They fixed it up, added value and refinanced it, to pull money out, and put those profits into another property. They did that 20 times as quickly as possible, allowing Michael to retire at just 25 years old!Michael is now CEO of Keyspire and Chairman of The Sarracini Group. Michael and his team have trained more than 100,000 real estate investors and helped them generate tens of millions of dollars in net worth. Part of her strategy is segmenting hashtags by the numbers. 75% of the hashtags she uses could have less than 10K posts. It was time to get into real estate investing. While in college with no job, very little money, and no experience, Scott bought a house and moved out of his rented room. Now he wanted more. Over the next few years Scott started amassing more and more rentals, taking as many financing options as he could get his hands on. By the time he was 25, he already had 25 units and a significant amount of profit coming in every year. This only pushed Scott to strive for bigger and better deals. Now Scott owns hundreds of rentals, and spends his time between Florida and Canada, finding more deals, and fixing up more rentals. Scott is a tried and true investor, one who has gone through different market swings, different fads, and many different tenants. Billy Gleason is the CEO of Billy Homes, LLC. Making a nice living in corporate America he would never make the money or have the schedule flexibility to provide the life he wanted for his new family. Being a son of a constructor and spending his summers helping his father, he developed handy skills. Coupled with years of corporate sales training and an entrepreneurial itch, he made a success at real estate investing. Self-taught woodworker, epoxy artist and business owner, Lindsay Russell sits down with Nat and Ang to chat about how she has utilized the power of Instagram to grow her following, create unique collaborations and as the number one tool to sell her handmade products. Instagram for Business. Ang asks if Lindsay intentionally started her Instagram account to sell her products or if that organically transpired. Lindsay notes that 3/4 of her sales come directly from Instagram. Her Instagram account was created in response to her audience and fans asking if she were on the platform. Instagram Growth. Having just reached 15k on Instagram, Nat asks Lindsay about her tips for growing on Instagram? She candidly mentions that she is still learning on Instagram and through trial and error and testing new techniques has been helpful to find what works best for her business. But her top techniques that have helped her grow can be related to collaborations, giveaways and consistency. Collaboration through Instagram. Lindsay shares her collaboration strategy and it’s twofold. One strategy she shares is she sends free or discounted products to certain accounts that they can utilize in their own Instagram photography. Before this was an informal process but she has since implemented a mutually beneficial agreement. Some of her collaborations include work with @chefdevan and @chefsomm Her other type of collaboration is with other makers which has created opportunities to co-create art together. Instagram Success Story. Lindsay shares one of her recent successes on Instagram where one of her charcuterie boards was shared by Canadian businesswoman, investor, author, television personality and self-made millionaire, Arlene Dickinson. And recently had her boards featured on HGTV’s, Scott Mcgillivray’s Vacation House Rules.It’s not your audiences job to find you. It’s your job to find your audience. Instagram Features. Lindsay shares that of all of the tools and features on Instagram, she really enjoys utilizing Instagram Stories. She previews her upcoming pieces as well as behind the scenes.Instagram Hashtags. Lindsay uses different groups of hashtags and keeps them relevant to what she is posted. Part of her strategy is segmenting hashtags by the numbers. 75% of the hashtags she uses could have less than 10K posts. An international volunteer initiative, Habitat for Humanity Canada’s Global Village program is driven by thousands of volunteers each year who work hand in hand with Habitat Canada and local Habitat for Humanity organizations around the world to build decent and affordable homes for people in need of housing. It’s a part of Habitat’s vision that everyone should have a decent place to live – both at home in Canada, and around the world. Erin O’Neill is Habitat Canada’s Vice President, Global Engagement. “Habitat’s Global Village program allows Canadians from all walks of life to engage in our global mission in a hands on way by building alongside communities and future Habitat for Humanity homeowners to build and improve their housing and shelter,” says Erin. “Volunteers help in a number of different ways – from building new homes to upgrading existing homes with improvements such as latrines, water filtration systems infrastructure or smokeless stoves.” In this episode, we’re joined by two ‘team leaders’ – Global Village volunteers who work with Habitat Canada to lead groups of volunteers to work on Habitat build projects. We welcome Janet Joy Wilson from Ontario and Ernie Fraser from his home in British Columbia.  Ernie has volunteered on more than half a dozen builds in Eastern Europe, including work on a homeless shelter in Poland. But he’s also led Habitat Canada Global Village volunteer teams across the country – in Iqaluit, Yukon and New Brunswick. Janet has been on build sites with Habitat for Humanity Guatemala and Habitat for Humanity Vietnam and has twice led Global Village volunteer groups to help Habitat build new and improved housing. I chat with HGTV star & host of Buyers Bootcamp Scott McGillivray about how to become a real estate investor in Canada, and how to go against the grain, take risks and go after what you truly want in life. Long description: It’s not every day you get to talk someone you’ve binge-watched on TV before. And man have I binged (okay, now it sounds like I’m a stalker). It’s just that I’m such a huge HGTV fan and have 100% watched every single episode of Scott McGillivray’s Income Property. As I mentioned at the end of the episode, I loved that show so much I even bookmarked a webpage application to be on the show. But I never applied. Partially because I was way too much of a scaredy cat, and partially because I didn’t own a house to transform into an income property (that’s probably the main reason actually). Although that dream may have gone by the wayside, the dream of one day talking to the one and only host of Income Property, and now Buyers Bootcamp, Scott McGillivray certainly came true! And who better to talk to on the podcast about becoming a real estate investor in Canada. I know I’ve mentioned a few times on the podcast how I’ve always had dreams of owning a few properties to rent out so I could have some passive income to fall back on in retirement. Well, I’m on my way slowly with owning my first property (my townhouse). Though that’s not really an income property as I currently live in it. Still, it’s a step in the right direction. As for adding on actual income properties, or trying my hand at flipping properties, I unfortunately have to wait a few more years. Since I’ve only been self-employed a year, my mortgage broker informed me I would need at least 3 years of self-employment records on hand when applying for another mortgage. So, I’ve just got a few more years ahead of me, but I’m hoping that in the meantime I can grow my income so my husband and I won’t have as hard of a time getting a good mortgage rate. But enough about me, let’s talk about Scott, because he’s amazing! Not only did he buy his first income property in his 20s as a university student, he was able to grow his real estate portfolio exponentially in just a few years after that. And fast forward to now, he’s one of the most popular faces on HGTV. If you wondering how that all happened, it wasn’t luck. It was a ton of hard work and finding people to say “Yes” when everyone around him was saying “No.” That’s the message I think I love the most from this episode. The message that the only way to succeed is just not giving up. As Scott mentioned, we’re trained to be workers in university, not leaders. Which is a big reason I believe that so many of us have trouble fitting in because we’re meant to be leaders or entrepreneurs. That’s definitely my experience, so it was pretty cool hearing Scott’s take on that. Scott also mentioned three key steps for success that I wanted to reiterate here. They can be used for real estate investing specifically, or achieving any type of goal really. 3 Steps to Achieving Your Goals 1. Gather Information This means taking the time to gather information for yourself so you have the tools and information to move forward. It could mean reading books or articles about the subject, watching informational shows like those on HGTV, or going to events or conferences. 2. Education Once you’ve gathered the information you need, it’s time to educate yourself. You can do this by doing case studies, finding a mentor or instructor, or shadowing someone who is an expert in that field. 3. Implementation Last but not least, you need to take action. As Scott mentioned, this is the step that most people fail at because they expect instant results or don’t fully see it through. You need to try, then try again. And if it’s not working and you keep failing, you need to go back to the first two steps to see what you’re getting wrong, then pivot.
