Jason, welcome to the show. Thanks, Steve. I appreciate it. Well, it's great to have you. We rarely have finance related topics and we're going to make it fun. So let's start with where we always start with the journey. This is an entrepreneur's podcast. So Jason, please tell me how you got into this business and how did you have this idea to create an accounting firm with a different mission? So I guess I've always had an entrepreneurial spirit, but at the same time, I wanted to make sure I perfected my trade before I just jumped into a business. And so I started my career in public accounting, spent most of those years with Deloitte or Deloitte Touche, which is one of the big four accounting firms in the financial statement audit side. And through that experience, I just, through that, my time there, I just saw all different types of businesses, all different types of startups, all the way up to Fortune 500 companies, different types of industries, and got exposure, just incredible exposure to how businesses run, different types of businesses, industries, those types of things. I was a senior manager in audit, and I just didn't have the drive or the desire, I guess, to be a partner at a firm like that. And, but what I did observe working with our, even with our clients that in the mid market and the small and mid market is that those companies deserved better than what they had as it relates to the accounting and finance function of their business. And so a lot of companies in the small mid market, they look at accounting and finance as a necessary evil, right? They gotta pay their bills, they gotta invoice, they gotta collect cash, of course. They need to make sure they have enough cash for payroll, and they need to file their taxes at the end of the year. But as businesses grow, they start to feel the pain points of not really having a good handle or not leveraging their finance and accounting function in the way that can really drive value to their business. They start to talk to third parties like banks or investors, and they're starting having to provide financial information to those individuals. And they end up not being able to achieve the goals they have because they are struggling providing good financials that provide them with credibility to those third parties. And so what I also observed is that a lot of these companies don't have the sophistication needed to take their business to that next level in that function of their business. And even if they did want that, top talent is very expensive. And so what we've done is we've created a model that allows for that top talent to come and we were able to bring that top talent to our clients, to companies in that small mid-market and build a solution for them that takes them away from that necessary evil and really focuses on that forward looking side of their business, gives them confidence that things are being done the right way. And they're getting good visibility into their financials and financial information to make decisions, achieve the goals they have, and then also to to work with their parties and manage cash flow and all the good stuff like that. Episode Summary In this episode of the Solar Maverick Podcast, Benoy speaks with Gregory Wetstone who is the President and CEO of American Council on Renewable Energy (“ACORE”).  Greg gives an update on  the Inflation Reduction Act(“IRA”) and talks about current policy issues in renewables.  He also talks about how ACORE is leading as a trade organization in the equitable transition of renewables with the Accelerate Program and partnership with the National Urban League.   Benoy Thanjan Benoy Thanjan is the Founder and CEO of Reneu Energy and he is also an advisor for several solar startup companies.  He has extensive project origination, development, and financial experience in the renewable energy industry and in the environmental commodities market.   This includes initial site evaluation, permitting, financing, sourcing equipment, and negotiating the long-term energy and environmental commodities off-take agreements. He manages due diligence processes on land, permitting, and utility interconnection and is in charge of financing and structuring through Note to Proceed (“NTP”) to Commercial Operation Date (“COD”). Benoy composes teams suitable for all project development and construction tasks. He is also involved in project planning and pipeline financial modeling. He has been part of all sides of the transaction and this allows him to provide unique perspectives and value. Benoy has extensive experience in financial engineering to make solar projects profitable. Before founding Reneu Energy, he was the Environmental Commodities Trader in the Project Finance Group for SolarCity which merged with Tesla in 2016.  He originated SREC trades with buyers and co-developed their SREC monetization and hedging strategy with the senior management of Tesla to move into the east coast markets.  Benoy was the Vice President at Vanguard Energy Partners which is a national solar installer where he focused on project finance solutions for commercial scale solar projects.  He also worked for Ridgewood Renewable Power, a private equity fund, where he analyzed potential investments in renewable energy projects and worked on maximizing the financial return of the projects in the portfolio.  Benoy also worked on the sale of all of the renewable energy projects in Ridgewood's portfolio.   He was in the Energy Structured Finance practice for Deloitte & Touche and in Financial Advisory Services practice at Ernst & Young.  Benoy received his first experience in Finance as an intern at D.E. Shaw & Co., which is a global investment firm with 37 billion dollars in investment capital. He has a MBA in Finance from Rutgers University and a BS in Finance and Economics from the Stern School of Business at New York University.  Benoy was an Alumni Scholar at the Stern School of Business.     Gregory Wetstone Gregory Wetstone is President and Chief Executive Officer of the American Council on Renewable Energy (ACORE), a national nonprofit organization that unites finance, policy and technology to accelerate the transition to a renewable energy economy. Since assuming this role in January of 2016, he has led the way to dramatic improvements in ACORE's organizational health, prominence and effectiveness in pursuit of its mission. Greg oversees ACORE's strategic planning and core activities, including government affairs, communications, research and analysis, executive programs, market expansion priorities, signature events and fundraising. Prior to joining ACORE, Greg served as Vice President for Terra-Gen Power LLC, a renewable energy company with utility-scale wind, solar and geothermal energy facilities. Prior to his six-year term with Terra-Gen, he served as Senior Director for Government and Public Affairs at the American Wind Energy Association and Director of Programs at the Natural Resources Defense Council, where he founded the legislative program. Earlier in his career, Greg was Senior Counsel to the House Energy and Commerce Committee, and played an important role in crafting a number of important laws, including the 1990 Clean Air Act Amendments. Prior to joining the Committee staff, Greg was Director of the Air and Water Pollution Program at the Environmental Law Institute. Greg is a forceful advocate for the policies and financial structures essential to renewable energy growth, and has been widely published and quoted on energy and environmental issues over the span of his career. In our conversation, Ken breaks down risk in different parts of the lifecycle of a commercial real estate deal. He describes himself as a risk-averse person. According to him, one of the hardest aspects of real estate investing is bringing yourself to the awareness of the risks that you want to mitigate.    Ken's advice on how to successfully identify and mitigate risk: Educate yourself on the industry, market, and property. Focus on your operation and constantly evaluate your business plan. Have a solid insurance policy. Identifying risk comes easier with experience, so don't give up. “There's going to be things wrong everywhere. It's just a fact of life. What our job is, is to identify risks that matter.”   12:40 Ken talks about how to manage the risks surrounding the lifecycle of the property. Due diligenceLook at the physical property and see if there are hidden things there that are difficult to correct or significantly impact your business plan. Ken's advice is to find a mentor at the beginning of your investing journey to help you build out your due diligence process. Document the entire procedure. Raising capitalIt's important for passive investors to understand what it means to be invested in a multifamily real estate deal. Ask all the uncomfortable questions from the sponsor to evaluate if they're professional and knowledgeable enough. Figure out if they're transparent and have a good track record. Asset managementGive yourself 30-60 days to learn everything about the property before you start the renovation. Based on this information, modify your business plan.   Ken shares his insight on CRE risks in the near future. Interest rates have doubled in the last year and we might go into a recession. In the real estate industry, the most important thing is occupancy, so make sure you're buying in a growth market and keep your occupancy high. The software works with or without solar, but focusses on peak shaving commercial demand charges by intelligently monitoring the whole building's energy usage and production, then smartly flexing loads on and off to reduce demand peaks caused by HVAC, EV chargers, heat pumps, etc. It can also optimize batteries, if available.  DemandEx is NOT demand response, but rather demand flexibility. Its goal is to reduce utility bills for the building owner, not for the utility, although it can integrate with demand response programs if desired. Extensible Energy is on a mission to bring energy intelligence to the small to medium buildings under 100,000 sq. ft., such as office buildings, warehouses, schools, and retail. Traditionally, building automation systems were too expensive and too complicated for this market. Gary Seehoff founded EVRIHOLDER PRODUCTS after inventing its first two products, Twirl A Tieâ and Twirl A Beltâ. Gary built Evriholder Products into one of the largest housewares impulse product providers and in 2008 sold a 70% interest to a Private Equity consortium, and to the present day continues to grow the company. Evriholder distributes both nationally and internationally to the who's who of retail. Evriholder focuses its distribution of Impulse items in the Kitchen, Barware, Cleaning, Storage and Bath & Personal Care categories, and distributes to well over 50,000 retail doors. Prior to founding Evriholder Products, Gary was a Partner, and for several years, Managing Partner of accounting and consulting firm Duitch Franklin & Co. (at the time a 90 person CPA and consulting firm). Prior to Duitch & Franklin, Gary worked at Touche Ross (now Deloitte & Touche) as a Manager. Gary has invented and developed several products for various segments of the housewares industry and has several patents in his name.
