It WAY overuses simile and is a little more navel-gazing than I expect Ma would actually have had time for, but I'm finding it very engaging and interesting. Listening to this for me is completely independent of the new Netflix series that is currently ALL over the news and social media. I didn't even know there was going to be a new series until just this week and I have been on the waiting list for Caroline for several months now. I also feel like I need a disclaimer that despite my deep childhood fondness for this series, as an adult, I've definitely come to see what a sanitized, idealized, and whitewashed picture it paints of the westward expansion, colonialism, and the indigenous nightmare of forced removal.with Tanner and Mark: Daughter of the Deep—a lengthy revisiting of 20,000 Leagues Under the Sea by Rick Riordan. Shades of Percy Jackson and a bit of Harry Potter abound therein. I do enjoy the diverse cast and the female heroine. Our Inner Pace…My inner pace in Julymoves in resonancewith the languorous, liquid, luminous, lazy rhythm of desire,of longing,of curiosity and wonder. It is the pace of discovery,of creative renewaland energetic re-setand review, the pace of life's own unfolding,on its own time,in its own ways.Sending love to all of you.Keep living your magic, Molly, Mark, + Family This is a public episode. CFO Case Files: 8 Months of Losses Into Cash Positive in 30 Days | Chris Savor | E15

Profit First REI Podcast

In this Simple CFO Case Files episode, we go inside the actual client work with Chris Savor, a Simple CFO who's been with the team since April 2022 and manages some of the firm's largest client relationships. Rather than talk about the methodology in the abstract, this conversation pulls back the curtain on how a CFO actually diagnoses a real estate business, cleans up the books, and turns a cash-negative operator into a profitable one. Chris walks through his "battle plan" approach, the short-medium-long framing he uses in the first 60 days, and why financial clarity is the single biggest result he delivers. The heart of the episode is two client transformations. One is a large operator with 65 properties and a thousand doors who'd been cash-flow negative for eight months because of misconfigured allocations, fixed to cash-positive inside the first 30 days. The other is a flipper who went from 20 flips a year making nothing to 200 flips and paying himself $600,000 annually, with a real reserve position and a tax strategy that wiped out three years of tax bills. It's a grounded, practical look at what a dedicated financial partner actually changes in a real estate business.Timeline Highlights[0:00] Intro to the Simple CFO Case Files series and what makes it different[0:23] Host welcomes Chris Savor and his background as a CFO since April 2022[2:01] Chris on who he works with: flippers, multifamily, short- and long-term rentals[2:55] The single biggest result Chris delivers: financial clarity for lost owners[4:29] The battle plan call and getting real about the good, the bad, and the ugly[5:35] Short, medium, and long phases all wrapped into the first 60 days[6:01] What separates Simple CFO from a typical accountant: a genuine personal partnership[8:41] Laying the financial foundation, cleaning up books, and rolling out Profit First[10:32] Case one: a 65-property, thousand-door operator cash-negative for eight months[11:01] Finding misconfigured allocations on day 28 and clawing back overspending[12:24] Getting the operator cash-positive and onto a salary for the first time[12:45] Why the Profit First book alone isn't enough without a specialist implementing it[14:26] Inside the CFO dashboard: profit-on-the-shelf and the 13-week rolling cash view[16:41] How automated, daily-updated sheets replace manual QuickBooks report pulling[16:57] Using the forecast every meeting to close the gap to a net-profit goal[19:52] Case two: a flipper who had no idea whether he was making money[20:34] The first three moves: cleanup, real estate–specific books, and mapping the money[21:05] From 20 flips a year making nothing to 200 flips and real profit[22:12] Building reserves from 1% up to 6%+ and getting the owner onto a real paycheck[23:22] Using a tax strategy with land easements and bonus depreciation to erase three years of tax[24:22] The full transformation recap: from lost and unpaid to $600K a year[26:09] Chris's words of wisdom: you're not alone, it can be fixed, don't go at it soloKey TakeawaysFinancial clarity is the number one result. Most clients arrive seeing money move in and out of their accounts but with no idea whether they're actually profitable. Knowing your numbers is what lets a CEO steer the ship. The first 60 days make or break the outcome. That window of uncovering, admitting where things really stand, and fixing the fixable-fast problems is the biggest predictor of whether a client succeeds.A real financial partner is different from a hands-off CPA. Chris meets clients where they are, meets weekly or biweekly, and treats the relationship as a side-by-side partnership rather than a transactional service.Misconfigured allocations quietly bleed cash. A large operator was cash-negative for eight months simply because rehab and operations funds were set up wrong. Fixing the allocations flipped them cash-positive within a single month. The book alone won't get you there. Free information is everywhere, but a specialist who reads numbers without emotional attachment is what actually unravels an owner's blind spots and gets results.Getting the money game right unlocks more volume, not less. The flipper scaled from 20 to 200 flips a year precisely because he finally knew where every dollar was going and could project profit deal by deal.Plan taxes ahead and idle cash becomes a strategy. Setting tax money aside early let one client redeploy roughly $250K into a tax strategy that erased three years of tax bills instead of scrambling for the IRS.Links & ResourcesSimple CFO — book a free financial discovery call — https://simplecfo.com Profit First for Real Estate Investors — apply for a free financial discovery call — https://profitrei.comClosingChris's clients prove the same thing over and over: you're not alone, and it can be fixed. Hello to you listening in Wellingborough, North Hamptonshire, England! Coming to you from Whidbey Island, Washington this is Stories From Women Who Walk with 60 Seconds for Story Prompt Friday and your host, Diane Wyzga. They say that life is like a roll of TP: the closer you get to the end the faster it goes. Maybe you feel this way, too. Zoom Zoom! How do we slow it down? Pay attention to what's still there? Savor the days even when they taste like cardboard, or worse? Imagine this: Life is like a big red bus and some of us get on fighting for the best seats to see the best view from the best vantage points when all of a sudden the bus ride is over and we saw nothing. Others are content to stand in the aisle and experience the ride as best they can, being grateful for having gotten on the bus in the first place. Story Prompt: We are given a life we have no right to expect. Now that you've boarded the big red bus what's your ride going to be like? Write that story and share it out loud! Practical Tip: The magic of stories is also in the sharing. If you wish share your story with someone or something.   All that matters is you have a story. You're always welcome: "Come for the stories - Stay for the magic!" Send us Fan MailOn this episode of The Book Fix Podcast, your hosts Yajaira and Cheli are heading to a messy little coastal town to talk about Savor It by Tarah DeWitt—and trust… this one is giving small-town chaos, fake dating with benefits, and emotional damage (the fun kind). We're following Sage, a lifelong Spunes resident whose life is spiraling just a bit after her breakup—especially when her ex gets engaged immediately (jail). Enter Fisher, a burnt-out Michelin-star chef dealing with grief, a career crash, and suddenly taking care of his teenage niece. When these two collide, they strike a deal: fake date to fix their reputations and survive the town's annual summer competition. Obviously… that goes exactly how you think it does.We get into the slow-burn tension, the steamy “this is definitely not part of the deal” moments, and the Big Feelings™ that sneak up on both of them. Also: small-town side characters, chaotic animals, and a summer romance that starts as strategy and ends as something way too real.If you love fake dating, grumpy x sunshine energy, healing arcs, and “we said it was just for the summer” lies… this one's for you.Support the showOur Linktree: https://linktr.ee/thebookfix?utm_source=linktree_admin_sharebecome our Patron ♡ https://www.patreon.com/BookFixbuy us a book ♡ https://www.buymeacoffee.com/thebookfixBusiness Inquiries: thebookfixpodcast@gmail.comfollow us on Tiktok! ♡  https://www.tiktok.com/@thebookfix

After two decades in the brewhouse, Kristi Mathews Griner quit drinking and became, in her own words, an NA beer snob. She joins Jake, Brandy, and Jordan to argue that non-alcoholic beer has finally gotten good and to explain how brewers are achieving it with newer yeast strains, hotter mashes, and smaller batches.Kristi started waiting tables at Hops Grill & Brewery in Alexandria in 2002 and worked her way into the brewhouse, eventually leading brewing operations at Capital City and serving as technical brewer at Beltway, where she brewed contract batches for Grimm and others. Along the way, she watched the Virginia beer scene grow roughly fivefold before the boom collapsed back toward the brewpub model it started with. She's blunt about the haze craze. She was "very begrudging," she says, and still kind of is, though she'll happily praise a haze that earns its place. She's also full of stories, including the time Charlie Papazian tasted her Pilsner at Savor and nearly talked himself into moving to Leesburg to drink it all the time.MENTIONED IN THIS EPISODEGo Brewing (Naperville, IL) — "The Story" DIPA and their pilsnerSierra Nevada Trail PassAthletic BrewingOther Half "All-N-All"Wheatland Spring (Liberty Estate Ale, Consequent)Bottle Logic (Recursion IPA)Grimm Artisanal Ales;UPCOMING DCBEER EVENTS:Urban Garden Brewing grand opening on Juneteenth — DC's first Black woman-owned brewery, with a ribbon cutting around middayWomen's Brew Culture Club in July: a mahjong night at Lucky Danger and an event at Diamondback BrewingJuly beer share at Other Half on Sunday, July 1Thank you for tuning in! Ever look up and realise a whole month has vanished? This episode is about why that happens — and how to get more life out of the same amount of time. Most people think time speeds up because they're busy. Not quite. Time speeds up when your brain stops noticing. When your days are repetitive, distracted, and half-lived, your memory writes almost nothing down. That's why a week of scrolling disappears, while one difficult, vivid, meaningful afternoon can feel strangely rich. In this episode, I break down the psychology of time perception using examples from TikTok, procrastination, ADHD, novelty, and emotional reframing. The big idea: a full life isn't made from more hours. It's made from more moments that feel real. We talk about why discomfort often stretches time, why autopilot erases it, and how learning to stay with tension can make you calmer, sharper, and more alive. Add novelty on purpose: new places, new conversations, new experiences. Notice when you're escaping discomfort instead of living through it. Use memory as a metric: if nothing stands out, something needs to change. If time keeps slipping through your hands, this episode will help you hold it differently.
