1This song is about a world where live transmissions of wars are viewed as entertainment. With the freshness of the Gulf War from the previous year in mind, Waters had a solid basis for this view of the world. "The monkey looked up at the stars and thought to himself, memory is a stranger, history is for fools." The Bravery of Being Out of RangeAnother song influenced by the Gulf War, Waters found it laughable that the use of cruise missiles and long-range attacks would be considered noble or courageous. This track hearkens back to older Pink Floyd albums, and specifically references the song "Sheep" from the 1977 album "Animals."Amused to DeathThe title track utilizes a lot of sound effects and clips. The song mirrors the Neil Postman book, in chronicling an alien species who comes to earth after the human race has gone extinct before our time. Humanity died out by focusing on television entertainment rather than more important things, and literally amused itself to death. ENTERTAINMENT TRACK:Would? by Alice In Chains (from the motion picture soundtrack “Singles")This Cameron Crowe dark comedy featured a veritable plethora of grunge artists on the soundtrack. STAFF PICKS:Constant Craving by k. d. langRob brings us a softer and melancholy staff pick from lang's second solo album. The video for this song takes it inspiration from the Samuel Beckett play "Waiting for Godot." k. d. lang drew initial inspiration from Country music legend Patsy Cline. This song was her biggest U.S. hit, going to number 38 on the charts. Dizz Knee Land by DadaWayne goes alternative with his staff pick. The song was inspired by a marketing promotion that Disney used at the time, having sports stars saying, "I'm going to Disneyland!" right after a big win. Instead of highlighting big wins, the lyrics are "I just robbed a grocery store," or "I just tossed a fifth of gin," or "I just flipped off President George - I'm going to dizz knee land."Start the Car by Jude ColeBruce features the opening and title track from singer/songwriter Jude Cole's third solo album. The lyrics are a declaration that this city is no place to be, and that it is time to leave. The bluesy heartland feel is a nice departure from the grunge music which was in ascendance at the time.Do I Have to Say the Words? by Bryan AdamsBrian's pick is the fifth single release of Adam's album "Waking Up the Neighbors." The song was originally titled "Rescue Me," but Mutt Lange changed the name, slowed the song, and added a new chorus to transform the song into a ballad. The song was a hit, rising to number 11 on the Billboard Hot 100, and to number 2 in Canada. COMEDY TRACK:Smells Like Nirvana by Weird Al YankovicThe prolific prince of parody turns his sights on the founding fathers of grunge as we close out this week's podcast.

The Whole View, Episode 457: The Problem with a Low-FODMAP Diet Welcome back to episode 457! (0:28) Sarah and Stacy last covered FODMAPs in detail in TPV Podcast Episode 238, What's a FODMAP and Why Do Some People Avoid Them? The science on them has definitely evolved, so it's time to revisit what FODMAPs are and why there can be a problem with a low-FODMAP diet! This show is sponsored by Stacy and Sarah's favorite probiotic company, Just Thrive! Formulated by microbiologists, Just Thrive Probiotic includes four science-backed, clinically proven, super-beneficial Bacillus species. It is free of wheat, gluten, Dairy, nuts, soy, salt, sugar, artificial colors or flavors, binders, fillers, allergens, and GMO's. Stacy and Sarah only invite brands they love to be a part of this show and never endorse something they don't use themselves. Just Thrive is offering 15% off with code THEWHOLEVIEW at checkout, or follow this link! Quick Review of FODMAPs The term FODMAP is an acronym for Fermentable Oligosaccharides, Monosaccharides, Disaccharides, and Polyols. (4:10) FODMAPs are sugar alcohols and short-chain carbohydrates rich in fructose molecules. These molecules are inefficiently absorbed in the small intestine but are highly fermentable by our gut bacteria in the large intestine. Many dietary carbohydrates that have prebiotic actions are members of the FODMAP group of carbohydrates: Fructo-oligosaccharides (FOS), galactooligosaccharides (GOS), xylooligosaccharides (XOS), polyols, and fructose. These FODMAPs selectively stimulate the growth of super beneficial specific types of bacteria. They include Bifidobacteria, Lactobacillus, Akkermansia municiphila, Faecalibacterium prausnitzii, Roseburia intestinalis, Eubacterium rectale, and Anaerostipes caccae. When FODMAPs enter the large intestine full of those wonderful beneficial bacteria, they increase the metabolic activity of our gut bacteria. This increases the production of SCFAs and gasses. Because of the increase in production, we might notice even if we eat a ton of FODMAPs all at once is an increase in flatus frequency. Sarah adds that this is perfectly normal. FODMAP Intolerance Where it flips into FODMAP intolerance is when it becomes uncomfortable. (10:34) Typical symptoms of FODMAPs include bloating, gas, cramps, diarrhea, constipation, indigestion, and sometimes excessive belching. This is why a typical diagnosis is Irritable Bowel Syndrome. Some researchers even believe that 100% of IBS is caused by FODMAP intolerance. So, what causes FODMAP intolerance? There's three potentially overlapping, causes Gluten and/or Dairy sensitivity Fructose malabsorption Gut dysbiosis Gluten Sensitivity The biggest source of FODMAPs in the Standard American Diet is wheat. This is because wheat is consumed in large quantities, not because it is a concentrated source of FODMAPs. Additionally, up to 55% of the population (in North America) has gluten sensitivity genes! Symptoms of non-celiac gluten sensitivity include IBS bloating, gas, cramps, diarrhea, constipation, indigestion, and belching. PLUS extra-intestinal symptoms, such as brain fog, fatigue, lethargy, skin rash (including eczema), headaches, fibromyalgia-like symptoms (joint and/or muscle pain), carpal tunnel and peripheral neuropathy-like symptoms, depression, anxiety, and anemia 2012 double-blind elimination and challenge study showed 30% of IBS was wheat sensitivity. Stacy and Sarah discussed these genes in detail in TPV Podcast, Episode 293: Do I Have to Be Gluten-Free Forever? Dairy Sensitivity And lactose is a FODMAP! Lactose intolerance is caused a deficiency in the enzyme lactase. Rates of intolerance vary widely based on ethnicity, ranging from 5% among Northern Europeans to over 90% of the population in some Asian and African countries. In fact, in the US alone, somewhere between 30 and 50 million people are lactose intolerant! Also, epidemiological reports of cow's milk allergy (IgE antibody reactions to cow's milk proteins) range from between 1 and 17.5% in preschoolers, 1 and 13.5% in children ages 5 to 16 years, and 1 to 4% in adults. The prevalence of cow's milk sensitivities (IgA and IgG antibody reactions to cow's milk proteins) in the general population is unknown. But one study in patients with Irritable Bowel Syndrome showed that a whopping 84% of participants tested positive for IgG antibodies against milk proteins. Other Food Sensitivities Soy is also a high-FODMAP food. The rate of soy IgG intolerance in IBS is about 23%. IBS is strongly linked to food sensitivity. And up to 65% of people have symptoms resolved if they do IgG testing and eliminate all the positives. Some people eliminate FODMAPs, and their symptoms go away. So they think it's FODMAP intolerance, but it's really gluten, Dairy, soy, or other sensitivity. So, they're eliminating a ton of healthy fruits and veggies needlessly! Sarah and Stacy will get into why that's important. Fructose Malabsorption After digestion, monosaccharides are absorbed into the bloodstream by being transported through the cells that line the small intestine, the enterocytes. (20:54) Enterocytes have specialized transporters, or carriers, embedded into the membrane that faces the inside of the gut. FODMAP intolerance may be due to insufficient carbohydrate carriers, specifically GLUT5, which is the specific carbohydrate carrier for fructose. This can happen, for example, in celiac disease, where you have intestinal villous atrophy. Fructose uptake rate by GLUT5 is also significantly affected by diabetes mellitus, hypertension, obesity, and inflammation. This uptake rate is also influenced by diet! The simultaneous presence of glucose can inhibit uptake, which is why whole fruit might be tolerated where something like agave might not. Additionally, the simultaneous presence of sorbitol can inhibit this. It's important to note that while fructose malabsorption causes symptoms extremely similar to IBS, it's considered a separate diagnosis. However, due to the similarity in symptoms, patients with fructose malabsorption often fit the profile of those with irritable bowel syndrome. Stacy adds that she and Sarah are not medical professionals. If you are struggling with symptoms like those listed, it's best to arm yourself with this knowledge and seek trained professionals to help narrow down your diagnosis. Gut Dysbiosis The most likely cause of symptoms is actually Gut Dysbiosis. If there's an imbalanced gut microbiome, such as the right species for cross-feeding (or a high consumption of FODMAPs all at once), this causes a variety of digestive symptoms, For example, it has been shown that consuming fructans increases the production of butyrate. But the two main types of bacteria that ferment fructans (Bifidobacteria and Lactobacilli) are lactic acid-producing bacteria. Many other bacteria (including Eubacterium, Roseburia, and Faecalibacterium) account for this bump in butyrate production. Acetate serves as an essential co-factor and metabolite for key bacteria like Faecalibacterium prausnitzii, which requires acetate to grow. The Most Likely Culprit Studies confirmed that gut dysbiosis is the most likely culprit in IBS. This study compared participants with IBS to healthy controls. Another study detected dysbiosis in 73% of IBS patients vs. 16% of healthy individuals. This basically captures all the people with IBS symptoms that don't have food sensitivities (with some overlap) And studies confirm more gas production from FODMAP consumption in people with IBS. This study aimed to compare the patterns of breath hydrogen and methane and symptoms produced in response to diets that differed only in FODMAP content. They concluded dietary FODMAPs induce prolonged hydrogen production in the intestine that is greater in IBS. Sarah has taken part in several different breath tests in her lifetime and always finds them interesting. The problem with a low-FODMAP Diet A huge number of studies show that when people with IBS follow a low-FODMAP diet see about 75% of symptom alleviation. (32:15) But can it make the problem worse by increasing dysbiosis? Important gut health superfoods are high-FODMAP: Vegetables include: Asparagus, Brussels sprouts, cauliflower, cabbage, chicory leaves, globe and Jerusalem artichokes, garlic, onions, leeks, mushrooms, and snow peas Fruits include: Apples, apricots, cherries, figs, mangoes, nectarines, peaches, pears, plums, and watermelon Legumes and pulses include: Baked beans, black-eyed peas, broad beans, butter beans, chickpeas, kidney beans, lentils, and split peas All these foods are great for the gut microbiome! See Sarah's Gut Health Guidebook and Gut Health Cookbook for a deep dive on all of these. Because many FODMAPs have prebiotic actions, there is concern that their dietary restriction leads to dysbiosis with health consequences!. Studies do show that low-FODMAP diets both in healthy individuals and in IBS cause dysbiosis! This study randomly allocated twenty-seven IBS and six healthy subjects into one of two 21-day provided diets, differing only in FODMAP content. And then crossed them over to the other diet with ≥21-day washout period. Fecal indices were similar in IBS and healthy subjects during habitual diets. It concluded that diets differing in FODMAP content have marked effects on gut microbiota composition. And the low FODMAP diet should not be recommended for asymptomatic populations. This study associated a low-FODMAP diet with changes in the microbiota and reduction in breath hydrogen but not colonic volume in healthy subjects—the low FODMAP diet associated the reduction in Bifidobacterium and breath hydrogen in healthy volunteers. Another study in IBD shows a low FODMAP diet helped symptoms but had a significantly lower abundance of Bifidobacterium adolescentis, Bifidobacterium longum, and Faecalibacterium prausnitzii. High FODMAP & Prebiotic Supplementation Diets Interestingly, there have been studies looking at high-FODMAPs and prebiotic supplementation diets for IBS. (35:50) Studies consistently demonstrate the clinical effectiveness of the low FODMAP diet in patients with IBS. However, the impact on the microbiotaone is an unintentional consequence of this dietary intervention. This leads to an interesting paradox! Increasing luminal Bifidobacteria through probiotic supplementation is associated with a reduction in IBS symptoms. However, the low FODMAP diet has clinical efficacy but markedly reduces luminal Bifidobacteria concentration. Similarly, another study found no differences in severity of abdominal pain, bloating and flatulence, and QoL scores between prebiotics and placebo. Conclusions Food intolerance can cause IBS. In this case, identifying exact triggers through elimination and challenge is important. That way, you aren't cutting out important foods. Dysbiosis causes the vast majority of the rest. Low-FODMAP may help alleviate symptoms, but it also perpetuates gut dysbiosis. This means every time you eat a FODMAP, you'll get symptoms. They may even worsen over time. Stacy adds that we tend to focus more on what we can take away than add. We need to focus on both sides to ensure our solution to symptom relief isn't furthering the problem causing those symptoms. What to Do: The Problem of a Low-FODMAP Diet Support gut health and go slow! (42:30) Be sure to keep FODMAP consumption low enough that symptoms are tolerable while supporting gut health. Consume lots of veggies, fruits and mushrooms (Episodes 281, 286, 304, 307, 335, 346, 373, 392, 424, & 435). Eat nuts and seeds in moderation (Episodes 413 & 452). Use EVOO as your go-to fat (Episodes 326 and 414). Be sure you're consuming lots of fish, shellfish, or a fish oil supplement (Episodes 366, 415, & 451) Avoid prebiotic-enhanced foods, inulin, and overdoing one type of fiber. It's best to get fiber from whole-food sources. Be sure you're getting enough sleep, activity and are effectively managing stress. A good Bacillus-based probiotic like Just Thrive can help immensely! Plus fermented foods (not the same probiotic species, so both are important). Bacillus species (like what are in Just Thrive) are keystone species known to create a gut environment conducive to the growth of Lactobacillus and Bifidobacterium. It's also important to gradually increase high-FODMAP foods but go slow. Final Thoughts Stacy really appreciates their ability to revisit these topics and the science as it changes. (50:45) This show is all about facts, not opinions, and sometimes those facts can change. Stacy loves the idea of dieting in terms of what we can add to it to better ourselves, rather than focus solely on what we could take away. Sarah highly recommends her books, The Gut Health Guidebook and The Gut Health Cookbook, for even more information about the gut microbiome and combating the problem with a low-FODMAP diet. The first episode of my Pagan Death & Dying series; my interview with the Witch, Priestex, Mortician, Necromancer and author of the newly released "Do I Have to Wear Black? Rituals, Customs & Funerary Etiquette for Modern Pagans". This proved to be one of the most eye-opening, and at times mind-blowing interviews I've done so far. I had the pleasure of having a very long, in-depth chat with Mortellus about their witch's viewpoint of death, the funeral industry, spirit, hauntings, ghosts, and necromancy. There were a couple of "I've never shared this with anybody before now" moments as well. You'll just have to listen for the rest of the information! Also: I used "oxymoron" incorrectly in this podcast and trust me, I am well aware of it. It would have been WAY too much work to go in and edit that part out, So I kept it in. Mon faux pas. Disciple Up Episode 202 Do I Have a Soul or Am I a Soul? Louie Marsh, 3-10-2021 Intro: This episode sparked by an e-mail from a listener named John, who wrote: Please check out my biggest and best book – Everyday in the Spirit - https://tinyurl.com/3fct42zn I was listening to a podcast called "The Bible Project" and the guys on there bring up a point about the word in Hebrew that is translated into English as "soul" doesn't really mean what we think. They say we are translating it wrong and that we don't have a soul if you translate the word correctly it means the throat. The gateway to your innermost part of your body. I am confused about what that means as far as if I go to heaven or not when I die or what Great question and indicative of a lot of what some people are saying these days about the soul and after life. So on this episode we're going to dive in and check out what some scholars say about this and how in the end the Bible Project guys and I agree, but we disagree with how to get there. Link are in the show notes to what I'll be referencing as well as a link to the Bible Project so you can listen and decide for yourself. Links: Exegetical Fallacies by D.A. Carson, Baker Books - https://tinyurl.com/25635e3z Commentary on the Old Testament by Keil-Delitzch, - https://tinyurl.com/pbdyyach The Bible Project; https://www.stitcher.com/show/the-bible-project Bible Project Episode Description (bold & underlining is mine) You Are A Soul This is our first episode related to our new word studies video on the Hebrew word “Nephesh” which often gets translated as “soul” in English bibles. In Hebrew the most basic meaning of the word is “throat.” Which seems weird to us. So how did we get “soul” from “throat”? Tim and Jon discuss. In the first part of the episode (0-12:30), Tim and Jon outline where the word “soul” comes from (Old English), and why most people think that a core teaching of the Bible is people “having souls.” Jon asks how much you can really separate the ideas of a person's “mind, soul, and body.” In the second part of the episode (12:30-41:20), Tim explains that the Hebrew word “Nephesh” is an extremely common word in the Hebrew Old Testament. It occurs over 700 times, but less than 10% of the time is it translated as “soul.” It also gets translated as “life”, “heart”, “you”, “people” and several other words. Tim outlines some famous verses in the Old Testament that use the word soul. Like Psalm 42 “ As the deer pants...My soul thirsts for you” the original meaning is Hebrew is “my throat thirsts for you.” Tim explains that the word Nephesh is designed to show the essential physicality of a person. Whereas “soul” connotes the non-physicality of a person. In the third part of the episode (41:20-end), Tim says “Nephesh” isn't just used to describe humans, but also used to describe animals and what the land produced in Genesis. “And God said ‘Let the waters teem with living Nephesh.'” The bottom line, biblically, is that people don't have souls. They are souls. They don't have “nephesh” they are “nephesh.” And the ultimate hope for Christians is not a disembodied existence living as souls, but an embodied existence living in their Nephesh. Vine's Expository Dictionary of Old Testament and New Testament Words. Life Usage Number: 1 Part Of Speech: Noun Strong's Number: Original Word: נֶפֶשׁ, nepesh Usage Notes: "soul; self; life; person; heart." This is a very common term in both ancient and modern Semitic languages. It occurs over 780 times in the Old Testament and is evenly distributed in all periods of the text with a particularly high frequency in poetic passages. The basic meaning is apparently related to the rare verbal form, nāpash. The noun refers to the essence of life, the act of breathing, taking breath. However, from that concrete concept, a number of more abstract meanings were developed. In its primary sense the noun appears in its first occurrence in Gen. 1:20: "the moving creature that hath life," and in its second occurrence in Gen. 2:7: "living soul." However, in over 400 later occurrences it is translated "soul." While this serves to make sense in most passages, it is an unfortunate mistranslation of the term. The real difficulty of the term is seen in the inability of almost all English translations to find a consistent equivalent or even a small group of high-frequency equivalents for the term. The kjv alone uses over 28 different English terms for this one Hebrew word. The problem with the English term "soul" is that no actual equivalent of the term or the idea behind it is represented in the Hebrew language. The Hebrew system of thought does not include the combination or opposition of the terms "body" and "soul," which are really Greek and Latin in origin. The Hebrew contrasts two other concepts which are not found in the Greek and Latin tradition: "the inner self" and "the outer appearance" or, as viewed in a different context, "what one is to oneself" as opposed to "what one appears to be to one's observers." The inner person is nepesh, while the outer person, or reputation, is shēm, most commonly translated "name." In narrative or historical passages of the Old Testament, nepesh can be translated as "life" or "self," as in Lev. 17:11: "For the life of the flesh is in the blood: and I have given it to you upon the altar to make an atonement for [yourselves]…." Needless to say, the reading "soul" is meaningless in such a text. But the situation in the numerous parallel poetic passages in which the term appears is much more difficult. The Greek Septuagint and the Latin Vulgate both simply use the Greek and Latin equivalent "soul," especially in the Psalms. The first occurrence is in Psa. 3:2: "Many are saying of my soul, There is no deliverance for him in God" (nasb). The next occurrence is in Psa. 6:3: "And my soul is greatly dismayed; But Thou, O Lord, how long?" (nasb). In both passages the parallel contrast is between nepesh and some aspect of the self, expressed as "him" in Psa. 3:2 and not expressed but understood in Psa. 6:3. There is no distinction as to whether it appears as an "A" or "B" word in the parallelism. However, since Hebrew rejects repeating the same noun in both halves of a poetic line, nepesh is often used as the parallel for the speaker, primary personal subject, and even for God, as in Psa. 11:5: "The Lord trieth the righteous: but the wicked and him that loveth violence [he himself] hateth." Such passages are frequent, and a proper understanding of the word enlightens many well-known passages, such as Psa. 119:109: "My life is continually in my hand, Yet I do not forget Thy law" (nasb). The versions vary widely in their readings of nepesh, with the more contemporary versions casting widely for meanings. Usage Number: 2 Part Of Speech: Verb Original Word: נָפַשׁ, nāpash Usage Notes:Nāpash means "to breathe; respire; be refreshed." This verb, which is apparently related to the noun nepesh, appears 3 times in the Old Testament (Exod. 23:12; Exod. 31:17). The other appearance is in 2 Sam. 16:14: "And the king, and all the people that were with him, came weary, and refreshed themselves there." Genesis 2:7 “7then the Lord God formed the man of dust from the ground and breathed into his nostrils the breath of life, and the man became a living creature.” (Genesis 2:7, ESV) “7Then the Lord God formed the man from the dust of the earth and blew the breath of life into his nostrils. The man became a living being.” (Genesis 2:7, GW) “7And Jehovah God formed man of the dust of the ground, and breathed into his nostrils the breath of life; and man became a living soul.” (Genesis 2:7, ASV 1901) “7Then the Lord God formed man of dust from the ground, and breathed into his nostrils the breath of life; and man became a living being.” (Genesis 2:7, NASB95) “7And the Lord God formed man of the dust of the ground, and breathed into his nostrils the breath of life; and man became a living soul.” (Genesis 2:7, KJV 1900) “7And the Lord God formed man of the dust of the ground, and breathed into his nostrils the breath of life; and man became a living being.” (Genesis 2:7, NKJV) “7God formed Man out of dirt from the ground and blew into his nostrils the breath of life. The Man came alive—a living soul!” (Genesis 2:7, The Message) Psalm 42:1-2 Terrible suggested translation: Like Psalm 42 “ As the deer pants...My soul thirsts for you” the original meaning is Hebrew is “my throat thirsts for you.” “1As a deer pants for flowing streams, so pants my soul for you, O God. 2My soul thirsts for God, for the living God. When shall I come and appear before God?” (Psalm 42:1–2, ESV) The Root Fallacy: (D.A. Carson) Soul – GW, NASB, YLT, NIV, KJV, ASV, Darby, I – HCSB, NLT, LB, The Message, Vol. 5, Page 55: “The poet compares the thirsting of his soul after God to the thirsting of a stag.” Aside from the root fallacy there's the fact this is a metaphor. The writer is comparing a deer's thirst for water need to survive with his soul's (self, inner person, etc.) need for God. The physical is contrasted with the spiritual. Literally it was never intended as “throat,” That's horrible and reflects a misunderstanding of metaphor and language as well. BOTTOM LINE: My soul is saved because I am saved! In the end I'll be reunited with my body, but that body will be changed. The bottom line, biblically, is that people don't have souls. They are souls. They don't have “nephesh” they are “nephesh.” “42So is it with the resurrection of the dead. What is sown is perishable; what is raised is imperishable. 43It is sown in dishonor; it is raised in glory. It is sown in weakness; it is raised in power. 44It is sown a natural body; it is raised a spiritual body. If there is a natural body, there is also a spiritual body. 45Thus it is written, “The first man Adam became a living being”; the last Adam became a life-giving spirit. 46But it is not the spiritual that is first but the natural, and then the spiritual.” (1 Corinthians 15:42–46, ESV) So yes, you ARE a soul who inhabits a body and in the end Christ will redeem both!

This experience just further solidified my opinion that #1 blogging isn't dead and #2 your email list should be a huge focus in 2021. I want this episode to inspire you to get on the blogging/long-form content train in your wedding business. Will you see "instant gratification" from this marketing method? Absolutely not. Will it create a long-term, gold mine of clients and client referrals? Absolutely yes. Links from this Episode: WED Content 365 The CE Shop Blog Actions Steps from this Episode: 1. Quite often we are asked by family members and heirs what the process is to sell a deceased person’s home. It can be a complex and typically you should have a lawyer, but this blog shares a general understanding of how it works and what you can do to get started. Did the Deceased Own Property? While most people assume that the decedent owned their home, we have seen on many occasions that isn’t the case. For example, they may have been renting or owned the home jointly. The first thing you should do is look up the deed. This is actually easier than you think. Most counties have online searching capabilities, and a quick Google search will help you find the right place (the New York City system is called ACRIS). By pulling the deed, you will be able to confirm if the property was owned by the decedent, owned along with another person, or owned by someone else. Two Names on Deed, One Person Dies You may discovery that the decedent owned the property along with another person. If it’s a husband and wife, then you generally don’t need to do anything in terms of probate. The house will simply go to the wife. Similarly, if it is a Joint Tennant deed, wherein two people are the joint owners. Using Jack and Jill for this example, then the house would be solely owned Jill if Jack dies, without having to go to probate court. Lastly, the deed may say that Jack and Jill are the non-married owners or Tenants in Common. If that’s the case and Jack dies, then Jack’s estate still owns 50% of the property. You would have to go to probate court to deal with Jack’s half. What Happens to House in Trust After Death? Another scenario you may discover when you review the deed is that the house is owned by a trust. In this situation, you need a copy of Jack’s Trust to see what should happen to the property when he dies. You most likely can avoid probate court, depending on the trust wording. Didn’t Own His Home As we mentioned, it’s common for the person to not own their home at all. They could be a renter, be living in a home owned by a deceased grandparent, etc. It’s important to pull the deed to figure out the ownership so you can move forward properly. Do You Need Probate to Sell A House or Can You Sell a Deceased Person's House Without Probate? The short answer is yes, you can sell it without probate if the property was owned by a spouse or in a trust. However, if it’s in the decedent’s name alone, then you will need to go through the probate process. PRO TIP: Some will try to tell you that technically you can sell without probate, with simply signing a document called an Affidavit of Heirship. Some fast-moving brokers may try to sell you on this idea. However, be aware that in most cases the title company may not accept it. The title company does not want the liability of ensuring that there are no issues with the estate and property. It’s too risky for them. How to Get Access to House After Death Another reason you may have to go through probate is to gain access to the house. In New York, if a decedent died at home, then the house is sealed with police tape. No one can enter the house until you have proof that you are entitled to be there. If the home is in a condo, co-op, or other managed building, they’ll want to see proof of authority before giving access. This proof comes from the court in the form of Letters of Testamentary. Who Does Probate Protect? Although you may think you want to avoid probate at all costs, that may not be the right concept. Probate is a process meant to protect you as an executor as well as the heirs. It safeguards all parties from being held liable for debts, such as the IRS and creditors that may come up down the road. Considerations When Choosing an Executor Specifically relating to selling a deceased person’s property, there are a few key points to keep in mind. See How to Choose an Executor, which digs deeper into how to choose an Executor. Does Executor Have to Live in Same State? Technically, no. You can be a US citizen and live outside of the state. But there are major drawbacks to not living in the state where the estate is probated. Do I Have to Travel to New York for Probate? Yes! Although as the executor it’s not technically required to live in New York, be aware that the executor will need to travel to New York. Typically, this is not just one trip. Even though we’re in 2020, some things still must be done in person, such as opening an estate bank account. So yes, living in New York is the best option. When is an Estate Bond Required? Bonds are sometimes required of the executor by the probate court. To get a bond, the executor will need excellent credit. When you are deicing about an executor, make sure it’s someone who will qualify. Those with financial issues and bankruptcies are not good candidates. They most likely will not get a bond. How to Empty a House After a Death When it comes to a deceased person’s home, not only do you have to empty the contents, but you may have to remove people that live there. Eviction After Death of Owner There are times that eviction may be necessary to remove a tenant. Commonly, once the owner dies, tenants feel they don’t need to pay, essentially living rent free. Therefore, eviction is necessary to be able to sell the home. Eviction is a long process which takes on average 6 to 9 months. Therefore, you should get the ball rolling right away. If you wait for the tenants to do it on their own, you may add months or even years to the process. Can an Heir Be Evicted? Absolutely. Even if it’s family. While there are steps and complications, it can be done. And it may be necessary for it to be done. Removing Items from House After Death Lastly, you will need to clean out the items from the house, possibly disposing of the belongings. When serving as a professional executor, we take photos and videos of everything. After items are distributed according to the will, we send the photos to the heirs and ask what they would like. From there, we either have to find others that would like the items, donate them, or simply dispose of what is left. Request your free consultation
We're back to talk through the intricate details of the Infinite Banking Concept. One question that usually comes up from people who have whole life insurance policies is: “How long do I have to pay my premiums?” Like most other questions we previously discussed, there isn’t a one-size-fits-all answer to how long you have to pay your premiums. Consider what’s more important to you: Return ON your money or return OF your money? Let’s reframe the question as follows: How long DO I HAVE to pay for my premiums? How long CAN I pay my premiums? How long SHOULD I pay my premiums? It all depends on how you view your premiums. If you treat it as an expense, then you’d want to stop paying it as soon as you can. But if you begin to look at premiums as a savings instrument where you’re putting it in a system that will work for you, giving you options and flexibility, then you will know the answer to that question. -- Want to go even deeper into the conversation? Do I Have a Testimony?
Today I talk about something I’ve been practicing having: a healthy relationship with my phone! Technology is amazing…but it can also really intrude on day to day life. I’d love to share what I’m doing to improve that relationship, because I think it might benefit you too! AND — the Quit Dieting for Good Podcast is coming up on 100 episodes! I started about two years ago, and here I am! Sharing this podcast with you is something I truly love doing, and I’m thrilled to continue! If you’ve been a listener and you love the show, would you do me a favor? Head to your listening app of choice (here’s a How-To for Apple Podcasts) and leave me a review today! Done? Send me a screenshot to caitlin@caitlinball.com and I’ll be sure to send you something special! A Healthy Relationship with My Phone Does it sound a little weird to use the word relationship here? After all, phones are just things, right? Well, I’m calling this a “phone relationship” because we spend so much time on our phones every day! And since relationships are all about time….it seems like a fitting word for our phone usage. Personally, since Covid hit I found I was spending up to 6 hours a day on my phone. Yikes! (The average American was spending 5.4 hours per day BEFORE Covid, according to a Provision Life study ZDNet shared!) Since I use my phone for business and personal life, cutting down can feel tricky. However, during a recent stay-cation I realized that if I was sitting at home looking at posts about other people’s “real” vacations I was going to get super bummed. To remedy that, I told people I was signing off, and deleted the FB and IG apps off my phone. This obviously doesn’t get rid of social media; if I needed to, I knew I could check in on things from my computer. Instead, it just removed the quick access I’m so used to having. On Day 1, I found myself going on my phone and seeing my thumb head for the spot my IG app used to always be. In fact, my YouTube app moved into the old IG spot, and I found myself accidentally opening it multiple times. (It’s like my phone had been programming ME! Crazy!) I was also picking up my phone a LOT….which made me start to think that maybe I don’t have such a healthy relationship with my phone. Hmmm…. It’s Not Just a Social Media Problem Once I got rid of my social media apps I started checking my email all the time. I felt like I was obsessively checking in (even when all there was to “do” was delete junk emails). When I didn’t have quick access to social media, I just turned my attention to other things to do on my phone. That was enough to show me that the problem was bigger than just social media. It was about my phone in general (hence “phone relationship”)! I needed a game plan that went beyond social media apps! This brought me back to How to Break Up With Your Phone, by Catherine Price. She breaks down a ton of facts and figures (it’s so interesting!). She also shares about the addictive qualities of our phones that are making us unhappier. Phone programmers are doing everything they can to keep you ON your phone. Have you noticed that? Since it’s in your phone creators best interest to keep you on your device, they engineer everything to keep you on. (Or trying to get back on when you’re off!) Something else interesting: the biggest names in tech severely limit the amount of time their own families spend behind screens. They have the inside scoop, and it’s clear they don’t want technology to take over their lives. But since it’s how they make their money….they certainly aren’t stopping the rest of us! What Are You Doing? I noticed that I have a habit of getting on my phone for a purpose….then finding myself knee deep in social media feeds and emails….with no recollection about WHY I was even on in the first place. It’s kind of like walking into a room and not remembering why. Except this version eats up hours of my day. I noticed that any time I was waiting for something, or there was a single moment that could be filled, I was looking at my phone. And I didn’t like that! Something else: every morning I was checking my email and social media for almost 20 minutes. It wasn’t even time I was really accounting for (so I never realized it was “missing” from my day). Once I stopped doing that, I felt like I had so much extra time in my day! As I started to have a healthy relationship with my phone, I was pleasantly surprised at just how much of my day I was able to free up. Here’s What I Did Instead + Cleaned Up My Home Screen I put all my social media apps into a folder. I also moved my mail icon to the very last page. You don’t have to have it on that main, easy access bar. And moving these things a bit further away creates another layer of accountability. + Prioritized Podcasts and Audio Books I get to choose WHAT I do on my phone. And when I stopped scrolling social media feeds all the time, I was able to prioritize things that make me feel good instead. It was so much more enjoyable to listen to amazing material, rather than mindlessly scrolling apps and killing time. + Actually Read Real Books Rather than laying in bed scrolling my phone….I started going to bed and reading. In two weeks I read two books (which is pretty good for me)! I read All Adults Here and Then She Was Gone. They were both great, and I know I would have never read them if I had kept up with my (slightly obsessive) phone relationship! + Started a Weaving Project Not only did I start a new weaving project, I also keep up with my painting project. It feels so good to be creative and have ongoing projects to look forward to. Rather than telling myself I’m “too busy”, evaluating my relationship with my phone has helped me see that I have more time than I used to think. + Meditated Every Morning & Did More Yoga With all that time I saved in the morning, I started meditating EVERY day. I also found I could often add in a bit of yoga too. (Remember, I had been spending about 20 minutes every morning on my phone!) Scrolling is addictive, and it eats up a ton of time. I know, because I’ve totally been sucked in! In fact, I still have to catch myself, because it’s such a easy habit to get into. + Just Sitting & Thinking You know those couple meetings between things? Waiting for an appointment, standing in line at the store, sitting in the car waiting? It is SO easy to fill those moments with your phone. But you don’t need to do that! I realized that a lot of my mindless scrolling left me feeling unhappy. I’d see what other moms, wives, and entrepreneurs were doing, and start to think that I *should* be doing that too. Even though just sitting and thinking doesn’t feel super fun….it also doesn’t tend to leave me feeling down, discontent, or unhappy! And sometimes it even sparked my own great ideas! + Taking Less Pictures This one has pros and cons. I was able to be more fully present when I wasn’t taking as many pictures. It was fun to just BE there. On the other hand, I LIKE having tons of pictures and thinking about what to post. + Finding Ideas on Pinterest Since I didn’t have my usual social apps, I did find myself using Pinterest more. Unlike some social apps, I feel like Pinterest gets me excited about DOING things in my own home and life. That’s not a side effect of my regular phone use, so I chalked it up to a win! + Text & Phone Conversations Sometimes a friend crosses my mind…and I go check out their social profiles. Since I didn’t have the apps, though, this time I actually texted. This resulted in more text conversations and even a few phone calls. Fun! This was another phone use that felt good. Do I Have a Healthy Relationship With My Phone? Well, it’s still a work in progress! I did a 24 hour phone fast, which I enjoyed. I’m scrolling less, and being present more. It’s been great, and I’ve been able to incorporate my phone back into my life with a new outlook. However, I have found that my phone is addictive! I clearly need to create a few safe guards to help myself enjoy a healthy relationship that feels good. One tool I’ve found useful is an app called Space. It helps me track how often I’m opening my phone, and it helps me know when I’m turning to my phone as a diversion throughout the day. I’ve found that being creative and being off my phone feels really good. Now when I reach for my phone, I ask myself if I actually need my phone. And if it’s just a habit (or an avoidance mechanism), I give myself a chance to sit with what is instead of distracting myself online. My mornings have also become much more special to me. I love doing mediation and yoga, and I love minimizing that early morning “noise” that my phone brings into my day. And when I notice that I’m checking too much, or falling into old habits, I’ll bring myself back to doing what feels really good for me. I know now that I can use my phone a lot less than I have been…and I know that that feels really good for me and my life. I’m making more conscious decisions about bringing technology into my life, and I’m honoring my needs. It feels really good!

Thank you!IN THIS EPISODE: Jodi Arias murdered her ex-boyfriend Travis Alexander. She’s now in prison – and says she loves it there. (The Murderess Who Loves Life in Prison) *** Bioluminescence is a fascinating trait, giving certain animals the ability to create their own light – literally glowing in the dark. The phenomenon has also been seen in humans, but only with special optics – it’s not visible to the naked eye. Except, that is, for a handful of very rare and unexplainable cases – one in which a woman’s breasts would glow. (The Strange Case of the Woman With Glowing Breasts) *** Vampires are everywhere – television, film, graphic novels, video games, books, and more cosplay than you can sink your teeth into. While our interest in blood-sucking creatures of the night is ubiquitous, it is by no means new. Before vampires sparkled in the sun, spoke in a Hungarian accent, or even crossed the mind of Bram Stoker, they’ve been terrorizing young and old alike… and have been doing so for almost a thousand years. But while we see the fanged fiends as entertainment, those before us saw them as a very real and evil danger. (Medieval Vampires) *** They seem to fall directly from the above – stones, falling upon unsuspecting people – sometimes by the dozens – and sometimes not from the sky, but from their own home’s ceiling. Who or what is throwing stones – and how? And please recommend Weird Darkness to your friends, family, and co-workers who love the paranormal, horror stories, or true crime! Thank you!IN THIS EPISODE: Eastern State hospital was originally known as the Public Hospital for Persons of Insane and Disordered Minds, built in 1773. It was America’s first mental asylum – and the horrors in the minds of its patients couldn’t compare to the horrors of the asylum itself. (The Hauntings of Eastern State Mental Asylum) *** Weirdo family member Krysta Lee shares a personal encounter with a spirit in her bathroom. (Cool Hand On My Shoulder) *** Belief in witches, hexes, and powerful spirits was prevalent in the 19th century, and into the 20th century. In fact, in rural areas of Pennsylvania, it might still be practiced today. So it’s the perfect setting for a murder involving curses, and a local witch. (The Witch of Ringtown) *** Parking tickets, floppy disks and escaped victims – these helped catch a handful of serial murderers who would likely have never been caught otherwise. (When Killers Capture Themselves) *** It’s been called a freak of nature, as weird as it is beautiful. Seen here are terrifying flying entities, giant skeletons, and even the legendary Bigfoot. We’ll look at the mysterious, strange, and dangerous Okefenokee Swamp in Georgia.
