What if cat sitting isn't a side-service anymore, but one of the fastest-maturing lanes in professional pet care? Collin sits down with Beth Pasek (Finicky Cat), Shannon Hendon (Ocala Pet Sitting), and Grace Taylor (Furever Friends Cat Sitting) to unpack why cat-only services are growing, what "maturing" looks like in client expectations, and how education around stress, behavior, and enrichment is reshaping demand. They discuss how veterinary-adjacent care shows up in real homes (especially with medical cases) and why language, scope, and standards matter as specialization increases. The group also tackles pricing, staffing, team structures, and the realities of cash flow when revenue is seasonal and peaky. The takeaway: cat sitting is not a fad, it's segmenting, professionalizing, and creating new opportunities for operators who build standards and stick to them. Main topics: Cat sitting industry growth and maturity Cat stress, behavior, enrichment Medical cats and scope Pricing, staffing, team models Technology, automation, reliability Main takeaway: "Businesses live and die on cash flow." That's true in every industry, but it's especially true in cat sitting, where busy seasons can feel like a tidal wave and slow months can sneak up fast. The answer isn't panic pricing or breaking your standards to "stay busy." It's knowing your patterns, planning ahead, and building a model that's honest about the highs and lows. Your care can be excellent and still fail if the business side isn't stable. Cat sitting is growing, so let's build it to last. About our guests: Beth Pasek runs Finicky Cat Sitting and Behavior in Cleveland, Ohio, with a cats-only focus and deep experience supporting behavior and medical-needs cases. Shannon Hendon is the founder of Ocala Pet Sitting in Central Florida and the Vice President of the Florida Pet Services Association, bringing two decades of industry experience and a cat-only transition perspective. Grace Taylor owns Furever Friends Cat Sitting in Baltimore, leading a cats-only team specializing in medical cats and building systems to support high-touch care at scale. Together, they represent a wide range of approaches to feline-focused business models and standards. Why does God allow things in our lives to go off script? This week on The Breakdown Podcast, Matthew Rhoads sat down with Pastor James to break down his message "What If You're Reading the Story Wrong?" rooted in Genesis 42, Psalm 121:1–2, and Hebrews 12:2. They talk about the story we often create in the middle of crisis—and how the chapter we call a setback may actually be part of how God moves us forward. Looking at Joseph's brothers returning to Egypt and Jacob's fear of sending Benjamin, we unpack how fear, uncertainty, and pain can distort the way we see what God is doing. But even when life feels off script, God may still be writing a greater story than we can see in the moment. If you've been struggling to understand a difficult season or questioning why God allowed things to unfold the way they did, this conversation will help you shift your perspective and trust that God is still at work. What do you do when life goes completely off script? This week on The Breakdown Podcast, Matthew Rhoads sat down with Pastor James to break down his message "You Don't Have to Force It," rooted in Genesis 40:23 and Genesis 41:1–43. They talk about Joseph's waiting season, what it looks like to trust God when nothing seems to be changing, and how God can shift the story in a single moment. Together, They unpack the tension between striving and surrender, why delays don't mean God has forgotten you, and how forcing what only God can do often leads to frustration instead of freedom. If you've been tempted to take control, rush the process, or make something happen on your own, this conversation will remind you that when God is in it, you don't have to force it. Grab your favorite beverage for a special, highly opinionated "just us girls" episode of the podcast, featuring Joel Cheesman and Maureen “Moe” Clough taking the mic without the rest of the usual crew. This week, the duo delivers a light-hearted yet deeply substantive look into the massive worker backlash against artificial intelligence and the brutal realities of today's hiring market. The hosts kick things off with quick hits covering a disastrous, heavily booed commencement speech at the University of Central Florida and a surprising take on the narrative depth of The Devil Wears Prada 2. From there, the conversation tackles major industry shifts as massive job platforms like Upwork and ZipRecruiter face severe financial softening, sparking a debate on whether automation is permanently consuming traditional contractor roles. The gloves come off as they dissect a bold claim from Andreessen Horowitz labeling legacy HR software giants like Workday a "cartel," while analyzing how defensive tech acquisitions—such as Ashby buying Talent Llama—signal a broader software-as-a-service apocalypse. Moe offers her expertise on age discrimination, discussing a lawsuit against Bloomberg Industry Group. The discussion moves to the backlash against automated hiring tools and LinkedIn's new paid consultation feature. Finally, there is a disagreement over Google's new Gemini-powered smart glasses. It's News Day Tuesday on The Majority Report On today's program: On the campaign trail in 2024, Donald Trump promised to end inflation on day one. But a year and a half into his administration, inflation is outpacing wage growth for the first time since 2023. NEC Director Kevin Hassett is taking a glass-half-full approach, choosing to focus on the items that are falling in price "on a microeconomic level." Jessica Valenti, author and publisher of the Abortion, Every Day newsletter joins the program for a conversation about the state of reproductive rights in America...and it's not great. Lisa Xu, an organizer with Labor Notes, joins to follow up on her appearance last month when we interviewed her about the 3,800 meatpacking workers in UFCW Local 7 in Greeley, Colorado that launched the industry's first major strike in 40 years. Workers won a wage increase and reimbursement for out-of-pocket expenses spent on personal protective equipment. In the Fun Half: NEC director, Kevin Hassett does some bad math in an attempt to spin the recent dismal job report into good news. Dr. Oz continues the Trump administration's assault on Medicare and Medicaid, arguing against the personal home care industry on Fox News. Louisiana Governor Jeff Landry is very nonchalant about his state throwing out more than 45,000 ballots that have already been cast. Rep. Jen Kiggans (R-VA) laughs and agrees with radio host as he tells Hakeen Jeffries to keep his "cotton-picking hands off of Virginia". At a commencement speech to Arts & Humanities majors at the University of Central Florida the speaker mentions AI and the crowd erupts in boos and jeers, to the shock of the speaker. Target Market Insights: Multifamily Real Estate Marketing Tips
Spencer Vickers began his career at Invesco Real Estate, working across industrial, retail, and multifamily assets on their U.S. platform. He then moved into healthcare real estate acquisitions and development for a group in Dallas before serving as senior analyst at D.R. Horton's multifamily platform in Central Florida. In June 2024, Spencer founded The Fractional Analyst to give independent syndicators and fund managers access to institutional-grade back office support, deal analysis, and investor reporting systems without the overhead of a full-time hire. His team serves clients ranging from individual operators to groups with up to $2 billion in assets under management. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Build back office systems before you need them Use financial modeling to tell a clear deal story, not just present numbers Analyze new supply and absorption trends alongside any target acquisition Source market data from county permits, active brokers, and AI tools Avoid assuming that what got you to your current level will carry you to the next Topics The Institutional Gap in Real Estate Large operators have dedicated analyst, transaction, and debt teams that most independent operators cannot afford The Fractional Analyst fills that gap by building back office systems, financial models, and investor relations infrastructure for smaller operators What Back Office Support Actually Covers Back office work includes lender reporting, investor distributions, subscription documents, and K-1 management Platforms like Cash Flow Portal and Juniper Square automate much of this, but still require setup, data validation, and ongoing upkeep Financial Modeling and Deal Presentation Many models lack formatting, clarity, and readability, making them difficult to audit or present Spencer's team cleans up models and builds pitch decks that make the deal story easy to communicate to lenders and investors Underwriting With Market Context New supply and absorption trends must be analyzed alongside any target acquisition to properly frame risk A 97% occupied deal can still carry significant risk if thousands of competing units are coming online in the same submarket Finding Market Data County permit records reveal planned new construction in any given area Active local brokers typically already have this data and are motivated to share it AI tools are increasingly useful for pulling and presenting market data, but all outputs require verification before use Who Is a Good Fit for The Fractional Analyst Ideal clients have $50M to $250M in assets under management and are actively looking to scale Operators who are not yet acquiring deals or are unwilling to do the required work are not a strong match Scaling From Syndications to Funds Spencer's team reviewed fund formation documents for a client with over 300 individual syndications preparing to launch his first fund They flagged legal risk items so the client could address them directly with his attorney

A Couple of Multiples: The Reality of Living with Dissociative Identity Disorder
Drew & Garden System chat with Jaime Pollack, founder of An Infinite Mind, to discuss her discovery of multiplicity, getting a diagnosis of dissociative identity disorder, and her incredible healing journey that led to the creation of An Infinite Mind and the formation of the Healing Together conference. Jaime Pollack lives in Central Florida where she works as a district Pre-K special education resource teacher. She also works part-time as an in-home early interventionist for special needs children aged birth to three. In 2005, she was diagnosed with Dissociative Identity Disorder (DID) resulting from childhood trauma. Jaime searched for support only to find there were very limited resources available. Her efforts to find support for herself led her to seek out other survivors living with the disorder. As she found others living with DID, she witnessed firsthand the challenges they shared and decided to shift her focus to help others, like herself, living with DID. Her passion to help others led to the creation of An Infinite Mind in January of 2008. The purpose of this podcast is to educate and provide information on dissociative identity disorder. We share our personal stories, interview guests who also live with DID, and we interview mental health professionals to share their clinical knowledge. And most importantly: remember that every system is different. What works for one may not work for another—and that's okay. The Orlando Pride snapped their two-game losing streak but it was anything but easy. The Pride struggled to convert chances until Barbra Banda struck in the 87th minute, while the team had a lot of defending to do against the Courage. The Pride did fine with that, however, keeping a clean sheet and fending off North Carolina long enough to capture all three points on a rainy night in Central Florida. Even though Dave is on vacation, he checked in from the road so we could check our score predictions and see how well we anticipated the result; discuss the key moments, plays, and players; and make our selections for the player of the match. This week's mailbagbox asked about Temwa Chawinga, whether Banda scoring all the goals is a recipe for success, required reading that we enjoyed, and more. Remember, you can ask us anything by hitting us up on Twitter at either @TheManeLand or @SkoPurpSoccer and using the hashtag #AskSkoPurp. You can use that same hashtag and hit @TheManeLand.bsky.social up on Bluesky. Or you can visit our show page, scroll down, and fill out the handy form. We'd also appreciate any ratings or reviews you can leave wherever you get your podcasts, and if you do that on Apple Podcasts, we'll find them easily and read them on the show. After the mailbagbox, we look ahead to the team's two matches on the road this week, with both of them new venues in the NWSL. First up, the Pride visits Boston Legacy FC tonight for the first time. We know so little about the expansion side, but Boston is in good form of late, so the Pride will need to play well to get a result. Without a series history to discuss, we get into the teams' relative positions this season and offer up our key matchups and score predictions. The Pride will head west to visit Denver Summit FC on Saturday, playing the league's other expansion team for the second time ever and the first away from home. The teams played to a draw earlier this season in Orlando, but the Pride created enough chances to win easily. They'll hope to get a better result at altitude on short rest. We visit the (brief) series history, discuss the matchup, and make our predictions. If you'd like to support our independent writing and podcasting efforts, we'd love to have you as a subscriber or donor over at our Buy Me a Coffee site. Here's how Episode 122 went down:0:15 – Orlando got back in the win column even though it was far from convincing. The Pride will look to build on the victory over North Carolina with two matches this week against the NWSL's newest teams.14:10 - The mailbagbox is still a bit restless this week despite the victory.25:53 - The Pride hit the road for two games that appear winnable on paper, but there is virtually no way those teams will play Orlando on paper.
Episode Show Notes: Real Estate Investment Expert Insights with Jay Patel In this episode, I sit down with real estate veteran Jay Patel, who brings over 30 years of hands-on experience across nearly every corner of the industry—from developing a 200-home gated community in Central Florida to investing in multi-family units, short-term rentals, mobile home parks, storage centers, and more. We unpack why he's currently doubling down on distressed properties like foreclosures, short sales, and tax deeds—and why he believes they offer predictable, consistent returns in uncertain markets. We also dive into one of the biggest long-term real estate opportunities tied to the aging baby boomer population: assisted residential living. With a growing shortage of healthcare beds and rising demand for care facilities, Jay shares why this sector could remain strong for decades. Plus, we get into retirement strategy, passive income, the flaws in the traditional 4% rule, and why Jay believes real estate can provide more stability than the stock market when it comes to building long-term wealth. If you've ever wondered how to create predictable income for retirement, when to start investing, or how professional investors think differently than amateurs—this episode is packed with insights you won't want to miss. Have you ever felt forgotten by God? This week on The Breakdownt, Pastor James sat down to break down Pastor Jadner's message "You Feel Forgotten...But What if You're Not?" rooted in Genesis 39:19–23 and Genesis 40:1–23. We walk through Joseph's story and what it looks like to trust God when life feels stuck, delayed, or overlooked. We talk about how setbacks, silence, and waiting seasons don't mean God has stopped working—they may be the very place He's preparing something greater. If you've been in a season where God feels distant or nothing seems to be moving forward, this conversation will remind you that even when you feel forgotten, God is still at work behind the scenes. This week, we're joined by YA author Caroline J. Trussell to talk about what it really means to write and publish beyond the debut. The conversation explores the pressure and possibility of a second book, the realities of building a career in YA, and why mental health and representation remain central to her work. We discuss the lasting influence of books you read when you are young, the importance of writing queer and neurodivergent characters into the center of the story, and what it's like to pursue genre writing at Butler University MFA Program. Along the way, we also touch on the Iowa workshop debate, communities like Booth Literary Magazine, and how her latest novel, Liberated, embraces both strength and struggle as part of the same story.Caroline J. Trussell is the published author of ENHANCED and has served in a number of creative roles throughout her career. She has previously written for multiple publications, including Her Campus and Folio Weekly. Caroline graduated from the University of Central Florida with a major in Writing and Rhetoric and is a current Creative Writing MFA student at Butler University.
