Steve is here to share the fundamental principles behind "income-focused investing" laid out in his book “Retirement Money Secrets.” His approach can help investors confidently replace their paycheques with portfolio income streams that grow regardless of markets or rates. KEY TAKEAWAYS 25% of my money was always in the bond market, which included closed-in funds, mortgages, real estate, notes, loans, short-term, long-term, in the country, out of the country, a great, diverse portfolio. I stuck with stocks individually for a longer period of time & they all paid dividends which became an income stream over time. IN the first 5 weeks of 2024 my own personal accounts have generated over $20,000 in income. I'm not bragging about it, this is the possibility. Not only is it throwing out dividends every month, but the capital gains are like getting a cheque in the mail from your rich uncle & having something more to reinvest. After learning all the foundational rules about investing, people should focus on the income produced by the shares, bonds, etc, instead of their market values. You can't spend the market value, you can't spend a gold brick, you can't spend cotton futures, but you can spend cash. The companies are giving you cash because they appreciate your value as an owner, utilities companies were always very good at this. But most companies, especially in the tech sector, want to grow. Mutual funds were developed & began to get popular after the crash in the 20s, the great depression because everybody was afraid of the stock market at that point. Mutual funds gave people a diversified portfolio, you could own part of all the companies & participate in the growth of the economy again without the fear of 100% loss if a company goes bust. That bought a lot of money back into the marketplace. There isn't an investment advisor out there that would deny the fact that diversification is the key elements of risk minimisation that you can employ. Options provide better risk management while allowing us to create an additional income stream within your IRA Account.Margin and OptionsThis post is specifially for Tax Qualified accounts. We can use additional strategies in Non-Tax Qualified accounts with Margin. Each strategy has its own set of Risk Metrics. In this post, I've grabbed some helpful content from Investopedia, my favorite source for Investor Education.What are Options from InvestopediaOptions are a form of derivative contract that gives buyers of the contracts (the option holders) the right (but not the obligation) to buy or sell a security at a chosen price at some point in the future. Option buyers are charged an amount called a premium by the sellers for such a right. Should market prices be unfavorable for option holders, they will let the option expire worthless and not exercise this right, ensuring that potential losses are not higher than the premium. On the other hand, if the market moves in the direction that makes this right more valuable, it makes use of it.Options are generally divided into "call" and "put" contracts. With a call option, the buyer of the contract purchases the right to buy the underlying asset in the future at a predetermined price, called exercise price or strike price. With a put option, the buyer acquires the right to sell the underlying asset in the future at the predetermined price.

History has shown that the vast majority of millionaires either made or retain their wealth by investing in real estate. Most people understand or certainly recognize they should invest in real estate, but HOW TO INVEST in the asset class has become the challenge. Wall Street has led people to believe that buying shares in Real Estate Investment Trusts or REITs is owning real estate. It's not! Those are paper assets. But real estate is a hard asset. So what are people missing? First and foremost, investors must understand the difference between owning real estate and owning shares in a REIT or they'll NEVER really get it. Direct Participation Real Estate or DPRE may hold the answer.Paper assets like shares in REITs or Real Estate Mutual Funds tend to have dangerously high correlation with the overall stock market. That's not diversification. To have diversification, investments must move independently of one another. So why do the vast majority of accredited investors utilize direct investing in real estate? For one, it's an actual hard asset which is non-correlated to other investments like stocks and bonds. So DPRE can potentially solve the lack of diversification issue or the “don't put all your eggs in one basket” adage. But there are many other powerful reasons as well. John Berry, co-founder of ethical investment company Pathfinder joined Purposely Podcast to share his story. John along with Paul Brownsey set-up Pathfinder Asset Management in 2009 and over the last decade they have marked themselves out as leaders in responsible investment. They launched their first ethical fund in 2010 and have since established a track record for not only delivering great returns, but also doing so responsibly and ethically. Pathfinder is now part of Alvarium Wealth. What's the mission and purpose of Pathfinder? ‘The way we invest our money has real world impacts. Our mission is investing ethically to grow individual wealth and collective well-being, so there's two parts to that. The first part wealth, where we're managing people's money (as well as organisations) and we want to make them as much money as we possibly can and we're driven by financial purpose of fantastic investment returns. But the wellbeing part is just as important from a personal and a social and environmental well-being perspective. We're trying to generate good outcomes, not just avoid harm, but generate good outcomes through the way we invest.' Have we reached a time in history when investing ethically no longer means low returns? ‘I think that is an excellent question. Because the biggest hurdle we've had to overcome over the last 10 years is the preconception that if you invest ethically, it will cost you in terms of returns. I think we're now at a point where people now know that you can have both. An example of this is our KiwiSaver ethical fund which has enjoyed stellar returns. We put that down to good investment decisions but also the fact that we're focusing on companies with good environmental and social metrics and these companies tend to be more resilient. So yes, you can have both.' Does Pathfinder regularly generate funds for good causes? ‘We have taken a social enterprise approach with our KiwiSaver (pension fund) generating awesome returns for investors at the same time as making a positive impact on communities. We've both been personally involved in charities, Men's Health Trust for me and Paul's been involved in Arthritis New Zealand. We understand the main problem for charities, particularly smaller charities, is sourcing consistent funding - long term passive income streams that they can rely on. We were scratching our heads thinking how we can use financial markets to overcome that problem. So, our solution is our KiwiSaver fund where we charge normal fees and give 20% of that to our family of charities. We want to be giving $50,000 a year to each of the 17 charities we support, and we are getting closer to that.' You have spent a lot of time living abroad? What made you come home to New Zealand? ‘I lived overseas for years through the 90's and originally I wanted to drive from London to Kathmandu. While we didn't make it, we did get to spend a lot of time in Syria and Jordan which was really interesting. I also worked in London for several great companies including Deutsche Bank. It was a difficult transition coming back, however, it felt like the right time to do it. The decision was based around my family and our kids were about to start school. I had also experienced anxiety issues while I was working and I just knew for my own mental health and for my family that I needed a change. I spent such long hours working through weekends and nights and it was very, very intense. Not the healthiest thing for me or for my family. Our guest today has a story that is very similar to mine in that he has a heart for service and this manifested itself first in the military, later in local law enforcement and finally in his very own service business, Leedy Farm and Property Services. Chuck Leedy moved away from his home in Dryden, Virginia a couple of times during his life. But ultimately, after having children, he decided he wanted to return home and farm. The challenge for him in doing that was what would he do to produce the income he would need for household expenses not covered by farm revenue. Chuck decided upon entrepreneurship, but his did not happen suddenly. He was working as a maintenance technician for McDonald's at four different restaurants and building his business on the side. As he continued to build his business he discovered that the reputation he had built for himself in the community from serving as a law enforcement officer was helping him to get business. This was only natural as people inherently trusted him to be on their property. Chuck went through the "crazy time" like so many entrepreneurs do when they are trying to transition from their full-time job to full-time self-employment. Finally, after working many hours per week between the business and the job he was able to break away and become a full-time entrepreneur. Once this happened he was able to focus more on his business and his farm. Now he is on a great trajectory to live the life for himself and his family that he has envisioned. ADVICE FROM CHUCK: COMMUNICATE: Chuck and I both learned through our careers in law enforcement that communication with customers is key. When he gets busy, something goes wrong or the farm demands his attention he can maintain positive relationships with customers through good communication. REPUTATION: Chuck has a great reputation in his community, and he does not take that lightly. That is something that needs to be protected. RELIABLE: Customers want somebody that they can depend on. You need to be reliable for them to truly trust that they can rely on you. PERSONAL HABIT THAT MAKES CHUCK SUCCESSFUL: ORGANIZED DRIVE: Chuck has a drive that helps him finish what needs to get done. And he compliments his time in the military for making him organized to get all the different things finished that he has on his schedule. BEST BUSINESS ADVICE EVER GIVEN TO CHUCK: This advice was given to Chuck by his grandfather: "If it's worth doing, it's worth doing it right the first time". If you're feeling depressed it is because you are only seeing the downsides of the lockdown, however if you were to look at the upsides such as long walks, more time at home or potential new business ventures you may see a light at the end of the tunnel. If you think about what you're grateful for, how your future could be changed for the better and where the opportunities are then you will lift yourself out of the depression quite quickly. There is good and bad in every situation and in every day. We tend to make one thing, everything, meaning if one thing goes wrong we believe everything has gone wrong. However this is not always the case. Whilst one or two things may have gone wrong during your day, not everything went wrong. Reflect on what went well and your mindset will change. However, when everything is seemingly all good, remember there are likely to be challengers as well. There are many different business models that are working well in lockdown. For those who are starting a whole new business, e-commerce is thriving during the pandemic. Platforms such as Shopify, Amazon and Etsy are a brilliant way to get your products sold online. An even less risky strategy of that business model is to sell information virtually. Turn the information in your head into income in your bank account. In this episode, Rob Reinhardt and Gordon discuss some tips on creating products to diversify income for your private practice. Rob explains how his first product Describe cards, came to be. Describe is a deck of cards that supports over three dozen games for people of all ages. Then, Rob explains how he came up with the second deck and the activity board. Later, Rob gives tips on things you need think about before starting your product line and the two wrap up by talking about private practice websites and the occasional need to outsource. Meet Rob Reinhardt Rob Reinhardt, LPCS, M.Ed., NCC has his own successful counseling practice and is CEO of Tame Your Practice. Known for his expertise in reviewing and recommending EHRs for therapists, Rob previously worked in Information Technology for over ten years and has lived around technology his entire life. Describe Cards The words that Rob is regularly trying to get from is clients are adjectives. Emotions are adjectives. Rob started to tinker with cards that had adjectives on them; it's easier to pull out words when they are on the cards. Rob asks his patients to pick out five cards that describe themselves and five cards that represent somebody else. Over the years, he has refined and developed into a deck of cards with over three dozen activities. Plus, he has launched a second deck and an activity board. Rob doesn't want the only market Describe products to counselors and therapist, loads of other people buy the products too. For instance, teachers, families, and coaches are all fans of the products. However, will people outside of counseling and therapy be buying the activity board? Activity Boards When Rob is at conferences promoting his describe cards, he wanted something interactive for the people attending. He made selfie boards, laminated adjectives, and had people come into the booth and take a selfie with the adjectives. It helped people be social and understand how the describe cards worked. People started asking him how much it costs to buy the boards; he didn't see this coming. He probably would not have thought of this if people hadn't asked him for it first. Diversify Your Income Take time and prioritize, make sure the idea is viable before starting down the path. We only have so many hours in the day, figure out which ideas you are going to focus on to be successful. If Rob followed every idea, none of them would have been successful executions. Here are some helpful tips Rob follows when creating a product: 1. Conceive – Come up with the idea, and what does it look like? 2. Assess – Talk to other people and ask how they see it. What are the needs associated with this product? 3. Evaluate – Can you do this? If you do research and you find out it's $30 to produce, how much are people going to pay for the product? 4. Logistics – Now you need to create the product or service and maintain it. Product Pricing Pricing will depend on what you are producing, what your market looks like, and what your goals are. A lot of people will create an eBook and give it away for free because they can use the eBook to draw in people, so they end up on your website. How many people will you end up gaining from it and does it pay for itself? If you are looking for a self-sustaining product and revenue-generating, then you have to look at it what it costs for you to produce and how much people will buy it for. Also, you need to consider if it will be worth your time and effort in the long run. If it only generates $20,000 a year, it may take up too much of your time to be worth it. Think of the long-term, is it a one and done thing, or will it continue to evolve? Websites Even though Rob's website is not the product, he wants to appear to be a tech expert, so Rob knew he needed an excellent website. Plus, he needed a mobile-friendly and clean site. Pieces of it were outsourced. For instance, he is not a graphic designer, so he had the artwork done for him. The website itself was crafted by Rob using WordPress. Sit down and crunch the numbers, will it be cost-effective to hand off your website to someone else? Gordon changed servers recently, so he hired someone to do it for him. It was well worth the money that he spent. WordPress has so many moving parts, not knowing certain aspects will indicate you may need to outsource.
