These words are being sent out just as another winter storm rolls through. Sign up now at albemarlehistory.org. Albemarle County EmergencyAlbemarle County has declared a local emergency in advance of today’s winter storm in order to help coordinate services in the event that it is disruptive. “It has the potential to cause downed trees, widespread power outages, and hazardous travel conditions,” reads the disaster declaration issued by County Executive Jeffrey Richardson.Dan Eggleston is the chief of Albemarle Fire Rescue and he said his staff has been watching the weather forecasts. “We have been engaged with the state resources as well as local utilities and others to help understand the potential impact that this storm may have on county residents,” Eggleston said. Former Governor Ralph Northam issued a declaration of emergency on Friday. Eggleston said the forecast became more clear as of Saturday morning and that the threat of further power outages loomed. There could be a lot of wet snow and ice, prompting County Executive Jeffrey Richardson to make the declaration. “Basically what this does is allows us to implement our emergency operations plan and activate any contracts we might have to solicit resources including a clear channel to the state should we  need any additional resources beyond our local capacity,” Eggleston said. If you need resources, or want to know what they may be before a power outage affects you, visit communityemergency.org. The Virginia Department of Transportation is asking people to stay home on Sunday due to potential blizzard conditions. “The current forecast indicates this event will drop significant snow, followed by freezing rain and ice in many areas, targeting the central region of Virginia and areas along the Interstate 81 corridor with the most extreme conditions,” reads a press release. VDOT urges anyone who does travel today to carry an emergency winter weather kit including food, water, blankets, and other tools needed if you are stranded. Albemarle fatalityAlbemarle County has also reported the death of a driver in a single-vehicle crash yesterday morning in the 4100 block of Free Union Road. This is the first traffic fatality of the year in Albemarle. Youngkin sworn in as Virginia’s 74th Governor signs 11 executive actions Soon after being sworn in, Governor Glenn Youngkin got to work with a series of executive orders to undo many key policies of the last administration and General Assembly. It was, in fact, Day One of his administration, and many of the directives are intended to comb through Virginia’s policy to remove that which the Governor finds offensive.“Well, it’s Day One, and we’ve had a great morning and as we head into the afternoon, it’s time to get to work,” Youngkin said.  Youngkin made a point of gathering in a working office in the Governor’s mansion that hasn’t been used in two years. To his right, Lieutenant Governor Winsome Sears. To his left, Secretary of the Commonwealth Kay Coles James. No one in the picture wears a mask. “These executive actions combined with the 59 bills that are being carried in our legislature right now by Delegates and Senators and 25 budget amendments comprise the actions necessary to put our Day One game plan into motion,” Youngkin said. The first bans “the use of inherently divisive concepts, including Critical Race Theory” and states that “political indoctrination has no place in our classroom.” Specifically, the order directs the Superintendent of Public Instruction to end all policies that promote “inherently divisive concepts” and remove “those that promote or endorse divisive or inherently racist concepts.” Youngkin didn’t elaborate much on this one but did welcome the person who will oversee some of the education changes. “I’m particularly excited to be joined by our Secretary of Education designee, Aimee Guidera,” Youngkin said This order singles out programs by name, such as the Department of Education’s Cultural Competency Training Program, EdEquityVA, and the Virginia Math Pathways Initiative. (read the full text)A change in pandemic policyThree of the actions relate to the pandemic. Executive Directive Two rescinds a mandate that state employees get vaccinated against COVID. Youngkin said it is a matter of individual rights. “No executive branch employees shall be required to be vaccinated or required to disclose their vaccination status as a condition of their employment,” Youngkin said. “Let me be clear. I continue to be an absolutely staunch advocate for the vaccine. I’ve gotten the vaccine. I’ve gotten the booster. Suzanne has gotten the vaccine and gotten the booster. I believe it is the best way to keep your family safe. But we also believe individual liberty counts and matters and therefore rather than mandate we’re going to work to educate.” Executive Order Two ends Virginia’s requirement that children in public school be masked. This one points out what it calls outdated information in the August 12, 2021 order and states that the Omicron variant causes less severe than the Delta variant. (read the full text)Executive Order Six orders the Virginia Safety and Health Codes Board to conduct an emergency meeting to decide if a Virginia Department of Labor and Industry COVID standard should be eliminated.(take a look at the standard)“Most succinctly I can say this executive order keeps Virginia open for business,” Youngkin said. “We’ll remove burdensome COVID-19 regulations.”Executive Order Nine seeks the re-evaluation of Virginia’s participation in the Regional Greenhouse Gas Initiative and to begin undoing the regulations embedded in executive branch agencies such as the Department of Environmental Quality. “The Regional Greenhouse Gas Initiative as I’ve said before is nothing more than a carbon tax, a carbon tax that raises the utility bills of all Virginians,” Youngkin said. Youngkin thanked Andrew Wheeler for being willing to serve as Secretary of Natural and Historic Resources, a position where he will oversee the dismantling of RGGI. There are also several bills filed to accomplish many of the changes to state law. The order also states that RGGI be notified of the administration’s intent to withdraw. Friendship Court groundbreakingAfter years of planning, the Piedmont Housing Alliance has broken ground on the multi-phase redevelopment of Friendship Court. Phase One will be built on the open space portion of the existing 150-unit residential complex. Sunshine Mathon is the executive director of the Piedmont Housing Alliance. “For over 40 years, Friendship Court, also known to many as Garret Square has been home to over hundreds of families,” Mathon said. “For some, it was a short time. For others, it is all they have known. For some, it has been a place of solace and respite during difficult times. For others it has reflected the pain of broader racial and social injustices, and families caught in the unrelenting gears of generational poverty.” Before Friendship Court, the land had been a predominantly Black neighborhood and was razed during what’s known as the Garret Street urban renewal. Planning for what would replace Friendship Court has been underway for many years. Piedmont Housing Alliance has been involved since before Mathon joined the agency four and a half years ago. “When I arrived in Charlottesville I knew little of this history and as an outsider and as a white man, I have had to listen and I have had to come to learn that we cannot turn our gaze to the future to explore what’s possible whether here at Friendship Court or in the region more broadly without truly knowing the weight of the past,” Mathon said. A site plan for the four phases at Friendship Court has been developed by the Timmons Group, and this calls for a range between 350 to 500 units on the 11.758 acres with up to 60,000 square feet for commercial, business, or assembly space. This site plan also shows a road network that eventually will become public streets. Mathon said that work has been overseen by a committee of current residents. “They have participated in deep community outreach,” Mathon said. “They have chosen architects and contractors, they have taken field trips to other cities to explore what has been done elsewhere and they have worked and reworked and reworked and reworked a plan for redevelopment aimed directly at redressing root causes such as systemic inequity.” Charlottesville City Council has approved millions of funds in contributions to the project’s financing including a $5.5 million forgivable loan approved by Council in October 2020. Camp Albemarle seeks support for a plan to winterize the Hamner Lodge, a structure built in 1941 by the CCC and used by every 4th and 5th grade student in Charlottesville and Albemarle for the study ecology for over 20 years. If this campaign is successful, Camp Albemarle could operate year-round. Consider your support by visiting their website to make a donation. Storm aftermathThousands of homes throughout the region continue to be without power a day after a winter storm charged through the area one day after temperatures in the sixties. Downed tree branches due to heavy snow have knocked out power lines. As of 9 a.m. this morning, Dominion Energy reported 21,152 customers without power in Albemarle and 4,619 customers in Charlottesville. Nearly all customers in Louisa remained without power as the sun rose. Around two-thirds of Fluvanna customers were without power. Consult their outage map for updated information. The storm canceled the meetings of both the Louisa County Board of Supervisors and the Charlottesville City Council. Louisa will meet tonight beginning at 5 p.m. to select a chair and vice chair before going into closed session. The new City Council will meet tomorrow at 5:30 p.m. to go into closed session before an open session scheduled for 6:30 p.m. Trash service in the city of Charlottesville was delayed yesterday and has been canceled for today. That will mean a two-day delay for city residents beginning tomorrow when Monday’s service will resume. The service week will conclude on Sunday. Learn more in this release.Elsewhere in Virginia, I-95 south of D.C. remains close at publication with reports of thousands of stranded drivers. That includes Senator Tim Kaine. Pandemic update: FDA approved Pfizer booster for 12+The omicron surge continues in Virginia with the Virginia Department of Health reporting another 15,449 new cases and the percent positivity statewide has now increased to 29.9 percent. The percent positivity in the Blue Ridge Health District is at 22.8 percent and there are 326 new cases. District officials will hold a virtual town hall meeting tonight beginning at 7 p.m. and the main topic is local guidance on new CDC rules related to quarantine and isolation following a diagnosis. (meeting info)On Monday, the Food and Drug Administration expanded the use of the Pfizer COVID-19 vaccine in three ways. Individuals between the age of 12 and 15 will soon be able to get a single booster dose. They’ve also allowed a shortening of the time between completing the first two doses and the booster to a minimum of five months. Thirdly, children between five and 11 with certain immunocompromised conditions will also be able for a third shot of the primary series. According to a press release, the FDA analyzed data from Israel where the booster has been authorized for those between 12 and 15. They argue the data shows the benefits of protection from new variants outweighs the potential risks. Virginia Mortgage Relief If you or someone you know is having trouble paying your mortgage, the Commonwealth of Virginia has a new relief program. Applications are now open for the program, which follows on the heels of the Virginia Rent Relief Program. “The Commonwealth has implemented rent and mortgage relief programs through designated state and federal resources,” reads a press release from outgoing Governor Ralph Northam. “Combined, these programs have provided more than $519.5 million in 106,621 rent relief payments for more than 76,500 households across Virginia.”The funding source for the new program comes from the U.S. Department of Treasury’s Homeowner’s Assistance Fund. To be eligible, households need to demonstrate a reduction of income after January of 2020. For more information, visit virginiamortgagerelief.com.Youngkin names top staff, two key Veterans’ positionsGovernor-elect Glenn Youngkin will take office in less than two weeks, and he continues to flesh out his cabinet. Yesterday he names a chief of staff and other top positions. Richard Cullen will serve as Counselor, Jeff Goettman will serve as Chief of Staff, and Rebecca Glover will be Assistant Chief of Staff and Communications Director. Eric Moeller will be the Chief Transformation Officer. Cullen is a senior partner at the law firm McGuireWoods who served as Attorney General in 1997. Previous clients have included former Vice President Mike Pence and former FIFA president Sepp Blatter. Learn more about the appointments in a release on the transition website.This morning, Youngkin appointed Craig Crenshaw to serve as his Secretary of Veterans and Defense Affairs. Crenshaw is a former marine who is currently the president of Claxton Logistics Services. Dan Gade will be the Commissioner of the Department of Veterans Services. Gade is a veteran of the second Iraq War who lost his right leg in 2005. He is the co-founder of The Independence Project and was also the Republican nominee for the U.S. Senate in the 2020 race won by Senator Mark Warner. More 2022 General Assembly bills  Eight days to go until the 2022 General Assembly begins, and volume of pre–filed bills is still low enough to report. Once the session begins, action moves fast. Senator John Cosgrove (R-Chesapeake) filed a bill requiring the state Registrar to amend death certificates within 30 days if there is new evidence and information. (SB55)Senator Barbara Favola (D-Arlington) filed legislation to establish a Foster Care Prevention program intended to encourage children to be placed with relatives. (SB56)Senator Favola has another bill that would establish the School Health Services Committee to provide guidance on any proposals that might require local school boards to provide health services. (SB62)Senator Mamie Locke (D-Hampton) filed a bill to amend the State and Local Government Conflict of Interests Act to exempt gift tickets or admission fees if the responsible person is using them to perform official duties. (SB57)Delegate Ronnie Campbell (R-24) wants to add zoos to the list of entities from which animals can be seized if they are being treated cruelly. (HB53)Incoming Delegate Karen Greenhalgh (R-85) would require absentee ballots to sorted by precinct. (HB54)Greenhalgh also submitted a bill to require the State Registrar of Vital Records to transmit a list of recent deaths to the Department of Elections on a weekly basis for the purpose of taking the deceased off the voter rolls. Currently they must do so monthly. (HB55)Delegate Bill Wiley (R-29) filed a bill to provide enhanced retirement benefits for juvenile detention specialists. (HB56)Incoming Delegate Tim Anderson (R-83) would limit the power of a governor’s declaration of emergency to 45 days without General Assembly approval. (HB57)Delegate Glenn Davis (R-84) has a bill that would prevent localities from placing minimum wage and benefit requirements when procuring services from contractors. (HB58)Delegate John McGuire (R-56) would require school principals to notify law enforcement of any acts that could be construed as a misdemeanor. (HB59)McGuire has another bill seeking permission for the Town of Louisa to appoint five to seven members to an economic development authority. Currently the code specifies seven. (HB60)McGuire has another bill that would allow individuals who work as both an employee and a volunteer for a public entity to be able to earn overtime for the employment portion of their service. (HB61)Senator Travis Hackworth (R-38) filed a bill to require the chief of police of a dissolved department to relinquish records to the sheriff of that locality. Seems specific. (SB59)Hackworth has another bill that would move the deadline for political subdivisions to provide information on emergency sheltering capacity to the State Coordinator of Emergency Management from May to August. (SB60)Hackworth also filed legislation to allow judges, law-enforcement officers, attorneys, and judges to carry concealed weapons in areas where they may otherwise be prohibited. (SB61)Distilleries would be allowed to sell products directly to consumers via the Internet if a bill from Senator Frank Ruff (R-15) becomes law. Sign up today to see the rest!Further delays for Smith Aquatic CenterJanuary 3 had been the expected reopening day for the Smith Aquatic and Fitness Center in Charlottesville, but further repair is needed for the facility which opened in 2010. However, a release that went out this morning now states that Smith will remain closed until a “spring 2022 reopening.”Smith has been plagued with ventilation issues since soon after it opened. According to a 2015 Daily Progress article, the facility closed for several weeks in 2015 for installation of new exhaust systems. The pool closed again in April 2019 for repairs and was slated to be closed in the spring of 2020 for a $1.8 million repair that has not yet been completed. Crow Indoor Pool is open. ARB seeks smaller scale for Crozet self-storage facilityThe winter storm yesterday ended up canceling all three of the government meetings scheduled including the Albemarle Architectural Review Board. That group last met on December 20 when they weighed in on a self-storage facility proposed for the intersection of U.S. 250 and Crozet Avenue. Margaret Maliszewski is a planning manager who works with the ARB. (watch the meeting)“The proposed building is three stories tall with a 30,000 square foot footprint,” Maliszewski said. “The building as shown on the plan measures 260 feet by 120 feet.”Staff is concerned about the size of the building in relation to what’s around it. Maliszewski said the developer submitted a design with architectural treatments intended to break down the design, but continued to have concerns with the preliminary design. The property is zoned for highway commercial, so the use is allowed but must comply with entrance corridor guidelines. Doug Bates, a member of the Downtown Crozet Initiative and the Crozet Community Advisory Committee. During public comment, he said the project is not consistent with a Crozet Master Plan that seeks to build larger structures closer to downtown and now on U.S. 250.“I can’t think of a more important corridor to deal with Crozet and I would urge this Architectural Review Board to consider your broader responsibilities to keep the community coherent,” Bates said. Another member of the public urged the county to deny the whole proposal. “I think we’re giving too much importance to by-right and not enough to what really needs to go there,” said Brenda Plantz. “It’s a Scenic Highway.” However, Virginia law is clear that property owners are entitled to uses laid out in the zoning code as explained by ARB Chair Dade Van Der Werf. “I think I can speak on behalf of the board to say we certainly appreciate and share the appreciation that this is a significant intersection on these entrance corridors and I think our charge on the ARB aligns with the desire for coherence in the order of the county,” van der Werf said. “We are not empowered to affect zoning or use. That’s kind of the responsibility of the Planning and other commissions.”However, ARB members did express concerns such as this one from Frank Stoner.“I took struggle with the scale of this building,” Stoner said. “It’s very close to the intersection. If there was a way to push it back on the site and make it sort of an ancillary use to something more appropriate that was on the corner, I think I could be supportive.” ARB member Fred Missel also wanted to look very closely to see how the entrance corridor guidelines could be applied at this location.“In my opinion, this project is precisely an example of what the guidelines are designed to help us guard against,” Missel said. “I think we have to not only take our guidelines seriously but also ask the applicant to spend some significant amount of time looking through our guidelines, really understanding them, reflecting on them, and addressing them both visually and also narratively  the next time we speak if its in a work session which I think is probably smart.” Missel said the ARB cannot comment on the use but said the scale is incompatible with the county’s guidelines. The ARB voted 4-0 on a resolution stating their lack of support with one member recusing himself. Eric D. Moeller is the co-founder of STR Legends (Short-Term Rental Legends), a mastermind group dedicated to allowing short-term rental investors to come together to learn and network. Born and raised to a blue-collar family in New Jersey, Eric got his first taste of real estate investing at the early age of seventeen when he was mentored by a local investor. She taught him the ins and outs of real estate investing and by the age of nineteen Eric had purchased his first property. Over the years Eric went on to purchase, renovate and sell hundreds of homes throughout New Jersey. In 2016, Eric made the move to sunny San Diego to launch Homtel, an Airbnb co-hosting, leasing, and investment company that specializes in hosting the most unique homes in the most unique parts of the world. He was quickly named a super host and is currently managing listings throughout southern California and is quickly expanding into new markets. Eric's passions are in Muay Thai, travel (while staying in Airbnbs, of course), and helping teach and mentor other entrepreneurs in Real Estate, Airbnb, and business. Eric is a certified Hypnotherapist and is a certified practitioner of Neuro-linguistic Programming (NLP). And obviously writing as well, because I know you've been doing a lot of writing over the years. So to anyone that doesn't know, this is Eric Moeller. I'm probably pronouncing that the English way. But you work over at Sage, right, and you are head of marketing for, for some piece of tech that I know nothing about at all. So I'll kind of let you let you carry on really, and just explain a little bit about that, if you don't mind. Eric Moeller 1:00 Sure. First of all, thanks for having me here Nat. And happy to join you and have a conversation about this. Yeah, so I've been at Sage for just over two years that I'm responsible for a specific product line. So it's called Sage 200 Cloud, it's a product that is sold in 15 plus countries around the world. The way that product marketing is set up at Sage is that there actually are global leaders for all the different product lines, so it's like having a CEO overlooking all the different facets of marketing for the individual products. Okay, so I work with product marketers, and all the different regions where my product is sold. And really the role of Product Marketing at Sage, the way I would say, it's the way that's defined is, like I said, sort of the CEO of the different facets of the marketing. So you're looking at everything from the different campaigns that we're developing at a global level, and how those can be used at the regional level, the pricing, monitoring the performance of the product, how it's selling now, how we expect thing this, you know, sales to pick up over the next 12 to 24 months, then I'll see and looking further into the future in terms of what is it from a market requirements perspective? What is it that the market needs? Going to the future is that the same product? Is it something different? You know, where do we need to go from a strategy perspective? So it's actually quite an exciting role. There's so many different things that you get involved with, it can also be tiring, because you're thinking, Oh, man, there's so many different balls in the air and so many different things to keep track of. But really, that's that is a challenge, but it's also the exciting facet of the role as well. Nathaniel Schooler 2:28 Right, right. So how many languages? Do you sort of responsible for that, Eric? In today’s episode, Eric Moeller joins Brian to talk about Airbnb for real estate investors. As a newer option for investors, Airbnb provides new opportunities for short-term rentals. In this episode, Eric talks about how he got started in real estate, how he learned about Airbnb, and what his company is doing now to help investors use Airbnb to grow their tool belts and their income.   Key Takeaways:   [1:30] Airbnb has brought some new opportunities to the real estate investing industry. It allows investors to repurpose their investments and leverage other people’s property, as opposed to leveraging other people’s money. [4:20] From an early age, Erick was enamored with real estate. One of his first properties on his own was a vacation rental. [10:11] Being fully immersed in the educational part of real estate investing is what kept him going as a young real estate investor. One of the things that made him successful as a new investor was full immersion in real estate - he read books, went to meetings, and took action. [15:03] When Eric first acquired his vacation rental, it was a way to create passive income without having to go through some of the hardships of property investing. After he got into it, he realized that he could bring investors to the Jersey Shore to buy properties and help them run their vacation rentals. [19:00] When the market crashed, Eric started getting into short-term rentals. They would find people who were upside down on their mortgage, secure a contract, and then negotiate with the bank. [24:15] At the end of every diversity, there is beauty. No matter where the stress is coming from, there is beauty when you finally get to the other side. These were values instilled in Eric from his father, and how he has been able to maintain success in real estate. When he was backed against the wall, he always found a way to push through. [25:30] When he was living on the East Coast, he and his team specialized in buying the worst properties in New Jersey and completely tearing them down and building them back up. Within one week, two of his projects fell through in major ways. He took a break traveling the country to visit masterminds, staying at Airbnbs. [29:10] When he was talking to one of the hosts of the mastermind, he realized that there was a business model associated with Airbnb. He started his company by renting out other people’s property, staging them, and then putting them on Airbnb. [30:45] One of the biggest initial challenges was education around the Airbnb investment. At the time Eric got started, there weren’t any experts doing this, so they were all sort of learning at the same time. He also had to educate the owners of the properties about Airbnb. [34:00] Airbnb acts as the connector between the host and the traveler. They do marketing, connecting the guest with the correct host, and they manage the money and pay it out. The part of the investor is to develop a hospitality business; this includes the entire guest experience. [37:10] Eric helps real estate investors who see Airbnb as an additional tool to their tool belt, and he also has the education aspect where he teaches people how to get started in the Airbnb hospitality business. As an additional tool in the tool belt, focusing on Airbnb opens up opportunities to pay more money on properties, because now your monthly income is twice or three times more than the typical monthly income amount. [41:20] The beauty of Airbnb is that it brings short-term rentals to the urban areas all around the world. It doesn’t have to be a destination location. It’s about creating a unique experience inside the Airbnb. [44:50] There needs to be a reason for your guests to travel to your property. Being close to attractions helps you be more successful with your Airbnb. If you’re not near something that will attract guests, Eric’s advice is to go above and beyond on the experience to attract guests. [47:20] The way we share our homes and the way we travel is relatively generational. There are usually three types of travelers when it comes to Airbnb: family stays, nomad travelers looking for the unique experience, and then business travelers. Hosts range from all types of real estate investors, but especially members of the Baby Boomer generation. [50:00] Currently, Eric lives in the Epic Entrepreneur House in San Diego. He essentially lives with his board of advisors, living with other entrepreneurs. It’s all about how to take your life to a 10. Show Notes: Managing Contractors -Marketing through various channels to find new contractors -Have them bid against each other -Sends out sample projects and has the contractor fill out a price sheet -Master price sheet determines averages for material and labor cost -Match price sheet up with contractors -*Always get references* -Calls up insurance company to see if they have any fraud or anyone hurt on the job -Also reach out to consumer fairs department (any lawsuits against that contractor, how long they've been licensed, any accidents etc.) -Newbies: focus on learning the contracting business, the lingo etc. -Make sure to check progress and keep pressure on -Quick to fire contractors when encountering certain issues -Calendar & timeline agreed with the contractors -Daily reports and visits to property -Walk through video and detailed photos when milestone is completed -Payment schedules -Have contractor setup material list through their supplier - Pay supplier directly -First Phase - Clean out, emergency repairs, demo.
