Newcastle NSW: The Next Big Opportunity for Property Investors in 2025

Talk Property To Me Podcast

Welcome back to another episode of Talk Property To Me! I'm your host, Brad East, and alongside my co-host Aaron Downie, we dive deep into the vibrant property market of Newcastle, exploring its historical evolution and future potential for investors. In this episode, we discuss whether Newcastle is still a viable investment opportunity as we look ahead to 2025. We start by unpacking the historical context of Newcastle, which has transitioned from an industrial hub, known as the "Steel City," to a gentrified urban area with significant growth potential. We highlight the transformation of key areas like the Honeysuckle Precinct, which has evolved from a derelict industrial site to a thriving waterfront community. We analyse the cyclical nature of Newcastle's property market, noting how past economic events, such as the GFC and COVID-19, have influenced buyer confidence and market dynamics. Despite recent high interest rates cooling the market, we observe that certain properties are still trading quickly, particularly in the sub-million dollar range, while others linger on the market longer. As we look to the future, we discuss the impressive population growth forecast for Newcastle, projected at around 21% over the next two decades, which is above the New South Wales average. This growth is supported by substantial infrastructure investments, including upgrades to Newcastle Airport, the extension of the M1 motorway, and the development of a clean energy precinct at the Port of Newcastle. These projects are expected to create thousands of jobs and boost the local economy, making Newcastle an attractive place to live and invest. We also touch on the ongoing redevelopment of the East End and Honeysuckle areas, which are becoming increasingly desirable for both residents and investors. With a focus on specific suburbs, we share our top recommendations for investment, including Lambton, New Lambton Heights, and Rankin Park, which are all positioned for significant growth due to their proximity to key amenities like hospitals and universities. Throughout the episode, we emphasise the importance of understanding the nuances of the property market, including the need for situational awareness when selecting properties. We conclude by inviting listeners to reach out for personalised advice on navigating the Newcastle property landscape. Join us as we explore the exciting opportunities that Newcastle has to offer for both first-time buyers and seasoned investors. Whether you're looking to buy, sell, or simply learn more about the market, this episode is packed with valuable insights and expert recommendations. During this episode I have a deeply nourishing chat with Jess Allan- a conversation filled with imagery and story telling. Jess is a herbalist, Bowen therapist and the owner of Skindoona Apothecary in Newcastle NSW, where she manufactures a range of herbal and vibrational skin care. Having a deep love and connection to the natural world and an affinity for sensing and communicating emotional profiles, Jess followed her path into herbs and healing and has enjoyed experiencing the alchemy of people and plants for almost 20 years.  During this episode, Jess shares how after feeling quite disconnected from the natural world during her early childhood, it was the school camps she experienced later in her youth, where she spent time in the bush, hands in the earth and felt her eyes open and her soul start to connect with the plants.  Jess is a beautiful story teller and during our chat takes us on a special journey, sharing how she connects with individual plants on a deep level to create potent flower essences.  She describes feeling disconnected and even skeptical after completing some introductory courses on Bush Flower essences…but being immersed in a Nature Philosophy course and meditating in the bush amongst the wildflowers helped facilitate a profound connection and a deeper knowing of flowers and plants.   Jess's connection with herbs was deepened even further, during a transformative experience on a medicinal herb farm in Tasmania. It was here that she really started to connect strongly with the herbs, understanding their vibrations, and feeling a whole new world opening up, a sense of safety and belonging.  Jess has been deep in motherhood over the past ten years and shares how it's really easy to lose sight of self care and that daily investment in ourselves. She describes the feeling many of us experience- that there is a bigger dream than just surviving each day. **CONNECT** Skin Doona Apothecary https://skindoona.com.au/ https://www.instagram.com/skindoona/ https://m.facebook.com/p/SkinDoona-100063083926324/ **SHOW NOTES** Find out more about the Nature Philosphy Course Jess references here Learn more about Australian Bush Flower essences here Connect with the Lighthouse Health Hub where Jess manufactures her beautiful skin care range here **THE ELDER TREE TROVE PATREON COMMUNITY** You can join our Patreon here and gain a deeper connection to our podcast. Episode 17! While visiting Queensland after five months of COVID-19 induced state border closures, we took the opportunity to have a great conversation with Tom Kinsley - who also happens to be the partner of our Episode 5 guest, Cecilia Mattas.   Tom is an English born, RAAF pilot based in Newcastle, NSW who has been living in Australia since 2013. Tom's passion for sport, adventure and running in particular really comes through in this conversation. Both within and outside of work he has been on some incredibly diverse adventures around the world and his “I'll give anything a go” attitude to adventure and competition is clear.    We talk about an array of his achievements and adventures and how, pre-COVID-19 he had been planning to race the iconic trail running stage race, Marathon des Sables, in the Sahara Desert, and how his goals were forced to be re-established amidst the pandemic era. This led Tom on some incredible alternative challenges, including a self-organised, “solo”, 24 hour running challenge around a 1km bitumen loop on the air force base - covering over 170km while raising funds for the UNICEF Australia COVID-19 appeal. Tom talks about the highs and lows of this incredible endurance challenge. We also cover topics including dealing with injury - and Tom's attitude to it being a battle of the mind, but with a supportive partner and team around him, how it refocused him to thinking about what he CAN do, including time swimming and on the bike. Failed adventures are another favourite of conversation and Tom delivers superbly on this, having sailed a yacht with a team across the English channel, before sinking it off the coast of Cherbourg, France. In spite of Tom's cool and humorous recollection of events, we've no doubt this would be a somewhat frightening experience amidst terrible weather conditions during a European winter. We should also “importantly” highlight that in this episode, Kristen is mainly just stoked she has found her first “Hells No” to pineapple on pizza guest - not to mention a fellow trumpet player. Finally, Tom's wildest wee may include a Prime Minister and is one not to be missed! If you would like to find Tom online he's @tomkinno on Instagram.  Amongst others, Tom makes reference to the Rim to Rim to Rim route in the Grand Canyon; the Three Peaks Challenge in the UK, the Three Peaks Yacht Race and Marathon de Sables. We are still sorting out some audio issues with the popping in the background (if anyone knows what could be going on, please slide into our DMs or email intotheweehourspodcast@gmail.com) but we hope it does not take away from the quality of the conversation.  Finally, if you're interested in supporting the podcast, you can visit our Patreon page at www.patreon.com/intotheweehourspodcast or subscribe, rate and review if you're enjoying these conversations! Mary Bourke is a Newcastle (NSW, Australia) based chiropractor with qualifications in pediatric chiropractic care. Her wealth of experience and passion for health and wellness improvement in young children starts right from the very early months when the reflexes present in the newborn transfer to those that assist their progressive global development. In this episode, Mary explains the nature of the primitive reflexes, how they integrate during infant development and the importance of allowing the infant to meet and progress through these developmental ‘milestones' for optimal childhood development. We explore how the opportunities are often lost in these modern times, and the child is denied the opportunity for the reflexes to integrate correctly. Mary then explains that when parents are aware, how their play-based assist can override the delays.  When primary reflexes are retained, the outcome can be reflected in the older child or adult, often presenting as unusual habits or tendencies. It is not uncommon that these need to be addressed through a collaboration of allied health therapies.Mary and I also discuss how as adults, we adapt to retained reflexes often without recognising what they are- you might recognise some in yourself!Contact Mary Bourke through the Vitality Junction Chiropractic clinic:Clinic@vitalityj.com.au612-249 691965

Eating disorders almost always occur with other mental health issues. In fact, research tells us that 97 per cent of the time there are co-occurring mental health conditions. It's always a complex situation and there are different causes for different people. In many cases, it's difficult to tell which disorder came first.“It's very, very unusual in my experience for people with an eating disorder to only have an eating disorder,” says Monash University Adjunct Professor Richard Newton. “By and large, co-occurring mental health issues is the rule.”While it's difficult to say what caused the issues to co-occur, by understanding which conditions are present and possibly interacting, clinicians are able to help the people experiencing them find a path to recovery.Emily Unity, from Perth WA, says she was unaware of her eating disorder. “I honestly find it quite surprising to hear from a lot of people that they don't have comorbidities. I think it's more so that we're not really aware of it, or we don't have the language to talk about it. And I feel lucky enough that I do now.”For Tim, a social worker from Newcastle NSW, it was clear that his OCD came first. He says it wasn't until he was 21 that he developed body image issues which were amplified by his OCD. “I guess my OCD took on that as being scared of becoming overweight so I engaged in behaviours, and became obsessed with how I look.”Korey says her eating disorder developed as a result of extreme anxiety. “I sort of developed these coping mechanisms of controlling what I ate as a means of dealing with the amount of anxiety and anxious thoughts and energy I held on to. So I sort of channelled that into the food I ate, and sort of controlling what I ate, how much I ate.”While there are many possible mental health issues that co-occur with eating disorders Leading Mental Health researcher Professor Phillipa Hay says there are a few that co-occur more frequently “The most common are indeed anxiety disorder, social anxiety in particular, and mood disorders and depression. But everybody brings a unique experience to their eating disorder,” she says. “They are all individuals in their own capacity, and they have their own stories, their own narratives to tell. And we know that there are many common factors in those stories.”See omnystudio.com/listener for privacy information.

Today I’m speaking with Dr Jodie Fleming, who is a Clinical and Health Psychologist currently working at St John of God Health Care in Warrnambool, as well as running her own small private practice. In Jodie’s early career in Newcastle NSW, she developed an interest in psycho-oncology an area which she pursued, starting out working with CanTeen, and then later working with families at the John Hunter Children's Cancer Hospital. As with any person regularly exposed to particular health issues, one can become acutely aware of their own health and wellbeing. For Jodie this meant regular checkups with her doctor, and an increased awareness of any changes to her physicality. In 2010, Jodie received her own cancer diagnosis. She relocated back home, to Victoria, to be closer to her family, and figured out a way in which she could continue working, whilst embarking on her own journey of survival. Jodie was determined to continue working, and whilst there were many challenges Jodie says that in a way her work also saved her. This was 6 years ago and Jodie is now well and thriving. Jodie has rediscovered her passion and the healing potential of writing and in March this year, she launched her blog ‘The Psychology of It’ where she writes about psychology in five different styles, with the view of connecting, human to human. Visit the website to check out all the links that Jodie spoke about and her best self-care tip! Thank you Jodie for your courage in sharing your story.

Newcastle NSW, Australia - Sunday 4th December 2011. Many families find it financially embarrassing around this time of the year. There are many who struggle to live day-to-day, providing for their families in the best way they know how. Community organizations have prepared and organized many events throughout the year, which helps many people: single, unemployed, disabled and so on. The annual 'Toy Run' is to help with children who 's family cannot afford to buy them presents, with side donations of food goods and vouchers. Every year, market stalls are set up, selling: motorcycle apparel, clothing, jewellery, food & beverage stands and much more. Motorcyclists from around Australia, New South Wales and the Hunter Region, each purchase toys for the event and do the ride to deliver the toys. And each time, Santa has arrived on his Harley, pulling a small trailer load or carrying his large bag of toys. Anyone and everyone attends this event, it puts a smile on someone's face when they see the joy that this event produces in the eyes of the less-fortunate children and their families.

Newcastle NSW, is the second eldest city in Australia. Much of the past still exists, you can see it in the streets, the beaches and the surrounding suburbs. One of the most useful and productive locations became Newcastle?s greatest asset.... the harbour! In 1887, the suburb of Carrington was constituted as a Municipality and the first council meeting was held on 1st June 1888. By 1900, the population had reached 2200, and Carrington had developed as a working class suburb that had a fearsome reputation. In the 1920s, steelworkers moved into the area, taking advantage of the proximity to the fledgling BHP works nearby. Ships and boats of many sizes came through Newcastle Harbour. Local companies imported and exported their goods on the harbourside - where many companies were situated. As business grew so did the demand for more goods, they began to purchase warehouses in neighbouring suburbs such as: Carrington, Wickham and Maryville. These were also the prime areas of residence for local businessmen and their families. People came and people left, but everything still remained the same. They arrived by car, they arrived by ship, business was booming and employment was readily available. Docking so often, the captains, deckhands, coalies and mariners created something new - a little town with thriving pubs and hotels, great for the import/export trade and trades people. What about the locals? The one's who want a quiet ale or game of darts? A few rounds of bowls or cricket? Somewhere for the family? With the depression still nearby - their boots pulled off, their hats hung high and no money in their pockets, the local coal and sea workers built and operated the first club in the area 'Carrington Cove Bowling & Sports Club', in 1941. It is now 2011, the docks have been dismantled and the wood has rotten away. The woolsheds were renovated into luxury apartments. The harbour has shrunk, the marina appears bare - residents have moved away, businesses have closed. When Carrington was in it's prime, it had 7 operational pubs and hotels. There are currently 2 pubs remaining. Retired sea and coal workers still reside in the area, their families have grown and moved on. Carrington's residents are more known for retired couples and single men. But, with the local primary school still in operation, drawing in younger families from across the state. The club has always relied on it's members and local businesses for financial support. The government only gives funding to certain clubs and the amount is minimal. On Sunday 6th November 2011, the Carrington Cove Bowling & Sports Club hosted their second ever 'Back to Carro' event. The celebrations raised more money to help keep the club's doors open for another year. Although a small event that ran slightly behind in time, their greatest success came from the sales of raffle tickets, barbequed sandwiches and the secondhand market and baking stalls. The community came together in support of a good cause, a part of Australia's history and heritage. Over the coming months, many new ideas and events are being organized to help raise more funds. This also includes family activities and the hire of their function room. Any and all proceeds of the day's event, were given to the club's president and/or representative.
