In the past few years, museums of contemporary art have come under a fair deal of scrutiny. Pressures from groups such as Decoloinise This Space or the oxycontin scandal have forced changes to the governance of some of the world's best-known institutions. At the same time, the work of journalists and museum scholars has revealed that the relationships between trustees, curators, collections, and the public are often far more complex than the narratives of public benefit and private value would have us believe. Nizan Shaked's Museums and Wealth: The Politics of Contemporary Art Collections (Bloomsbury, 2022) is a critical analysis of contemporary art collections and the value form. In the United States, institutions administered by the nonprofit system have an ambiguous status as they are neither entirely private nor fully public. Among nonprofits, the museum is unique as it is the only institution where trustees tend to collect the same objects they hold in ‘public trust' on behalf of the nation. Shaked argues that the public serves as an alibi for establishing the symbolic value of art, which sustains its monetary value and its markets. In The Rise and Rise of the Private Art Museum (Lund Humphries, 2022), Adam tracks the phenomenon of the collector's museum in the 21st century. There are some 400 private art museums around the world, and an astonishing 70% of those devoted to contemporary art were founded in the past 20 years. Although private museums have been accused of being tax-evading vanity projects or ‘tombs for trophies', the picture is complex and nuanced. Private museums can add greatly to the cultural life of a community, giving a platform to emerging artists, supplying educational programmes and revitalising declining or neglected regions. But their relationship with public institutions can also be problematic. Are museums purely public affairs? How do private collections serve the greater good? What happens when these missions become confused? Georgina Adam and Nizan Shaked speak to Pierre d'Alancaisez about the 500-year history and the recent rise of the private art museum and consider if even public museums are, in the end, private. Given that, where do you see the current state of affairs to be in the multifamily sector? I see some well-respected and experienced investors turning away from multifamily because they feel the sector is overinflated and viable deals are just not there in this market?  What do you say to that? Some investors are turning to the motel/hotel sector. A sector hit hard this past year.  The thinking is that crisis leads to opportunity.  Warren Buffet is known for buying when everyone else is selling and vise-a-versa.  What is your advice to those considering investing in the motel/hotel sector? Others turning from multifamily apartments are looking to mobile home parks as an alternative investment.  What advice do you have for those considering mobile home parks as an investment option? In this episode, Nizan Packin, Assistant Professor at the Zicklin School of Business of Baruch College, City University of New York and Affiliate Fellow at Indiana University Bloomington Program on Cybersecurity and Internet Governance, discusses her article, "RegTech, Compliance and Technology Judgment Rule," published in the Chicago-Kent Law Review. Packin begins by defining what Regulatory Technologies are, and details the growth of technologies that disrupt and assist processes in the financial sector. She notes that a number of new entrants into the financial sector that perform the services of banks, termed 'non-banks,' have a number of unique regulatory challenges. She describes the goals of financial regulation, and the promises and perils of RegTech adoption to help address these regulatory goals. And she concludes by stating what policymakers, companies, and regulators should take away from these developments. Nizan Mosery is killing it in the real estate industry. He does multifamily and commercial investing. He is living the cash flow life. Nizan is also really good at raising private money. In this show, we talk about Nizan’s love of traveling, his radio show The Traveling Investor, giving back, and how he cut his hair for the Wounded Warrior Project. Nizan shares his story and emphasizes finding yourself, being still, real estate investing and more in this episode. Topics on Today’s Episode: The concept of being a traveler. Nizan was out of the country for about 15 years. He was on the beach in Israel and a friend asked him to to go India and he said yes, and continued traveling for about six years. Nizan met his wife in Portugal. They had two daughters and came back to the states in 2009. He loves traveling and meeting amazing people. The mission of giving back to investors to make their lives better. How Nizan had to cut his hair through raising money for the Wounded Warrior Project. Nizan is from Brooklyn, New York. His mother was a holocaust survivor. His parents didn’t have a formal education, but they understood building something for yourself. There are those that pay rent and those that collect rent. You always want to collect. They bought commercial real estate in New York and Nizan worked in all aspects from the ground up. He went to Israel when he was 25 after his father died. Finding yourself and taking moments to be really still. Planting strong roots and still being able to travel and fly. The deeper the roots the higher we fly. Nizan opened a raw vegan restaurant in Israel. When he moved back to the states he got his broker license. He also founder Cornerstone Investment Partners. The importance of educating yourself about all of the different types of real estate that exist. Pinpoint the one shiny penny you are going to run at. Don’t go too thin. Educate yourself on everything. Then pick one and become the expert. Be a marketing machine and your product is real estate. Make an inventory list of what you bring time, money, network of people, inventory. What do you need? A sponsor, earnest money, loan application money, money for the equity portion. This is putting the puzzle together. The importance of having a great team. As well as networking and talking to everybody and being sincere and building relationships. Putting out LOIs to show the broker that you want to buy. Look at passive residual income as a goal and never quit. "Construindo prédios eu vi que o que eu gostava mesmo era de vender os apartamentos" Sérgio Valente é presidente de uma das mais importantes agências de publicidade do país, a DM9DDB, reconhecida como uma das mais criativas do mundo. Baiano formado em engenharia civil, ele trocou de profissão e largou tudo para perseguir o sonho de trabalhar com propaganda. Depois de um tempo trabalhando com publicidade na Bahia resolveu tentar a sorte em São Paulo, onde se juntou à turma da famosa “casa da rua Jauaperi” e, se valendo do seu talento musical, foi compor jingles na produtora RB. Suas composições chamaram a atenção de Jacques Lewcowickz, que o convidou para se juntar à equipe da Lew, Lara. Depois de um tempo na agência recebeu outro convite, desta vez do Geraldo Walter, que comandava a divisão institucional da DM9. Depois de muita resistência de Nizan Guanaes, ele foi contratado pela agência como redator júnior e onze anos mais tarde, aos 40 anos, ele assumiu a presidência da agência. No Trip FM, Valente fala sobre o mercado de publicidade, sobre curiosidades de sua trajetória e sobre a mudança de carreira, o grande ponto de virada em sua vida. "Na minha família foi um inferno trocar de profissão. Mas foi construindo prédios que eu vi que o que eu gostava mesmo era de vender os apartamentos", ele ri, fazendo referência ao começo como engenheiro civil, seguindo os passos de um tio. "Tem um grande amigo meu que é o padre Irala, que foi quem me apresentou o Nizan Guanaes, que me disse uma vez: 'não pense que você perdeu tempo com a engenharia, porque tudo na vida é a experiência que você teve'. E isso foi incrível na minha vida. Engenharia não é construir prédios. É construir coisas. Por isso que o presidente do Itaú é engenheiro, o presidente da Telefônica é engenheiro, e assim vai." "Na minha família, foi um inferno trocar de profissão. Mas foi construindo prédios que eu vi que o que eu gostava mesmo era de vender os apartamentos"   Sobre a relação com Nizan Guanaes, ele contou como conheceu o grande nome brasileiro da propaganda, aproveitando para contar sobre a fechada de porta que levou do grande amigo logo que chegou em São Paulo, ainda em 1992. "Quando eu conheci o Nizan eu tinha 14 anos. Meu relacionamento com ele era muito próximo. Ele me incentivou a trocar de profissão, porque sabia do meu interesse pela criação. Quando eu vim pra São Paulo trabalhar, ele estava começando a DM9. Quando cheguei lá, ele disse uma coisa muito dura, mas que hoje eu agradeço imensamente. Ele disse: 'nós somos muito parecidos. Se você começar na publicidade pela minha mão, todo mundo vai dizer que é porque você é meu amigo. Você tem que vencer pelo seu próprio talento, por isso você não vai trabalhar aqui'", revelou. "Se eu realmente tivesse entrado naquela DM9, talvez eu não tivesse essa história. A ralação foi muito importante pra mim. A história foi toda importante e eu agradeço ao Nizan por isso." "Ouvir isso foi muito duro. Claro que eu queria que ele tivesse aberto a porta para mim. Mas o fundo ele tava certo. Se eu realmente tivesse entrado naquela DM9, talvez eu não tivesse essa história. A ralação foi muito importante pra mim. A história foi toda importante e eu agradeço ao Nizan por isso."
