Everyday is a battle both in life and in business. The Arrowverse has come a long way and it started all the way back in 2012 when Arrow premiered on The CW. Congratulations, you got your real estate license...now what?There are close to 1.4Million Realtors in the united states. 1.4 Million!!! With new Realtors joining our ranks all the time. How are you going to make sure that, not only are you NOT part of the 84% of new Realtors that don't make it, but that can stand out from the crown and succeed?Before you go down the road of worrying about zillow leads etc etc. Learn and master your craft! Take inventory of all of the resources available to you that can help you be a great Realtor. Learn your contracts inside and out. Learn to be a great negotiator. Learn how to utilize the information available to you in the MLS. Learn the market. Know the numbers.Ideally your broker will help with this. Unfortunately in my market we see many brokers being too busy, or perhaps simply uninterested in helping their agents become better agents. Better stewards of the industry. They just want to collect their portion of the commissions and recruit more agents.Turn to your local association. Here at the Emerald Coast Association of Realtors in NWFL where I work we are lucky to have a fantastic association who is very education centric. We have FREE education offered almost daily! MLS, Contract, Core Law, Ethics, Negotiation, you name it we have it available. We do have to pay for the designation classes but thats expected. I recommend getting involved with the association in some fashion. I joined a couple of committees last year and got a lot out of it, so this year I continued on with one of my committees and joined another new one. Right now I am trying to figure out which committees I want to be part of next year. In these committees you will find other great Realtors who have a desire to give back to the Realtor community. Some of these agents will Mentor you and be happy to share ideas and strategies....sometimes even more so than agents in your own office.If your broker is not helping and your local association is not on par with mine you can attend classes in the eXp cloud university. This podcast is as much a journal of my own real estate journey as it is a way to try to help other agents. For 2019 I had set some pretty lofty goals for myself professionally. I set 2 goals. I wanted to sell 40+ homes AND I wanted to grow my own team of local agents. I realized quickly that January and February 2019 were going to be slow as they have been in the past years. I was already behind the pace I would need to reach my goals. This IS the year I breakthrough!!! I can't fail already. My big speed bump or hurdle was the expense of lead generation. You see, in order to hit my production goals, I need more leads. AND in order to be able to provide for agents on my team, I would need...you got it...MORE LEADS!Facebook Ads, Google Ads, Zillow Ads etc all cost money! Then when you get a heavy enough flow of leads coming in you need to make sure they are handled effectively to ensure conversion. Our friend David Tal from Agentology just mentioned a story about a top team in California that realized that 75% of their Zillow leads that bought a house, used a different brokerage because they were not following up with their leads effectively.So I needed MORE leads, and I needed LEVERAGE to ensure the leads were being handled correctly to maximize my ROI.A friend had reached out a few months ago asking about the beach market in my area. I thought nothing of it at the time but in recent weeks, I had seen posts and chatter about a new team forming HOMES + CITY and HOMES + BEACH.I reached out and talked to the team leader, asked all of my questions, did my "due diligence" lol. Then I reached out to my coach and bounced the idea off of him. With Coach's blessing I accepted the offer to join the team.The team has the lead gen systems already in place. Support and coaching is in place. I know am already receiving a flow of leads that feels like it will definitely allow me to hit my goals, and without that concern, I have bought back time to focus on maximizing my conversion. I also now have a brand and team that I can leverage to attract other agents and grow my local team to work with me. Its a win-win for me.Teams are becoming to the new brokerage if you will. A brokerage within a brokerage. Now teams may not be for everyone. Some people were just meant to be lone wolves lol. We’ve talked about it on previous episodes so it should come as no surprise that most of us agents do not enjoy making phone calls. We spend an ungodly amount of money on leads but then are terrible at converting them and following up with them. As part of my Professional Development Committee duties I volunteer to monitor some of the classes that are offered at our local Realtor Association. Last week I had the pleasure to sit in on 2 days of GRI 100 classes being taught by Ms Patti Ketchum who is a Florida Realtors Instructor out of Tallahassee and someone with great experiences that really made the class fun.While I was in class and we were discussing the Code of Ethics, the document that separates us from common real estate agents, I began thinking..."How many Realtors have actually read the code of ethics, start to finish? Of those how many understand it? Of those how many have a solid handle on how it should be interpreted in our new social market?As we discussed the 17 articles and all of their Standards of Practice (SOP) I realized that Article 12 which deals mostly with the marketing side of things, when explained to the class there was no mention of social media, or online marketing. The examples were mostly about signs and postcards.So if it isn't being brought up in classes....are our agents, new and seasoned being made aware of the pitfalls and potentially harmful situations that may arise when using new systems.Are we taking the time to learn the contract and addenda being used in our markets? I mean really taking the time to learn the contracts? I dont know what it is about this week. Maybe all of the amazing feedback from my friends that attended Agent 2021 last week. Maybe it was the recent 4 hour coffee chat with a local agent. Maybe it's hearing all of the horrible advice being spewed across social media in real estate groups. Well another year has come and gone. Was 2018 good to you? As I celebrate turning 45 and look back on what 44 and 2018 was like I did some things well, and others not so well but overall it was a good year. Lessons were learned and relationships were made, and THAT is where we will grow. As we review the 1st 5 episodes of Modern Agent Podcast what have we learned?1) Database is vital! If you dont have one start today! Shoot for having approx 300 people in your database. As Neil said think of the people you would invite to your wedding.2) Relationships! now that you have your database started really spend some time getting to know these people, even if they are your best friends, pour into them!3) Time management. Plan your day out, make the most of every minute and be intentional! Planning a trip across town to have coffee with a client, stop and drive by the 2 new listings that are on the way.4) Relationships! Keep reaching out and giving to your database. The statue features Diana in an action-ready pose, bracing for combat with her sword and shield in hand. The base suggests it will interlock with other statues, though on its own is rather boring. Still, the lush reds and rich golds and blues are stunning, and Kotobukiya always excels at sculpting hair. The statue also holds a well-crafted resemblance to Gal Gadot, who has her trademark golden lasso at her side. Wonder Woman will retail for 13,800 Yen, which translates to about $124 USD. She is shipping sometime in July of 2017. Turns out, he was teasing the Black Canary! BIG BELLY BURGER - Big Belly Burger, a fictional fast-food restaurant in the DC Universe, is the fast food of choice for people who are in hiding, in jail, or otherwise cut off from the world on The Flash. Here, we saw Team Arrow hanging out there in Hub City while Felicity got it delivered to her in the Arrowcave during her side quest. FAMILY SECRET - When Talia refers to her agelessness as a "family secret," it's the kind of cutesy clue that Nyssa used to drop in her early appearances, where she didn't directly name-drop Ra's al Ghul or the Lazarus Pit, but made references that were pretty clear to people in the know. Back then, of course, we always wondered whether Ra's would ever make an appearance. Now, he's come and gone, and we know that this kind of vague dialogue is mostly to keep continuity tidy so that Oliver doesn't realize exactly who he's dealing with when Ra's and Nyssa come in later. THE FLASH & CAPTAIN SINGH - In what Marc Guggenheim tweeted was the quickest crossover Arrow has ever done with The Flash, we got to see Barry speed (in costume) into his boss's office to vouch for Green Arrow. What's nice to see is Captain Singh, Barry's boss, who hasn't been seen much this season. It felt a bit like last night, when the long-absent Miss Tessmacher from Supergirl had a quick cameo on The Flash. SONUS - Sean Sonus, alias Discord is a sonic villain who fights Green Arrow and Black Canary. He first appeared in Green Arrow and Black Canary #15, and was co-created by Arrow EP Andrew Kreisberg and artist Mike Norton. DINAH DRAKE - "Dinah Drake" is actually the name of the original/Earth-2 Black Canary, who existed in the comics before Dinah Lance did. ARROW NEWS:   New Arrow Episode Gets A Russian Title As It Begins Production (Date: 30 Jan 2017) Marc Guggenheim, the show's executive producer, shared a cover of the new episode's script, and let fans know that it was beginning production. Later, she married a man named Larry Lance and subsequently changed her name to Dinah Lance. Inspired by Dinah, her daughter Dinah Laurel Lance would go on to become a founding member of the Justice League. When the New 52 restarted DC Comics' continuity, the Black Canary legacy was retconned, and Dinah Drake was restored as the one and only Black Canary. (Date: 01 Feb 2017) Helix was a supervillain group led by Dr. Benjamin Love, aka Mr. Bones. The members were six mutated children who had been experimented on and then kidnapped by Love. They grew up to be a rather bizarre cast of characters, including Kritter (a human/dog hybrid) and Baby Boom (a young child who can cause explosions with her mind). It's safe to assume that any future appearances of Helix will certainly be way more grounded in reality - with any mention of the original characters probably being used as online screennames. This is similar to the inclusion of the secret organization Shadowspire in Arrow, which was given a much more realistic makeover. When recently discussing the dynamic between Felicity and Diggle going forward, Arrow executive-producer Wendy Mericle mentioned that the events in 'Second Chances' will play into the rest of the season. "Part of what kicks [Felicity] off down this darker path is she's going to find evidence to exonerate him -- and [Diggle's] going to have to deal with the fallout of the fact that Felicity is now going down a questionable path in part because of him." With that in mind, there's a very good chance that tonight's episode will not be the last time we hear of Helix on Arrow. Details on his return are still scarce, but the actor gave EW a little tease of what to expect. “I was there last week,” he shared at Honda's “Hockey Goes Hollywood” event in Los Angeles. “I can tell you that my scenes are with Grant [Gustin] and Danielle [Panabaker]. And I may or may not be alive.” That last part is key, considering the last we saw of Ronnie, he died as a result of destroying the singularity that opened up the path to Earth-2, where that planet's Ronnie was a villain named Deathstorm. The project comes from Greg Berlanti, king of the CW's DC universe. Fox brass ultimately decided that the superhero show was not a good fit. The CW is home of Berlanti Prods.'s four DC/WBTV superhero series —  Supergirl, Arrow, The Flash and Legends of Tomorrow, which Berlanti also co-created. That makes the network a suitable home for Black Lightning, which would give the CW's DC universe its first major African American superhero.
