On this episode of the Scouting For Growth podcast, Sabine VdL talks to Steve Selengut who has over 40 years of direct investment management experience & is one of the few investing book authors who has actually managed client money for decades. Steve is here to share the fundamental principles behind "income-focused investing" laid out in his book “Retirement Money Secrets.” His approach can help investors confidently replace their paycheques with portfolio income streams that grow regardless of markets or rates. KEY TAKEAWAYS 25% of my money was always in the bond market, which included closed-in funds, mortgages, real estate, notes, loans, short-term, long-term, in the country, out of the country, a great, diverse portfolio. I stuck with stocks individually for a longer period of time & they all paid dividends which became an income stream over time. IN the first 5 weeks of 2024 my own personal accounts have generated over $20,000 in income. I'm not bragging about it, this is the possibility. Not only is it throwing out dividends every month, but the capital gains are like getting a cheque in the mail from your rich uncle & having something more to reinvest. After learning all the foundational rules about investing, people should focus on the income produced by the shares, bonds, etc, instead of their market values. You can't spend the market value, you can't spend a gold brick, you can't spend cotton futures, but you can spend cash. The companies are giving you cash because they appreciate your value as an owner, utilities companies were always very good at this. But most companies, especially in the tech sector, want to grow. Mutual funds were developed & began to get popular after the crash in the 20s, the great depression because everybody was afraid of the stock market at that point. Mutual funds gave people a diversified portfolio, you could own part of all the companies & participate in the growth of the economy again without the fear of 100% loss if a company goes bust. That bought a lot of money back into the marketplace. There isn't an investment advisor out there that would deny the fact that diversification is the key elements of risk minimisation that you can employ. Pick it up & reinvest it, it's new capital' ‘I've been through too many crashes to take for granted that every great company is going to continue to be a great success.' In this post, I've grabbed some helpful content from Investopedia, my favorite source for Investor Education.What are Options from InvestopediaOptions are a form of derivative contract that gives buyers of the contracts (the option holders) the right (but not the obligation) to buy or sell a security at a chosen price at some point in the future. Option buyers are charged an amount called a premium by the sellers for such a right. Should market prices be unfavorable for option holders, they will let the option expire worthless and not exercise this right, ensuring that potential losses are not higher than the premium. On the other hand, if the market moves in the direction that makes this right more valuable, it makes use of it.Options are generally divided into "call" and "put" contracts. With a call option, the buyer of the contract purchases the right to buy the underlying asset in the future at a predetermined price, called exercise price or strike price. With a put option, the buyer acquires the right to sell the underlying asset in the future at the predetermined price.

History has shown that the vast majority of millionaires either made or retain their wealth by investing in real estate. Most people understand or certainly recognize they should invest in real estate, but HOW TO INVEST in the asset class has become the challenge. Wall Street has led people to believe that buying shares in Real Estate Investment Trusts or REITs is owning real estate. It's not! Those are paper assets. But real estate is a hard asset. So what are people missing? First and foremost, investors must understand the difference between owning real estate and owning shares in a REIT or they'll NEVER really get it. Direct Participation Real Estate or DPRE may hold the answer.Paper assets like shares in REITs or Real Estate Mutual Funds tend to have dangerously high correlation with the overall stock market. That's not diversification. To have diversification, investments must move independently of one another. So why do the vast majority of accredited investors utilize direct investing in real estate? For one, it's an actual hard asset which is non-correlated to other investments like stocks and bonds. So DPRE can potentially solve the lack of diversification issue or the “don't put all your eggs in one basket” adage. But there are many other powerful reasons as well. The way I see it, a lot of yoga teachers and healers are leaving a lot of income & impact on the table because no one is talking about the very practical side of building a business in the yoga and wellness practitioner industry.Simply, because theres an aversion to talking about money. The truth is you don't know how to grow a business simply because you weren't taught the very simple (not easy) but very simple things to do that make the difference between sold out classes, workshops, and retreat, a fully booked client roster and never knowing if you are going to make enough to survive this month. A lot of yoga teachers, healers panicked at the start of the pandemic because their income relied heavily on someone else's business being open. Our guest today has a story that is very similar to mine in that he has a heart for service and this manifested itself first in the military, later in local law enforcement and finally in his very own service business, Leedy Farm and Property Services. Chuck Leedy moved away from his home in Dryden, Virginia a couple of times during his life. But ultimately, after having children, he decided he wanted to return home and farm. The challenge for him in doing that was what would he do to produce the income he would need for household expenses not covered by farm revenue. Chuck decided upon entrepreneurship, but his did not happen suddenly. He was working as a maintenance technician for McDonald's at four different restaurants and building his business on the side. As he continued to build his business he discovered that the reputation he had built for himself in the community from serving as a law enforcement officer was helping him to get business. This was only natural as people inherently trusted him to be on their property. Chuck went through the "crazy time" like so many entrepreneurs do when they are trying to transition from their full-time job to full-time self-employment. Finally, after working many hours per week between the business and the job he was able to break away and become a full-time entrepreneur. Once this happened he was able to focus more on his business and his farm. Now he is on a great trajectory to live the life for himself and his family that he has envisioned. ADVICE FROM CHUCK: COMMUNICATE: Chuck and I both learned through our careers in law enforcement that communication with customers is key. When he gets busy, something goes wrong or the farm demands his attention he can maintain positive relationships with customers through good communication. REPUTATION: Chuck has a great reputation in his community, and he does not take that lightly. That is something that needs to be protected. RELIABLE: Customers want somebody that they can depend on. You need to be reliable for them to truly trust that they can rely on you. PERSONAL HABIT THAT MAKES CHUCK SUCCESSFUL: ORGANIZED DRIVE: Chuck has a drive that helps him finish what needs to get done. And he compliments his time in the military for making him organized to get all the different things finished that he has on his schedule. BEST BUSINESS ADVICE EVER GIVEN TO CHUCK: This advice was given to Chuck by his grandfather: "If it's worth doing, it's worth doing it right the first time".
