The Mountain State, along with Texas, nabbed the top two spots in the Fit Small Business ranking of Best States to Start a Business. The report examined business, economic, and demographic data in all fifty states to arrive at its best-of list. Constellium Rolled Products unveiled a partnership Monday with the U.S. Department of Energy which will enable the replacement of three aging and obsolete casthouses in the mill at Ravenswood. They'll be upgraded to two state-of-the-art casters. The new casters will implement the most modern fuel technology available. “It's breakthrough technology to allow our combustion systems to be fueled by virtually any type of material, including when it becomes affordable and available, hydrogen. It will make us a carbon-free casting environment,” said Brian McCallie, vice president of operations for Constellium. The Ravenswood plant employs 1,100 workers. McCallie said the upgrades would protect the current jobs and that inclusions in the plan will make the operation prime for expansion in the future. 2023 was rough for a lot of people. Agents and teams were selling less homes. Pending transactions hit their lowest number in 2 decades, and most pipelines were drier than ever before. On top of that, the NAR lawsuit verdicts shook things up for the entire industry, so many agents feel like they are getting hit from different directions.    There is good news on the horizon though. If you've managed to stick it out through these challenges, and your business is built on the right foundations, 2024 will be a lot better.    There's still fear around the market and NAR's legal issues running people out of the business. In real estate, very few people fail because of bad luck. Most fail out because of bad habits and not doing enough of the right things. You might look at the lawsuit as an existential threat to agents, but just like with market downturns, those who are doing the right things, and approaching business with the right attitude will never lose. Ever since being a Realtor was a thing we've needed to be able to articulate our value. If we do that people will want to work with us through hell, high water, industry lawsuits and slow markets.   What does the NAR lawsuit tell us about our industry and where we're headed? How do we perfect our marketing?    Agent, social media coach, speaker, trainer and host of the popular Massive Agent Podcast, Dustin Brohm shares his predictions for 2024, and why he's optimistic.  Quotes    I do know people that are successful that don't work their sphere but they are such outliers I don't want to teach other people to do that. -Kevin Kauffman     Very few people fail out of this industry because of bad luck. Most fail out because of bad habits. -Kevin Kauffman     97% of agents surveyed think NAR is completely worthless, and they'd cut them off in a heartbeat if they could. -Dustin Brohm   With social media, you don't want to do too much of any one thing. -Dustin Brohm   Ever since being a Realtor was a thing you needed to be able to articulate why they should hire you. -Dustin Brohm    Some agents need to do a much better job of selling the buyer/broker agreement, and how it is good for both parties. -Dustin Brohm   Key Points     Why agents fail  There are a lot of agents failing out of real estate not because of bad luck, but rather because of bad habits. There are people who say they tried everything but didn't really and that's why they've left the industry. There are some agents who are doing all the necessary activities, and following through on everything coaches tell them to do. They fail because they don't have the confidence, or feel like they deserve success. It's hard to do the work if you're not showing up as the person who believes in it, so you have to grow into that person.    Setting new agents up for success  Teaching agents the buyer's consultation before they start contacting buyers solves a lot of problems. If someone is afraid to get to the consultation, it might affect how they are on the phone - it might make them afraid of getting a positive result. By getting them to know and get comfortable with the outcome, it increases their chances of success.    The ultimate one-two punch  One challenge agents have is they are either content marketing focused or cold calling focused. If you combine both activities, one practice benefits the other. Content will make calling easier because they've seen you before, and your content marketing is a lot better when you have a database of people you can call directly.    How Dustin would grow his podcast if he was starting over  There's a lot of value from recording a video podcast and taking clips from it. Clips will get more exposure and reach for your show, and help you pull in an audience. If you think about it, a 20-second clip can get you 40,000 views, and that's a lot more than a full episode can get.    Just take action When it comes to podcasting or content creation, never let the lack of fancy equipment stop you from taking action. Once you have the basics of being clearly seen and heard squared away, what you're talking about is the most important thing. It's more crucial to have something worth listening to than having all the tech, but nothing of substance to say. You don't have to be in a professional studio with foam on the walls to make a good show.    The NAR lawsuits might work in our favor  The NAR situation is actually a good thing for both agents and consumers. It will create more transparency and weed out the mediocre agents. Ever since being a Realtor was a thing, we needed to be able to articulate why they should hire us. The truth about the best agents is they are already doing the right thing when it comes to the buyer-broker agreement. They have the conversation upfront, know how to talk about the value they bring, and deliver an exceptional service. The agents who are nervous about these rulings, might be having an issue articulating and delivering their value.    NAR's biggest problem  A huge portion of the agent population thinks NAR is completely worthless and they'd cut them off in a heartbeat if they could. NAR does have a lot of value, but they don't articulate it. NAR is a powerful lobby for homeownership, tax advantages, property rights and more. They lobby better than any trade organization in the country. It's also important for our profession. Lean into the conversation below:     Tell us a little bit about the work you do I help women entrepreneurs break free of self-esteem issues and take consistent action to become financially fit, emotionally secure, and more confident so they can live the lives they love, even if they have been struggling for years.   How or why did you begin doing the work that you do? My dad was an entrepreneur and taught me about money from a very early age. Just past my 20th birthday I fell in love and got married to a cook at this restaurant I worked at. I had about 6,700 in the bank and he didn't have an account, so I put him on mine. I didn't know all the "right questions" to ask because I had come from a very stable healthy household. Shortly into that journey I realized I had made a HUGE mistake, and within 6 mo all the money was gone, and he had become extremely physically abusive. One night I followed him out onto the driveway trying to figure out where the money was going to come from to pay the bills. He got up in my face and said "you'll never leave me you need me too much" and he got in the car and drive off to work. That was the night I left. Started over, took the things I had been taught prior to the marriage and put them back into place. I paid off all the debt that had been created and started having people ask me "how did you just do that"? Then 6 years ago I found the Neuroscience piece and that was a huge game changer for myself, my business and my clients.   What kind of things do you assist your clients with? Women don't relate to money the way men do, so we dive in and uncover all the things that are limiting them from their best lives and desired income. We know from the lottery winners that a large influx of money doesn't fix the underlying issues! I assist them in greater confidence, emotional and financial security and better self talk and relationships.   What SUPER TIP or piece of advice would you like to share with the world? Treat money like your best friend even if you have little. Learn to be a better receiver of everything in your life. Just me and school just never got along. I didn't like that format for learning. I thought, whatever it is, let's just get this over with and so I can move on and start working. [spp-timestamp time="32:00"] Most of these companies aren't using something as tied into the database network, they're only on the more advanced systems. So the most basic GPS system is going to literally just be a three wire connection to the vehicle, so that you get a hard wire, a battery connection, a chassis ground, and an ignition connection. So at 21 years of age I worked a couple years for a highend audio shop on the island, did some real fancy stuff. I was the cocky 21 year old who knew more than my boss. He wasn't allowing me to do the kind of work that I knew I could do. I quit with $300 cash in my pocket and I went and started my own business. I've done that. So 21 years old, 300 bucks to my name, and I just made it happen. I don't believe in necessarily a balanced lifestyle or work-life balance. When you're focusing on that book, other areas of your life are going to suffer because you're just so focused on that. I neglected my health and I worked 90-100 hour weeks, on my feet all day long. I wound up getting tremendously overweight. I'm six foot four, I'm currently 275 pounds. Jordan Tarver is a writer, photographer, storyteller and van lifer. A 5 week trip to Europe turned into 3 months pushed him outside of his comfort zone and made him realize who he was always meant to be. He talks about the lessons he learned from the trip in his book, Moment: Vol.1 : To Whom It May Concern. Born & raised in Rohnert Park, CA, he found his passion for the outdoors from camping trips with his family. Always wanting to live in Southern California, he attended Cal State Fullerton where he majored in finance. It was through greek life that he found his passion for photography. After graduating, he moved out of his apartment and traveled Europe solo for 3 months. It was on this trip that he began to find love for writing as he was journaling daily. Returning back to SoCal, he worked at a mortgage company for 16 months, writing part-time on the side. With two previous writing opportunities not work out in his favor, he continued to push forward until he landed his full-time gig with FitSmallBusiness.com. His van, The Story On Wheels, has inspired him to keep writing stories which he hopes will guide him to an opportunity to work for National Geographic. What can I say about Paul Cantarella? I love this guy. Actually, I have to say that to avoid wearing cement shoes at the bottom of the Hudson. I joke, but it's true. Paul was in the Mafia, then witness protection, then decided to come OUT in public with his family to be "normal," at their own risk. If someone wants to go after them, so be it (I have their personal address. I'd sell it to you, but it's not cheap!) I produced a TV series about he and his amazingly loving family (again, I have to say that. I don't swim well). Actually it's true, they are incredibly smart and sweet. The Cantarella's are now running car washes in Scottsdale, flipping cars, flipping homes, and trying to stay out of trouble. I'm super stoked to introduce Paul. I plan on having other members of his family on soon (I have to do that too... again, I don't do well 6-feet under). You think that's funny? Yann Debonne’s TV career as a showrunner and company owner is one most other showrunners would kill for (yanndebonne.com). He has had overall deals with networks like MTV, executive produced large, complicated shiny floor shows with live audiences, and become the go-to guy for dozens of networks. But perhaps Yann’s most coveted asset is his mindset. He realized early on the benefit TV skills have outside of Hollywood. He has applied the function and approach of producing to other entrepreneurial endeavors, expanding his income opportunity. I’m personally indebted to Yann. If you read my book, he’s the “Y” in it. As one of my best friends, colleagues, and business partners (have been, and soon will be again), Yann continues to challenge the norm, question the process, and basically… produce himself. Now that you have an idea of the business costs, where will that money come from? In this episode, I cover the following sources of funding: Self Family, friends, associates Debt financing Grants Equity financing Crowdfunding Self-funding Funding the business with the owner’s own money is the #1 source of financing for most small businesses. It’s also the one I almost always recommend for my small business clients, if they can swing it. Where might your money come from? Inventory your assets You may find you have more assets than you thought. Perhaps, an investment account that’s skyrocketed with the market the last few years. You may find assets you can sell to support starting up your business. Savings From what you currently earn Consider moonlighting for the sole purpose of saving for your new business Personal credit cards If you go this route, be sure to get the lowest credit card rate possible and NEVER be late or miss a payment, as often those rates go up with one missed/late payment. If using a currently-owned credit card, call the card company and ask to have your rate lowered. If using a new card, get one with the lowest rates. Check out these sources to find current offerings for hundreds of cards: bankrate.com, creditcards.com, www.lowcards.com Home equity loan There may be tax benefits to going this route and usually the rates are lower than from other sources. Be sure you will be able to pay it back or you could lose your home. Borrow against retirement 401(k) accounts Last choice source of self-funding. If you go this route, pay it back as quickly as possible. If you lose your job, you will be required to pay the total amount back within a very short period of time. You also will be double-taxed on the money as you pay back the loan with already-taxed money and have to pay taxes again when you withdraw the funds at retirement. Family, Friends, Associates People who know you and your work ethic and who like your idea often may be willing to support you. Here are some guidelines to follow: Never ask someone for money who you know may already be in any kind of financial trouble. If, for some reason you can’t pay them back, you’ve not only put your financial situation at risk, but you’ve harmed someone else – someone very important to you. Keep it professional. Like with any financial transaction, keep your interactions business-like. Give the person loaning you money your complete business plan and review in detail the financial section. Keep the emotion out of the interaction and don’t use your relationship as a way of “guilt-ing” someone into supporting you. If the person you have approached declines to help you, accept their answer graciously and move on. Do not let this hurt the relationship. Be sure to put the terms of the arrangement in writing. Include how much you will be borrowing, for what purpose, and what the terms are for paying the loan back. Sometimes it makes sense for you to give your personal connection a percentage interest in your new business in exchange for their money. This may provide tax advantages for the lender and it can incentivize the person to loan you money knowing that if the company takes off, their investment will increase in value. Keep the person updated as to how things are going with the business, even if your news is not as positive as you would like. It’s always better that they know the truth. Pay on time and as you agreed upon. Stick with your end of the deal. Debt Financing This is a loan made to you by a bank or commercial lending organization that must be repaid. There are hundreds of different types of loans for businesses. The following are some of the most often used by small businesses SBA Loans The Small Business Administration acts as a go-between for you and various lenders who participate in SBA programs. To explore SBA loans, click here. Line of Credit Loans If you have your business checking account with a bank, your bank may provide you with a line of credit for that account. These are short term loans intended to protect businesses in case of emergency or stalled income flow. When using your line of credit, money is transferred into your checking account up to a particular limit. Standard Commercial Loans These are your regular installment loans. A terrific free resource for finding these types of loans is www.C-loans.com. This website allows you to apply for loans with multiple lenders at one time. Loans may be secured with collateral or may be unsecured. Unsecured are more difficult to obtain and typically have higher interest rates than secured loans. The following are typical sources of these loans: The government provides small business loans at the federal, state, or local levels. A terrific “wizard” that walks you through various offerings to find those best suited to you is available at business.gov. Often banks offer loans for small businesses. Keep in mind that, if you live in a smaller community, you may have more success obtaining a start-up loan from a community bank with people who know you, rather than from the larger banks. Commercial finance companies also offer loans to small businesses. Of course, with any of these sources, you will need to have all of your  financial information (business AND personal) in order. It also helps for the lender to see that you already have committed a substantial amount yourself to the new venture. Grants While we often think of grants as being only for non-profit organizations, there are many grants available to for-profit businesses. Organizations with a focus on social or environmental benefits and certified as B-Corporations are most likely to be able to obtain grants for their work. Check out www.grants.gov for more information. Grants also may be available at the local community level. Look into your local small business administration office. help community development or a specific group of disadvantaged individuals. Equity Financing This occurs when someone gives you money and, in exchange, you give him/her equity – a percentage interest in your company. Think Shark Tank or The Profit. The upside means you have more capital to work with. The downside is that your ownership and control is diluted. If you enter into an equity financing arrangement, be sure to consult with financial and legal experts to ensure this is set up correctly. Venture capitalist firms These typically invest in large ventures and stay away from small businesses. Angel Investors These most typically are individuals who invest in your company. They could be the neighbor next door who is really excited about your business and has a few thousand dollars they are willing to invest. Think creatively here. You may have a potential angel investor in a company that offers complementary services to yours, or a supplier, or even a potential customer.If you can’t think of someone connected with you, you may want to consider looking into a service that matches angel investors with people/businesses searching for funding. Two excellent sources for this are: www.go4funding.com and www.angelcapitalassociation.org. Crowdfunding This source of funding has become huge in recent years. There are three types of crowdfunding: Reward crowdfunding In exchange for people providing financial support to you, you provide some type of reward like a free product or product sample. The most well known sources of reward crowdfunding are: Indiegogo, Kickstarter, and Gofundme. For people in the arts or anyone who considers themselves a “creators, Patreon is a terrific resource to explore. Debt crowdfunding In this situation, backers provide a loan to you or your organization. It is usually faster and easier to qualify for a loan through debt crowdfunding than through a bank. Two major debt crowdfunding sites are Lending Club and Kiva. Equity crowdfunding At this point, I’m sure you can guess that this is where you give away part ownership in your business for funding. Angel List is one of the equity crowdfunding sites that has been around the longest.
