Louise Renne is a lawyer, former Supervisor and one-time City Attorney for the City and County of San Francisco, California. She is a graduate of both Michigan State University and Columbia Law School (1961).Ms. Renne was appointed Supervisor by Mayor Dianne Feinstein in 1978. She acted as member of the San Francisco Board of Supervisors for 8 years from 1978 to 1986, where she was chair of the Finance Committee.She was then appointed by Feinstein as City Attorney in 1986 and became the first female City Attorney in San Francisco history. She served in the position until 2001. In this role, she argued on behalf of the state before the California and United States Supreme Courts.She had her own private practice for 2 years and was a staff attorney in the general counsel’s office at the Federal Communications Commission for 3 years.Ms. Renne served as General Counsel for the San Francisco Unified School District where she led the effort to combat corruption existing at the time and establish a legal department.She also served as City Attorney for the City of Richmond.She currently works at Renne Sloan Holtzman & Sakai LLP in San Francisco, which is a public law firm.She was a founder and former California Women Lawyers President from 1977-1978. They are becoming very popular nowadays and people are under the impression that making their home “smart” is really expensive. However, there are two easy ways that you can turn your home into a smart home and still save some money:1. Smart thermostats. The Nest brand is one of the most popular options on the market and they cost around $249. However, customers are saving an average of $173 per year on their energy bills, so the thermostat will pay for itself within two years.“A smart thermostat will pay for itself within a few years.”2. Video doorbell. Ring is the most popular option here. It has a camera right on it and whenever someone rings the bell, it will show you who is there. These doorbells can sync directly to your phone, tablet, or computer, and are wifi-enabled. The current situation in our market is great for sellers but a little tough for buyers. Here’s why. Looking to buy a Greenville home? On my latest appearance on “Your Carolina With Jack & Megan,” I provided a quick mid-year market update by looking at a few key year-over-year statistics that I’d like to share with you.The first is the inventory available for sale, which is down 3% compared to this time last year. At that point, we had low inventory as well, so this goes to show you how few homes are on the market. Next up was the number of homes sold year to date, which has increased 9% compared to last year. This increase, coupled with our low-inventory environment, means demand for homes is sky-high right now, and this demand is driving up prices. “If you’re looking at a house that just came on the market, be prepared to offer full price or more for it.”If you’re a homeowner who’s trying to build equity in your home, this is good news. If you’re a buyer, however, the situation is tougher and affordability is becoming an issue. The average price for a Greenville home is currently $243,000. About four or five years ago, it was $186,000. As I mentioned on the show, my advice to those who’re looking at a house that just came on the market is to be prepared to offer full price or more for it. Odds are, there are many more people looking at that house. Also, remember that the highest offer isn’t always the one that gets the house. If you find yourself in a multiple offer situation, try including a letter to the seller in your offer that tells them a little bit about you and why you want the house. You can do this by getting a crate and not allowing the dog to go into certain areas or onto certain furniture. 2. Be consistent. No matter what you choose to do, animals love consistency. Let’s get started his morning by reading for the sake of time some select verses from Matthew 13.Text:Matt 13:1-9, 18-23That same day Jesus went out of the house and sat by the lake. 2 Such large crowds gathered around him that he got into a boat and sat in it, while all the people stood on the shore. 3 Then he told them many things in parables, saying: "A farmer went out to sow his seed. 4 As he was scattering the seed, some fell along the path, and the birds came and ate it up. 5 Some fell on rocky places, where it did not have much soil. It sprang up quickly, because the soil was shallow. 6 But when the sun came up, the plants were scorched, and they withered because they had no root. 7 Other seed fell among thorns, which grew up and choked the plants. 8 Still other seed fell on good soil, where it produced a crop — a hundred, sixty or thirty times what was sown. 9 He who has ears, let him hear." 18 "Listen then to what the parable of the sower means: 19 When anyone hears the message about the kingdom and does not understand it, the evil one comes and snatches away what was sown in his heart. This is the seed sown along the path. 20 The one who received the seed that fell on rocky places is the man who hears the word and at once receives it with joy. 21 But since he has no root, he lasts only a short time. When trouble or persecution comes because of the word, he quickly falls away. 22 The one who received the seed that fell among the thorns is the man who hears the word, but the worries of this life and the deceitfulness of wealth choke it, making it unfruitful. 23 But the one who received the seed that fell on good soil is the man who hears the word and understands it. He produces a crop, yielding a hundred, sixty or thirty times what was sown." NIVLet’ first observe the parts and pieces of the parable:There is the farmer of the sower, there is the seed, there are birds that came devouring the seed and then there is the different types or kinds of soil.Notice the sower and seed is constant, that is they never change. It is only the soil conditions, where the seed fell that is different. In this parable Jesus is primarily focusing the conditions of the heart. This morning my prayer is that each of us will ask and answer what is the condition of my heart? Where am I in this parable? What type of soil represents my spiritual development and journey with Jesus? Soo let’s examine the text with this in mind.The first type of soil or heart condition that Jesus refers to is the soil…I. Along the Path – A Heart that is Harden (Matthew 13:18-19) "Listen then to what the parable of the sower means: 19 When anyone hears the message about the kingdom and does not understand it, the evil one comes and snatches away what was sown in his heart. So, if you thought that last year was a crazy seller's market, then you should know that it still is. In fact, it is even more aggressive because of all the people out there looking to buy homes and not a lot of homes available.Our median sale price difference is very telling of these current circumstances. The median sale price is calculated by taking all of the home prices, organizing them from most expensive to least expensive, and then finding the one in the middle. Last year, the median sale price was $182,000, while this year's median sale price is $199,900. The first is Simpsonville.In the last two years, we have seen homes appreciate by around 7% in Simpsonville, which is great news for homeowners. This means that if you bought a home two or three years ago, you could sell it for 10% to 15% more than you bought it for potentially. When you are looking at home values, there are really only a few things that determine what a home is worth to a homebuyer:1. Condition2. Location3. Competition4. We generally see about a 6% increase in home values during the month of May. Use our home evaluation tool.There are five lessons homebuyers can learn about our 2018 market by looking back on what happened in 2017. First, homes are still lower than their pre-recession peak prices. There are some exceptions in major cities like San Francisco and Denver, but there are still a lot of great deals out there and there is still some value we’re looking to get to in the next couple years. Second, homes are selling quickly. On average, homes spend 45 to 60 days on our market, depending on price range and area. There is a very low supply of homes and a very high demand, so make sure you have an agent representing you who can put you at an advantage in finding the best deal possible. Third, investors are everywhere. If you’re looking to invest in a property, make sure you’re ready to put your best offer forward. Again, having an agent such as myself by your side can help you prepare your proof of funds, have your purchase agreement ready to go right after you see a property you like, and make sure you pay the amount you should be paying considering you might be in a multiple offer situation.Make sure you have an agent representing you who can put you at an advantage in finding the best deal possible.Fourth, more deals were falling apart than ever before in 2017 because of things like mortgage and inspection issues, so when you’re ready to buy, know that you can negotiate inspections in your favor. Also, make sure you have your mortgage information ready and you’re pre-approved with a solid, qualified lender so you have the best chance possible at closing on the deal. Finally, buying still saves over renting. People ask me all the time whether they should rent or buy. If you look at the national average of rental rates, you’ll see that they’re up across the entire country. This means in most markets, it would cost you more to pay rent than it would to buy a home. For example, if you buy a $200,000 home in the Cleveland market, your monthly mortgage payment would be $800. By comparison, renting that same house at current rental rates would cost you as much as $2,000 per month. Essentially, you’d save as much as $1,200 per month by buying. This year, we’re headed into a seller’s market.For buyers, this is a challenge because there’s not that much inventory to choose from. For sellers, there are a few things you should do to prepare:1. Call me. I’ll walk through the property with you and give you advice about updates and repairs that you should make to maximize the value of your home. Then, we’ll establish a list price and get it on the market.“This year, we’re headed into a seller’s market.”2. We highly recommend a home inspection. I’m standing in a home that sold for much less than what it was listed for after having been on the market for a long time. The reason for that was the fact that there were a number of issues that came up during the inspection. I'm not joking. 42 million homeowners with mortgages have equity in their home right now.When added up, tappable home equity recently reached $5.5 trillion. That's about $3 trillion more than when the housing market bottomed out in 2012. "Tappable equity" is defined here as the amount a homeowner could borrow before they hit 80% of debt to value.Not surprisingly, many homeowners are looking to tap into these hidden reserves. As just one sign of this, mortgage applications are up 4.1% this January over last year. That's mostly been driven by mortgage refinances, as homeowners are looking to take advantage of low (but increasing) rates to take out some of that equity as cash.Another option to a mortgage refinance is a home equity line of credit (HELOC), a kind of checking account on your home. While HELOCs have been growing in popularity, they've hit a slight snag recently because the new tax bill eliminates the deductions for interest paid on such lines of credit. “Many homeowners are tapping into their equity now. ”What are homeowners who tap into their equity actually doing with the extra cash? Most people are spending it on making their homes even more valuable. According to one survey, 80% of borrowers would consider using that cash to renovate their home. However, other homeowners are using their home equity to cover education expenses, to pay down other debt, or simply for investing, whether in stocks, real estate, or even cryptocurrencies.So should you tap into your home equity?I can't say either yes or no. It’s something you’ll have to decide on your own. This winter is shaping up to be a huge moment for area homeowners who are looking to sell. Here are a few reasons why.Looking to buy a Home in Northeast Ohio? That’s because three big trends are coming together to affect Ohio home prices right now:1. Housing inventory remains extremely tight. The total number of homes on the market fell 10% year over year in the last quarter. This is the biggest drop since 2013, and it's part of a consistent pattern of very limited and decreasing housing supply. Of course, the fewer homes there are on the market, the easier it is to sell, and the higher the price you can expect to get. Home prices have increased almost 6.5% nationally since last year.2. Buyers are increasingly optimistic. Despite the tight inventory, homebuyers are increasingly optimistic and continue to look for homes. Some of this has to do with the recent growth in income and job stability. Loosening lending standards are also making many homebuyers eager to take advantage of current mortgage rates, which slipped under 4% recently.It’s the perfect time to get in the real estate market.3. The new tax reform bill will impact the market. The federal government recently passed the Tax Cuts and Jobs Act, which majorly overhauled our tax code. While it’s unclear how this will affect the real estate market as a whole, there are some changes that do not favor home sellers. As a result of the changes made to the tax code, the National Association of Realtors now projects slower growth for home prices in 2018, with an appreciation rate of 1% to 3%. By doubling the standard deduction, Congress has significantly reduced the value of mortgage interest and property deductions as tax incentives for homeownership. On the bright side, no changes were made in the rules surrounding capital gains for home sales, which is good news for home sellers. When you put all three of these trends together, two big conclusions emerge. First, now is a very favorable moment for home sellers, thanks to the shortage in the market, the many eager buyers, and the high and rising prices. On the other hand, higher cost, higher tax areas will likely see prices decline as the result of new restrictions on mortgage interest and state and local taxes.
