The Mobile Home Park Broker's Tips & Tricks To Investing

Play Episode Listen Later Aug 18, 2023 16:19

In this episode of The MHP Broker's Tips and Tricks podcast, Maxwell Baker, president of The Mobile Home Park Broker, interviewed Aaron (“Chacha”) Chachamovits, president of a website design and creation company serving the mobile home park industry known as Rodesi.  This and every Tips and Tricks podcast episode is brought to you by The MHP Broker's'  proprietary Community Price Maximizer. Use this four-step system to get the highest price possible for your mobile home park or RV community when you sell it through The MHP Broker. Guaranteed. Ask Max for details.    Here Are the Show Highlights:  Today's interview is with Aaron Chachamovits, also known affectionately as Chacha. He owns a website development company called Rodesi. (Max, 0:22)  In 2017, Aaron started working for Snickfish, a title management company serving the mobile home park community. He was handling marketing, sales, web development, advertising and other areas, when he decided to go on his own. His company would provide web development and design services for the mobile home park industry. He named it Rodesi, a name that combined the name of his son, Roman, and the word “design,” which is Aaron's career passion. Through Rodesi, Aaron began to pitch smaller park owners who want a web presence as impressive as Sun Communities and RHP. (Aaron, 1:19)   Rodesi provides park owners with a website that's highly functional and user-friendly for tenants and park owners alike, able to handle billing, rent payments, and other areas.  Basically, the intent is to provide clients both a marketing tool and an automated streamlined online operation for dual audiences. (Aaron, 4:32)  His company's website functionality includes listings platforms, enabling park owners to list and prospective tenants to easily find and apply for pads or mobile homes for sale or rent. There are also forms on client websites that make it easier for residents and prospects to work with park employees in sales, back office and other areas. (Aaron, 4:57)   Rodesi has also integrated Rent Manager functionality and resident application forms into newly created sites. (Aaron, 6:25)  Rodesi-designed websites also give tenants multiple ways of paying their rent online, including Zego and CashPay. This is both more convenient for residents and it removes one level of labor for park owners. (Aaron, 6:40)  Rodesi will soon be fully automating the listing process and offering clients turnkey hosting, maintenance and listings creation of client websites through ParkWeb. Yet another key service offered park owners through Rodesi is branding, including logo development and a branding identity package. (Aaron, 7:02)  Rodesi can build separate websites for park communities, and to attract investors. It's important to segment these two audiences and not try to communicate with both on the same website. (Aaron, 8:02)  In Aaron's two years in business he's learned the importance of staying structured. In creating and following and documenting processes and systems to achieve success and avoid getting lost in the high day to day workload. (Aaron, 9:34)  Max remembers a quote from real estate guru Ron LeGrand: “The less I do, the more money I make.” This illustrates the importance of automating tasks and relying on processes and systems to break the workday down and simplify it. (Max, 10:26)  Aaron also learned the importance of planning by mapping out future activity at least by the quarter if not over the longer term. (Aaron, 11:41)  Aaron can be contacted a number of ways. He likes taking calls at (888) 222-4451. But you can also reach him at Rodesi.co or Aaron@Rodesi.co if you're a park owner who'd like to explore the possibility of Aaron and his company creating or improving your digital presence. You can also reach out to Max if you'd like him to put you in touch with Aaron and his company. Just drop Max a line at info@themhpbroker.com or give him a call at 678-932-0200.   Power Quotes in This Episode:  (On his inspiration for starting Rodesi) “Hey, nobody is servicing mobile home park owners and RV park owners the way they need. Why can't we provide web design and web development for these guys like Sun Communities and RHP?” (Aaron, 1:19)  “...it's more than just a website. Rodesi focuses on mobile home park owners and RV park owners' web presence, period.” (Aaron, 4:32)  “So if someone goes to your community pages, right, they'll see all the available listings or whether it be RV pads, open locks, or just mobile homes for sale, or rent. Those are all listed in each of the community pages, as well as the general search page where people can filter through those listings.” (Aaron, 4:57)   “...we make it really simple and easy for current residents to know how to pay their rent, whether it's through Zego, CashPay, or I don't know, if you'd have them go deposit it in your bank, we simplify that and make it really simple for them. So, they stop asking your managers the same questions over and over.” (Aaron, 6:40)  “I would say the biggest lesson I've learned is systems, processes, documentation.”  (Aaron, 10:12)

The summer is in full swing and whether your kids will be in camp, you'll be traveling, or staying close to home, one thing you can count on is that they'll be asking for plenty of snacks. Although snacks made with organic foods are ideal, they're not all created equal. Many options may still have pesticides, heavy metals, and toxins, which we definitely don't want in our kids' bodies, but figuring out whether a product is clean or not—even if it is organic—isn't always easy.   In this episode, I sat down with Colleen Kavanaugh, co-founder, and CEO of ZEGO, the first purity-transparent food company that produces products with superfoods that are tested for over 400 chemicals including glyphosate, heavy metals, common allergens, and gluten. Colleen initially founded ZEGO because she was looking for healthy, nutritious snacks that weren't overly processed and safe for kids with food allergies. She decided she would also go on a quest to learn more about the food industry and try to uncover a link between certain foods and autoimmunity and cancer. Later down the line, someone told her about glyphosate, a toxin found in food, and she discovered that companies aren't required to test for toxins. As a result, her business evolved and she added purity testing and standards.  Colleen and I talked about why she started ZEGO, the void she's filling in the marketplace, and some of the challenges she had that turned out to be blessings. She also shares advice for parents who want to start similar businesses and her best tips for getting kids to eat better, even when parents don't have a lot of time. Welcome  2:55 Let's talk about your story! 6:46 What did you discover about requirements—or lack thereof—for food companies?  11:32 What should parents know about toxins? 14:02 What does ZEGO offer and what makes you different from your competitors? 18:35 Why did you start the company? 23:11 How did you know other parents wanted these products? 27:03 Let's talk about your journey to launching the company: what were the steps you took to get it off the ground? 31:01 What were challenges you encountered along the way that turned out to be a learning lesson? 33:43 What advice do you have for mom entrepreneurs who may want to start this type of business? 35:08 What is the future for the company? 37:28 What are your best tips for parents who want their kids to eat better, but don't have the time?  LINKS MENTIONED IN THE SHOW Colleen mentions Proposition 65. It combines best-in-class technology with sophisticated data sources to offer insurance products that save businesses time and money. Zego's products represent a solution to this problem for businesses based across the UK, Europe and beyond. In this episode Sten and podcast host, Alex Bond look to the future of insurance and discuss Zego's vision for the future of mobility going into a wide range of topics such as:Why is it important to future think for insurers?Regulation seems to be the great restriction on that vision - what part can the insurance industry do to help that vision a realityWith the complexity of risk associated with anonymous vehicles do you think we will see a rise in internal risk solutions such as Mercedes announcing its insurance for autonomous vehicles - What can insurance do to continue its relevance when we see these types of developments? This vision of the future isn't new (blade runner came out in the 80s!) but it does feel more tangible, do you think tech is catching up to culture? Matt sits down with Zego Foods founder Colleen Kavanagh. Zego Foods is a healthy food company making delicious high-quality foods and snacks but that really only scratches the surface of what they are. They are at the forefront of a food health standards revolution and are leading the way to ensure that people are getting the cleanest and safest foods possible. Buckle up, because we're about to take a peek behind the curtain of food standards. Colleen has been working in the food/health industry for her entire career, starting on the policy level. Throughout her years of experience, she realized that there was a serious disconnect between how healthy food is produced and the standards designed to ensure they were high quality. She slowly went deeper into the industry until she decided to create a vehicle for change, Zego Foods, where she's in the driver seat and blazing the trail for food standards and transparency in a very serious way. This issue of lack of transparency with food safety standards is what drives Zego Foods and although they do make some tasty and highly nutritious products are more of a catalyst for change than simply a snack brand. In this episode of ReddyYeti | Built On Passion Colleen Kavanagh shares the truth behind food quality standards and how Zego Foods is about to change what it means to make healthy food.

Women's Wealth: The Middle Way®: Good Food, Good Life with Colleen Kavanagh When Colleen Kavanagh couldn’t find companies that made nutrient-dense foods that would meet the dietary restrictions of her family, she was inspired to build her own firm. See you in two weeks!   Helpful Links: ZEGO: Glen Eagle:   Women's Business Enterprise National Council (WBENC): WBENC-Certification: Women Presidents' Organization (WPO): Show Notes: Interview Transcript:  Susan Michel: Welcome back to Women's Wealth: The Middle Way®, the show that answers your questions about work, money and family. My name is Susan McGlory Michel, and I am the CEO and founder of Glen Eagle, a wealth management firm in New Jersey. Today, I am joined by Colleen Kavanagh. As a mother, Colleen was struggling to find food companies that made nutritious-dense foods, but also met the needs of the many dietary restrictions that her family was at the time juggling with. That is what inspired Colleen to create ZEGO. Making good, clean foods that show customers what exactly was in the products as well as the purity test results of the product. Wow, what an undertaking. Welcome, Colleen. Colleen Kavanagh: Thank you very much. Susan Michel: Colleen, you have a journey of many mothers, we enter motherhood and we don't know what to expect. Were there any struggles that you faced while you started ZEGO, and what were some of the challenging parts and how did you overcome that as a mom? How did this come about? What was the journey that brought you to even think to start your own entity and firm? Colleen Kavanagh: Well, I had kind of a classic mother's story of we had a need in our family that wasn't being met in the marketplace. And so I decided that that was a great opportunity to start a business and also to serve that need for other families as well because this was the beginning of the food allergy spike. My kids are in their late teens, early 20s now, so that was the start of that whole -  it's not really a trend - it's just an ongoing problem that seems to be increasing. And I realized that we had celiac disease, dairy intolerance, and my son was very sugar sensitive. And then our schools went nut-free. So once I had to combine all of those needs for both my kids and my communities, there wasn't any company that was making things that I felt good about giving to my kids to eat that was safe for them as well. And so I started a food company.  Susan Michel: Wow, you say that so offhandedly as if it's a simple thing to do.  Colleen Kavanagh: Well, it's not a simple thing to do. It shows my naivete. Yeah, it's true, though I have learned a lot. And I definitely would have people contact me and ask me, hey, I have a great recipe or I'm selling some, you know, pies to the local bakery. And I want to co-packer and you know, they kind of want to jump in. And I definitely have some advice that I've learned the hard way. And I'm happy to share with folks.  Susan Michel: That's what we do as women, I think, we share. It's like, here you are, a mom, and you've decided that there's a real need that you need to meet and you kind of are desiring to do this but what were some of the most rewarding parts? I know we just said that. We jumped in and we said oh my gosh, what have I done? But there had to be some rewarding parts of having a successful clean food company that you saw benefit your own children, but there are also some bumps in the road. Can you share both the rewarding part and maybe some of the things that you wish you had known when you decided to jump in the water? Colleen Kavanagh: Yeah, let me do the rewarding part because it's so singular and we could...

Sarah and Nigel are joined by a host of fantastic guests to take a look at the biggest news stories in insurance and insurtech over the last few weeks. Our brilliant guests include: Lea Nonninger - Research Analyst at Business Insider Intelligence Oliver Ralph - Insurance Correspondent, FT Andy Rear - Chief Exec, Digital Partners at Munich Re Kicking off the show, we take a look at how US insurtech Lemonade has arrived in Europe! Lemonade was launched on the 11th of June in Germany, and they are introducing their new policy 2.0. The new policy is described as an easy to understand document designed for laymen instead of lawyers. Nigel argues that Lemonade will be able to get a lot more done a lot quicker in Europe than in America as Europe is a lot less regulated. Lea argues, as someone who has lived in Germany, the problem with launching a forward-thinking digital first insurance policy in Germany is that Germans are rather traditional thinking. Are they ready for this new modern insurance? (02:00) We continue by talking about how car insurance premiums have jumped by a third in three years! The panel argues that this is not necessarily a bad thing, but what impact does this have on the number of people driving? Young people say that having a car is very difficult because of the cost. Cars are changing and getting more expensive to repair, so with the cost increase, will this impact how many people are driving cars? Are young people less interested in having a drivers license? (16:48) Other stories include: * London-based insurtech start-up Zego raises $42m to fund European expansion (24:14) * InsurTech Futures: Insurtech UK and the Department for International Trade join forces (31:01) * Flock launches first ‘real-time’ insurance and risk-management product for drone fleets (36:06) * Inland flood defences save the UK £1.1bn a year (44:17) All that and much more on this week's episode of Insurtech Insider. In 2016 Harry Franks, Sten Staar and Stuart Kelly set out to reinvent commercial insurance for self-employed people. They launched Zego and started with an hourly policy for scooter drivers which meant that drivers no longer had to pay for insurance they didn’t need. Instead they could get flexible cover for the hours they worked. Zego has since launched plenty more products, all designed to enable gig economy workers make insurance work for them.

Then we go on to examine why insurtechs have decided that SMBs are worth the trouble and how technology is helping improve the space for SMBs. First, we discuss Airbnb's purchase of background screening company, Trooly. Will this be a broader trend with sharing economy companies? Next, we highlight Expedia and Priceline's strategic moves to take on Airbnb in the private accommodation market. Expedia and Priceline are using their platforms to post private listings alongside hotels listings. Expedia also purchased HomeAway, a direct competitor to Airbnb. How will Airbnb respond to these threats? I discuss six potential tactics Airbnb can execute to put Expedia and Priceline back on their heels. Third, we venture back into the pet sitting segment by discussing Rover, the leading US dog sitting service. The pet sitting segment is a small but growing part of the $67 billion pet industry. Rover has several options to continue its fantastic growth rate. Fourth, I discuss the funding of insurtech startups Zego and Trov. These two companies are helping the sharing economy expand by providing transactional insurance for delivery vehicles (cars, scooters, and bikes). Fifth, we ask the question, "Is ride sharing killing the automotive industry?" A study by AlixPartners indicates that for every car dedicated to ride sharing eliminates 32 personal vehicle purchases. This is great in the short-term, but what happens when the market reaches equilibrium? We review what actions market competitors are taking and discuss how the market will evolve. Sixth, do you love to cook? If yes, you are one-step closer to becoming an entrepreneur with the help of community market place apps, HomeCook and Shmeal. HomeCook and Shmeal give individuals the ability to market home cooked meals to their neighbors. How will existing food vendors respond to this threat? We look into the future and discuss seven potential responses. Seventh, the China sharing economy provides the most interesting business models. The latest venture is a bed-sharing service. Sleeping pods are placed around China and busy business people can pop-in for a thirty-minute nap. Does this startup's strategy open up the possibility to time-share ownership of residential family homes? Finally, we discuss my second favorite startup, WeWork. WeWork's recent funding round valued the company at $21B. Will WeWork be at the forefront of the future Gig Worker recruitment process? We theorize and make predictions. In Episode 9, I interviewed brand-building guru, SarahGeorge Durham, Wix.com Ambassador and the Founder of brand building consulting firm, Three4 Corporation.
