Key Points: One overlooked opportunity in utilizing FDII is to analyze the expense allocation with GNA expenses and allocate accordingly based on genuine benefit, which can help derive a better benefit. Other opportunities include looking at services provided by the U.S. company that may qualify for the FDII benefit and reviewing the IP structure to potentially move IP into the U.S. The U.S. provides a jurisdiction with substance, a good treaty network, and potentially lower tax rates compared to other countries, making it an attractive option for IP ownership and maintaining key operations. How can firms shift their perception and utilize transfer pricing as an asset rather than a burden? And what lies beyond the surface of transfer pricing, and how can businesses harness its potential to enhance their global operations? Clients often overlook how strategic transfer pricing can be and how it can be a tax saver and assist in cash management efficiency. For example, there is cash repatriation leakage that can be planned around with transfer pricing. Rate differentials between countries can be another challenge that transfer pricing adjustments can help save. Rabbi Diana Gerson Rabbi Diana Gerson is the associate executive vice president of the New York Board of Rabbis. She has been a leading advocate with the New York Board of Rabbis role in confronting family violence, sexual abuse, and the exploitation of children by reaching across faith communities. Rabbi Gerson has developed programs for the New York City's mayor's office to combat domestic violence and has provided prevention education to thousands of community leaders and clergy, whose roles she considers critical to ending sexual exploitation and all forms of violence against children. In addition, she also serves on the international steering committee for the interfaith forum on child dignity in the digital world. She received her master's degree and rabbinic ordination in 2001 from the Hebrew Union College Jewish Institute of Religion in New York City. Diana, we're so glad to welcome you to the show. Key Points One of the largest initiatives globally is the Convention on the Rights of the Child, which was written and ratified by the United Nations in 1989. This is the most widely ratified human rights treaty in the history of our global society, yet the only country who has not ratified this document to date is the United States. On this episode of Premier Pain Talk, host Dr. Michael Danko talks with Dr. Michael Fishman. He is a fantastic pain physician out of the Greater Philadelphia area. They are discussing spinal cord stimulation and some of the new horizons coming with it as well as digital health and data capturing and potentially new options for pain therapy down the road. Tune in!   Episode Highlights: Dr. Fishman went to medical school at Jefferson Medical College, and he developed an interest in anesthesia, ENT, and neck surgery. And at the end of the day, he ended up as a surgery resident at a program outside of Philadelphia. During his time working with the anesthesiologist at the hospital, Dr. Fishman ultimately found that perhaps there is a better use of his interests to look after patients after surgery and around their surgeries.  Dr. Fishman's clinic is like a lab where we get the opportunity to think of new ways to help people and ways to get patients the right treatment at the right time. One of the therapies that gets Dr. Danko super excited and makes it not feel like work sometimes, is something called a spinal cord stimulator. It is an implantable device and has been around for many years. Spinal stimulation in Dr. Danko's mind has gone through now maybe even more advancements than cell phone technology or other technology of any type. What is ‘The Gate Control Theory On Chronic Pain'? Tonic stimulation is something that people should be familiar with, and it's a buzzing electrical sensation or maybe tapping and pulsing. They talk about how it had previously been practiced. Over the last few years, there has been a  fine tuning of  the electrical signals that are being passed in the spinal cord.  If you talk to a bunch of different pain doctors or different people from industry, you are going to get a bunch of different answers for advancements with changes in the way the electricity is being delivered through devices. There is a psychological and social component that is also important to understand when you think about why pain doctors do what they are doing; That is why when they do apply therapies like simulation, it's important to understand biologically why also. For humans, isolation, depression, anxiety, status, etc all go in the same path with pain; But we can change the pain experience for the better or for the worse.    3 Key Points: One thing about Yale Haven hospital that everybody should know is it is smack dab in the middle at the junction of I-95 I-91, which means that it is a super busy hospital and gets most of the trauma in the state. In his first few years as CEO, Jay continued to work as a recruiter and account manager. He credits his sports background for his determination and winning mentality.  Jay’s advice for entrepreneurs is to take the chance and put yourself out there. Growing up in another small town in Oregon, Trevor never thought he would wind up in Roseberg. By the time Trevor was a junior in college, he had already purchased his first piece of real estate, a 4 unit apartment building. Carrot.com helps real estate agents that want to get off the hamster wheel that marketing content can become. Trevor discovered that he absolutely loved marketing when working for his uncle's brokerage. Starting in 2008, Trevor has come a long way to get to 90k inbound leads every month. Back in 2008, it was all about writing content that had enough value for Google to bring it to the top of search results. Now, Google prevents content creators from hiding keywords at the bottom of their content. Big companies like Google and Facebook realized a long time ago that their businesses are all about user experience. Trevor works on honing his mental fitness through intense physical challenges. Clubhouse might just be the first social media app to hit older generations before young people. With Clubhouse, not everyone has the ability to leave comments, leading to seemingly less toxicity. The problem with social media is you only have about 72 hours for people to view the content before it gets lost in the feed. Right now, Clubhouse is growing incredibly fast because of the fear of missing out (FOMO) that is happening in the world right now. Around 2011, Trevor realized the differences between hamster-wheel marketing and evergreen marketing. Evergreen marketing can add stability to entrepreneurs and businesses while giving them the freedom to come and go worry-free. All types of marketing work but it's up to you to decide which one will give you the life and business that you enjoy. Decide your non-negotiables and what kinds of activities give you energy rather than take it away. It's important to remember that your evergreen stuff will take time to climb up the Google rankings, so other marketing methods are necessary as well. Leads from long-form content platforms are usually easier to close because they are intent-based leads. Pick niches, like neighborhoods and construction real estate, that you like to serve and give each on a page on your website. Faith, family, fitness, finances, friends, and fun act as Trevor's tools to create a new habit or discipline that brings back momentum. All of Trevor's challenges are time-based, specific, and hold him accountable. Your choices and beliefs act as commitments to the life that you either want or don't want. Trevor is using physical challenges to blast his limiting beliefs to pieces. New real estate agents must adopt the mindset of “when” rather than “if”. Investors and agents should focus on working together because, at the end of the day, clients should be presented with options. When Carrot started to grow, Trevor made the decision to ride it out and learn how to lead. Trevor hopes to reach a spot in business where he does not have to work on his business daily. 3 Key Points: One of Trevor's non-negotiables with his business and life is that he can build them anywhere, thus why he lives in a tiny town in Oregon. Clubhouse is bringing people back to long-form content as a way to build trust and credibility faster than social media posts. Outranking Zillow is almost impossible, but by focusing on niches that you love to serve and giving each one a page on your website with 500-800 words, you can beat Zillow at that level. Managing virtual visits was the first piece of the puzzle. How did they put together virtual waiting rooms, digital check-in and COVID screening chat bots? In this segment of HyperFast Wealth, host Dan Lesniak speaks with the founder of Automation Finance, Paul Birkett. Paul has bought thousands of mortgages and has created a way for everyone to benefit from his strategies! Episode Highlights:  Paul is taking advantage of the remote working opportunities and staying a few weeks in Dublin. After spending 25 years as a corporate executive, Paul arrived in the US just after the economic crisis of 2008. With about 30 rental homes, Paul became incredibly unhappy because of all the admin work. Unlike Europe, the US allows businesses outside of banks to buy mortgage notes. The mortgage business requires a lot less admin work than buying a large number of real estate properties. Roughly 50% of rental property owners only own one property and pay it off on a 30-year mortgage. Paul's company has created a fund that allows investors to liquidate in a few months with interest. By purchasing mortgages for much less than the borrower owes on the loan, Paul's company is able to make large dividends. After purchasing the mortgage, Paul negotiates new monthly payments and interest rates so that the homeowner does not have to foreclose. Non-performing loans usually come to the market about 2-3 months after some sort of financial crisis. Over time, Paul has built up personal relationships in the industry and now has clients reach out to him for deals. Due to the global pandemic, many rental property owners are having a hard time making their mortgage payments. With a normal rate of foreclosure in the 1-2% range, the current range of 7-8% is quite concerning. Many large cities, and ones that depend on tourism, are going to take the biggest hit from the pandemic. Washington D.C. has seen a buffer from the effects of the pandemic because of the large number of federal government jobs. There will be opportunities in every area of real estate as a result of COVID's effects on the income of renters and owners alike. Those that find themselves in the bottom 20% of the economy will be forced to restructure their mortgages. Eventually, the struggles of the bottom 20% will catch up to those that are surging right now. Keep an eye out for deals because there will inevitably be distressed salaries around the country. Even though businesses are closed across the country, real estate prices continue to rise. As the federal government continues to pump money into the economy, the value of the dollar will go down. If the government did nothing, we would experience The Great Depression all over again. Now is a great time to refinance for those with mortgages because of the all-time low rates. It's not the time to be aggressively buying assets because we can't be sure of what lies around the corner. Paul's company was not able to keep up with the number of assets that it was purchasing. Optimism can get you into a lot of trouble when trying to scale your real estate business. 3 Key Points: One of the downsides of buying a large number of real estate properties is the massive amount of admin work that comes with it. Right now, there are over 2M home loans in forbearance because of the income troubles caused by COVID. The lower-income consumers generate the revenue for the higher income jobs, so you can expect that the effects of COVID will catch up to those higher-paid consumers. Hear why Jenn thinks a simple thank you call is enough and why Monica feels you should go above and beyond to demonstrate your gratitude. This episode is a great reminder that there are many ways to succeed in this business, just make sure the strategies you’re using really work for you. Episode Highlights: How do you say thank you for a referral?Jenn simply says thank you. Monica balks at that. Someone gives you a lead for $10k paycheck and all you do is say thank you?Jenn refers people because they did a great job and she wants her friends to get great service. She is not expecting anything in return from people she does business with.Monica says this is not about expectations. If you treat your clients who are likely to refer to you in an exceptional way, you will likely get more than just that one referral.Monica suggests that when you connect with clients on a higher and deeper level they can become raving fans.Monica shows appreciation in a way that will mean something to them.Her go-to was a card with a picture of the client on the card with the option of a small gift like gourmet brownies. They'll get a card with their picture. It will say thank you but the card will be all about them.Jenn asks why she includes brownies and Monica says they just show extra thought.Monica relates reinforcing positive behavior to successful dog training.A lot of people wait until the sale happens to thank the referring client, but you want to make sure you are rewarding the behavior right then and there.Monica wants to create a special moment for the client. She calls right away and then sends out the card.Jenn doesn’t think a gift is required or expected.Monica thinks of it as a client appreciation marketing technique.Monica feels that if you want to build your business on referral then you have to show up differently.Simply saying thank you is a bare minimum average way to respond.If they each had 40 A clients and treated their referrals based on their distinct methods, Monica predicts that she would receive more referrals than Jenn would.According to Jenn, delivering on what was expected to be delivered on is why people refer their friends.Monica talks about the Law of Reciprocity. When you do something a little bit nicer than what they perceive they did for you, they will feel like they want to do more.Jenn feels good that she gives her clients referrals for their businesses.Monica asks what she does if they don't have a business.When polled, most agents say they do a thank you phone call and then a thank you card that sometimes includes a small gift certificate.Jenn invites them to client appreciation events, parties, etc.Make sure gift certificates are customized to something they enjoy. If you're going to do something, it should at least be something they like.Ann Hawkins in Cincinnati says she gives a shout out on Facebook.Just be careful on Facebook to be sure they are comfortable with that shout out.Monica feels that if referrals are an important component of your business and you want more of them, then you have to allow your clients to know in no uncertain terms how incredibly special it is to receive a referral from them.If you want to receive referrals, show up in a way that is above average, bigger, better, brighter than anything else.You need to make the phone call right away and just say thank you. The reason that they gave you the referral was because you demonstrated for them what they believe was great customer service.Be focused on demonstrating great customer service.There is always more than one way to achieve success in this business.3 Key Points: One way to say thank you for referrals is to simply call and say thank you.  Another way to say thank you is to go above and beyond. Call and send a customized card and a small gift. Host Travis King of the Community Builder Podcast talks with Kevin Huynh, about building the People & Company community, improving processes, the community life cycle, and a sneak peak at his book, Get Together.   Episode Highlights:  No matter who your organization serves, you can think about them as a community. Kevin is writing a book about how to cultivate community and is structuring it more like a cookbook than a business book. There are differences between building transactional and non-transactional communities. Even for non-transactional communities, money is still a critical resource so you can't ignore it. Communities go through life stages, just like people. People often forget that you can't apply the same framework to totally different communities. Kevin looks at community development as an initial spark, stoking the flame, and passing the torch. One of Kevin's biggest interests is process improvement, with a focus on empathy. He acknowledges that for smaller startup communities, it is less about process improvement than it is consulting on process creation. This isn't about finding weaknesses, it's about recognizing that different organizational leaders have different skills and strengths and seeking to fill gaps. Learning a language can teach you a ton about community and culture. Kevin has kept the same Word document journal for the past 20 years. He had early experiences with community from going to various camps as a child, like an engineering camp and a Spanish immersion camp, that influenced his desire to be around people who weren't in his bubble. Part of community is sharing energies in person.   3 Key Points: One requirement, regardless of community size or stage, is the infrastructure for community members to communicate with each other. As a community grows, there are tons of small lessons to be learned along the way. he thought he was dying and his wife was overseas 39:53 – UCSF got an ambulance to take him to their hospital 40:20 – They found a lung transplant donor very quickly and he underwent surgery 41:03 – He had a successful surgery but the lung donor had a MRSA infection in the lung and pneumonia, so they transplanted it then treated the MRSA and pneumonia 41:41 – Had to be fed through feeding tubes, they were removed, then fluid was leaking into stomach, had to go into emergency surgery again 44:05 – A typical lung transplant is in the hospital for 2-3 weeks, then they go to a hotel to be close by while healing; he was in the hospital for 7 weeks and then was in a hotel for another 6 weeks 45:25 – It was a very trying time; it was exhausting and horrible, but got him well 46:30 – He met a transplant patient who gave up after a week and wanted to go home with pain medication; she ultimately decided to finish the treatment 47:35 – Nurses want you to get out “as fast as you can” and inspire patients to get better faster 47:55 – Wants to write the donor family a thank you letter; He takes us to the beginning—our childhood—and explains how our early experiences with our caregivers dictate the ways in which we attach.
