    Margaret Laird's life was extraordinary in so many ways. She was born in 1897 in Denver, Colorado. She grew up in a large family, went to college and became a dental radiologist. Though a church goer all her life, it was in college that Margaret first heard the Gospel and received Jesus as her Lord. Put off at first by the idea of leaving America as a missionary, she was nevertheless compelled to yield her whole life to whatever plans God had for her. Yielding to God became the slogan of her life. She went to the Central Republic of Africa in 1924 and spent the next forty years ministering, loving, and sharing the Gospel with the Banda people.

But for many adolescent patients, what should be a manageable monthly event turns into a full-blown disruptor of school, sports, sleep and sanity. As we explore the world of adolescent gynecology, we take a closer look at the intricate details: how cramps can hide endometriosis and ‘normal' isn't always what it seems. These symptoms are not just part of puberty. These are signals that deserve attention, validation, and thorough evaluation. This episode was recorded live on the exhibit floor at the 2025 Pediatric Academic Societies Conference in Honolulu, Hawaii. Joining us for this episode is Elizabeth Alderman, MD, Chief of the Division of Adolescent Medicine at The Children's Hospital at Montefiore.     The Uninsurable Future: How Climate-Driven Insurance Risk is Reshaping Real Estate   The Canary in the CRE Coal Mine If insurance is the canary in the coal mine for climate risk, then the bird has stopped singing. That's the warning from Dave Jones, former California Insurance Commissioner and current Director of the Climate Risk Initiative at UC Berkeley. In a conversation that touches on reinsurance markets, mortgage delinquencies, lender behavior, and regulatory dysfunction, Jones laid out the most sobering climate-related CRE risk analysis to date: we are already living through a systemic insurance crisis—and commercial real estate is not exempt.   “We are marching steadily towards an uninsurable areas in this country,” Jones warns.   From Homeowners to High-Rises: What the Data Shows Much of the early distress has been observed in the residential and small business markets, where data is more publicly available. A study by the Dallas Fed, cited by Jones, found a direct correlation between areas hardest hit by climate events and surging insurance premiums, non-renewals, and mortgage delinquencies.   But commercial real estate isn't insulated. While pricing data is less transparent due to looser filing requirements, Jones states, “everything that I've seen indicates that those [commercial] rates are going up too,” particularly in regions where catastrophic climate events are becoming more frequent and severe.   Take Florida. One of our clients' office tower's premiums jumped from $300,000 to $1.2 million in a single renewal cycle. That's straight off the bottom line. The hit is entirely non-accretive; it's pure cost.   The Feedback Loop: Insurance, Lending, and Liquidity As insurance availability shrinks and prices soar, lending dries up. Lenders want to see that there is property and casualty insurance yet, as it becomes harder to get, that has implications in credit markets… and flow-through implications to the real economy.   It's not just anecdotal. Jones references studies showing that banks are offloading loans insured by lower-rated, higher-risk insurers to Fannie Mae and Freddie Mac, effectively shifting the risk onto taxpayers. That means if a hurricane hits and the house is knocked down, there isn't insurance available, potentially because the insurance company went insolvent.   The trend is clear: insurance stress is bleeding into credit markets and weakening the foundations of the entire real estate financing stack.   The “Deregulation” Illusion Some states, like Florida, are trying to respond by loosening regulatory constraints to attract insurers. Jones is skeptical. “Florida rates are four times the national average,” he says. The state has adopted taxpayer-funded reinsurance schemes, weakened litigation protections, and allowed less-robust rating agencies to operate.   Still, “the national branded home insurers are not writing in Florida… they can't make a profit,” says Jones. “So even with all these changes, the background risk is too great.”   In short: deregulation cannot solve a fundamentally unprofitable underwriting environment driven by climate volatility.   Adaptation Isn't Being Priced In - Yet Jones is more optimistic about resilience measures. Home hardening, defensible space, and forest management, especially in wildfire-prone states like California, can materially reduce losses. Commercial insurers often have engineering staff to assess and recommend these strategies.   But the industry hasn't kept pace. “Insurers, by and large, are not accounting for property, community, and landscape-scale adaptation and resilience in their models,” Jones says. One exception is Colorado, which passed a law requiring insurers to factor in proven risk mitigation. This could prove to be a model for commercial markets, but it's early and insurers remain price takers in the face of mounting losses.   From Reinsurance to Municipal Bonds: Signals to Watch What market signals should CRE investors monitor? Jones suggests: Insurance pricing and non-renewals: leading indicators of distress. Reinsurance costs: though recently softening, they've trended upward for years. Lender behavior: especially offloading risky loans to agencies. Rating agency downgrades: particularly for municipalities facing severe climate risk. Housing market mispricing: First Street Foundation estimates as much as $1 trillion in residential overvaluation due to underpriced climate risk. Any of these could tip the balance in specific markets or signal a broader inflection point.   A Slow Collapse or a Sudden Shock? Is this a long-term crisis or a fast-moving one? “It's happening in real time now,” says Jones. “It's more likely that this will be a steady glide into uninsurability… as opposed to one catastrophic event that brings the whole house of cards down.”   Still, the metaphor is chilling. The systemic risks posed by climate-driven insurance failure are already manifesting across sectors.     Ayer lunes, dos días ante del lanzamiento formal del Diálogo Social sobre Protección y Seguridad Social, varios partidos de la oposición anunciaron que no participarán de la convocatoria impulsada por el gobierno. Conversamos En Perspectiva con el senador Andrés Ojeda, secretario general del Partido Colorado. El Partido Colorado, el Partido Nacional y el Partido Independiente rechazaron la invitación, cuestionando la forma en que fue diseñada la instancia. Afirman que los partidos están subrepresentados en la Comisión Ejecutiva -el órgano que centralizará las discusiones- y que se vuelve a poner en debate el sistema previsional, pese a la reforma aprobada en el gobierno anterior y al plebiscito de 2024. En el caso del Partido Colorado, el Comité Ejecutivo Nacional fue categórico: no participará de un ámbito que, según expresó, desconoce el rol central de los partidos como representantes directos de la ciudadanía, y que podría ser “monopolizado por figuras afines al oficialismo, reduciendo a la oposición a un papel meramente testimonial”. Al mismo tiempo, los colorados reafirmaron su voluntad de diálogo, pero plantearon que este debería organizarse en otro formato, con protagonismo político y con base en experiencias anteriores de concertación. ¿Por qué el Partido Colorado se baja del diálogo social? ¿Qué tipo de instancia propone en su lugar?

The apocalypse outside of us, we can't control and there has never not been one. The only apocalypse you can control is the one caused by alcohol which is happening inside of you.   Paul reminds us that no matter how fearful the news programs and the politicians want you to be, we've never not had an external apocalypse looming and geological record will tell you the same.   Disconnect from all of the news and connect to yourself, others, nature, a ripe mango, a snuggle with a dog because you know what? We're okay. Get yourself some time away from alcohol and you're going to be very much okay.   [07:54] Paul introduces Ronnie:   Ronnie is 41 years old, lives in Kiowa, CO with his wife and four children. Ronnie works as a home inspector. For fun, Ronnie enjoys spending time with his kids and spending time outside. His family has 40 acres and a variety of animals which his children show with 4-H.   Ronnie began drinking when he was 17 after discovering that alcohol was a magical elixir that suppressed his inhibitions and insecurities. By the time Ronnie was in college, he was partying regularly. After a few semesters, he had failed out of school, moved back home and began working in construction.   After some time, Ronnie moved to Colorado and began working for a faith-based non-profit organization in addition to being a home inspector on the side. Drinking was something they did not allow their staff to do. This enabled Ronnie to remain mostly sober during that time, only drinking when he was around friends back home.   Ronnie and his wife married in 2011 and moved to Portland, Oregon. He grew accustomed to the culture of going out for cups of coffee, but when they returned to Colorado Ronnie saw that the culture there was going out for beers. This began alcohol creeping back into his life slowly.   When COVID happened, his job with the non-profit ended and Ronnie was home inspecting full time. Ronnie says they lost two and a half streams of income, and it left him depressed and having trouble with night terrors. He started using alcohol to help him sleep. It turned into daily drinking which led Ronnie to start exploring whether or not he had an issue. In the process, he discovered the RE podcast.   Around this time, Ronnie began to try moderation. He was using a sobriety tracker and said he reset it over 20 times before he was able to get a week. After he was able to stay sober for three weeks, he thought he had it under control but before long was back to drinking daily.   On that night of what ended up being Ronnie's last drink, he awoke to his heart racing and massive anxiety. He told his wife that he thought he had a problem which she said she knew, and instead of being judgmental, she asked what she could do to help. The next day Ronnie learned that his wife had contacted some friends that had dealt with addictions, and they were all ready to help.   Within the first day, Ronnie threw out all of the alcohol in the home. This opened up the conversation with his kids about addictions and healthy ways of coping with emotions. Over the last 12 days, Ronnie has seen his sleep improved. He has realized that alcohol no longer has a place in his or his family's life.   Ronnie says that every time he tells someone about his addiction, a weight lifts. This motivates him to keep going. He is finding healthy ways to deal with stress and sleep.
