Matthew Shepherd, Director of Outreach and Education, Bring Back the Pollinators Matthew has worked for the Xerces Society for more than two decades, initially at the vanguard of a new movement to protect pollinators, but then on endangered species and a range of other issues, as well as several years leading Xerces' communications work. Throughout this time, he maintained a direct involvement in pollinator conservation in towns and cities, and in his current role has returned to outreach and community engagement. Much of this focuses on supporting neighborhood-level efforts such as pollinator gardens and small habitat projects in parks, as well as leading the Bring Back the Pollinators campaign and promoting the No Mow May and Leave the Leaves initiatives. Matthew is author of numerous articles and other publications, including Attracting Native Pollinators (Storey Publishing, 2011) and Gardening for Butterflies (Timber Press, 2016). He also is the long-time editor of Wings, the Xerces Society's magazine. Matthew's 35-year conservation career began in England and took him to Kenya before his arrival in the United States. After completing a master's of science in land resource management, Matthew managed National Trust lands in Oxfordshire, established a successful community-based conservation program in Essex, and helped to create Samphire Hoe, an award-winning nature park at the foot of the White Cliffs of Dover. During a VSO placement in Kenya, he worked with local communities and government agencies to improve the management of Arabuko-Sokoke Forest, on the coast north of Mombasa. It was in Kenya that he met a Peace Corps volunteer⁠—who is the reason he moved to Oregon. They live on the west side of the Portland metro region. Their two children are now at college, but they still get together—although sometimes they roll their eyes when Matthew points out yet another super-cool insect that he found.

Henry thinks it is overrated and it was the story that sold. It was a good marketing angle, and they thought that it was the best place. He thinks almost everything else is more important than whether it's chalk or clay, and once you've got everything else right, then you can argue about that. Henry observes that selling to Canada and the US is quite complicated. If you sell to Japan, you can get just one person to import it. Whereas in North America you have complicated systems by state and province. You need somebody on the ground selling. Plus, Nova Scotia makes a similar style of sparkling wines. California has some pretty good sparkling wines. And then once the English bubblies land in the market, the price is pretty much the same as Champagne. Why would you unless you wanted something quite unusual, right? Henry says that there is now a PDO, or Protected Designation of Origin, a European geographical indication for one county, which is Sussex. But it's really too early for it, because they've only been making quality wine there for 30 years. The appellation contrôlée is, ideally, codifying hundreds of years of tradition. Plus, a lot of producers buy from different counties. So Nyetimber will have vineyards in Kent and Sussex and Hampshire. So that makes a nonsense of it. And also, there's sort of bits of Sussex that are very much like Kent, so you so there's no point drawing a line where the old county barrier is. It's like, it'd be like, sort of cutting the Médoc in half. It doesn't really make any sense. I think the only place where it makes sense is Essex, because you've got the soil.   About Henry Jeffreys Henry Jeffreys worked in the wine trade and publishing before becoming a writer. Clement Leone stands in the war room, that is filled with many memories and mementos, at his home in Lake Heritage. He is wearing the Legion of Honor award which he received at the French Embassy in Washington D.C. (Darryl Wheeler/Gettysburg Times) This interview of Clem Leone was conducted at his home in Gettysburg, Pennsylvania by John Fenzel and his son Luke, on June 16, 2018.  At the time of this interview, Clem was 94 years old.  The following narrative is derived from multiple sources, detailed at the end of this post.  Many of the photos of awards, models and artifacts were taken at his home. Major Clement “Clem” Leone US Army Air Force   B24 Liberator Radio Operator 2nd Air Division/445th Bomb Group/700th Squadron POW - Stalag Luft IV Poland  Nov. '44 – May ‘45 Clem Leone was born in Baltimore in 1924.  He had two brothers and three sisters and one of his brothers served in the Merchant Marines during WW II.  I asked Clem what he remembered of growing up during the Great Depression.  “It was tough makin' a living.  Not enough food to eat.”  Clem had a step father who was a railroad telegrapher.  “He made an above average salary for the time, but even so, we had to scrounge everywhere we could to get food.”  Clem attended Southern High School, loved his experience, and characterized himself as a nerd.  “I went there to learn and I graduated with honors.” When the war broke out Clem was 17.  He wanted to enlist but his mother wouldn't let him.  “When they started drafting 18 year olds she let me go.”  Clem enlisted in November of '42.  The Army gave him several tests to identify his skills which would then be used to determine his military occupation.  Clem did well on the radio test and had he had the option of radio school or auto and truck mechanic school.  Clem had already taken auto shop in high school so he figured he should learn something else and he selected radio school.  Clem headed to Fort Pickett in Virginia and then to Miami Florida for basic training.  At the time the Army needed radio operators so badly that they shortened his basic training and sent him to radio school in Sioux Falls, South Dakota.  There he spent 13 weeks having “morse code pounded into you.”  Clem wanted to fly and after passing a physical for flying he went to gunnery school to learn every weapon on the aircraft.  The training was primitive but creative for the time and the technology available.   Next stop for Clem was Boise, Idaho where the gunners were teamed with a pilot, co-pilot, engineer and bombardier.  There were a total of 10 in the crew for the B24 Liberator.  The crew was sent to Sioux Falls where they practiced formation flying and Clem was assigned primary responsibility for the radio and secondary responsibility for the upper machine gun turret.  In November of '43 they left for Europe.  They headed for England via Brazil and then to the Ascension Islands.  “The Ascension Islands were a tiny speck in the middle of the ocean.  My thought right away was, the Navigator just got out of cadet training.  I hope he learned his lessons.”  The Navigator got them to the Ascension Islands where they had Thanksgiving dinner while they plane was serviced.  They then flew to Africa and then to Tibenham, England.  Clem was in the 700th Squadron and Jimmy Stewart was a pilot in the 701st Squadron.  One day Jimmy Stewart needed a radio operator to go on a training flight so he could check out a new pilot.  Clem volunteered.  “He was very strict.  You never would have guessed he was a movie star celebrity.” The crew's first flight in December '43 was a training mission to get accustomed to a new pilot.  During the flight, the number 4 engine caught fire and they were able to extinguish the flames.  The pilot was looking to make an emergency landing when the number 1 engine caught fire.  The pilot hit the bail out button and the crew ejected.  Clem didn't get out of the plane until they were at 800 feet, and he hit the ground so hard he broke his leg.  All but the pilot made it out alive. On February 4th of 1944 they had their first mission that took then into Frankfurt, Germany.  They loaded onto their plane, the “Wacky Donald” and headed for Germany.  Clem recalled the flight was uneventful, with lots of flack but no Nazi fighter planes.  They arrived at their target, dropped their bombs, and started to make their turn to head back to England.  One of the planes in the formation above the Wacky Donald had one bomb stuck in its bomb bay and when it released it hit the number two engine on the Wacky Donald.  Clem looked at the window to find a huge hole in the wing.  This forced them to drop out of formation and head back to Tibenham at a much slower speed than the rest of the formation.  The pilot ordered the crew to throw all non-essential equipment, including all but 50 rounds per machine gun, out of the bomb bay to lighten the plane to maintain their altitude.  They were 5 to 6 hours from home. Notable in this team photo is the small man next to Blomberg, Lt. Donald Widmark, co-pilot and brother of future actor Richard Widmark. The co-pilot would grab a parachute and leave Blomberg behind 75 years ago today. Clem's personal rule was to stay with the ship as long as the officers did, but when he saw Widmark bail out, he said, “It was time for this guy to go.” The plane and crew limped home and didn't hit any resistance until they received heavy flack over the coast of France just before they headed over the English Channel.  The plane dropped to about 4,000 feet and then received a radio transmission, “fighters at 6 o'clock.”  Two ME-109 were closing on the Wacky Donald.  Clem was in the upper gun turret and swung the guns around and took aim at the ME-109's.  Another transmission blared “fighters at 12 o'clock.”  Clem pivoted to 12 o'clock and saw a wonderful sight; two British Spitfires.  “Boy, they were beautiful.”  The Spitfires took out one of the Nazi planes and one of the Spitfires chased the other ME-109 back to France.  The Wacky Donald continued back to their air field and Clem recalled, “The White Cliffs of Dover….man they were beautiful!”.  The runway came into sight, but the excitement wasn't over.  The pilot said “I have to put us into a dive to get enough speed to land.  Put the landing gear into the down position and just pray they lock.”  Their prayers were answered, and the pilot got them home in one piece.  “None of us were hurt, but we did a lot of sweating.” With two near misses under his belt Clem flew 4 more missions into Germany and France without incident.  With D-Day looming, Operation Argument was developed.  The objective was sustained and heavy bombing of aviation related targets in Germany.  This was also known as “Big Week”.  The crew of the "Wacky Donald" received orders to bomb a ball bearing plant in Gotha Germany, 145 miles west of Dresden.  “That was a long flight.”  The 20 plane formation took off on February 24 '44.  While making their way to the target they came under attack by the Luftwaffe using Fokker 190's.   The enemy aircraft unleashed a barrage of incendiary rockets directly at the aft section of the "Wacky Donald." Clem was on the radio when he heard a tremendous explosion and saw flames begin to consume the plane. Amidst the chaos and the 200-mile-per-hour slipstream, Clem gripped the barrels of the top turret machine gun, a desperate attempt to maintain some semblance of control.  He looked around and found the tail gunner dead and half hanging out of the plane and one of the waist gunners dead in his position.  The other waist gunner was wounded but managed to eject.  The ball turret gunner came up to escape the fire, but he had to go back and retrieve his parachute leaving Clem and the Engineer to fight the flames with the fire extinguishers.  That proved to be pointless as massive amounts of hydraulic fluid fed the flames.  In a moment that seemed to stretch into eternity, Clem's dire circumstances took a dramatic turn.  The co-pilot climbed over Clem and exited the plane through the upper hatch and bailed out.  Clem's theory was, “if the pilot or the co-pilot leaves, it's time for this boy to go.”  Later Clem learned that 13 of the 20 planes in his formation were shot down. The engulfing fire reached the wing tanks, triggering a catastrophic explosion that instantly transformed the night sky. The force of the blast was so intense that it rendered Technical Sgt. Leone unconscious and propelled him clear of the disintegrating aircraft, setting him on a terrifying free-fall towards the earth below. Plummeting from an altitude of perhaps 10,000 feet, Clem was unconscious, his body hurtling down at a speed that should have guaranteed a fatal outcome upon impact. However, fate had other plans for the feisty airman. In a miraculous twist of events, Clem regained consciousness mid-fall, his face covered in blood, yet his mind startlingly clear. With death staring him in the face, he managed to summon his wits, frantically searching for the orange metal ring on his chest that stood between life and certain death. With a decisive yank, Clem pulled the ring, deploying his parachute and transitioning from a deathly free-fall to a controlled descent. Despite his injuries, including fractured ribs sustained upon impact, Clem survived the ordeal, a testament to his incredible resilience and presence of mind in the face of overwhelming adversity. This harrowing experience not only showcased Clem's indomitable spirit but also marked the beginning of an extraordinary tale of survival against all odds.   Clem put on his parachute and climbed through the upper hatch.  At this point the plane was still flying 240 mph and Clem had to hold on to the two upper guns to keep from blowing off.  The plane was being consumed by flames and Clem was trying to decide how to exit the plane without getting caught in the spinning props or being thrown into the big double tail in the rear.  “While I was contemplating what to do apparently the ship exploded because I found myself at 14,000 feet without an airplane.”   Clem knew he was over enemy territory, and his mind was spinning on how to avoid capture.  His chute opened without a problem and he could see below that there was a pond and he was headed straight into it.  “Well wouldn't you know it, I got out of the plane safely and here I am going to land in this pond and drown because I can't swim.”  Luckily, he remembered his training on how to use his cords to direct his landing.  At about 8,000 feet he saw a crowd of civilians running toward him.  Now he remembered being told that German civilians would kill American pilots because they were told they were gangsters. Clem made sure to pull his legs up so he wouldn't break them and instead broke three ribs and hurt his back. With the crowd rapidly approaching, Clem pulled out his sidearm to try and defend himself.  He could hear them yelling, “Hollander, Hollander!”  He then realized he wasn't in Germany but rather occupied Netherlands.  Clem motioned them to come closer and tried to use his language card to speak Dutch but to no avail.  They brought Clem to a farmhouse and gave him a slice of bread with some jelly and a drink.  Clem didn't know what to expect so he gave the Dutch his firearm in case he was captured.  Better the Dutch to have it than the Nazi's.  Then came a knock at the door and it was a member of the German Home Guard; A Dutch citizen in a Nazi uniform who said, “you are my prisoner.  For you the war is over.”  Clem was led down a road by the Home Guard followed by the Dutch villagers.  Clem was directed to enter a civilian camp, but the Dutch were yelling, “no, other way!”  A 17 year old ran up to Clem and said “come” and he began running.  Without thinking Clem took off with him.  At the same time the Dutch villagers handled the guard.  “They beat the daylights out of him!” They ran into the woods and took Clem to a camouflaged underground bunker just big enough for a cot and a bucket for a latrine.  They told him to stay put and they would be back as soon as the Nazi's stopped looking for him.  A few days later they returned with a doctor.  The doctor taped his ribs and gave him some pain killers and the Dutch brought him some food.  Clem was told he would have to stay put until the villagers were able to hand him off to the Dutch underground.  He hid in the shelter for a week.  One day he heard a truck pull up and was sure the Nazi's had finally found him.  Instead, it was the Dutch underground and Clem's luck continued.  The underground took him to Amsterdam where a family hid him for a while.  They hid him in the attic and sometimes closets.  In the evenings they took him out for walks. They were trying to arrange to get Clem into France and then over the Pyrenees Mountains into Spain and from there to England. The underground thought they had found safe passage and they took Clem and began walking south until they eventually came to a train station, and they handed Clem off to a guide to take him the rest of the way.  At the train station a Nazi soldier asked him where the train was headed.  Clem was dressed in civilian clothes and had identification papers that identified him as a deaf and dumb accountant from Sumatra.  They chose Sumatra because of Clem's Mediterranean complexion and Sumatra was a Dutch possession.  They took the train to a farmhouse in southern Holland and then walked to the border of Belgium.  At the border they had to time the patrols of the Belgium border guards so they could slip across the border.  Once across the border there was a truck waiting for them that took them into Antwerp. Clem was taken to a home where he was hidden for a short time until the underground felt they had another contact that could take him into France.  After exchanging pleasantries, the contact started asking Clem about the name of his plane, when he was shot down and who had helped him.  Clem made up stories about why he couldn't remember and gave up no information.  At that point he was led to a building and was handed over to the Nazi's.  After four and a half months Clem was no longer free.  It was July of 1944 and he had no idea when the war would be over.  I asked Clem what went through his mind at that point.  He said, “I thought it was all over.”  Clem was put in a prison cell with another American that had been captured, Odell Hooper from Oklahoma.  They remained there for about a week until the Nazis had accumulated more Americans.  They were then put on a passenger train to an interrogation center. “All that time, all my mom had was the telegram she received telling her I was shot down,” Leone said. “She didn't know whether I was dead or alive.” At the interrogation center they were put into solitary for a week.  When Clem was brought before the Nazi interrogation officer he was asked for his name, rank, and serial number.  The Nazi, in a very friendly manner said, “Leone.  That's Italian.  Aren't you fighting for the wrong side?”  Clem gave then no information and was sent back to his cell.  Next, they were taken by train to Stalag Luft IV located in present day Tychowo, Poland just south of the Baltic Sea.  Clem remembered when they stepped off the train they saw a long line of German guards, all very young in age and holding German Shepherds.  The Americans were told to run into the POW camp while the guards allowed the dogs to nip at their heels.  When Clem's group made it inside the camp the resident POWs told them, “You were lucky.  They usually prod you with bayonets.” “The Americans already there said we were lucky,” Leone remembered. “The captain who would prick people with bayonets had just gone on leave.” In eight months, Leone had one shower. Had him and his comrades known about the Jewish concentration camps, he admitted they probably wouldn't have gotten even the one shower so as to avoid being gassed. The camp held mainly allied air crews and most of the guards were from the Luftwaffe.  There was a connection between the aircrews which made life a tiny bit more bearable.  Clem was led to his cell by an elderly Nazi soldier who told him, “this won't be pleasant but its bearable and you will be able to live through it and you will be able to get to go home.”  Clem was offered the opportunity to be placed in the officer's camp as an orderly, but he refused.  He wanted to be with the NCO's.   The POWs were warned not to cross the warning wire” that extended around the perimeter of the camp.  If they stepped across it, they would be shot without warning.  Beyond the warning wire there was a series of fences and barbed wire entanglements to make sure no one thought of escape.  Food did exist and red Cross parcels were delivered with some regularity and had some nutrition in them.  Meals consisted of raw potatoes and bread with sticks in it.  Once they were given a block of cheese infested with bugs.  To pass the time they walked around the perimeter of the camp, played baseball with make-shift bats and balls, and played football with a make-shift football. The guards inside the camp were elderly and unarmed.  The POWs called them ferrets because they were always trying to get information from the POWs to pass along to the camp commandant.  The guards in the towers and in the Commandant's barracks were armed.  “They were nasty, and they all spoke perfect English.”  Bartering in the camp with the guards was a big business.  Cigarettes and spam carried high currency.   One of the men bartered with a guard for parts to a radio which he built into a functional transistor radio which kept the POWs somewhat informed of the progress of the war.  They knew the Allies were winning and that helped with morale. In January of '45 the Allies were advancing into Nazi Territory.  The men at the camp could hear artillery in the distance.  They thought Liberation could be not far away.  The Nazi's decided to evacuate the camp to avoid the Russian troops advancing from the east.  They decided to march the camp west.  The sick and wounded were transported by train.  On February 6, 1945, the remaining men began what would become known as the German Death March.   The men were assembled in columns of 4 or 5 across and were forced to march between 5 and 20 miles each day.  The men had inadequate clothing to provide them protection from one of Germany's harshest winters on record.  Snow and sub-zero temperatures resulted in frost bite and the complete lack of sanitation, food or drink resulted in extreme weight loss, lice, dysentery and in some cases death.  Men who could not keep up were escorted by a Nazi soldier into the woods and executed.  Sometimes the men were able to sleep in barns but often they slept in open fields exposed to the elements.  The march took the POWs through numerous German towns where they were distained by the German citizens who had endured prolonged and devastating Allied bombing.  They threw eggs and tomatoes and tried to assault the POWs.   They stole eggs for food. At one point, they collected all their cigarettes to trade with a farmer for a pig to roast. They dodged friendly fire from U.S. airplanes that had no way of knowing they were American prisoners. “Survival,” Leone said when asked what was going through his mind during the more than a year he spent in Europe. “How's this gonna end? What are they finally gonna do? Any time you don't have your freedom, I think you'd feel that way. The worst part of it as far as not having your freedom was that week in solitary.” Clem believes the march ended on May 6th, 1945.  That day they woke up and found that the guards had disappeared.   The POWs wondered what had happened.  A short while later they heard engines and soon a British Lorry appeared carrying British soldiers.    The number of men thought to have started the march was 6,000+.  The total time estimated for the march was 86 days.  It is believed the men covered 600+ miles as the Nazi's continually changed direction to avoid the advancing Soviet troops.  It is thought that 1,300+ men perished in the harsh winter conditions.  No official records were kept making it hard to get precise numbers.  Despite the lack of records this forced march is often compared to the Bataan Death March. The British took the POWs clothes and burned them.  They deloused the men and gave them plenty of time to take a nice hot shower.  Initially they were issued small portions of rations until their digestive systems became accustomed to food again.  Clem boarded the ship, The Jonathan Worth for a 13 day voyage home.  When they entered New York Harbor they were greeted with pleasure boats “with gals in bikini's and some of them had records playing don't fence me in.”  I asked Clem if he remembered seeing the Statute of Liberty.  “Oh Yes.  That was a wonderful site!”  Next, they were taken to Fort Dix and were given a big steak dinner.  They were permitted one phone call and Clem called his uncle to come pick him up.   Clem arrived back in Baltimore and had a 60 day recuperation furlough.  He looked up his high school sweetheart who had waited for him to return and they decided to get married and move to Miami where Clem was scheduled to report back for duty.  They were married and before they left on their honeymoon Clem received a letter to be ready to deploy to the Pacific.  Fortunately, when he returned from his honeymoon the war was over.   Clem went about building his life with a keen sense for making money and advancing.  He worked as an auto mechanic, then networked his way into a Pontiac dealership in the service area, became shop foreman and then went into sales and various other roles in the car business.  In a chance meeting someone asked him if he had ever considered teaching auto mechanics.  He had not but decided to give it a try because it had a pension.  Clem ended up teaching high school auto mechanics for 22 years and was beloved by his students.  He also stayed in the Army and Air Force Reserves for 33 years reaching the rank of Major.  “In my opinion, there are no real heroes in a war,” Leone said from his Mount Joy home in the Lake Heritage development. “There's nothing glorious about war. It's mayhem.” Clem Leone passed away at the age of 98 on Wednesday, September 28, 2022.  CLem received France's highest award, the Legion of Honor, at the French Embassy in Washington, D.C., and also received the Purple Heart, the POW Award and the Dutch equivalent to the French Legion of Honor. The Sport of Open Water Swimming is one that is enjoyed by people all over the country with one club to the fore. Atlantic Masters is an enthusiastic group of sea swimmers based in Galway who make the most of the Atlantic all year round and two of their members Fergal Madden and Kevin McHugh were in the studio for Sunday Sport on Sunday last.  Fergal was inducted as a Honour Administrator in the Hall of Fame - Marathon Swimming Ireland Class after achieving the Triple Crown of Open Water Swimming which is the English Channel Swim, the 20 Bridges swim in Manhattan and the Catalina Channel Swim.  Kevin achieved a long held ambition on last weekend when he swam the English Channel this year.  He completed the swim from the White Cliffs of Dover to the French coast in a time of 14 hours 7 minutes and 32 seconds. They spoke to John Mulligan.

Pushing the boundaries of human flight to hitherto unknown extremes, Swiss aviator Yves Rossy entered the record books on 26th September, 2008, becoming the first person ever to cross the English channel using a jet-propelled wing strapped to his back, equipped with four kerosene-fueled turbine engines.  To embark on his flight, Rossy first ascended to 2,500 feet over Calais in a support plane. From there, he tumbled out, and, after free-falling and stabilizing, jetpacked over the White Cliffs of Dover in under ten minutes: the result of years of work and multiple prior attempts. Medway has also missed out.There is disappointment for residents in Faversham as the Morrisons store in the town is closing down.Bosses say its performance is not sustainable, and they are planning to sell the building.A rare bird that has been extinct in Kent for more than 200 years has been reintroduced in Dover.The red-billed chough is part of the crow family, and a group has been released in a secret location near the White Cliffs as part of a conservation project.And, we might have found the perfect solution for people who want to do a cycling tour around Kent without getting too tired.Our reporter has been trying out an electric bike as he visits various cricket grounds in the county.

We talk to Hassan Akkad, who came to the UK as an asylum seeker from Syria and who earned a BAFTA for his BBC documentary ‘Exodus: Our Journey to Europe', which used real footage from his journey from Syria.  Hassan tells us about his short film, ‘Matar', which tells the story of a day in the life asylum-seeker Matar as he tries to survive in London without being able to work legally or have a bank account.   ‘Matar' stars Ahmed Malek, who recently starred in ‘The Swimmers', the feature film about the Mardini sisters escaping war-torn Syria.  Both superb swimmers, the sisters sought asylum in Germany and Yusra Mardini went on to earn an Olympic gold medal.  Hassan also tells us about projecting his short 90 second message ‘Led by Donkeys' onto the White Cliffs of Dover.  We also talk to Shomit Dutta, who wrote the play ‘Stumped' about an imaginary game of cricket between Harold Pinter and Samuel Beckett, and to Andrew Lancel, who plays Pinter in the play. This is Get Rich Education. The fact that you want to get lots of good real estate debt, even now that real estate interest rates are off their all time lows from a couple years ago and really most all interest rates. You know, I think to the lay person, it is one of those things that is easy to understand and yet hard to accept to get more debt. Since Americans have near record equity levels. Now, not enough people even ask where that equity came from. I mean, look, you probably don't have a big equity chunk in your home because you paid it down. You have fat equity in your home because it increased in value. Yeah, that's leverage, which was brought into existence by debt. Now lay people can understand that, but yet it's hard to accept that truth.   **Speaker 3** (00:01:59) - What you've just said is one of the most insanely idiotic things I have ever heard. At no point in your rambling, incoherent response, were you even close to anything that could be considered a rational thought. Everyone in this room is now dumber for having listened to it. I award you no points. And may God have mercy on your soul.   **Speaker 1** (00:02:26) - . Yeah, yeah, yeah. That's from an old school movie, Billy Madison from 1995. But did you ever get a reaction or a look like that when you shared abundantly minded G R E principles with them? , debt free doesn't make sense. The wealthiest people have the most debt. The wealthiest and most powerful nation in the world has the most debt. But some people will still clinging to old ways of thinking. They'll rationalize that debt is bad now because we'll say interest rates aren't as low as they used to be. All right, true. Well, also on the flip side, debt is better when inflation is high because it debases that debt. Inflation and interest rates tend to move in lockstep. So therefore, weather interest rates are high or low. That line of thinking cancels out. And of course, 10 is keep debasing your debt by paying down your principle for you no matter how inflation and interest rates are moving.   **Speaker 1** (00:03:27) - And this all plays into how I was taught to think about money myself growing up, including the influence of my own grandfather. And I would go on to reject my grandpa's advice as a kid. Grandpa told me to save money. You certainly heard that growing up when I was about 20, I was visiting my grandparents on college break. And I still remember when grandpa told me that when it's time for me to buy my first house, I should buy a fixer upper. And though he never told me this next thing, he probably would've encouraged me to pay off your mortgage fast. I bet he would've said that one. Well, he meant well. And though I didn't deliberately spur him, I have gone on to disregard all of my late grandpa's financial guidance. He was a great guy. Grandpa served in a war. He and grandma raised my mom and uncle in a small, simple farmhouse on a 13 acre farm in rural Berks County, Pennsylvania.   **Speaker 1** (00:04:31) - And besides raising livestock and growing crops, he was an electrician by trade. He was an even tempered guy with a wiry frame. And grandpa taught me how to fish for bass in their small farm pond, all with his usual thin smile. And he had a wooden trademark kind of toothpick, pursed between his lips a lot of times. But see, grandpa was born and raised in a pre 1971 world. His concept of money was shaped before Nixon deg the dollar from the gold standard. And as we know, inflation ran rampant after Nixon D pegged the dollar from gold. And then in the 1980s, the Bureau of Labor Statistics, they began to sharply manipulate the way that the consumer price index that had line inflation figure is calculated. They used waiting tricks and other tricks to make the soaring inflation figure appear smaller than reality. Well, I was born and raised in a post 1971 world, so rather than focus on saving money, I want to get out of dollars before they're debased by inflation.   **Speaker 1** (00:05:42) - I never bought a fixer upper home though I truly admire grandpa for it. I didn't have the D iy, an electrical skillset that he did that just didn't come naturally to me. And now admittedly, and at its worst, maybe you can say that I'm part of the reason that Americans are less resourceful, or rather, perhaps American life is better. Or maybe it's that with progress, we're all specialists. Now I'd rather pay more for a home that's already new or renovated This way I spend my time, that zero sum game resource of time. I can spend that on my best and highest use and not texturing drywall and not hanging cabinets and not laying tile. I borrow dollars, not save them on rentals, both tenants and inflation payback the debt. So inflation flips dollars upside down, and grandpa might not believe how iconoclastic I sound. Now, the heresy today, I borrow invest and own assets that create residual cash flow.   **Speaker 1** (00:06:53) - And I would even spend dollars in some cases before they're debased. And along the way, I provide contractors and service providers with work. I employ an ongoing property manager and I provide families with good housing. I doubt the grandpa knew about how debt compounds the power of financial leverage. There's something good to be said for hard work, you know? And my grandfather showed me that on the farm, maintaining the tractor, loading the coal bin, harvesting crops and feeding the chickens. I mean, dude was amazing. He was like the showy otani of skillset diversification. But the world changed over the long term. Today's abundance mindset beats grandpa's grind. I love him for wanting the best for me. Grandpa never wavered on that. Ultimately, really, he equipped me to learn what's best for me and what's best for others. And I know I'm preaching to the choir here because our Instagram stories poll about paid off properties.   **Speaker 1** (00:07:58) - It asked you this question, which one do you prefer to pay off your home A S A P, or to leverage up and don't pay it off? Okay? How do you think that result went? Well, the percent that said pay off your home ASAP P was only 16. And those that said leverage up and don't pay it off is 84%. Yeah, you get it. 84% would rather leverage up and keep borrowing against it rather than pay it off your own home is some of the best debt you can get low rates, fixed rates along payback period, and you can legally kind of reneg and go get a lower rate when they fall as well. And mortgage terms are not quite as good on your rental properties, but they are still advantageous when you go compare that. And you know, really another way to think about it is, if you've got a 500 K home, why would you tie up 500 K in your home?   **Speaker 1** (00:09:05) - You could perhaps have just 100 K tied up in that home or in that rental property. Now, I've talked to you before about how many advanced world economies, foreign nations, they have house prices that vastly exceed prices in the United States. Canada's home prices are almost fully doubled that of us home prices right now. Well, I've got some great stats here. They are sourced by the bank for international settlements on not the international house prices this time, but how those prices have changed since 2010. Okay? So what we're looking at here is 2010 all the way up through Q2 of last year. So 2010 all the way up to the middle of last year. And these are all inflation adjusted. So we're talking about a change in real prices. US property was up 63% in that time, basically about the last 12 years. But the United States is not one of the top 10 countries for home price growth over that period.   **Speaker 1** (00:10:10) - And here those countries are number one for growth is Iceland at 103%. Second is Estonia at 97%. Third for world home price growth is New Zealand at 97% as well. Chill at 95% Turkey, 91% Canada up 90%, the top 10 for home price growth are rounded out by Luxembourg, Hong Kong, Hungary, and Israel. They're all between 80 and 85% inflation adjusted price growth over those about 12 years. So they're all greater than the United States, which again was up just 63% over that long period. That makes American home value seem somewhat cheaper when you think of it through that perspective. America is the envy of the real estate world. It's not just our rule of law and high property ownership rights and strong diverse economy. It's that it's one of the few places in the world where you can lever up this much and still get cash flow and at these terrifically advantaged debt term terms.   **Speaker 1** (00:11:19) - And on the flip side, now we look at the worst nations for price appreciation over the last 12 years. It is a story of price contraction. Prices have dropped in these nations. Okay, so these are the worst five. And let's see if you can guess at what all five of these have in common. Those five worst are Spain, Romania, Italy, Greece and Russia. Russia being the worst at minus 33% inflation adjusted house prices. And yeah, do you know what all five of these nations have in common? All five are losing population and losing the real estate prices with them. All right, well what about the United States? How does our population growth look for the future? What we are just about surpassing the one third of a billion people mark. Now we'll have 336 million people by the end of this year. And over the next 30 years, we're expected to have a population increase from 336 million this year up to 373 million Zen 30 years from now.   **Speaker 1** (00:12:34) - And the proportion from immigration is expected to increase while the proportion from the birth rate wanes. And of course, this contributes to the growing renter society in America because people have a harder time affording the entry level home. And you know, really the entry level home threshold that is now largely considered to be right about $300,000. Yeah, that's about two thirds of the value of today's median priced home and housing market research firms Zda. They tracked home prices and home projects across the country and they found, as you might expect, that the share of new projects for homes under $3,000 is declining rapidly all across the country. From Texas to California to Colorado to Ohio, they are vanishing everywhere. 300 K homes aren't just being diminished in creation, they're just completely gone from a lot of markets. Now this share of projects under 300 K are just completely non-existent.   **Speaker 1** (00:13:46) - Yeah. Now coming in at 0% of the market for Riverside and San Bernardino, California. Now of course coastal California, new 300 K homes, they are long gone. But Riverside and San Bernardino, they're about 50 miles inland. They're less expensive markets. Those properties are gone there in Sacramento, they are gone in Denver, 300 k properties are gone. So the swath of non-existent new build 300 k single family homes is growing and increasingly just nowhere to be found. But we have found a place where these properties do still exist in. It's in an American in migration. It's been a while, but looking forward to talking about this great real estate market.   **Speaker 1** (00:16:46) - You are often dealing directly with the providers and you also know what buyers are looking for too, our audience. So just talk to us about the overall state of the income property market today.   **Speaker 6** (00:16:56) - Yeah, well I want to go back a few months and talk about how the market was a few months ago and how it is today. Because I think you can really talk about how things are going, but when it's compared to something else. So if we go back a few months to let's say November, 2022, so this was pretty recent, we're talking about five months ago or so. Yes. The activity in the real estate buying process, just real estate in general building the activity was slim. There were very few people contacting me. There were, if you look at the publicly listed data, there was definitely a slowdown. If people were to look at their own properties and look at a chart of their property values, they'll see that there was uh, a plummeting of asset values. And that was November, 2022. And what's happened since then, because the Federal Reserve, as you've talked about, has slowly hiked up interest rates and interest rates have gone up, mortgage rates have gone up.   **Speaker 6** (00:17:59) - What happened is sellers, agents, wholesalers, brokers, builders, they didn't wanna see a crash. And what they did was they started honing up some of their own capital to incentivize buyers to make up for that higher interest rate. So now we fast forward from November where there was no activity. I mean literally we had zero activity at G R E, not even a single inquiry on a property. So we've gone from that to providers providing incentives like, Hey, the price is negotiable. This is just sticker price. Let's negotiate like we're at a car dealership to free property management for one year or even two years, or free home insurance for one year or two years or 2% closing cost credits or X amount of X thousand dollars off closing costs. The incentives go on and on and on. These were not available in 2022 because we saw a super hot real estate market with a ton of buyers all of a sudden turn into a dead real estate with no buyers.   **Speaker 6** (00:19:11) - So people who are concerned with the state of the real estate market right now, they might say, oh, you know, the interest rates are so high, these incentives cut down on that interest rate. So your lender may quote you for a 25% down payment. And that's the other thing, because of the market we're in, 25% is the best you're gonna get paying no points. If you pay 20% down, now you're gonna have to pay points to buy down that rate and, and those points don't go towards your equity, you're just buying down the rate. So anyway, with that being said, for 25% down with these incentives, we're now looking at the mid to high five. So five and a five to 5.9% interest rate, which is, I mean we're at 20 18, 20 19 levels at that point. So the state of the real estate market is still very strong.   **Speaker 6** (00:20:03) - It's healthy. There's a lot of activity now with buyers, with investors, home builders. We work with a ton of builders. They're essentially trying to sell off all the builds that they were permitted for three years ago, two years ago. So builders aren't building as much as they were like after the lockdowns were lifted in 2020 and they started building like crazy. And this has again, increased the demand of housing where they built a lot and now they're not building, they're just looking to sell what they currently have that hasn't been sold yet. So with an influx of people, we're seeing a baby boom. We have politicians talking about a bigger baby boom within the coming years and more immigration that only increases a demand for housing. So yes, right now is still an excellent, excellent time to buy. November of last year, not so much. But right now, yes,   **Speaker 1** (00:20:57) - It's a paradox with this nationwide dearth of housing supply and knowing that that problem is even more chronic in the entry level space that make the best rentals. Considering those factors, you would think that builders and providers wouldn't need to offer any incentive at all. But they have been recently. Some of them are continuing because of what's gone on in the mortgage market and with mortgage rates. So really that's nationally. And then talk to us about the geographies that we work in that tend to be in the Southeast and Midwest and in the inland northeast.   **Speaker 6** (00:21:35) - Yeah. Well first off, I, I wanna say that we work with a ton. Not all of our partners or providers are offering incentives, but I would say we just happen to work with a majority of them. So if you're listening and you're like, huh, he said a rent guarantee or a two years free property management or free closing costs, if these strike a fancy, then definitely reach out to me because I can share with you the best properties offering such and senates. And these are older properties, these are new construction. There are no more pre-construction that we're dealing with. Cuz like I said, pre-construction is, so two years ago, three years ago, those pre-construction properties are now available for sale and for closing within 30 days. So reach out to me, NAI, and A R E S h I get rich education.com if these interests you.   **Speaker 6** (00:22:28) - Now, as far as who we work with, like who's offering such great deals, what markets we, Keith are still seeing, I would identify two particular markets in southeast South, if you wanna say the south eastern part of the United States. So number one, all of Florida, Florida is still the hottest market that we're dealing with. Our providers are all offering big incentives and we're seeing homes rented really quickly because as you've covered, Florida has become a hotspot along with Texas as a destination over the past three years. And that continues to be the trend. In fact, Ocala, Florida, which we have tons of properties available in Ocala, Florida, brand new constructions, even quads, many of our buyers are so hungry for quads because it's the closest thing to multi-family. And we finally have quads available in a market like Jacksonville, Florida, Ocala, Florida, San Antonio, Texas.   **Speaker 6** (00:23:29) - We have a quad available there. That's a really hot market as well. But I want to bring up Ocala, Florida because U-Haul, the famous trucking transportation company U-Haul has a very good pulse on where people are moving, where their rentals are being rented, right? And the number one destination they found for the year 2022 was Ocala, Florida. So that's an area, it's the world has equestrian headquarters, the largest retirement community in the world is a half an hour away from there. So you have a ton of people servicing these very wealthy elderly people to 55 and up community. So a lot of healthcare, a lot of service industry. You have a lot of it jobs, engineering jobs, because Gainesville, which is home to the University of Florida is only 40 minutes away. And Ocala is more affordable than living in that retirement community is called the Villages very pricey because it's like its own world over there.   **Speaker 6** (00:24:32) - I've been there a couple of times. And then Gainesville also is quite pricey with the university and with the tech community there. So Ocala has become the next biggest city that's not completely rural farmland that has any sense of modernity. And so yes, I'm identifying all of Florida, specifically Ocala, but then also Memphis, Tennessee for older rehabbed properties, both Memphis, Tennessee and Little Rock, Arkansas. We're seeing a lot of activity there because they are lower priced entry level homes. They're rehab properties, fully rehab, turnkey, gutted. So these are properties anywhere from a hundred to $150,000 in Memphis and about 120 to 170,000 in Little Rock. So we work with a provider there who has a lot of inventory and they are also offering some pretty incredible incentives that our other partners in Memphis are not offering. That includes two years closing cost credit. That includes free property management for two years. And it also includes a mortgage guarantee. So if they're not able to rent out your property, they will pay your mortgage for you until they find a tenant who will uh, tenant that property.   **Speaker 1** (00:25:51) - Ah, somewhat different than the rent guarantee that sometimes we hear about where they will pay the market rent for you if you don't have a tenant in the property, but it's paying your mortgage for you.   **Speaker 6** (00:26:00) - Exactly. So you just send them your mortgage bill and, and they will pay it. But I will say the reason why they offer this is because they're putting their money where their mouth is. They're so confident that they will, that both Little Rock and Memphis, just like Florida, have become very strong places for people to move to because they're affordable. And you want to be buying real estate in affordable places because A, it's affordable for you and B, it's gonna be affordable for your tenants, which means you're gonna have a greater tenant pool to fill that property.   **Speaker 1** (00:26:31) - Yeah, so Memphis and Little Rock, some of the most affordably priced cash flowing markets in the nation. And yes, these prices, 100 to 150 K for you Californians and New Jerseyans and New Yorkers. We're not talking about the down payment, we're talking about the total purchase price of a home in a safe neighborhood that can attract a respectable tenant in places like Memphis and Little Rock. And then when it comes to Texas and Florida, you mentioned U-Haul, they put out annual reports where they actually give some really good migration data to the real estate market, but with all the in migration to places like Florida and Texas and the rest, sometimes I wonder how does U-Haul handle, like all their trucks end up in Jacksonville after a few months or all their trucks end up in a place like Ocala or Central Florida where so many people are moving. It's just interesting to think about what they do with that problem. They need to get all their trucks back out of places like that after all of the in migration. And because Florida, it really is so predictable that the in migration will continue. It's been such a long trend it picked up during the health crisis and we have an upcoming webinar in Florida. Tell us about that.   **Speaker 6** (00:27:44) - Yeah, well this is with one of our hottest Florida providers. They've been hot because of a special, you've mentioned it on your podcast, you've mentioned it in your newsletter. I've mentioned it in my communications with students and clients. Most land plants, including many human crops, need mycorrhizae for optimal growth, but recent research has shown they also play important roles in forest-wide communication and may even turn some trees into carnivores. On Sunday April 18th 1943 four boys head off on a boys-own adventure into Hagley Woods. A day of poaching birds eggs soon turned macabre, however - with the discovery of a skull in an elm tree. In this Halloween Tale we discuss a few of the possibilities around the poor Jane Doe, known to history simply as ‘Bella'.      Sources this week - Oh boy… I wrote this as a blog post years ago, after a YouTube video on the tale caught my eye. I thought that video was a Rob Gavagan episode, but if so he's since taken it down. Next most likely YouTuber? The remarkable Cayleigh Elise - not that you could confuse the two YouTubers, but they were my go to's at the time for True Crime. A few years back Cayleigh found the weight of her own content became too much for her - and scrapped her entire channel. This Unexplained Mysteries episode is also a likely source.  This led me to several newspaper articles, like this one in The Independent, which is paywalled. This fantastic piece in the Birmingham Mail is a source, and well worth a read …. And several others, lost to my inattentiveness.  This Crimereads article is, I'm 99% sure a source. South Foreland Lighthouse is located on the famous White Cliffs of Dover in southeastern England, overlooking the English Channel with a view to France on clear days. The cliff face, which reaches a height of 350 feet, is composed of white chalk accented by streaks of black flint. The dangers posed to shipping by the offshore obstacle known as Goodwin Sands led to the establishment of two lighthouses at South Foreland in 1635. The structures were rebuilt in the 1790s, and then Trinity House, England's lighthouse authority, purchased the property. The lighthouse that stands at South Foreland today was built in 1842. In the 1850s, Michael Faraday, acting as a scientific advisor to Trinity House, was exploring the feasibility of electric light being used in lighthouses. A trial was conducted at South Foreland in 1858, making it the first lighthouse to use electric light. In 1898 South Foreland Lighthouse was used by Guglielmo Marconi during his work on radio waves. He received the first ship-to-shore message from the East Goodwin lightship on Christmas Eve that year, and in 1899 the first international transmission was made between the lighthouse and France. A short time later, ownership was transferred to the National Trust. The site is open to the public, and most people visit by walking a trail along the cliffs from Dover. There's also a popular teahouse at the light station. Charles Franklyn lives in Deal, Kent, not far from South Foreland, and he's been a volunteer tour guide at the lighthouse for 18 years. He made it back in time, and many years later Paul had a chance to thank the Queen in person. Penny and Paul join us in the studio. And Mark Constantine tells us about his extraordinary journey from homelessness aged 16 to founding cosmetics company Lush. The industrial market in Kent is enjoying its strongest ever year thanks to ease of access and hugely competitive rental values, according to Caxtons Commercial director and head of commercial agency Mark Coxon. The Radius On-Demand Rankings for Kent reveal Caxtons Commercial has transacted almost 220,000 sq ft across 20 deals so far this year. Chief among these have been two 70,000+ sq ft lettings to Argos and DHL. Coxon says M25 industrial rents in Kent are 50% the level seen at prime sites to the north and west of London, despite journey times to the city centre being the same. Some 3.5m sq ft of industrial space was let across the county this year compared to just 850,000 sq ft last year. The biggest challenge is finding development land, something not helped by some potential sites being bought by the government for use as lorry parks.

The former partner of a missing mum-of-five from Kent has been jailed for 27 years for her murder. Sarah Wellgreen was last seen at Bazes Shaw in New Ash Green on the 9th of October last year and her body has never been found. 39 year-old Ben Lacomba has always denied killing her, but was convicted by a jury last week. Long ago a path was created by the passage of feet tramping through endless forests. Gradually that path became a track, and the track became a road. It connected the White Cliffs of Dover to the Druid groves of the Welsh island of Anglesey, across a land that was first called Albion then Britain, Mercia and eventually England and Wales. Armies from Rome arrived and straightened this 444 kilometres of meandering track, which in the Dark Ages gained the name Watling Street. Today, this ancient road goes by many different names: the A2, the A5 and the M6 Toll. It is a palimpsest that is always being rewritten. The myriad people who use this road every day might think it unremarkable, but, as John Higgs shows, it hides its secrets in plain sight. Watling Street is not just the story of a route across our island, but an acutely observed, unexpected exploration of Britain and who we are today, told with wit and flair, and an unerring eye for the curious and surprising. Watling Street is a road of witches and ghosts, of queens and highwaymen, of history and myth, of Chaucer, Dickens and James Bond. Along this route Boudicca met her end, the Battle of Bosworth changed royal history, Bletchley Park code breakers cracked Nazi transmissions and Capability Brown remodelled the English landscape.
