Today's guest on this Best Of Edition of the Flipped Lifestyle Podcast is Kathy Martin of prealgebrateachers.com! Over the years Shane Sams has helped thousands of family-focused entrepreneurs start, build, and grow online businesses of their own. Several years ago Kathy joined the Flipped Lifestyle Community and started her online journey. She struggled her first year and after getting her first members - they quit. Kathy was relentless, prolific, and consistent. Now, she leads an amazing online community of over 500 members! In today's episode we talk about: How desire was critical at the beginning of Kathy's online business journey Overcoming mindset issues that entrepreneurs face every step in their journey How Kathy says “NOPE” when fear creeps into her mind to try to stop her growth Show Notes What triggered you to start your membership? (8:00) Kathy Martin had taught elementary school for a few years. But, one day she got an email saying she would have to teach high school students if she wanted a job - an age group she wasn't passionate about teaching. It was through that situation that she realized she didn't matter to that school system. When you come to those realization moments (much ink Kathy's), you know that you have to make another choice. To start a business and become an online entrepreneur - many times it is this moment that triggers us to change our families' future and change our trajectory. Having hundreds or thousands of people in your membership, not only do you matter - you are leading and matter to a LOT of people! Having grit - not giving up. (22:00) There was a time when what Kathy was trying to do in the online space just wasn't working. There were times she could have given up but that God she didn't! We all go through those moments (especially as entrepreneurs) when we feel like giving up on our dreams. In those moments Kathy reflected on the issues she was having and the fact that she could solve those same problems for so many others. She knew she had to refuse to quit for them and herself too! Kathy's N.O.P.E system. (26:00) When Kathy is struggling with her mindset and imposter system she breaks her thoughts down like this: N - Notices what she is thinking. O - Opposes those “who am I” thoughts with remembering who she is. P - Programs a new thought. E - Exits the old thought. You control your thoughts - whatever you want to feel, you can feel it. If you keep thinking, “who is going to listen to me,” then those thoughts become your reality! What your threshold? (35:00) We all have a threshold that we want to achieve to feel comfortable enough to go full force into our online business. It's smart to have a safety net and security when you're starting - but there comes a time when you reach the threshold in your business that you don't need the first income anymore (and it holds you back). Kathy Parsons is a yoga teacher, breath work and mindfulness coach, as well as a retreat host and entrepreneur. She didn't start her career here though; she was a journalist, worked in PR, then finance and was a nonprofit exec. All the while, she began to discover her passion for yoga and global retreats. We get into exactly how and when she made the transition from exec to wellness entrepreneur. Kathy describes herself as a lifelong student and a Type A in recovery. We commiserate on this point and talk about how we've worked really really hard, only to realize we're working on the wrong thing, or in the wrong industry. We both also suffer from depression, and talk about what that looks and feels like in our lives, and the tools within us that can help. Are you fed up with your dog biting you, other family members, or guests? Setting boundaries for our dogs is so important, especially when it comes to biting. Biting is a difficult and highly misunderstood topic. A lot of the misunderstanding comes from the idea of setting boundaries because boundaries mean strict restrictions, right? Well, not exactly. When setting boundaries for your dog, you actually help to build trust. You see, the one thing that our dogs need to trust us is the same thing we often get wrong, and it’s time to change that. As a dog mom of two Border Collies who had “biting issues,” Kathy understands the frustration, confusion, and even fear associated with a dog who tends to bite. In this episode of Enlightened By Dogs, Kathy shares two personal stories of how she set boundaries with her two Border Collies, Luke and Kate. She then wraps up the episode by sharing four key tips to help diffuse tension during a stressful situation. Enjoy! In this episode: Why dogs need boundaries How Kathy got her Border Collie puppy to stop biting How Kathy stopped her excitable dog from charging and biting How to set boundaries for your dog that eliminates problems such as biting Four tips to help calm you and your dog during a stressful situation Read the blog post on this topic. Quotes: “Boundaries allow both partners to feel comfortable and positive.” “I really want dogs to try to figure things out for themselves and communicate in a way that that's really clear.” “I know how I want to move through life and it's not with my dog biting me.” “That was the last day he ever bit me.” Want More of Kathy? Are you feeling beaten down and not finding any solution? However you tried to lose weight, it is still a never-ending success-failure story. How about eating ice cream, pizza, or anything you crave for and lose weight, regardless? You should believe it. Listen in to our guest in this episode and see for yourself how it is indeed possible with Hypnosis for Permanent Weight Loss. In this episode, Kathy shares how she took the chance to try one more time another thing she has never tried before. Name it; she’s had everything she could ever think of just to ward off those unwanted pounds. Yes, it was successful for the time being, but ended up putting on the weight again. When she lost a significant amount of weight, she thought men would finally be attracted to her and love her. What turned out was, she just imagined it; she was still alone and unhappy. What’s worse, she went about eating everything and anything until she bloated back. Not until she joined the Hypnosis for Permanent Weight Loss program did she find out what was missing, after all! That made a big difference, indeed! She could only look back with gratitude and joy in her heart when she exclaimed, ‘Have the trees always been this green?’ “Here's what I remember, I lost weight, and I said, ‘Now my life will be perfect.’ ‘And now men will love me.’ And now I can, and now I can. And it didn't happen. It was still the same me. And so then I put the weight back on. And I said, ‘See, that didn't work’. But it was the same old ‘me’ habits and ‘me’ patterns. And that's what was missing. And that's what I found with Leslie’s Hypnosis for Permanent Weight Loss.” - Kathy, HPWL Graduate What you will learn from this episode: 02:29 - How Kathy and Leslie’s paths crossed and Kathy joining the program 04:47 - Just how bad her life before Hypnosis than she cares to admit 06:27 - Attempts at losing weight that didn’t work in the end 09:10 - What is it about the ‘me parts’ of her life in the past that made her unhappy 13:34 - Getting into the emotion, spending time to feel, and acknowledging it 20:55 - Letting go of the junk in her life and just being in the present 24:30 - It is just so much better when you are happy 26:21 - Be scared but jump in! 30:02 - We’re giving creatures[women], but we’ve got to give to ourselves Connect With Leslie Thornton: E: Leslie@LeslieMThornton.com Facebook Twitter LinkedIn
On this episode of WE Have Cancer, Lee is joined by Shelley Buck and Kathy Curtis, co-authors of https://www.leaveyourlightonbook.com/ (“Leave Your Light On: The Musical Mantra Left Behind by an Illuminating Spirit.”) The grieving process can look dramatically different from person to person and situation to situation. For Shelley, it took the form of writing a book with her son Ryder, and her friend Kathy. Shelley opens up about how her son’s cancer diagnosis changed their relationship and even her parenting style, and was a catalyst to share his spirit with the world. Shelley and Kathy talk about writing the book as a way to extend Ryder’s legacy while also using it as an essential part of their grieving process. Guest biographyShelley Buck and Kathy Curtis are co-authors of the book https://www.leaveyourlightonbook.com/ (“Leave Your Light On: The Musical Mantra Left Behind by an Illuminating Spirit.”) After Shelley’s son Ryder was diagnosed with cancer, she poured her heart into writing their story. With the help of a lifelong friend and healing writer Kathy, Shelley was able to work through her grief with a creative outlet, letting her son's light shine on. Table of contents:Introduction What’s it like to hear your child has cancer? So often, the focus is on the cancer patient themselves. As Shelly talks about, receiving the diagnosis from her son left her breathless but put her into a spin of activity. How did a cancer diagnosis change the relationship? With her son being 22 at the time and Shelly needing special permission to get information from the doctor, she had to learn how to let go and let him take the lead. Exasperation From more of an outsider’s perspective as Shelly’s lifelong friend, Kathy talks about Ryder’s personality and how exasperating he could be, even during treatment. Telling Ryder’s story Kathy, one of the authors of the book, saw it as an honor and big responsibility to portray Ryder the way he saw himself. Kathy also saw it as an opportunity to help Ryder leave a lasting legacy. Light on Shelley gives some background about the title of the book, “Leave Your Light On” and where the term came from. How Ryder would feel about his legacy With the book and a character being named after him in the movie “Frozen 2,” Shelly talks a bit about how she feels Ryder would feel about how he’s being portrayed and remembered now. The finality of the word “lose” Echoing a similar sentiment as Lee, Shelley talks about how she feels about words like “lose” and “dead” in this context. Helping a friend through grief Kathy was there to help Shelley and the rest of the family through the grieving process, both as a counselor of sorts and as a lifelong friend. She talks about some of the things they dealt with while writing the book and grieving over Ryder. Friendship and support Shelley talks about her friendship with Kathy and discusses what her support meant to her throughout this process. Grieving through writing and the hole that has been left By going through everything to write the book and with Kathy’s guiding hand, Shelley was able to use the process to grieve over Ryder. Shelley also talks about how the family is coping with Ryder’s passing. Using music to cope Ryder was well known for his love of music, even from a young age. So when he was diagnosed with cancer, he naturally turned to music. Shelley tells a story about how Ryder played and wrote music throughout his treatment. How Kathy came to use writing to heal Kathy dealt with her own pain and grief as her mother was diagnosed with cancer and passed away. That’s where she found the power of writing through the grieving process, using it to say everything she felt she wanted to say to her mother. Helping others Shelley and Kathy give their insight on how to open up your heart again after losing a loved one -- From embracing the process to being open to a continuation of the relationship inside yourself. She joins Destination on the left to share her journey into destination marketing and talk about how she has used creativity and collaboration to market Starved Rock Lodge on a shoestring budget. During our conversation, Kathy provides a bunch of tips and insider hacks for marketing that will drive results at any destination. She walks us through the content strategy that helped bring over two million visitors through Starved Rock last year, and she discusses some of the exciting projects on the horizon that aim to generate even more traffic next year. What Makes You Unique? Starved Rock Lodge is nestled in the heart of Starved Rock State Park in North-Central Illinois. It is such a unique place because it completely disrupts the rolling meadows and cornfields with 18 glacier-cut canyons, seasonal waterfalls, and unbelievable views. The actual lodge sits atop an 80 ft bluff overlooking Starved Rock on the Illinois River. And as you can imagine, there is a lot of material to work with in designing a marketing campaign that sets Starved Rock apart from the pack. Last year, they had over two million visitors come through their destination, and as travel and tourism start to pick back up, they plan to do more. Photography is one of the primary tools Kathy will use to accomplish that goal. Build Your Content Library When Kathy started working at Starved Rock Lodge, they literally had ONE digital photo. Now, they have a digital library of hundreds of thousands. With such an unusual landscape in an unsuspecting geographic area, being able to show prospective travelers what makes it unique is vital to their marketing efforts. Over the years, Kathy has expanded the range of platforms Starved Rock uses to promote it’s massive digital photo library, and she is able to reach a significantly greater audience through apps like tik tok, Instagram, and a handful of others. Staying organized is a challenge in and of itself, but if you can build a massive content library of your own, there is so much you can do with it at any given time. Are you feeling stressed, anxious, or overwhelmed because of things like the current coronavirus (COVID-19) outbreak? If so, you’re not alone. The coronavirus outbreak is uncharted territory for many of us and the sudden change to how we live our lives can cause you to feel stressed, worried, anxious, or overwhelmed. It’s totally normal to feel this way but as you might have guessed, if you’re feeling a little stressed lately, your dog is probably feeling a little stressed too. Our dogs mirror us in more ways than one. If they sense that you’re feeling stressed about something, they will mimic those feelings because that’s what dogs do. They trust you and your emotions. They assess situations as they happen based on how their leader assesses and reacts to certain situations. Of course, with a worldwide pandemic uprooting life as we know it for us all, containing feelings of stress and anxiety is becoming increasingly difficult. Kathy understands this on a personal level. A series of events in her personal life, paired with the stress and anxiety that comes with the coronavirus (COVID-19) outbreak triggered Kathy to have a meltdown while she was out trying to enjoy her morning walk with her dogs. Kathy shares her personal story with you on this episode of Enlightened By Dogs and offers some advice to help you find your balance in times of great stress through intentional breathing. In this episode: What caused Kathy’s emotional meltdown How Kathy’s dogs reacted to her having the meltdown in the middle of their morning walk How Kathy used intentional breathing to find her balance Why intentional breathing is so important and beneficial How you can breathe with intention and use this breathing technique to help calm yourself and your dogs in times of stress and overwhelm Quotes: “Within a few minutes I felt renewed, refreshed, ready to take on the day.” “We have the capability to influence our dogs to be happy, calm, and relaxed.” “Your body senses your breathing and adapts its heart rate in response to that.” “Our ability to be mindful and intentional is what our partnership lifestyle is based on.” Love this and want more? Kathy Schueler is an independent adjuster that has been part of the Royal Adjusting team since December 2018. In her first month, she only had one claim to work on. Today, she delivers over ten claims a week, and processing claims for Royal Adjusting isn’t even what makes up the majority of her day. Despite that, Kathy says she prioritizes claims for our team because we’re the only company that offers an incentive-based pay program for adjusters. Before joining Royal, Kathy worked as a Project Manager and Senior Estimator for Premier Restorations, a company that helps people repair homes damaged by natural disasters. Kathy joins me today to share why she left a career in restorations for a career in insurance adjusting. She describes what it’s like to work with Royal Adjusting and how the incentive-based pay program helps her manager her work priorities. She explains how her claim tracking system works and her review of the RCS setup we use. She discusses the importance of documenting everything and making sure you track emails and calls carefully. When Kathy heard about Maya, she felt compelled to see what this little Border Collie was all about. Maya needed a home to call her own with someone who could communicate on her level. She found that home, and that person with Kathy. She also found a bunch of other dog friends, and some interesting reactions to them! Maya’s story is one filled with excitement, a willingness to learn and an eagerness to work. But it wasn’t without challenges. Tune in to this episode of Enlightened By Dogs to hear all about her rescue rehab story! How hard can it be to train a border collie? The longest leashing in history and emergency dental surgery. Building a foundation with a wild and compulsive herding dog. How past punishment impacted Maya’s personality. How Kathy nurtured a brilliant partnership with Maya. “Shaking my head at the failure of her 3 previous owners to train her, I pondered: How hard can it be to train a 6 month old Border Collie?” “Maya's rehab focused on my number one rule: Don’t ask your dog to do a thing unless you’re 95% or more certain that your dog can do the thing.” “I heard her needs and I worked on our partnership foundation at her pace.” Want More of Kathy? Kathy Kennebrook is a real estate marketing expert, as well as a real estate investor with more than 20 years of experience in a broad spectrum of types of real estate deals. Kathy helps investors with ready-made direct mail marketing campaigns to bring in leads, and in her own investments, she specializes in buying empty tracts of land through tax lien auctions and other methods and then making money from them through innovative and creative lease arrangements. What You Will Learn: In the first section of the episode, Ted explains why Texas is a great state in which to buy tax lien certificates. Texas has monthly auctions, on the first Tuesday of each month in all 250 counties. The county auctions the deed to the property to the highest bidder at the auction, and the deed generates a 25% penalty return (note: this is not the same thing as an interest rate). The deed is redeemable by the property owner for 180 days after the auction, meaning the tax-defaulted owner can claim their property back by paying the taxes owed, plus a penalty of 25% to the holder of the deed. In Texas, the mortgage on the property is called the “deed of trust”, and it remains on the property even if you have purchased the deed at auction. If the property owner fails to redeem their deed by paying the taxes and penalty, your purchase of the property will still not generate a title because of the deed of trust encumbrance. However, the vast majority of defaulted property owners will redeem their deed. In the second segment of this episode, Ted talks with coach Bill Beddoes about how auctions work in the state of Michigan. Regardless where you are in the United States, you can find information on Michigan's county-level tax auctions, properties up for auction, and any special Michigan county rules at www.tax-sale.info. Bill shares details of what sort of information you can find on properties available for auction in California at www.bid4assets.com. Bill discusses the kind of turn around and profits you can expect, and how many properties you can generally expect per auction. He explains that half of all auction attendees will never bid on a property, and he discusses what happens to the properties that don't sell at auction. He explains why Michigan offers major advantages over other states, and he highlights the value of finding a coach who is local to the area you are investing in. In the final portion of the episode, Ted brings in his special guest Kathy Kennebrook. Kathy has been operating in real estate for more than twenty years, and she is both an investor and trainer. Kathy has diverse real estate investment experience, with fix-and-flip, buy-and-hold, tax liens and tax deeds, and more. In this segment of the episode, you will learn: What skills, traits, and experience you should develop if you are looking to go into business in real estate or any other sector How Kathy got involved in real estate with no previous experience, and why she decided to leave her career in finance to start investing What the transition from finance to real estate investing was like, and why the first deal was both a valuable lesson and a nightmare Why Kathy especially enjoys buying vacant land properties at auctions due to having less competition What innovative strategies Kathy has used to profit from vacant land properties she has bought at auction, including leasing to billboard companies and worm farms How Kathy uses direct mail campaigns to reach out to delinquent out-of-state landowners to find potential sellers Why Kathy caps her tax lien purchases at $1800-2000, why she and her husband are both risk-averse How Kathy helps investors implement direct-mail marketing campaigns into their businesses, and how to get more information about her services Resources from Bill Beddoes: Website: www.tax-sale.info Website: www.bid4assets.com Resources from Kathy Kennebrook: Website: www.marketingmagiclady.com Blog: www.attractmotivatedsellers.com

This week's episode is with Kathy Cruz, co-owner and co-mastermind at The Salvaged Boutique in Lakewood, Ohio. Kathy and her sister Karen started their company at home and bootstrapped their business every step of the way. The sisters grew up in Ohio with their mom who stressed the importance of a clean and nicely furnished home even when there was little money for decor. Kathy does a better job telling their origin story, but essentially this single mother taught her girls all they know about up-cycling and refurbishing "another man's trash" into beautiful home furnishing. And it clearly served Karen and Kathy well as their up-cycled furniture and home decor business just keeps growing and growing. Kathy and I chat about the process of opening her brick and mortar, about playing up to individual strengths in your business partnership and about creating multiple revenue streams for your business. Kathy is clearly a savvy businessperson (just listen to the story of how she found her space!) and I'm so glad to have been able to chat with her for Keeping Shop. Be sure to follow The Salvaged Boutique and to join the Savvy Shopkeeper Facebook group (all links on www.lovekeepingshop.com). We talk about: -How starting a blog and growing a Facebook and Instagram following provided them enough of a platform to launch their business. -How their business has become a family affair even beyond the sister's business partnership. -How Kathy found the perfect space by getting creative on Craigslist. -Why they always knew their business would be bootstrapped...no loans, no debts! -How the sisters use their space in ways that serve them and their multiple revenue streams. -Tips for setting boundaries (while still being nice) when people want to sell you product. -How she and Karen work together and how they balance each other out in both their business and personal lives. -Developing systems and processes and why you need to have those in place to create legitimacy and increase customer comfort and trust. -Why Kathy started ANOTHER side project; the Savvy Shopkeeper which is a resource to help other brick and mortar business owners. -Why you need to find your tribe and how that collaboration leads to passion for your business and community. On a side note, The show is going to be bi-weekly from now on or at least for the foreseeable future. I'm working a lot more at the store as we're short staffed and there's just a whole bunch of stuuuuuffff going on right. I do want to say however that this show is still a huge priority for me and I want to grow it and nurture it with all the free time I actually do find. Want to help? Connect me with the brick and mortar businesses you want to to hear more about! Thank you all for listening.
