In this episode, Mike talks to Liston Witherill. Liston is the Author of Serve Don’t Sell, the Chief of Sales Insights at Serve Don’t Sell and is the host of The Modern Sales Podcast.  Questions Answered: What is the connection between environmental science and sales? Why do sales folks struggle with systems thinking concepts? Do you believe people struggle with practice? Why is it important to discuss ethics in sales? What challenges our ethics when it comes to sales? How can we create better alignment between business and personal ethics? Key Takeaways: Environmental Science and Sales both need systems thinking What are the variables and factors that influence how the system works? How can we picture our business as a system that has inputs and outputs? The only way to make sales a science is to have really large data points and the reality is, that is tough to get. We can apply the scientific method to sales - hypothesis, test, ask questions, isolate for certain variables. Science is about finding cause and effect. You must have a methodical approach and some repetition. People don’t know how or what to practice or what practice would even look like. Not having a process contributes to how a discovery call goes. Write out questions. The value of practice is it frees you up to be in the moment to ask really good follow-up questions. If you don’t have your team present in the same way, there is no way to optimize the process. We can’t pinpoint what causes success or failure when there is too much variability. It is important to sell ethically if you want to sustain being effective at sales and live in a way that is compatible with your values. It is important because the bottom line is, it is the right thing to do. Serve Don’t Sell - sometimes it means to give advice that’s counter to my own personal incentive. We need to understand what our boundaries are and then we need to honor them once we have reached them. Challenges to ethics - loss aversion, mindset and faith. If you have a bigger pipeline and you have more financial security, then it’s going to be a lot easier to honor your ethics. Have a clear understanding of what values your company has that you don’t want to honor. What you have control over always is your behavior. Key Takeaways: Spraying and praying approach is not working. Squinting too much to fit people in. Go back and use frameworks to readjust. Focus more on people, not numbers. We may know what we should do, but that doesn’t necessarily translate into what we do. Stop creating unrealistic plans for the day. Create a combo of sequences to use with various prospects. Personalize the sequence to the people. Try to add value every time you reach out. Common challenges: deals stall, pipeline development, articulating what we do, confidence. Focus on and celebrate the little things. If you go into it positive, you have higher energy, you’re more effective, you’re more useful to people. Establish gates you want to move through and celebrate as you go through the gates. What qualifies as a win can be a challenge. Make sure you are doing the basics. Follow-up is important. Amanda is the VP of Marketing at The Knot and Founder of a new side gig.  Questions Answered: What drove you to start building out a side business? How do you keep things straight? How did you start to get comfortable with saying no to things? What compelled you to go out and raise money this time? How do you say no to people? How do you deal with the pain, conflict and challenges? Why do we struggle with transparency? What does community mean to you? How do we overcome not wanting to be self-promotional? Key Takeaways: Ask everyday, how am I going to approach this day and what does success look like Don’t believe in “mommy guilt” Whatever I am doing in this moment gets my full attention. Focus and Finish Your defense is your email. Not every email needs an immediate response. Your offense is when you are in control of what you are doing. In the absence of information, people spin and they ask a lot of questions. I believe in pro-active communication. When people don’t have a true North Star, that’s when you get unnecessary emails. Experience is the best teacher. You have to do applications of these things. When it comes to saying no to business relationships, I think a lot about where it needs to start and it needs to start with knowing yourself. It’s ok to acknowledge highs and lows and talk about those openly. Someone has to be brave enough to go first. This creates a foundation of trust and further vulnerability. Community means to me people who found connection through usually highs or lows. Brands that try to be everything to everyone end up being nothing to anyone. Self-promotion is very different than stating your thoughts. Put your thoughts into the world. How do you create a great proposal? In this episode, Mike and Jody discuss best practices when it comes to proposal planning. Questions Answered: What goes into a proposal? Where does price go? What are some mistakes people make with proposals? Key Takeaways: One of the challenges people will make when coming to proposal writing is they feel like they have to put everything in there. I would challenge you to think of it as less is more. Elements of a proposal: problem we are solving for, why is it important to solve the problem, how do we solve the problem, price If we can cover all four of these things, we have given them a solid framework that they can use to justify a purchase. Proposal should be simple to understand and very clear. My preference is to deliver price as early as possible as late as necessary. At minimum on the first page so they don’t have to flip pages or scroll down. Don’t tell your organization’s entire story up front We tend to overcomplicate and make them too long. Development: The New Patron of the Arts

What exactly is the Serenbe Institute for Art, Culture and the Environment and why did Steve Nygren start it? As a restaurateur, Steve Nygren owned multiple locations and had a home in Midtown Atlanta, the city’s arts center. He saw firsthand the importance of supporting the arts and how it can strengthen and build healthy communities. Serving on multiple boards he came to realize how arts organizations continually struggle to receive sufficient funding even when the broader community and foundations do provide support. So when Steve decided to build a community from scratch, he knew arts would be an integral part of Serenbe and wanted to build in a permanent source of funding that would give an organization a financial springboard; so he created a stand alone non-profit organization, the Serenbe Institute for Art, Culture and the Environment. Built into the organization is a 1% transfer fee on every house sold or resold in Serenbe, and 3% fee for every piece of undeveloped land sold; since its inception, Serenbe has contributed over $4 million in funding to the Institute.Once all the legal details were in place the next step was finding someone to run it. John Graham became that person, starting as a consultant for the Institute and after becoming enamored with the community he decided to stay and became the Institute’s founding Executive Director. The first arts program, AIR Serenbe, an artist-in-residence program, kicked off the Institute, with big plans to fund a pottery studio. There was early success with the residency but no permanent home, artists stayed in resident’s extra bedrooms or garage apartments. Since then Serenbe partnered with Auburn University’s design build architecture program, Rural Studio, to build two dedicated artist cottages on the Art Farm at Serenbe. Then in 2009 Brian Clowdus showed up suggesting Serenbe needed a theatre. The Institute granted him a start-up budget of $40,000, and Serenbe Playhouse was born. Now 10 years later, it is a nationally-recognized outdoor theatre producing six site-specific productions, musicals and plays each year. Steve believes his restaurants were one of the first to turn retail centers to places to be because of the hospitality and food. His first Atlanta restaurant was on Peachtree Street, which in the mid-70's had been nearly abandoned, and his second was in Phipps Plaza, which was emptying of retail. Within 6 months of the restaurant opening, every retail space was leased. They were creating places through hospitality, and Steve knew when building Serenbe that they needed to have a place for people to gather around food. That first place was the Blue Eyed Daisy Bakeshop.Next was the architecture and design. Steve knew those two things could affect the attitude of visitors and potential residents, so he wanted Serenbe's design to reflect the message of what this place represents. We think of charm in architecture as being old buildings, but Steve realized it's really the scale, massing and how they fit together on the street, which could be replicated. He also realized developers had been building neighborhoods thinking of it just as a development, while he was more inspired by small towns. Because of this, Steve wanted Serenbe to have the variety that you would see in a town instead of a cookie-cutter neighborhood. After civil engineers have staked and graded each street, Steve and Phill Tabb walk through with a lot map and determined how far each house will sit from the curb and how tall the house will need to be for the rooflines to flow together. They then organize each transect so the movement from urban to rural atmosphere in Serenbe feels gradual. There are 5 within the first half mile in Serenbe. First you come from natural nature, 20-feet of undisturbed nature, into a place where houses are back in the woods. Then they introduce curbs, crosswalks and streetlights, and the houses start to form an urban wall with those on one side a step down from the hill and the other side a step up from the stream bed. Next you'll see homes with front porches all the same distance from the curb so it makes a more organized line. After that you'll see three-story live works that gradually go to four-stories that have retail, restaurants and residents all mixed together. In fact, the corner of Selborne Lane and Flynn Ridge has a single-family home, attached homes and retail spaces all in one intersection, which even in the most progressive cities is still not allowed because of zoning laws. This is why each neighborhood is shaped like an omega, allowing every front door to open to your neighbors and community (with front porches pulled close to the street for ease of communication) and every back door to give you access to nature.Most important, Steve wanted Serenbe to exude the beauty of nature. There are so many small things that people don't think about in their daily lives that add visual and noise pollution, and Steve wanted to remove those. “Sometimes recovery felt like a choice and other times it felt like a chore, but I knew I had to keep going. I am grateful to my previous self for sticking it out. Because I made a series of small choices then, I don’t have to make them now and can live comfortably. So kudos to my younger self. She was a bad ass” – JessJess is a therapist who primarily works with adolescents with eating disorders because she was an adolescent when she was in recovery. Now recovered from all types of eating disorders, Jess tells the story of what it was like to be in treatment and recovery as a teenager, and how she shifted her identity from someone with an eating disorder to someone who is a true bad ass. In the interview portion of this episode, Jess gives some advice for the loved ones of adolescents with eating disorders.
