If you just held on to properties long enough, even without successfully executing on a business plan, you fared well. However, an oversupply of capital resulted in overly unrealistic underwriting for both lenders and operators, and distress has ensued. In more recent years, the tide has changed, and a much higher degree of expertise is required to be successful. Jack Cohen, Managing Director of ArrowMark Partners, and prior owner of Cohen Financial, has a 40+ career in commercial real estate lending and investing, and was one of the largest commercial real estate lenders in the nation.

He brings interesting questions to the table: “When investors look at their investment processes, as well as the investments that they made during 2019-2024, what have they learned? What worked? What would they have done differently? ALL of us backed projects and sponsors during this period that ultimately played out very differently than we thought. Some played out better, some played out worse, than we thought. What can we learn from this? Can we finally agree that cash flow matters? That our space – Commercial – is defined by income producing real estate. That means we actually must underwrite tenants' capacity to pay rent as well as a sponsor's ability to manage expenses properly. SOFR has gone up and today the marketplace is mostly financed with short term floating rate loans. Did we not learn this lesson in the 1990's with the failure of Long-Term Capital Management? The punchline is to match duration of assets with liabilities. Borrowing short on a long-term asset has its risks.” WOW!! When airstrikes are the norm, and screeching sirens interrupt each day, warning you to seek safety and shelter in a minute or less? When ordinary life ceases and the top of mind issue is simply staying alive? Avoiding disaster? Breathing? On October 7th, Miriam Green, an AlzAuthor living in Israel, found her life as a caregiver turned upside down when terrorists invaded her country. In this podcast, she shares with us the horror and brutality of what occurred, how her country, her family, friends and community have been affected by this conflict, and how they are dealing with it. Liz and Ben are blessed by two returning guests, the Rev Dr Avril Hannah-Jones and Dr Charlotte Pezaro, as they go on one last visit to Roundworld - this time as clerics, wizards and librarians clash over who should take ownership. It's Terry Pratchett's fourth and final collaboration with Ian Stewart and Jack Cohen, 2013's The Science of Discworld IV: Judgement Day. Ponder Stibbons has just activated Unseen University's latest “Great Big Thing”, the culmination of six years' research (and spending) into the frontiers of magical knowledge. It summons a side effect: improbably-named librarian Marjorie Daw, from the even less probable universe in a bottle, Roundworld. Marjorie decides to stick around when she discovers her entire universe is under threat: the Church of the Latter-Day Omnians, who believe the Disc is round, think Roundworld should be theirs. After surviving elves and Auditors, will it be lawyers and priests who decide Roundworld's fate? This time in the (really short!) fiction chapters, the wizards barely visit Roundworld at all; Ridcully spends most of his time talking to Marjorie, before the last few chapters detail the trial - sorry, hearing - of the century. In the non-fiction chapters, Jack and Ian do talk about science...but mostly about religion. Their big idea this time revolves around Gregory Benford's ideas of human- and universe-centred thinking. As the fiction pits priests against wizards, you can probably see where this is going. We certainly could, and we'll be blunt: we didn't like it. Is this really a book about science? How do the authors' ideas of “religion” gel with yours - or even Pratchett's previous books and writing on the subject? What did you think of Marjorie Daw? Le narrativum, l'impératif de narration, met en effet la magie au service du déroulé d'une intrigue, c'est le cas dans le merveilleux des Contes comme ceux de Perrault, qui n'hésite pas à contrebalancer les effets surnaturels des bottes de Sept lieux par un soudain prosaïsme, et à jouer sur l'écart entre merveilleux et réalisme. Pourtant, la magie ou la sorcellerie, quand ils sont adossés au principe de causalité, ne relèvent ni du miracle, ni même du caractère délibérément arbitraire du merveilleux des contes de fée. Et à regarder l'évolution de la littérature de l'imaginaire, notamment en fantasy, on ne peut s'empêcher de remarquer que les grandes sagas populaires empruntent, peut-être de plus en plus, à cette logique : ainsi, dans Harry Potter, la magie s'apprend. Bien qu'il s'agisse de psalmodies, de non de chocs mécaniques et de principe d'inertie, de mêmes causes entraînent de mêmes effets ; les disciplines les plus éthérées, comme la Divination, sont raillées par les esprits rationnels ; la magie n'a pas seulement des règles, elle a des lois formulées sur le même modèle que celles de la physique, comme si le surnaturel devait obligatoirement se doubler d'une justification scientifique suffisamment crédible pour suspendre l'incrédulité du lecteur. Cette tendance s'est-elle généralisée, et si oui que révèle-t-elle sur nos conceptions du surnaturel ? Motivé·e·s par leur libido sciendi et leur expérience d'écrivains de fantasy et/ou de science-fiction, nos invité·e·s évoqueront ce qui, dans les univers de fiction, échappe aux lois de la nature telles que les modélisent les sciences modernes dans notre réalité. Composer un univers qui laisse place à la magie, à la sorcellerie, aux savoirs occultes, s'agit-il de mettre en oeuvre d'autres lois, d'autres invariants diégétiques dont on pourrait tirer une science fictive ? Et si oui, les auteur·ice·s sont-ils conscient·e·s du modèle qu'ils empruntent à la science ? S'agit-il d'un impensé ou au contraire, comme le génial Terry Pratchett, s'amusent-ils à détourner et subvertir les codes de la scientificité, nous rappelant au passage cette chose fondamentale, à savoir que la science est aussi d'abord, une création humaine qui puise au même langage de la fiction ? Welcome back to the second season of the Sit With Snit podcast. This season is focussed explicitly on sitting with singlehood; how to live a meaningful life while still searching for your life partner. We process ideas and topics by engaging in thought-provoking conversations with different speakers.   For our sixth episode, I am so excited to officially introduce the first male to make it on the Sit With Snit podcast. He is a legend and doesn't need an introduction. I think that if you know him, and you know him, well, then that's all there is to it. And for those of you who do not have the honor of knowing Rabbi Jack Cohen yet, I will tell you a little thing or two about him. You might know him from his days working at Meor Manhattan, now known as Olami, Manhattan, or even before that on UPenn's campus with MEOR, or maybe you happen to be one of the millions of Venezuelans who are related to him here in Miami. Rabbi Jack is currently the Director of Jewish Education and Community Engagement at Hebrew Academy (RASG) in Miami. He is passionate about being involved as an educator and mentor in people's lives directly, together with community building, but is also interested in exploring technological or otherwise avenues for making Jewish wisdom accessible to many more people.  Either way,  our guest is near and dear to my heart; I am very blessed to call him a Rabbi, mentor, spiritual practitioner, and step-cousin. We're still working on all the many labels, and you'll hear me allude to them on the podcast, and I milk it, I milk it. I knew I wanted Rabbi Jack on this podcast from day one because he was one of the people who pushed me to launch this season. He kept saying, "Hannita, you have to do it! Like give me a time and day, and let's make it happen." And sometimes we need that, you know, push to get things going. In the (short) fiction chapters, the wizards must once again travel into Roundworld history, this time with a clear mission: to get Charles Darwin onto the Beagle so he can write The Origin of Species. Science comedian and public health nerd Alanta Colley joins Liz and Ben on their second trip through Discworld into Roundworld, as they join Rincewind and the wizards of Unseen University in Pratchett's second collaboration with Ian Stewart and Jack Cohen: 2002's The Science of Discworld II: The Globe. While on a team-building exercise in the woods near Unseen University, Archchancellor Mustrum Ridcully and his faculty are accidentally swept along when something makes its way through the Discworld into Roundworld. That something turns out to be elves - nasty, parasitic lifeforms who feast on the imagination and emotions of others. Roundworld - the universe in a bottle created by the wizards' experiments, which somehow runs without any magic - has been altered by their presence. Now the wizards - including Rincewind, the long-suffering Egregious Professor of Cruel and Unusual Geography - have to find a way to get rid of them without dooming the local human population in the process... Having entirely missed humankind in The Science of Discworld, the wizards are back for another go! And so are science writers Ian Stewart and Jack Cohen - but this time, they don't want to explain cosmology, basic physics and the history of the Earth, but instead sell you on the idea that storytelling is the essential ingredient that makes humans...human. Are we really Pans narrans, the storytelling chimpanzee, rather than Homo sapiens, the "wise man"? Is it wise to write a popular science book with an author who will guarantee the book will be read again twenty years later - and to include some "cutting edge" science, no less? What do a debunked psychological experiment, the term "overcommitment", and filthy explanations of fairytales have to do with it? And who's this shrewd and world-wise street wizard named Rincewind, and can we have some more of his adventures please? In addition to the 41 Discworld titles, he wrote 16 non-Discworld novels, a four-book series called The Science of Discworld (with Ian Stewart and Jack Cohen) and co-wrote the five-book The Long Earth series with Stephen Baxter. All this in addition to numerous graphic novels, short stories, theater adaptations… and much more. Prodigious doesn't cover it. His writing was clear, engaging, entertaining, thought-provoking—and don't forget extremely funny! So make it prodigious genius. I've said it before: in a hundred years, if there is still a civilization in a hundred years, Terry Pratchett will still be read and enjoyed. My guest today is noted wildfire and chaparral ecologist Rick Halsey. Rick authored the book “Fire, Chaparral, and Survival in Southern California”, and has given countless talks on the subject. Rick has a background in Environmental Studies, Anthropology, and Education, with degrees from University of California Santa Barbara and Cal State San Diego and UC Berkeley. In this episode we discuss the myths and realities of wildfire. There are many eye opening insights that, even today, get lost in the political rhetoric. We discuss the ecosystems of the west and their natural fire behaviors and how those were determined through charcoal records and tree ring analysis, the surprising negative impacts of fuel removal and prescribed burns, how indigenous fire management techniques fit into the discussion, simple solutions at the wildland-urban interface (WUI) such as exterior sprinkler systems, and much more.In particular, we discuss the causes and factors leading to the Camp Fire that destroyed the town of Paradise, CA in 2018, the Yosemite Rim Fire, Oakland Hills Firestorm of 1991, and more. While we focus extensively on California, the principles discussed apply to much of the west.We take a few tangents in the discussion, including an insightful view of Rick's education experience and approaches.As an educator, Rick was the recipient of the Christa McAuliffe Fellowship. Over the years he's fine-tuned his delivery and has a wonderful essay on his transformation from lecturer to the engage model.Through the years, Rick has combined his educational skills and knowledge of ecology to focus on chaparral habitats - the most important habitat at the wildland/urban interface in California's major cities. He is the founder and director of the California Chaparral Institute, which is dedicated to preserving what remains of California's chaparral through scientific research, nature education, and activism. Liz, Ben and science communicator Anna Ahveninen have the weird sensation of being a specimen in a jar as they discuss 1999's The Science of Discworld, co-written by biologist Jack Cohen and mathematician Ian Stewart. By bribing the Unseen University faculty with the promise of cheap heating, research wizard Ponder Stibbons gets permission to try splitting the thaum, the magical equivalent of the atom. The experiment is a success, but fills the University with dangerous raw magic. To use it up, sentient thinking machine Hex initiates "the Roundworld Project", the creation of a reality devoid of magic. The universe in a bottle that results has no narrative imperative, only one kind of light, and not a single star turtle. What it does have are rocks, flaming balls of gas and rules. This all seems very unnatural to the wizards, so there's only one thing to do: poke it with a stick and see what happens... After reading one too many "Science of Star Trek" books, science writers and Pratchett fans Jack and Ian joined forces with Sir Terry to write a book in which they would use the wizards' exploration of a bottle universe to explore our own, and the science that explains it. The concept was a bit of a gamble, and no-one wanted to publish it at first, but it proved a big hit, spawning three sequels and a major revision to this first volume, three years later. The Science of Discworld concentrates on the beginning and evolution of the universe and the history of life on Earth, with plenty of asides about the nature of science and how it is taught (including the now famous concept of "lies-to-children"). In between these essays, the Unseen University wizards poke our own "Roundworld" with a big stick and try to make sense of a world without magic - in part by forcing Rincewind into the role of virtual astronaut. Sometimes we're with our intergalactic traveler, and sometimes we wonder where they are. Understanding that we have to be in "their" reality helps us navigate this unusual planet. Life on Planet Alz is the true story of my guest, Jack Cohen, and his journey caring for his wife. Speaking to me all the way from Israel, we chat about his experiences, the challenges he and his children faced and, how providing care differs in Israel. Twelve-year-old Johnny Maxwell is enduring Phase Three of the Trying Times between his parents, which involves living with his Mum at his Grandad's place. His shortcut home from school takes him through an old rundown cemetery, where he knocks on a tomb door - and discovers he can see dead people. As Johnny gets to know them, the dead discover the Council has sold their cemetery for development - and they want Johnny to put a stop to it. While the gang delve into the history of Blackbury and discover a whole new side to their boring hometown, the dead begin to wonder if there might be more to life after life - earning the disapproving scowl of Mr Eric Grimm... Content note: this episode contains discussion of (fictional) suicide, from around 1:34:00 to 1:40:00. Johnny Maxwell and (most of) his friends are back, this time dealing with the mundane as well as the fantastical.
