In my latest podcast, I delve into the intriguing world of high-end exotic dancing and financial independence, particularly focusing on Isabelle (Izzy), a former ballet dancer turned exotic dancer in Las Vegas. Having transitioned from performing ballet in Colorado Springs, Izzy now earns between $1,000 and $3,000+ per night in a Las Vegas club, a realm where neurodivergent, creative, and entrepreneurial women often thrive. This industry presents a unique blend of challenges and opportunities, attracting many who seek flexible schedules and the potential for high income. During my exploration, I uncover that the clientele mainly consists of married men seeking fantasy or connection. This industry is not just about entertainment; it's a complex ecosystem where many dancers, like Izzy, become either workaholics or embrace a lifestyle of flexibility and enjoyment. What's particularly fascinating is Izzy's ambition. Despite her success in the club, she holds a finance degree and aspires to launch a venture aimed at empowering dancers financially. Her goal is to equip them with money management skills, setting financial objectives, and gaining investment knowledge, thereby fostering independence and autonomy in an industry where exploitation by club owners is not uncommon. The podcast also touches on some captivating stories from Izzy's experience, including an incident involving a customer who, after inviting prostitutes to his room, was robbed and left naked on a balcony. This story highlights the secretive and sometimes perilous nature of the industry. Additionally, I discuss the high roller clients who pay substantial amounts just for company, illustrating the diverse ways dancers earn their income. On a personal front, Izzy's insights on dating reveal how the industry can quickly eliminate jealous partners. She shares her own experience of dating a clown for years, a relationship that ended as she realized his unmotivated and controlling nature while she was pursuing her degree. The podcast concludes with a critical observation on the industry's power dynamics. Most clubs are male-run, focusing on profit from the women's work, with very few being women-owned. While unionization remains a distant reality, Izzy believes that financial empowerment could be the key to shifting this dynamic. This episode offers a unique perspective on the intersection of finance, entrepreneurship, and the exotic dancing industry. It's an eye-opener for anyone interested in understanding the complexities of this field and the potential for financial independence and empowerment within it. Join me as I unravel these fascinating stories and insights, providing a blend of finance, entrepreneurship, and real-life narratives from the exotic dancing world.

As-Salaam-Alaikum. Today, I'm going to debunk a myth that keeps far too many people from beginning their investing journey: the idea that they need a finance degree in order to invest successfully. I have no background in finance; in fact, my degree is in medicine. Yet I now have a successful investment portfolio, and have been able to help others achieve the same, because of three things: I took action. I taught myself what I needed to know. I didn't rely on other people's permission to do what I knew to be important. If you have a strong work ethic, the ability to educate yourself, and the confidence to move without other people giving you permission, you too can learn to invest...and I can help teach you. Episode 8:  Host Jim Ray interviews Dr. Bradley Stevenson, Associate Professor of Finance at the Rubel School of Business and Meagan Makuta, a graduating senior finance major.  We'll discuss how Bellarmine University's Investment Group, how BU prepares students for the CFA and CFP exams, a new Bloomberg Terminal at Bellarmine. Bellarmine Prepares Students for the CFP and CFA Exams The Certified Financial Planner (CFP) exam is focused on retirement planning, savings and a general personal financial plan.  Dr. Stevenson recommends seeking out a professional with the CFP designation, who is also a financial advisor.  This shows his/her background and commitment to the profession.  The Chartered Financial Analyst (CFA) designation is made up of 3 separate exams.  Meagan is currently studying for the CFA Level 1 exam.  The CFA is more geared toward financial management and investing.  It's an internationally-recognized designation.  In the Rubel School of Business, at Bellarmine, the curriculum provides a solid foundation, in addition to the self-study, to equip students to perform well on these exams.  Bellarmine is actually a CFA-Affiliated Program.  For finance majors, at they complete their courses, they will touch on roughly 70% of the material found on the Level 1 exam.  Our finance degree is a combination of finance, accounting and economics classes, among others.  Bellarmine's Getting a Bloomberg Terminal Meagan discusses her involvement in helping to secure this terrific new tool for the Rubel School of Business.  This computer terminal and the data available is the gold standard for financial information on virtually any type of security. Tools and resources such as the Bloomberg Terminal will continue to provide cutting-edge technology for students at the Rubel School of Business. Dr. Stevenson explains that this terminal is significantly different than the other online tools you might be able to find.  The information is much more in-depth.  It'll provide important experience for students as they apply for jobs upon graduating.  The Investment Group actually back-tests it's investment models via this terminal to understand performance modeling of investment securities and strategies.    Bellarmine Investment Group Dr. Stevenson is the current faculty advisor for this student group.  Meagan was one of the co-presidents of the group.  It's her favorite activity at Bellarmine.  This group is given the responsibility of actually managing a small portion of the university's endowment fund.  They're working with “real money.”  This is an interesting way for students interested in pursuing the CFA to gain practical insights.  Bellarmine's Finance Degree Dr. Stevenson discusses several aspects of the finance program at Bellarmine.  The University has a long tradition of a very solid accounting program.  One of the differences at Bellarmine is that finance majors do the entire intermediate accounting sequence, as part of their program.  The economics classes of investment theory plus money and banking are also included. Finance is the intersection of accounting and economics. Employers seem to value the fact that Bellarmine finance majors have a strong accounting background, as well.  Bellarmine is a liberal arts institution.  This focus provides finance majors with the ability to think critically, remain adaptable and the ability to think and write well.  The university provides a very well-rounded curriculum. Tom welcomes a new guest to the show, Jon Case of CI Global Asset Management. Jon is the lead manager of the Sentry Canadian Resource Class and Precious Metals Fund. Jon discusses the massive money printing and stimulus that has, in many cases, increased household income. Further stimulus will likely be required to help heal the economy. He expects the pace of the recovery to be relatively slow. With every central banking printing, we are going to continue to see asset prices inflate. Eventually, all that debt will result in a day of reckoning but exactly when that occurs is uncertain. He discusses the Fed's problem of encouraging inflation and why they have been unable to overcome the collapse in money velocity. He sees the role of government, central banks, and policymakers beginning to blur. Expect further direct government intervention to the consumer. The result of all this will be an environment very friendly to gold. The US Debt to GDP levels has risen this year to uncharted territory. We weren't expecting these levels for another four or five years. Jon says, "The lenders are the ones that are losing the most in this environment. The biggest suckers today at the table are those that are lending to government at thirty-year rates." The biggest risk to the dollar and fiat currencies today might be digital currencies. Central banks are worried about being left behind by innovation. Money creation outside the halls of power is terrifying to governments and central banks. He discusses why the creation of a new digital currency seems likely. Jon outlines what to look for in good mining equities. Some institutions are protecting themselves by having mining equities in their portfolios instead of just gold. How IBC flips the status quo and makes your money work for you. How you can couple IBC with real estate investing to create a pool of wealth that flows to you instead of away from you. Key Takeaways: Traditional lending and the banking system use your money to create profit for others. Infinite Banking circumvents the traditional banking system and gives you control of your money. Use IBC to fund real estate investments, you create a circumstance where your assets give you money instead of your efforts giving you money. Money gives you choices and choices give you freedom. “As Einstein said, we can’t solve our problems with the same thinking we used when we created them.” - Jim Oliver About Harper Jones:  Harper is an advocate for Infinite Banking and joined CreateTailwind as a strategist to teach people how to become their own banker. What does a corporate financial analyst do? I asked myself this question as I was going to school for my BBA in Finance however I never found an honest response. I thought it would be a boring job as many people seemed to be talking all about investment banking or IB as they liked to call it. I decided in undergrad that I would try and work on the trading side or the investment banking side as it required more driven people. To my surprise I was actually doing corporate finance and I didn't really realize it. I had been working at a start-up manufacturing company for a few years and I slowly transitioned into helping with the finances and accounting as well as many other jobs. The job was so busy all the time I just viewed myself as someone doing business. Looking back on the experience, one of my main jobs was to do corporate finance. I was involved on gathering data, analyzing the data, and making presentations about the results. This in a nutshell is what corporate financial analysts do. They provide a financial perspective to the business problems. Many of the skills needed to be a financial analyst were taught in my finance undergrad. Discounted cash flow models (DCF), debt pricing (bonds), and ROI were common tasks. Some of my projects including financial reporting, profitability of custom projects, developing pricing models, reviewing supply and demand of markets, creating and presenting PowerPoint presentations to investors and customers, conducting cash flow analysis, and providing information on decision making for manufacturing costs including raw materials and labor. The career is slower than other areas of finance however the job is much more stable. The environment is fairly cyclical with reporting while allowing some creativity in ad hoc projects. People are usually friendly and you get the opportunity to work with a variety of departments as finance effects every part of a business. Many of these jobs have a relaxed dress code or casual Fridays. You might work a 50-60 hour week when deadlines arise however most of the time you will work around 40 hours and be able to have a life outside of work.CFI Financial Analyst Skills:https://corporatefinanceinstitute.com/resources/careers/jobs/what-does-a-financial-analyst-do-day-in-the-life/SUPPORT THE CHANNELQuant t-shirts, mugs, and hoodies:https://teespring.com/stores/fancy-quantConnect with me:https://www.linkedin.com/in/dimitri-biancohttps://twitter.com/DimitriBianco☕ Show Your Support and Buy Me a Coffee ☕https://ko-fi.com/fancyquantSupport the show (https://ko-fi.com/fancyquant)

Real Estate World | Tips for Real Estate Investing Scott Trench is the CEO of Bigger Pockets and author of “Set for Life: Dominate Life, Money, and the American Dream,” one of the best books I’ve read this year! BiggerPockets.com is the world's largest online network of real estate investors, and since joining the company, Scott has been able to help ordinary Americans build wealth and achieve financial freedom through real estate investing. Before Scott entered the real estate world, he was building wealth the hard way. He worked as a financial analyst with Dish Network making $48,000 a year and enjoying a cushy benefits package. However, when he purchased his first investment property and left his finance job to work with Bigger Pockets, all of that changed.  You Don’t Need a Finance Degree to Master Real Estate Finance If you subscribe to Scott’s philosophy of finance in the real estate world, there are four things you can do to advance your position: spend less, earn more, invest your accumulated assets aggressively, and create assets. But you don’t have to be a mathematics oriented person to succeed. Financial strategy is something you can learn, and Scott’s tactics will help you get your revenue working for you so you can achieve financial freedom and early retirement even sooner. The market you invest in plays a significant role in determining your property’s potential. But with the right strategy, you will see results in almost any scenario. House Hacking and Capital Expenditures A house hack is one of the most valuable tools a middle-class wage earner can use to build wealth. It is when you buy a property as an owner-occupant and rent out extra bedrooms or units. And while it’s not necessarily a long term solution, you don’t ever have to stop looking for ways to offset your housing costs. But when you own an income property, a lot of things can go wrong. Capital expenditures or CapEx are large, one-time expenses that go into maintaining your property. Although they are not a monthly expense, you have to budget for them because the real estate world can be an unforgiving place if you’re unprepared. When you are actively monitoring all of the moving parts, you can manage your cash flow more easily. So, to learn more helpful tips about investment strategy, listen to the latest episode of Pursuing Freedom. About Scott Trench Scott Trench is a perpetual student of personal finance, real estate investing, sales, business, and personal management. He is also a real estate investor, an executive at a large online corporation, salesman, real estate broker, and author. Through a solid understanding of money management, calculated risks, and a lot of hard work, he has created financial freedom for himself as well as a successful real estate business in just three years after graduating college. He hopes to now share the knowledge he has acquired so that others will have the tools they need to repeat his results in just 3-5 years, giving them the option to go anywhere they want in the world, work any job, start any business, or finish out the journey to financial independence and retire young. What You Will Learn: Scott’s journey from finance into the real estate world How Scott got started with Bigger Pockets Scott’s philosophy of finance How to choose the right market when purchasing an investment property How to approach house hacking and CapEx How to determine the best investment strategy based on your savings and income How to Connect With Scott Trench: Books: Author Page Twitter: @BiggerPockets Facebook: https://www.facebook.com/BiggerPockets Instagram: @biggerpockets YouTube: https://www.youtube.com/user/BiggerPockets LinkedIn: https://www.linkedin.com/in/scott-trench-53056a22/ Website: https://www.biggerpockets.com/ Podcast: https://www.biggerpockets.com/podcast Additional Resources 5-Step Guide to More Referrals https://www.mrmoneymustache.com/

When he did return, Paul began research into home-based businesses that fueled his passion for sports, kids and business leading to investment in his first franchise, an afterschool sports enrichment program for kids.
