The stock market crash in March sent shockwaves and fear through institutional investors and triggered a flight to safety and a flurry of real estate investing. Seeing so much activity in the market can trick many people into believing that everything is back to normal. But the smartest investors know the economy isn’t quite out of the woods yet. As investors, we have two options right now. We can either follow the crowd or we can wait. The smart play is to wait for the noise to clear and to remain fearful while others are being greedy. We have to see the market without rose-tinted glasses, and define opportunities based on the reality that the market is going to get worse before it truly gets better. Why should we do the opposite of what institutional investors are doing? What does it take to win right now? How do we find where the opportunities in real estate actually are? Why the market hasn’t actually recovered (even though it looks like it) Anyone who thinks the market has recovered from the crash in March isn’t reading the signs of the market. The stimulus and other financial solutions are just temporary fixes, not real solutions. The aspects that have supported the market in the near-term are not long-lasting. At the core, the actual injury our economy sustained in March hasn’t been dealt with, and it will soon show. How to determine our investment strategy in this market There are going to be different opportunities we can slot into right now. Where we choose to invest our money is going to be determined by what our goals are and our time horizon. We have to invest based on whether we’re looking for near-term stable cash flow or significant value appreciation. Kim’s Jesus story: I fought it for years. I didn't grow up with faith and what I did see from others was people going to church on Sunday to repeat the same negative behaviors Monday. As I became a mother and our truths were being challenged with our son being so ill I attempted, slightly, to listen to his word. Most of us have spent our lives believing the earth is heliocentric, simply because that’s what we’ve always been taught. However, as more of us begin to question everything we’ve been told, it might be time to revisit that theory. Despite so many beings awakening to truth in other parts of their lives, many are still hesitant to take Flat Earth theory more seriously. At the core of this reluctance is the question: why does it matter? Who stands to gain from the myth of a heliocentric system, and how would our lives be impacted if we found out we were being lied to all along? Hard money lenders are one of the most common sources of funding for investors, but not all lenders are created equal. With many in the business, there’s no personal relationship and investors are nothing more than a number and a piece of paper. The impersonal nature of such a relationship can be a huge disadvantage. But there are hard money lenders who are doing things differently. They have found the perfect middle ground between the big money of institutional lenders and the personal touch of a private lender or community bank. This offers a lot of advantages investors wouldn’t get in any other lender relationship. How do we structure deals that will win the favor of lenders? Why it’s dangerous for new investors to go the auction route It’s not recommended for inexperienced lenders to get deals through auctions. Even if we win the property and manage to get it funded, it might take months for us to get access to it or start working on it. The last thing we want in that case is to have a hard money loan that’s racking up interest without usable property. How covid has impacted lender decision making Banks have significantly cut back on 100% loans because they worry that an investor with no skin in the game won’t honor the loan. Having your own money in the deal puts the lender at ease because they feel the borrower is more obligated not to jump ship.
