Break 1: MOG STORY 1: Suspected Gang Member Allegedly Murdered Duluth Man at Strip Mall Gwinnett County deputies arrested Alexis Coria, a 27-year-old alleged Surenos gang member from Lawrenceville, for the murder of Kevin Valdez in a Lilburn strip mall parking lot on May 19. Coria faces charges of malice murder, felony murder, and aggravated assault. The Gwinnett County Sheriff's Office Fugitive Unit tracked Coria to Acworth, where he was arrested without incident after being monitored leaving an address in Dunwoody. Valdez was found dead in his car at 880 Indian Trail Lilburn Road. The motive remains unclear, though the incident began between Burns Road and Dickens Road. STORY 2: Seven men face RICO charges for allegedly breaking into 492 cars in Gwinnett A joint operation involving multiple law enforcement agencies and the Gwinnett County District Attorney's Office resulted in the indictment of seven men on racketeering charges for breaking into 492 cars and stealing some of them over 17 months. The suspects, including residents from East Point, Fairburn, and Conley, face RICO charges. The investigation, starting in November 2022, involved fingerprint analysis, DNA evidence, surveillance videos, and cell phone data. Five suspects have been arrested, while two remain at large. The DA's office aims to hold the defendants accountable, with each facing up to 20 years in prison if convicted. STORY 3: Investigators: 61-year-old Norcross Woman Allegedly Set Two Homes on Fire Gwinnett County Fire Investigators are searching for Hong T. Huynh, a 61-year-old Norcross woman, accused of intentionally setting two homes on fire early Saturday morning. The fires, which occurred on Buckingham Court and Turners Ridge Drive, about 3.5 miles apart, displaced multiple families and resulted in one serious injury. Both fires were deemed connected and deliberate. Investigators are seeking information leading to Huynh's arrest, offering up to $10,000 for tips. Anyone with information is urged to contact the Gwinnett County Fire Investigations Section or the Georgia Arson Control Hotline. After a detailed review, the program received an “optimized” rating, indicating excellence in all components and best practices. The GaDOE describes a high-quality induction program as comprehensive and sustainable, enhancing teacher retention and growth. GCPS Chief HR Officer Cathy Hardin praised the program's robust mentoring, professional development, and support network. In recognition, GCPS will receive a GaDOE digital certification seal and has been invited to mentor other districts and join the state's review team. STORY 5: Two Gwinnett Students Named Emory University George W. Jenkins Scholars Recent Gwinnett graduates Muhammad Rizwan and Helen Ejigu were selected for Emory University's George W. Jenkins Scholarship from nearly 35,000 applicants. This merit scholarship covers full tuition, fees, room, board, and includes a stipend, laptop, and access to a scholars network. Ejigu, a Mountain View High School graduate, was accepted to multiple prestigious universities including Georgia Tech and Notre Dame. Rizwan, a Seckinger High School graduate, was accepted to top institutions like Harvard and Stanford. The scholarship, funded by Publix Super Markets Charities, is awarded to first-year Emory students based on academic merit, financial need, and community service, offering extensive support and engagement opportunities. We'll be back in a moment Break 3: INGLES 10 STORY 6: AI finds plethora of potential sources for new antibiotics to fight superbugs Using artificial intelligence, an international research team identified 863,498 promising antimicrobial peptides (AMPs) from the natural world to combat deadly drug-resistant superbugs. Published in the journal Cell, this study addresses the urgent need for new antibiotics as antimicrobial resistance (AMR) poses a significant public health threat, killing 1.27 million people annually. Researchers verified AI predictions by testing 100 peptides in the lab, finding many effective against resistant bacteria. The study involved analyzing over 60,000 metagenomes globally. The resulting AMPSphere database is now publicly available to aid antibiotic discovery. STORY 7: Women overweight as teen or young adult more likely to have stroke: study New research reveals that women who were overweight as teenagers or young adults are significantly more likely to suffer a stroke by age 55, while men do not share the same risk. The Finnish study followed over 10,000 participants for 40 years and found women overweight at ages 14 or 31 had a higher risk of ischemic stroke, even if they lost weight later. Overweight women at age 31 were also more likely to suffer bleeding strokes. Men had increased risk only if obese at age 31. The study emphasizes the long-term health effects of early obesity and suggests health professionals address weight issues in a non-stigmatizing manner. We'll have final thoughts after this. Are you ready, are you ready? Damit Rick in seinem neuen Beruf als – ja was überhaupt? Paul Ripke aus Heidelberg wettet: You can not outtrain Paul Ripke. Wer 30 Tage im Juni jeden Tag mehr als Ripke trainiert, bekommt 1000€. Challenge accepted?

Part of the ceiling is missing and wires sit on the floor next to a ladder. Jannie Seibure stood in the center of the mostly empty space and smiled at what the outdated mall will soon become.“At the front of the store, we're going to have a showcase of travel accessories… your luggages, your backpacks, your pillows, you name it, we're going to have a lot of good stuff to meet your travel needs,” she said. Seibure, who is Liberian, has been operating her travel agency Cavalla Travel & Tours out of a tall office building in Brooklyn Center. She says for the first time, she'll have her own store front at Shingle Creek Center where people can easily access her services and products. Seibure says after many years, her business will finally be visible to anyone walking by. With the help of the state, various investors and support from city council leaders, the strip mall will provide incubator space that is affordable and appropriate for small and micro businesses. It's a breakthrough move for women working to open up opportunities in the Minneapolis suburb.Seibure, who is also part of the Ignite Business Women Investment Group, recalls the many setbacks and challenges she faced while navigating an often complicated and unforgiving system that felt discriminatory. “Most of the retail spaces, people don't want to rent to us. Even though it's out in our own city. We are business owners, we're going to pay our rent. But we found out that people probably don't want us to grow as business owners,” Seibure said. “We had the power to do it as business leaders, we just had to stand firm and see what we can do. So the group of ladies, we came together.”Nelima Sitati Munene, who is originally from Nairobi, Kenya, is the executive director of African Career, Education and Resources, or ACER. The organization will soon be headquartered in the strip mall. She, along with the Ignite Business Women Investment Group, purchased the Brooklyn Center strip mall to transform it into what they say will be a model of economic inclusion and innovation. Munene said the $5.2 million purchase of the strip mall was inspired by the growth of businesses run by African immigrants in the western Twin Cities suburbs. The strip mall is currently about 60 percent occupied. According to ACER, the businesses currently operating in the strip mall will remain. New businesses are set to open in the spring. She said the development will allow her and others to continue pushing for policies that uproot economic exclusion and create generational wealth in African diaspora communities.“We discovered that we have a lot of micro-business owners in our communities. And then we began to look at the spaces in which they operate,” Munene said, noting the businesses were spread out in office buildings, adding to their disconnection from others in the community.“We made it our mission because we had engaged our communities and had clearly articulated what their dreams and aspirations were around this development, we really wanted to make it a reality for them,” she said. That reality came into focus when Munene and local entrepreneurs discovered just how critical African immigrants were to the economic life of suburbs, including Brooklyn Center and Brooklyn Park. “And when we began to ask people ‘how did they get into business?' Everybody had very interesting stories — I refinanced my home, I borrowed from my family, my son, you know, cashed out his 401(k) to support me. And so we discovered our businesses were not getting resources.”Since the early 2000s, the number of African immigrants in Minnesota has increased from almost 35,000 to close to 90,000, according to data from the U.S. Census Bureau. The state's Department of Employment and Economic Development reports the largest number of African immigrants in Minnesota are from eastern Africa, most notably Somalia and Ethiopia; followed by western Africa with 32,500 residents, with the largest numbers from Liberia and Nigeria. An estimated 4,500 African immigrants from Somalia, Liberia and Nigeria live in the northwest suburbs.Munene and Seibure say the Brooklyn Center strip mall will be a place for the business owners, by the business owners. “The world will be able to see us more, not by the color of our skin, to know that we are business leaders, strong business women with a lot of energy, who really want to do more. So, it's kind of exciting for us,” Seibure said.

Women getting paid
Two of our top income earners from a week after a push month
CJ Calio's story begins with him working as a well-paid, labor-intensive UPS driver. However, a particularly busy Christmas season where he couldn't see his family for months made him realize that he couldn't continue doing this job for the rest of his life. After discussing his frustration with his wife, she suggested looking into real estate as a potential income replacement. Although initially hesitant due to his lack of knowledge and pride, CJ eventually came around and supported his wife's idea. Together, they started attending networking events and learning about real estate strategies. CJ initially felt out of place and afraid to engage with others, but as he immersed himself in the industry, he realized that it was a legitimate opportunity for financial success. They took a leap of faith and purchased a property, eventually realizing that it was generating income. This success propelled CJ into becoming a leader in the real estate industry. He and his wife rapidly grew their portfolio, enabling them both to leave their previous jobs. As word spread about their achievements, CJ found himself mentoring others who were interested in achieving financial independence through real estate. After five years of mentoring, CJ and his wife have helped numerous individuals overcome their fears and start building their own portfolios of passive income. They are thrilled to be a part of this journey and continue to empower others to achieve financial success in real estate.

How did a fitness enthusiast turn into a successful real estate investor and private lender? Blake Selby leveraged his education to start a successful gym venture at a young age. He later sold this gym to fund a real estate startup, which has now grown into a flourishing business comprising acquisitions, private lending, and asset management. With no prior experience in real estate, Selby transformed a failing strip mall into a profitable venture, later transitioning into managing a portfolio of 300 homes. In this episode, we discuss how adaptability, negotiation skills, strategic foresight, and an insightful understanding of one's strengths and weaknesses can drive you to success in the world of real estate investment. [00:01 - 13:15] From a Struggling Gym to Strip Mall to 300 Single-Family Units Blake Selby's entrepreneurship began by purchasing a failing gym, revamping its programming, and successfully selling it to a gym chain for a substantial profit. Blake used creative strategies such as seller financing deals and no money down deals to purchase his first property - a strip mall with one paying tenant. After successfully managing it, he increased its revenue from $2K to $9K per month. How leveraging relationships can open doors for opportunities. Recognizing when to exit can yield significant profits. [13:16 - 27:25] Finding Your Why for Wealth Creation How Blake successfully managed a large portfolio of rental properties by creating an in-house property management firm. Blake found that being a property manager for others can offer additional business opportunities, such as wholesale deals, thanks to constant access to buyers and sellers. Bugs, Thugs, and Drugs; Lessons on the challenges of property management. Blake shares that his "why" for continuing in real estate is driven by a desire to gather wealth to explore other interests. Recognizing and capitalizing on individual skills and strengths is crucial to success in any endeavor, and real estate investment is no exception. [27:26 - 35:32] Optimize Your Returns with Private Lending Diversifying into private lending can be a strategic move in an oversaturated real estate market. Private lending offers an easier and potentially less risky avenue than traditional real estate investing if done conservatively and at scale. Understanding and wisely choosing your lending parameters, such as loan-to-cost ratios, can ensure the safety of your investments and manage risk effectively. It's really not even about the money itself; it's what the money allows you to do.” – Blake Selby "I just have so many ideas, and I'm not going to be able to get them all done in one lifetime. So, I need like 20 lives so I can explore all these different things. Maybe by then, I'll be satisfied.” – Blake Selby “There's more that I wanna do in this life besides real estate, but I do end up focusing on real estate as a vehicle for wealth creation." – Sujata Shyam WANT TO LEARN MORE? We next encounter the heretical outcasts calling themselves the Cinemania Society as they return to the Strip Mall of the Damned to find it being redeveloped by the city an inhospitable wasteland. They retreat to a makeshift lair down by the river where they can sip their cocktails in peace and discuss their latest Subject of Scrutiny, Stewart Raffill's Cinemania-inducing schock-tacular rip-off-fest from 1984, Ice Pirates. God only knows what madness our listeners will suffer as the heretics Society encounters arr-you-can-eat "shrimp," sassy waiters, and sinister blue fez-wearing agents of the Central Committee.
Despite the Society's having been evicted from the Strip Mall of the Damned, the Important Work TM can continue (albeit in an ad hoc fashion) because as it turns out, Brother Methuselah kept a cache of VHS tapes in his valise. Therefore The Cinemania Society kicks off its second season with a biography on everyone's favorite "that guy" character actor, screen-beast, and OG Hellboy, Ron Perlman.
