Talking to Julie Hartup about growing up in a conservative Mormon family in Utah, before ditching everything for a life in Guam studying the Mantas of Micronesia and working on Episode 4 of the BBC's Perfect Planet series. Julie obtained her degree in Zoology from Brigham Young University and was a research diver and teaching assistant for their marine biology program held at Hopkins Marine Station in Monterey California. She completed several internships at the Monterey Bay Aquarium in Water Quality, Visitor Presentations, and Tuna Research Center. After moving to Guam in 2007 with her husband Dr. Jason Hartup and four children. Julie began working on her master’s degree at the University of Guam. She came across a new undocumented feeding behavior of the reef manta ray, targeting reef fish spawning aggregations to feed off fish eggs. Julie trained in the Maldives with the international NGO Manta Trust Founder Guy Steven, and later became Manta Trust Project leader for the Federated States of Micronesia and the Marianas Islands. Julie is also a board member and scientist for Hawaii Association for Marine Education and Research. Currently, she has expanded her area of study on manta rays throughout Micronesia such as Northern Marianas, Yap, Outer islands of Yap-Ulithi, Pohnpei, and the Marshall Islands. Starting in 2015, Julie Hartup along with fellow scientist Jennifer Cruce created Micronesian Conservation Coalition with extensive help and assistance from Whitney Blandford and Carlotta Leon Guerrero, co-founder, and Director of Ayuda Foundation.

In an active seller’s market, there’s a huge advantage for real estate agents who utilize multiple offer strategies. There are inventory issues in many of the markets in our country right now, which can be difficult for buyers, sellers, and agents alike. In today’s episode, Dale Chumbley shares several best practices for real estate agents to help your buyers or sellers win in a multiple-offer market. If a property is priced properly, it’s going to be competitive. As an agent, the best thing you can do is educate your client and let them know what to expect in the given market and how you’re going to help them through the process. It can also be helpful to have data to show the buyer, but don’t go back more than three months, especially in a changing market! Monica and Dale talk about some of the ramifications of overpricing; if you really want to drive competition, you may even want to price slightly down. Dale talks about what elements make an enticing offer. One of the biggest things he does is call the listing agent to figure out exactly what the seller’s pain point is and what would help. Establishing this good relationship with the listing agent creates a better stress level for everybody. If you can give a seller a month rent-back free, you can improve the net to the seller without having to see the appraisal come higher. Having strong offers where you can improve the net to the seller is important, especially in these multiple-offer deals. Dale talks about the low appraisal addendum in his market, and how it can give the seller peace of mind. A clean offer is a strong offer. Completely fill out the purchase and sale agreement, and establish respect in the transaction. Having all forms filled out sets a good standard for moving forward. There are also some other best practices, such as not asking for repairs upfront, and an easy way to make comparables with closely related properties. In all of these situations, a call to the listing agent made all the difference. As a real estate agent, make sure you are creating these positive relationships! Bringing the lender into the fold can also be beneficial. Love letters and escalation clauses are more risky and controversial pieces of the closing process. As a listing agent, it’s important to explain to the seller the consequences and liability of accepting love letters. These are falling out of best practice — it’s more important to know if they are qualified or not. An escalation clause is a document that states how much the buyer is willing to pay over the list price or highest other offer, up to a certain point. For both love letters and escalation clauses, many sellers are putting it in the listing whether they want to accept either. It is more encouraged to put your best offer forward, and as a real estate agent, you want to be able to present your buyer a signable offer. Monica and Dale talk about finding some “off-market” or hidden properties that aren’t in the multiple offer market. As an agent, it’s important to keep an eye out on these listings or even neighborhood apps to get a feel for what might be out there. Vendor partners can also be incredibly helpful in getting clients. For a listing agent, communication with the seller for their timeline and needs is the most important thing to establish. Pricing will be different depending on when they need to be out, their expectations, etc. It is important to set expectations and explain the value of pricing their home properly. Dale’s final word for buyers is: be patient — trust your real estate agent, be patient in the process even though it can be challenging. When it comes to pricing, it’s important to provide perspective for your clients. In the long run, sometimes the win isn’t getting the best deal, it’s getting the home that you want. Public or private school? Today, we focus on the latter. As the Hawaii Association of Independent School marks its 50th anniversary, we talk past present future of private schools across the islands. We have seen several closures of schools struggling to stay afloat in the face of rising tuition and falling enrollments in the past decade. New licensing rules kick in this summer, so what's the snapshot on the horizon as we begin 2020?

Listen if you can, or check out the key points below: Opportunity to Testify - One of my goals for the year is to inform the RAM community of more opportunities to testify on issues you may be interested in, even if RAM might not be taking a position on the issue. Increased civic engagement on the part of our members is the key to demonstrating RAM’s values, and enhancing our profile as an organization. With that in mind, I encourage you all to look at the agenda for the upcoming Governance, Ethics, and Transparency Committee meeting scheduled for Tuesday, January 21st, at 9 a.m. In particular, there are a couple of proposed charter amendments that the committee will be considering. The first (GET-10(3)) would require an increase in the minimum required percentage of certified real property tax revenues deposited into the Affordable Housing Fund, and the second (GET-10(7)) would establish shorter lifetime term limits for council members of two four-year terms. Both of the proposed amendments would need to pass through committee and the full council, then be included on the general election ballot, prior to becoming law, but they are interesting ideas that are still worth examining and testifying on. If you want more details regarding the functions of the job or required qualifications, you can find links at mauicounty.us Heads up on HAR Priority Bill - RAM and the Hawaii Association of Realtors are currently advocating for a bill that would streamline the land use process for affordable housing projects by allowing the counties to reclassify lands that are 15 to 100 acres, provided that 50% or more of the units are affordable at or below 140% of the Area Median Income. We believe this legislation will better empower the counties to meet their affordable housing needs while streamlining the regulatory process as it relates to district boundary amendments. The bill can largely be credited to RAM’s own Lawrence Carnicelli, and you can expect to hear more about it throughout the legislative session. The reason I bring this up is because I will be calling on everyone to provide testimony in support of this legislation over the coming months, and I don’t want it to be a surprise when I do. Robert Landau has served in almost every capacity imaginable, in schools and public, private and charter education at large. He describes himself as a futurist, but in truth, he is a wizard at “school renovations.” What is a “school renovation,” you ask? Listen to this on the road episode to find out. More than anything, Robert loves his students of all ages, a fact evident when visiting him at Maui Preparatory Academy, where he is Head of School. As recently as 2017, he was the executive director of the Hawaii Association of Independent Schools, an organization that preserves and strengthens private school education in Hawaii. Subsequently, he started his own education consulting business, “Two Roads Education.” Robert worked with not only private schools but also charter schools and the state Department of Education. Prior to that, he lived and worked abroad for more than 40 years in countries such as Switzerland, Indonesia, the Czech Republic, China, Cambodia and Singapore. He was a teacher and administrator in a variety of international schools, which were English-medium schools for students representing an average of 60 nationalities from the business, diplomatic, entrepreneurial and private sectors.
