45. How Barbara Corcoran Overcame Dyslexia and Became the Queen of NY Real Estate

You probably know Barbara Corcoran as Shark Tank's straight-shooting business lady, who tells it like it is. But don't be fooled by her powerful persona. Though she's a true power player, she overcame many hurdles and setbacks to become a millionaire. Her childhood wasn't easy. She has dyslexia, and back when she was growing up, learning disorders weren't treated with compassion. She also shared a small two-bedroom suite with nine siblings! Talk about starting life with the odds stacked against you! As she started building her real estate career, her business business partner (and boyfriend) left her for her secretary. He even told Barbara that ‘she'd never succeed without him'. (Boy, was he ever wrong!). Not only that, but she almost lost the business during the "Black Monday" aftermath, and had to navigate a lawsuit against Donald Trump. But in the end, she beat the odds, and became the queen of New York real estate. This is a story about staying strong and overcoming the obstacles on the road to success. Check out this episode to learn how she did it. P.S. I've adjusted most dollar figures in the story to 2022 dollars to make the story flow better. The $66 million deal amount was not adjusted. One of the smartest things that real estate investors can do, to stay on top of the industry, is educate themselves about the markets and economy. Fortunately, even if numbers aren’t your strength, Dr. Peter Linneman has a great deal of insight to offer. Peter has founded several real estate investing companies throughout his career, including Linneman Associates. He’s also the Albert Sussman Emeritus Professor of Real Estate, Finance, and Business Public Policy at the University of Pennsylvania’s Wharton School of Business. (Fancy, right?) Plus, Peter was named one of the “25 Most Influential People in Real Estate” by Realtor Magazine, and one of the “100 Most Powerful People in NY Real Estate” by the New York Observer.  It’s safe to say: Peter knows his stuff. In this interview, Peter shares his take on how the housing market has been held back by the Fed’s hyper-low interest rates, and how we’re in the process of getting caught up to current market-rates. Also, senior housing complexes/retirement communities have recently become a hot topic among real estate investors. Peter explains the demographics and numbers behind this strategy, and shares his take on whether investing in these properties now could be a profitable opportunity. So, find out: does the math add up?

Barry discusses the unique structure of investments by foreign buyers, the special U.S. estate tax considerations that foreign investors face, and a special structure that Warshaw Burstein employs for some clients to reduce estate tax liability. They address the issue of whether foreign investors pay more than U.S. investors for the same assets, and a recent development - the qualified opportunity zone program -- that allows deferral and reduction of capital gains liability. Finally, they weigh in on how long the New York real estate boom can last.
