Old Capital Real Estate Investing Podcast with Michael Becker & Paul Peebles
Michael Ware, with Institutional Property Advisors in Dallas, shares critical information in making smart apartment investing decisions. Michael believes that Dallas-Fort Worth (DFW) remains a top-performing multifamily market due to strong population and job growth. DFW multifamily trade volume has rebounded from $5 billion in 2023 to an expected $8–10 billion in 2024, to even higher in 2025 thus signaling recovery. Institutional capital is re-entering the market, focusing on Class A properties. Some of the challenges he saw were operational headwinds including oversupply, elevated concessions, and difficulties raising equity for deals over $10 million and workforce housing facing higher delinquency rates and vacancy issues, compounded by tenant-friendly eviction policies. Today, opportunities for institutional buyers are with Class A properties in prime locations, while B and C properties are offering better yields for private investors. Rent growth is expected to accelerate in 2025–2026 due to undersupply and affordability challenges in single-family housing. He offered advice to buyers: Smaller operators should focus on organization, transparency, and demonstrating financial readiness to compete with larger institutions, and well-located 1980s workforce housing offers strong potential for yield and long-term growth. There was a time in Boréale's (https://www.boreale.com/en) not-so-distant past when they might have released a new beer every other year. The brewery is one of Quebec's oldest craft breweries, dating back to the late 1980s, and over its history it has seen waves and trends come and go. But the changing dynamics of craft brewing in the 2010s posed a different kind of challenge that required a new way to approach innovation and risk-taking. Then head brewer, now vice president of innovation, Gabriel “Gab” Dulong played a big part in that adjustment, getting the brewery into the unfolding world of production-scale hazy IPA in 2016, then pushing hard into nonalcoholic NA beer through the pandemic. Today, the brewery remains one of the largest craft breweries in Quebec—and only in Quebec—producing about 100,000 barrels of beer per year. But innovation is now core to their DNA. First up is Biker's Brewhouse Blue Balls – a blueberry ale (4.7% ABV, 10 IBU) from Youngstown, Ohio that delivers subtle fruit notes reminiscent of blueberry cereal. Located beside a Harley Davidson store, this brewery captures the spirit of the road in every can. The verdict? A solid 8.5/10 that would score even higher if served ice-cold.Our second contender comes from Distill Brewery in Normal, Illinois – a place so beautiful it looks like they host weddings between brewing sessions. Their Torbus double dry-hopped hazy IPA (7.4% ABV, 25 IBU) showcases citra and mosaic hops in an award-winning formula. The juicy initial flavor gives way to an intensely dry finish that divides opinions but earns respect. Before he took the leap and started his own, BreWskey (https://www.brewskey.ca) cofounder Derrick Robertson was a process engineer who helped design breweries. That background was invaluable when building out a brewhouse and cellar in a building that's a historic landmark in Vieux-Montréal. With multiple spaces and sprawling patios, BreWskey is popular among travelers who drink plenty of pale lager in warmer months—with many who also appreciate BreWskey's creative and contemporary approach to hazy IPA. Robertson has an unquenchable thirst for experimentation, treating each batch on their two- and 10-barrel systems as an opportunity to tweak variables, test ingredients, and dial in processes. He's not afraid to brew beer with a point of view informed by his own tastes—witbier without phenolic Belgian yeast, for example—and he's always up for experiments, such as pushing 34/70 to see just how much heat it can endure. When it comes to hazy IPA, however, he can't bear the astringent burn that certain hops exacerbate, so he's dialed in processes to turn beers at brewpub speed with robust body and just enough haze—because, as he says, there is such a thing as too much haze.
