You buck the trend of the average agent today, and that is you started your real estate career at Fox and Roach, right? Yes, I did. I did. And I've never, ever left. We've just changed names many times and I've gone along for the ride that, yeah, for sure. Amazing. And if, if without going into specific numbers, you've been at Fox and Roach now for over 30 years, correct? Correct. Yes. And I could have gone anywhere. Sure. Yeah. For sure. With your, with your pedigree now, now when you. Okay. Now I was going to say most agents have many choices and that that's, that's that's a great thing about real estate. We have so many choices and, and I remember when I joined, I was told, you know, if real estate, wasn't my thing, we had mortgage title insurance. I could try out one of those businesses. For sure. I I've actually long joked about the the real estate industry. And one of my favorite things about it is that you could sell the same home three times and it would be different each time, right? Yes. Yes, it would. So it's, I, I listened to a different podcast and I could hear your passion for the business still after 30 something years in the industry, I could still feel your passion as I was listening to you on this other podcast. And one of my favorite things about this business too, is that every person that enters this business, it seems like they're so positive. And more importantly, it seems like they're willing to bet their paycheck on the fact that they can wake up tomorrow and make a sale. What was it specifically that made you decide to go get your real estate license and starting the business? Well, like many other agents we all buy and buy houses eventually, and we either have a great experience or we might not have such a good experience. And depending on where we are in our lives. The issue, which is part of HW+ Premium Content, also highlights what the HousingWire editorial team believes could happen for each sector of the housing industry in next year's market. For some background on the interview, here's a brief summary of a recent HousingWire article on the 2021 housing market forecast:Even prior to the pandemic, housing inventory had hit record lows, and the problem has only gotten worse as demand continues to rise. Total home sales are outpacing new listings by a wide margin every month, and real estate tech company Homesnap foresees the shortage continuing in 2021 unless more sellers enter the market.The divide between supply and demand is striking: compared to last year, total new listings increased .22%, while total sales increased 19.29%. Homesnap said this trend could further drain inventory as 2021 approaches.Home prices have risen as a result of the mismatch in homebuyer demand and housing inventory. What if you could make $10,000 more on every flip, simply by paying less for capital? Homesnap’s “Pro” product   Homesnap has a new service that crunches data to show which homes in a neighborhood are the most likely to be listed for sale in the next 12 months.   The platform uses an algorithm that crunches millions of records, including MLS data, to come up with a “Likelihood to List” score. The service, available only to licensed agents, shows a “heat map” of neighborhoods color-coded to zero in on the homes most likely to go on the market.   Americans are equity-rich as home values rise   More than a quarter of mortgaged homes had an LTV lower than 50%   Almost 15 million homes in the U.S. were equity-rich in the fourth quarter, meaning their mortgages were 50% or less of their estimated market value, according to ATTOM Data Solutions.   Equity-rich properties were 27% of all mortgaged homes, matching the share in the prior quarter, the report said. About 3.5 million homes with a mortgage were seriously underwater, meaning the loan exceeded the value of the property by 25% or more.   That figure represented 6.4% of all U.S. properties with a mortgage, down from 6.5% in the third quarter. Among 8,262 U.S. zip codes, there were 451 zip codes where at least half of all properties with a mortgage were equity rich, ATTOM said.   Where are the highest equity levels? The San Francisco Bay area.   Boston had the highest equity-rich share in the Northeast, at 35.6%. Dallas, led the South, at 36.5%, and Grand Rapids, Michigan, led in the Midwest, at 27.4%.     African American homeownership lowest since 1968 — when Fair Housing Act passed: NAR official .   At a time when housing prices continue to climb and affordability continues to dwindle, the National Association of Realtors (NAR) is eyeing ways to diminish the racial homeownership gap.   “In 2020, there is still a persistent gap in homeownership rates between whites, African Americans, Hispanic Americans and Asian Americans,” Bryan Greene, NAR’s director of Fair Housing policy, said Thursday at the association’s second annual policy forum in Washington, D.C. “We’ve seen homeownership rates among racial groups steadily rise, but I think many of us would have expected rates to have risen more,” Greene added. “We did see that happen for a period from the early 90s to the early part of this century, but dramatically, at least for African Americans, we started to see that homeownership rate decline — so much so that last year the homeownership rate for African Americans dipped below the rate in 1968 when the Fair Housing Act was passed.”

You need to put down at least 10% for an equity share program, and it’s capped at a $638,000 mortgage.“These are two great down payment options. ”The second is the California Homebuyer’s Downpayment Assistance Program. This option is great for first-time homebuyers because it contributes up to 3% of the purchase price. This is primarily geared toward FHA buyers, and it allows you to put as little as 0.5% down. Since this program is a grant, it’s completely forgivable. This program does require you to take a class on homeownership, and there are income requirements, as well. You must also own the property for a certain amount of time.Lastly, I want to share with you an app we agents use called Homesnap. It’s called the HomeSnap app, and it’s the most accurate mobile application to use for your real estate search in San Diego.  The HomeSnap app is important to us in San Diego because, previously, third-party apps did not necessarily syndicate with our local MLS, which is called the “Sandicor MLS.” The Sandicor MLS has now partnered with HomeSnap to give current real-time data to both buyers and sellers so that when you’re doing your Internet search on your mobile app, you’re able to get real, up-to-date data.Many of the third-party apps that buyers are currently using in San Diego aren’t updated frequently enough. As an example, I just had a buyer send me five properties yesterday for our home tour this weekend, and all five of those properties were either already sold, pending under contract, or off the market. According to the third-party app that they were using to search for properties, though, all of them were still being presented as available for purchase. You won’t have that problem with the HomeSnap app. “With the Homesnap app, you’re able to get real, up-to-date data. ” What else can the HomeSnap app do for you?You can use its messaging feature to send information of a property you might be purchasing to your loved ones so they can check it out too.
