Nick reflects on the past year and shares valuable insights as he celebrates six years of podcasting and over a million downloads. He looks at the importance of reflection and intention-setting as we transition into a new year and discusses his personal and professional growth, including a health scare that shifted his perspective on stress and well-being. Nick encourages you to create a vivid vision for your lives and businesses, break down your goals into actionable steps, and establish accountability to achieve extraordinary results. KEY TAKEAWAYS At the end of each year, it's important to reflect on personal and professional achievements, challenges, and growth. Journaling about these experiences can help gain clarity and appreciation for incremental gains, which contribute to overall success. Rather than focusing solely on traditional goal-setting, consider setting intentions for the year ahead. This includes creating a vision for your life and business, which should align with your values and desired outcomes. Building a personal brand or business can be more effective by concentrating efforts on a single platform, rather than spreading oneself too thin across multiple channels. This focused approach can lead to significant growth and engagement. Establishing accountability through partnerships, coaching, or public declarations of goals can enhance commitment and execution. This can apply to various aspects of life, including health, business, and personal relationships. BEST MOMENTS "Sometimes you've just got to start, right? And that's the most important thing." "I encourage you to maybe think about things differently as you go into 2025, because you don't want to be in a situation where that stress is going to show up in other ways." "Your business should just be a vehicle to helping you create an outstanding life." "If you can't define what you want your life to be like in the next three years, it's going to be very, very difficult for you to build a business that works for you." "Sometimes progress is more important than perfection." Angela talks once more to bestselling author, Brian Keane about his new book, "Rewriting Your Story," which explores the seven habits that help individuals reclaim their power and overcome limiting beliefs. The conversation highlights the importance of recognising and questioning the narratives that hold us back, particularly in the realms of health, relationships, and success. Brian shares insights from his own experiences, including his extreme physical challenges like climbing Kilimanjaro and running through the Arctic, emphasizing how fear can be harnessed as a tool for growth KEY TAKEAWAYS Many people struggle with self-sabotaging beliefs that can be addressed through awareness and questioning of these limiting stories. Effective productivity is more about managing energy than managing time. Identifying priorities and values allows for better decision-making regarding what to say yes or no to, leading to a more balanced and fulfilling life. Fear is a natural part of life and can be harnessed rather than eliminated. Learning to manage fear and using it as feedback can lead to personal growth and the ability to take on challenges, such as physical feats or significant life changes. The tendency to compare oneself to others can be detrimental. It's crucial to recognise that everyone has their own journey and to also compare oneself to those who are further behind to cultivate gratitude and perspective. BEST MOMENTS "Sometimes you have to actually be microly imbalanced... as long as those things don't become chronic." "Fear is something that you would eventually go away if you did enough things. What I didn't know was the fear never goes away." "If it sounds too good to be true, it probably is." "The awareness in the first step towards any positive change is awareness around you've done it." This episode explores how positive habits can help people navigate menopause, reconnect with themselves, and build stronger relationships, as Kat chats with menopause coach and educator, Adele Johnston, about confidence, and finding joy. KEY TAKEAWAYS Part of my menopausal symptoms is that I get cold bones and shivery, so when I go inside the sauna it's heaven for me. I feel safe, like I'm having a big warm hug, my bones are happy. We, as women – females born female at birth with reproductive organs – are the majority percentage of the world that will appease others. By us sitting silent and not voicing what we do and don't want (like guys talking in the sauna when I went in there to relax) we won't get it. When we think of relationships it's wider than marriages or partnerships, it's relationship with self, within professional settings, friendship settings, children. Within the space of work that I do as a menopause coach I work with a lot of women who are no longer in a relationship with themselves. That's the challenging foundation to build upon to have structured, strong relationships in all other senses. Losing a relationship with self is really sad to witness and I went through it. I went into early menopause in my mid-30s and I lost my relationship with myself. Everything from changing body shape and the ability to feel comfortable and confident in that new body composition. You start to question yourself, like if you're good enough for that promotion, so why put my name in the hat? BEST MOMENTS “Sometimes we just have to ask for what we want.”“In romantic relationships, when we start to feel less than, not sexy and sensual we stop dressing that way and we don't feel our best possible self, that confidence that oozes out of us that our partners fall in love with isn't there anymore. That became a big divide between me and my husband.”“We can get swept up in the whirlwind of life, we can be at the forefront of our career in our 30s and 40s and we can become a slave to life and forget about ourselves and stop doing the things that bring us joy.”“What's in your joy jar? Where do you like to go? What do you like to experience with your senses? It's about re-learning you.” ABOUT THE GUEST Adele Johnston is a menopause coach and educator for health coaches, PTs, Aesthetics practitioners, dentists and coaches, specialising in women's health and happiness. She specialises in empowering women to navigate perimenopause, menopause, and beyond with health, happiness, and success. Website ABOUT THE HOST Kat started her career as a teacher, before moving into Tech where she worked in different executive roles within teaching and consulting working across the globe, both in the public and private sector. Despite appearing 'successful' on the outside, she paid a heavy ‘life' price. In 2016, her whole world collapsed. The reason? The compound effect of years of unhealthy and toxic habits that destroyed her health, relationship and career. She suffered a severe breakdown and lost everything. In the middle of this she got headhunted for her first CEO role. She rebuilt herself by changing just one small habit, and built a series of positive habits which has transformed her professional and personal performance, resulting in becoming the healthiest and happiest version of herself. She is a positive habits international keynote speaker and teacher, giving talks and delivering high impact programmes to organisations across the globe. LinkedIn Instagram

Today, Dr. Dunni delves into the theme of facing opposition in our lives, particularly for mothers. She emphasizes the importance of optimizing our mental, emotional, spiritual, and physical well-being when confronted with challenges, whether they arise from within or from external sources. Dr. Dunni introduces a practical framework called the "CALM" model, which guides listeners through the process of confirming their feelings, analyzing situations, laying out a plan, and managing their responses to the opposition. KEY TAKEAWAYS Opposition can be both internal and external. Internal opposition often manifests as self-doubt and identity crises, while external opposition can come from various sources, including family, friends, and societal pressures. To effectively love and support others, it is crucial to first love and accept oneself. This self-acceptance lays the foundation for healthy relationships with others, including children and partners. A practical approach to facing opposition involves the CALM model, which stands for Confirm how you feel, Analyze the situation, Lay out a plan, and Manage the implementation. Confirming one's feelings is essential for emotional health. Acknowledging emotions like anger, sadness, or frustration allows individuals to process their experiences rather than suppress them, preventing future emotional outbursts. When creating a plan to address opposition, it is important to remain flexible and have a backup plan. This adaptability ensures that individuals can navigate unexpected challenges and find solutions that work for them and others involved. BEST MOMENTS "Sometimes you're pushing something that isn't quite strong and it seems to be pushing back." "Love your neighbour as yourself... it's only when you love yourself, you can love your neighbor." "Every mom is a super mom, not because of what they do, but who they are." "Face everything and rise." "When you face opposition, the best way forward will be backward." She opens up about becoming a widow at age 40, navigating single motherhood, and facing unexpected tragedies. Through her experiences, Andrea emphasizes the importance of seeking help, accepting where you are, and moving forward with support. KEY TAKEAWAYS It is important to accept where you are in life and practice forgiveness towards yourself and others. Don't be afraid to reach out for help and support from experts and professionals to guide you through your journey. Allow yourself to process your emotions and use them as a GPS system to navigate through life. Take personal responsibility for your actions and beliefs, and be accountable for the roles you play in relationships. Progress is made by taking consistent small steps towards your goals, even if it means stepping out of your comfort zone. Stop digging your heels in the sand. Make peace with where you're at." "The world will want to define us in a million different ways. And it wants to give us this identity." Join host Laurence Lameche for the first episode of Property Call Secrets! Listen in on real phone calls with landlords, owners, and agents as Laurence negotiates Rent2Rent, Rent2SA, and no money down deals on behalf of his students. As an Amazon #1 best-selling author of "How I Bought Three London Properties for a Football Ticket," Laurence brings his expertise to help you succeed in property investing. In this episode, Laurence shares the secrets banks don't want you to know about buying property and how to secure deals with landlords. Discover how to break the ice, be memorable, and secure long-term deals with guaranteed rent. KEY TAKEAWAYS Making memorable calls and breaking the ice with jokes can help you stand out to landlords who receive numerous inquiries Asking open-ended questions to understand the landlord's situation, preferences, and reasons behind decisions is crucial for negotiation Offering guaranteed rent, no void periods, and property maintenance can be attractive to landlords Putting deals in a limited company provides protection and limits personal liability Clarifying permissions for subletting and short-term rentals is essential to avoid legal issues Identifying and addressing landlord concerns and objections can help secure deals Persistence and follow-up can turn initial rejections into successful agreements Property investing requires making numerous calls, handling rejections, and continuously learning and improving BEST MOMENTS "Sometimes it's good to be memorable... because landlords tend to have sometimes hundreds of phone calls on so many phone calls every day. Every week text messages, voice messages, emails, and it's difficult to kind of remember who you've actually talked to." "I'd be quite happy to agree that price today and rent it for three years. Could be five years, could be even 10 years. And then in that time, I could save up enough deposit money. So I could hopefully one day buy the property if I was to agree a price today." "The great thing about renting your property to me rather than a tenant is that if a tenant loses their job, how are they going to pay you rent?" "Just understand and don't take it personally that not everyone is going to say yes to you, you know, a lot of times they're gonna say no." "It may be a no today, but a yes, tomorrow, next week, next month it may be a yes. This is the 4th episode in David´s self-leadership series that looks at how to lead yourself effectively so that you can lead others well. He has already covered managing your thoughts, tapping into your intuition, and understanding your values. This week´s episode is all about the 4th pillar of self-leadership – your vision of your future self. Understanding who you want to be and the impact you want to have. He shares a simple technique that anyone can use to identify what that is and then use it to drive you forward to achieve your most important goals. KEY TAKEAWAYS Every 6 months sit down and review your values, who you are and your vision for your future self. Understanding who you want to be and what you want to achieve is essential for leaders. Look at each area of your life when identifying what you want to achieve. Understand the things you need to do to be able to learn the skills and qualities that you need, e.g., to be a strong decision-maker. Begin to be who you need to be straight away. Don´t delay getting started. Be who you want to be to pursue your heart´s desire. The complete leadership model starts with you, but it does not end with you. BEST MOMENTS ‘Sometimes we get a bit bogged down in the doing and lose track of where we are actually going. ' ‘Look at what other successful leaders do.' ‘All these things that you need to do, you can learn.' ‘If you begin to be who you need to be today, you will then do what needs to be done to achieve the result' ABOUT THE SHOW People with purpose make a difference. Imagine a world where more people can just get their purpose out of them, into a plan and then actually make it happen. What a world that would be - People everywhere finding meaning and harnessing that to bring inspiration and energy to each and every day, changing lives for the better. But no one ever achieved anything on their own - we all have something unique to bring and that means we all have to play our part - if we want to go far, we have to go together and lead or serve towards a vision of the world we want to see. Everyone has a story to tell, and this show is where these stories come to life. This week, I'm exploring the topic of identifying signs that a customer may be considering moving on to a different property partner. Drawing parallels to personal relationships, I talk about the importance of recognising subtle clues that indicate a client's potential unfaithfulness. From changes in behavior and communication patterns to secretive property searches and hesitations during lease or license negotiations, I'll provide you with a playful guide to interpreting these signs. KEY TAKEAWAYS Pay attention to signs of a wandering eye: Look for signs such as ignoring messages, cutting short conversations, or avoiding eye contact, which may indicate that a customer is considering other options. Changes in behaviour can be a red flag: If a tenant's behaviour takes a different turn, such as using different types of communication or showing hesitations or reluctance to discuss lease renewals, it could be a sign that they are exploring other options. Look out for secretive property searches: Similar to hidden dating profiles, tenants may discreetly search for other properties or have discussions with other landlords about breaking their agreement early. Unusual requests or inquiries about breaking a lease or license can be indicators of potential unfaithfulness. Build relationships with local agents and competition: Fostering relationships with local agents and competitors can provide valuable information about clients who may be considering a move. Sharing information about difficult clients and maintaining open communication channels can help stay ahead of potential departures. BEST MOMENTS "Sometimes they find it really hard not to give off that signal. It might be that they just care for you and they want to let you down gently." "Those secret property searches are like hidden dating profiles. They're out there. They've maybe searched with a local agent or they've maybe searched with a national agent." "Do you confront or do you inquire? This depends on your relationship. Do you have one of your staff members perhaps or yourself who has an ear of an employee or a business director in the said business?" In this first episode of season 3, award-winning mom empowerment coach, Dr Dunni, shares a heartfelt poem dedicated to all the mothers out there who may be feeling overwhelmed and in need of support. She acknowledges the challenges and struggles that mothers face and emphasizes the importance of reaching out for help during difficult times. Dr. Dunni reflects on her own experiences as a mother and the moments when she felt like everything was falling apart. She encourages listeners to recognize the value in their own experiences and challenges, as they shape and prepare them for greatness. Drawing a parallel between diamonds and charcoal, she reminds mothers that they have the strength to keep moving forward, even on the toughest days. The episode concludes with a message of hope and the reminder that no matter what they are going through, it will all work out in the end. POEM It will all work out by Dr Dunni Sometimes, it feels like the sky is falling And no one hears you when you are calling Sometimes, it seems too much to bear and your heart aches with mounting fear. Through the anguish, regret, and pain You may not hear when someone calls your name. Through moments of freeze, fight and flight You wish & hope that someone sees your plight. Maybe this is what life as a mother means where the struggle continues without end it seems Maybe there is a way, to understand what this is about where you finally feel that it will all work out. KEY TAKEAWAYS The poem is a gift to mothers who may be feeling overwhelmed and in need of help. Dr Dunni acknowledges that everyone faces challenges and struggles, even if they don't openly express them. Going through difficult experiences can shape and build character, preparing individuals for greatness. The analogy of a diamond formed under pressure and temperature changes is used to illustrate the value and strength that can come from facing challenges. Dr Dunni encourages mothers to keep moving forward, even on the toughest days, and to seek help when needed. BEST MOMENTS "Sometimes it feels like the sky is falling, and no one hears you when you're calling." "That is a moment where we need each other. On this episode of the Scouting For Growth podcast, Sabine VdL talks to Saagar Govil, Chairman and CEO of Cemtrex Incorporated. With a tenacious spirit and an unwavering focus, Saagar has led Cemtrex from its initial days of making under $3M in revenues to a thriving powerhouse raking in over $100M, with over 350 employees in 6 offices worldwide.Under Saagar's vision and leadership, Cemtrex is a diversified technology company that's relentlessly driving innovation in an array of sectors, including smart technology, virtual and augmented realities, advanced electronic systems, industrial solutions, and, most intriguing, intelligent security systems powered by AI.In this episode, they dive into the world of AI and security and explore Saagar's inspiring journey, mission, and passion for technologies, from IoT to space tech. KEY TAKEAWAYS Cemtrex started out as a small family business and over the last 10 years we've focussed on driving growth. We started out as a small environmental technology company and we struggled to grow in that industry because the appetite for that in the market has only come to fruition recently. I figured out the best way to grow was through acquisitions of businesses that had bigger potential, because you get more reward for the hard work you put in. We're seeing a transformation of the security industry as we look to adopt and implement AI systems into the market. The unique thing about what's happening today is that for the first time ever computers can now see better than humans. What that allows is for companies to use and leverage technologies in a way that's never been possible before to drive better security outcomes. That could be from preventing incidents from happening to responding to them better in real time and to more accurately apprehend the suspects after an event occurs. CCTV cameras with advanced features in the past used to be triggered by motion and they would trigger events, alarms, etc. The challenge with that is that if a tree is swaying in the background it could trigger these alarms which is frustrating for operators. With the advent of AI you can track specific objects more accurately and clearly so that if a certain asset in the frame is moved then send an alert. That solution is really easy to implement out of the box today. Unfortunately, the world is more and more dangerous. 90-95% of schools have CCTV and yet we're still hearing about mass shootings taking place all the time and it's a tragedy. This tells me that a) the basic tools are already installed and b) they are actually not that effective. The ways we can implement AI today to drive better outcomes is apparent in that we can do better with identity management using facial recognition, we can track who should be at school at a certain time, we can send out the right alerts if there is a disgruntled person on the premises or tap into sex offender databases to alert the authorities that they're on the perimeter. BEST MOMENTS‘Sometimes it's not about how hard you work, it's about where you're spending your time and your effort.'‘AI is definitely going to make businesses and specific assets safer.'‘When you have a security co-pilot that can understand what's going on on the video feeds you can start to interact with that GPT/co-pilot, you can manage security needs much faster or in real time, that's where we're going to see the industry moving in the next couple of years.'‘There are ways to build these types of technologies that maximise people's privacy but also ensure the safety of those that are occupying the space at any given point in time.' In today´s episode, David talks about why it is important to fire up your senses, keep them that way, and how to do it. Towards the end he takes you through a mindfulness exercise that will help you to get into a good place with your senses. This is an episode you are sure to end up replaying many times. KEY TAKEAWAYS We have 5 external senses but also have 5 internal ones. David explains how to tap into all of them. Use all of your senses. They keep us safe and are how we interpret the world around us. Don't worry if you don't have access to all of your senses, you will still benefit from firing up the ones you have. Firing up your senses enhances your intuition. Be aware of how you communicate with others, try to do so in a way that taps into all of the senses, that way you reach all people. Give people what they need from us, not just what we feel like we need to receive. So, we can connect with others in a more powerful way. BEST MOMENTS‘Sometimes a certain sound can mean that we'll end up feeling calm.'‘All of these things (our senses) influence how we feel about and respond to the external environment.'‘The words and phrases you use leave clues.'‘It's really easy to almost stop noticing the world around us in the kind of busyness of modern life.' Paul is joined by returning guest Sharon Griffiths to talk about whether we're here to just do as we're told after having a conversation a while back to which Sharon replied to Paul in this way. KEY TAKEAWAYS Curiosity plays a part in how we react to be told to “do as you're told”. If it doesn't make sense I wouldn't do as I'm told, or I'd try it out. I do as I'm told until it doesn't make sense and that's where the curiosity comes in. I've learned through half a century of experience that sometimes it can lead me to where I want to go, but sometimes it doesn't. If I do as I'm told when it doesn't make sense, and I've paid that price many times, you pay the price one way or another. I test what I feel works little bit by little bit and as I build the tests up, and they work at the time, I push it a bit further. Once I jumped off the first diving board at swimming class and it was horrible. I did a belly-flop and I thought “never again”. I suppose that's a physical example: I didn't trust the teacher or myself and it self-actualised, it was a horrible experience. Through my career I've learned that people can present to you a persona that is highly wonderful and you can trust them, but you can't read the thought bubbles in their head, so you don't know if what they're doing can be trusted or if you're going to be empowered or disempowered in that process. It takes time to not just understand what they want you to do but also if they're working in your best interest. Only by experience will you find that out. Sometimes you just have to make a leap of faith. I made a choice on the 31st March 2017 at 10:50am to either stay in my life as it was until I decided not to, or did I choose to invest in myself, in my learning and the subject that I was interested in to change my life. I gave myself 30 minutes to make that decision and as I sat there I felt my hormones rising and I took that leap of faith and went with it. I'm now further than I thought I could have been. BEST MOMENTS ‘Sometimes saying “just do as you're told” comes from a place of exasperation. But who is it easier for?' ‘To know we're not to do it is not to know. If we don't know somebody, what evidence is there to trust them?' ‘Be complacent, do as you're told and follow whatever they tell you. It's much harder to do as you're told by yourself because if you don't trust yourself you've got a lot of little discussions in your head, so it's a lot easier to do what other people say and when it doesn't work out you'll soon find out.' Speaking from a beautiful spot in the Peak District, Rob discusses his thoughts on competition, in regards to success and failure, rest, relief of stress and defining what success is in your life. At what point should realism take over from constant positivity and how can we deal with the negative affects of failure and the confusing nature of success? KEY TAKEAWAYS Rob draws from Ryan Holidays' philosophy of stoicism to demonstrate the brutal reality of life, and how constant positivity can become forced and tiring. Being ultra positive can be a negative. Things will take much longer to achieve than you originally think. If you look back at your own life, and consult those who have achieved what they aimed for, you will find it came with unforeseen struggles and tenacity. This constant ‘snakes and ladders' journey can end in exhaustion and disillusionment. Competition, especially in this modern world of social media, can grind your team down. Support them with good rest periods and rewards to avoid burnout. Have faith and belief in your people. Your support is invaluable and result in you living beyond the success/failure syndrome. BEST MOMENTS ‘Sometimes its just one thing that resonates with you, that changes the whole perspective. It's often just one piece of a jigsaw that we're missing.' ‘Your prize for solving a big problem is another one of greater magnitude. Now lets put that into perspective.' ‘Let's understand that life is tough, life is hard, life is challenging and there are things that are going to go differently than we think and perceive.' ‘You have to believe in people, and that means living beyond the success failure syndrome. Let's make sure we are not like this, bearing in mind that at the top level, at the elite level, there is success and failure.' In this ‘ask us anything' episode hear about pelvic tilt, asymmetry, and the answers to whether massage guns help and if core bracing is beneficial Rob shares great content and clear explanations about what actions will make a difference and discusses the importance of movement in this informative episode KEY TAKEAWAYS Pelvic tilt is commonly blamed by people for their pain Asymmetry is perfectly normal in the human body and doesn't correlate with increased pain The body adapts best to being outside of neutral comfort zones Our bodies are designed to bend, lift, stretch and twist moving beyond the neutral zone The back benefits from load and this can reduce pain Massage guns help you to undertake soft tissue work Soft tissue work can help reduce pain for some people changing the input from a painful area of the brain If you want to increase blood flow to an area moving is the most effective way to achieve this is by moving Often core bracing is used in the short term Bracing for the first few days is fine but you should be exploring movement Often patients with back pain think they have a weak core but in reality, patients with back pain have an overactive core Deep breathing and movement can help with relaxing the core BEST MOMENTS ‘Sometimes bracing your core can help you to initially achieve a movement with less pain' ‘What people have been avoiding can be the key to unlocking recovery and improvement' THE BACK PAIN PODCAST PROVIDER MAP - FINDING SOMEONE TO HELP YOU WITH YOUR BACK PAIN https://thebackpainpodcast.com/index.php/members-map/ VALUABLE RESOURCES The Back Pain Podcast The Back Pain Podcast website The Back Pain Podcast recommended products affiliate link Our Rode Mixer https://amzn.to/3waU8bx Our Microphones https://amzn.to/3rzSZ9Z Second Microphone https://amzn.to/2ObKMeA XLR Cable https://amzn.to/3rBL8ZB Studio Headphones https://amzn.to/3u082LE Laptophttps://amzn.to/3dhfafT Our webcam https://amzn.to/31uUefQ RESOURCES FOR THIS EPISODE Adam Meakins Blog - Leg Length Differences https://www.thesports.physio/the-long-and-short-of-leg-length-differences/ Mehmet Gem - Twitter - LLD and Pelvic Tilts https://twitter.com/thehipphysio/status/1483178257319174145?s=21 Greg Lehman - Core Stability Episode https://podcasts.apple.com/gb/podcast/the-back-pain-podcast/id1511515312?i=1000500403667 ABOUT THE HOSTS Dave Elliott Dave is the owner of Advanced Chiropractic, a chain of Chiropractic and massage therapy clinics in Essex, UK. In this episode of the Progressive Property Podcast we revisit episode 134 where Dan gives you the 5 essential things to consider when looking for a JV partner. Choosing your JV partner is NOT a child's game, like pin the tail on the donkey or ring-around-the-rosy. There's too much at stake when you don't think carefully and you don't have your guards up. Discover how you can thoroughly pick the best JV partner in your property business through Dan's simple steps. There will always be one who's very compatible with your knowledge, skills, and vision, so never settle! KEY TAKEAWAYS Work out the real reason you need a JV partner. Are you really in dire need? Or are you just lacking of self-belief? What business are you looking to bring your JV partner on? Make sure that your bringing in the right person. If you don't want to do it alone, it's worth considering also to have a mentor who can guide you. Having a JV partner might complicate the situation if you aren't clear yet of your purpose. What will each person's role be? It's best that you complement each other. Find someone who have the knowledge and skills that you lack. And, who will deal with the day to day issues? If you just want someone who will provide the funds, then being active with the operations is the least to worry about when looking for a JV partner. Before any agreements, remember to make a list of things you need to agree upfront. A JV Partnership agreement must entail everything each of you must bring to the table. What does your JV partner want? Know what outcome are they looking forward to. Also prepare an exit plan just incase of unforeseen circumstances (e.g. breach of contract, critical illness, etc.) If you're looking for a joint venture in property, familiarize yourselves first with PS13/3 regulations. There are only a bunch of people you're allowed to joint venture with, and PS13/3 has it detailed. Don't pick someone just like you. You are not looking for another you, you are looking for someone who can do what you can't do. Consider taking the Wealth Dynamics Test to gauge if your personalities are compatible. You and your partner can be: a Creator, a Star, a Supporter, a Deal Maker, a Trader, an Accumulator, a Lord, or a Mechanic. Don't rush in to picking a JV partner. If you're picking someone for the long term, test everything out first. It would be a waste of time to know that what you have hope for in the partnership won't be fruitful. Be clear about their values, not just about the money, the skill, and the knowledge they can offer. BEST MOMENTS “Sometimes, people think they need a JV partner and they go into business with somebody when in hindsight, all they needed was to build some knowledge and gain some belief for themselves.” “We have the end in mind before we even started, and that's what's really important.” “You are not looking for the best mate to go out with, you are looking for a business partner who brings a different dynamic, a different skillset.” “Pick the right person to grow the business.” “It's not a race; it's a journey.” “I made a lot of mistakes in property, but I made them before I got educated.” VALUABLE RESOURCES Progressive Property PS13/3 Restrictions on the retail distribution of unregulated collective investment schemes (PDF) Wealth Dynamics Test ABOUT THE HOST Peter Jones is a Chartered Surveyor, an author and a serial buy-to-let property investor. Paul is joined by returning guest Sally Hooper for a slightly different episode; one that exercises silence. The episode begins with five minutes of silence during which you should simply concentrate on your breath and see how it feels to be in the present. Then the pair discuss silence, the fact that people are uncomfortable with silence, but also the benefits silence can bring to the mind. KEY TAKEAWAYS When you begin meditation your ‘monkey mind' will start jumping about between thoughts, but with time you settle in and it will become more centring. The mind is desperate for certainty, it doesn't like silence. Anything that happens that takes that certainty away can create havok. Silence, even in conversation, can be uncomfortable and can give you pause to worry about what you just said or what the other person is thinking. It's a powerful communication tool. When we put people in solitary confinement can be maddening for them, torture or punishment. It's interesting that silence can be so centring for some people and so maddening for others. BEST MOMENTS ‘Sometimes it's a value to stretch ourselves.' ‘Silence gives answers.' ‘Those that know do not speak.' ‘Being present with oneself is undoubtedly a gift.' In this episode, Jeannette talks about why it is so important to pause sometimes to give yourself time to think. She then shares an easy to follow 5 step process anyone can use to create the time that you need to get clarity, capture creativity, and become far more effective. KEY TAKEAWAYS Giving yourself time to get clarity and capture your creativity will make you far more effective. When you are super busy it is all too easy to kid yourself that you are being productive. Often, the opposite is true. Most of us are so busy, that finding some thinking time seems impossible. You don't have to pause to ruminate for long to get good results - often 15 to 30 minutes is enough. Work out what time of the day your energy levels are at their peak. Ideally, that is the time you want to schedule time to think. Block out your thinking time in your diary. Remove all distractions. When you come up with an idea, pause and think about what the next step is for it. Are you going to delegate, do more research etc. BEST MOMENTS ‘Sometimes we can be so busy doing stuff that we never give ourselves the space to think. ´ ‘Block that time out in your diary.' ‘If nothing comes to you, that is also fine, that´s your brain taking a rest.' This is the perfect time to get focused on what YOU want to really achieve in your business, career, and life. It's never too late to be BRAVE and BOLD and unlock your inner BRILLIANCE. Are you making it all about the things or experiences in your life? Gordon looks at how it can be easy to fall into the trap of making it all about the things in life and why it's so important to keep your focus on having and planning for the experiences in your life if you want to live a life you love. KEY TAKEAWAYS Switch your focus to experiences. There are a lot of experiences you can plan with family, friends or on your own. It's the experiences you will value when you are looking back not the things. Happiness and success are intrinsically linked together and to get the life you love you need to understand what makes you happy. To be happy you need to apply your energy in the right places and make sure you have a strong foundation with a focus on looking after yourself. To give your best self to others you need to understand how to look after yourself both physically and emotionally so that you can give 100% of your best self. KEY TAKEAWAYS Happiness and success are intrinsically linked together When people say they want success they usually mean they want to be happy. Happiness is very subjective and can be difficult to measure. It's easy to see people who are successful but not happy. To get to the life you love you have to understand what makes you happy. If you are emotionally ‘heavy lifting' every day you are going to become drained. Whenever you are pushing the limits you need to make sure it's time-limited. Conserve your energy and make sure you are applying energy in the right areas. To achieve excellence, you have to create good habits and put your energy to effective use. If you put average energy into something you will get average results. We achieve a good foundation by looking after ourselves so that we can give our best selves. BEST MOMENTS ‘Sometimes it can be the right thing to push yourself to achieve a particular goal' ‘Stop allowing other people to use all of your energy' ‘When you give 100% it needs to be 100% of your best self' VALUABLE RESOURCES Life, Living It and Loving It podcast ABOUT THE HOST Welcome to the life, living it and loving it podcast with Extreme Execution Coach Gordon Done. How can you get a decent night's sleep when you have back pain or sciatica? Dave and Rob provide some great tips and hacks to help anyone with back pain get through the night. Any pain, including back pain and sciatica, can seem much worse at night when there is nothing else to focus on but there are things you can do and the easily followed advice in this episode will help you to achieve better sleep and good quality sleep always means better recovery. KEY TAKEAWAYS If you are a side sleeper placing a pillow between your legs stops rotation of the spine. If you are a back sleeper place a pillow under your knees creating a bend and altering the angle of the spine. A long pregnancy pillow can help you to elevate and change your leg angle often relieving sciatica pain. Using a mindfulness and meditation app, like Headspace can help you to take your mind off the pain. If there is an activity you do that alleviates pain, complete it just before going to bed. Sometimes moving around in the night and then returning to bed can help you sleep. Don't forget about pain killers – you can take them when you wake at night and there are painkillers available to take at night. The more good quality sleep you can get the better your recovery will be. Shaz shares more great advice in this episode where the questions range from claiming Principle property relief through to land remediation. Shaz also takes us through 2 examples of his own property development projects explaining in detail both what went well and the challenges he met and overcame during the development process. If you have an accountant and advisor who are knowledgeable you are able to make all aspects of tax relief available work for you throughout a development project. The real key is to have access to the right level of expertise. KEY TAKEAWAYS If you can prove you have to move around and it's your principal residence then you can claim PPR. On a standard residential property, you can't claim capital allowances. If you have serviced accommodation or commercial property you can claim capital allowances. As soon as the trade becomes investment you can't claim capital allowances. The bigger you become the more useful it is to separate the trading and the assets. A number of operators keep their assets in one company and their trading in another. The person who spends the money is the person who can claim the capital allowances If they don't claim and sell the property then the new owner can claim If it is a capital expense then you can claim capital allowances. If a property has some sort of contamination then you can claim land remediation relief. If you gift the use of the property to a charity until it has planning permission then it's possible for the charity to claim back the cost of the business rates. None of what we do is racy, pacey or risky it's what you can do if you work with an accountant and advisor who knows what they are doing. BEST MOMENTS ‘Sometimes in property you just have to keep going and not give up' ‘There will be challenges in a property development project, it's knowing how to deal with them' ‘It's about working with an accountant and advisor who know what they are doing' VALUABLE RESOURCES shaz@aaa-accountants.co.uk ABOUT THE HOST Shaz Nawaz is a serial entrepreneur; he owns five thriving businesses in diverse sectors. In this episode Rob answers questions about getting into and out of debt using his own experiences in his life. He discusses points such as how he stayed motivated to work smarter and harder and shares his knowledge on how you can also get change your financial status. KEY TAKEAWAYS Can you tell us about the debt you initially built up? Around £50,000 of consumer debt built up when I started university. Managing money wasn't taught at school so I was unaware of all of the different charges for loans or about managing money etc… What prompted you to make a change? I was in a lot of debt when my dad had a mental breakdown in his pub. I had been dependent on my parents a lot financially so felt terrible when his mental breakdown happened. It made me feel like such a disappointment, things had to change. Don't wait for something to shock you in order for you to make a change, take control now. How did you clear all of your debt in one year? In 2006 I started to take things really seriously such as selling my paintings and art. I then went to a property event and met my business partner. I then got into property and built Progressive Property with my business partner and became millionaires in our early 30s. Were you also making money during the time of clearing debt? Yes, I earned a 6 figure salary and bought a Nissan 3850Z too. How did you change your money habits? I changed my mindset after 2005 to be more open-minded to listen to and learn from other people. It took a long time, it didn't just happen over night. What sacrifices did I have to make in order to be debt free? I had to learn sales and marketing and not just the tings I wanted to learn about. I had to work harder and be more open to working with other people. I had to sacrifice a bit of the social aspect of life too such as dating. What are the biggest lessons you've learned about earning, saving money and avoiding debt? Never spend more than you earn. Preserve capital at all costs. Invest into assets using your capital which will produce income which you can then spend. Get your emotions out of the way of your spending and in any major purchases, don't just buy there and then. What made you want to share your financial wisdom with others? I actually found that I enjoyed teaching a lot more and building my personal brand more than the actual tasks that go into looking after the properties etc… BEST MOMENTS ‘Sometimes debt can creep up on you' ‘Don't wait for the event, make the event' ‘If you work smart and hard you can make it' VALUABLE RESOURCES Rob More - Money ABOUT THE HOST Rob Moore is the host of the UK's no. 1 business podcast “The Disruptive Entrepreneur,” and “The Money Podcast” as well as an entrepreneur, property investor, property educator, and holder of 3 world records for public speaking. It's either the JV partnership flourishes or not—and, what an absolute waste of resources when it didn't become productive and just fizzles out. In this episode of the Progressive Property Podcast, Dan gives you the 5 essential things to consider when looking for a JV partner. Having more options is NOT always better! In this episode of the Property Entrepreneur Podcast, Gordon talks about avoiding property voids and reducing your options. As a property owner, you don't want your unit to be vacant for so long, so listen to Gordon's tips so you could easily find your next tenant. Always aim that you don't have a property void so always earn revenue. Aside from this, Gordon also helps you get over decision fatigues. People mostly experience this when they have too many options on their hands so the best solution is to reduce them. Through this, you become more efficient and more focused on your goals! KEY TAKEAWAYS Gordon's highlight for the week: A 10-km run (his longest!) last Friday evening. Fastest park run! Preparing for his business trip to Jamaica. (next episode will be recorded there!) Tips to Avoid Property Voids: Use property management companies. It might be a bit pricey for you but these companies will do everything to get your rooms filled since they also have a cut from it. Offer referral fees to any existing tenants you have. Take advantage of advertising opportunities you find. If you got spare rooms in your HMO, there's no better reason to advertise them online or print. More options are not always better. It becomes overwhelming and tiring making decisions every time. So, Gordon suggests reduce options before making actions. For example, he struggles to choose what book he's going to get from his pile every time he feels the urge to read. So, his solution is to stop buying books for now until he zeroes his tsundoku pile. BEST MOMENTS “Sometimes, tenants move out without notice. But when you get that notice, make sure you try to do as far and advance as possible and prepare for that…so you can reduce that void period as much as possible.” “I find that too much choice leads to decision fatigue.” “…so I've reduced my available options. It has not only reduce to the decision fatigue I'm receiving but it's also making me efficient.” VALUABLE RESOURCES Progressive Property com Start With Why by Simon Sinek ABOUT THE HOST Welcome to the Property Entrepreneur Podcast. What does it mean to be resilient? There's a lot of talk in the personal development world that bravery, courage and vulnerability are constituent parts of resilience. But really resilience is the desire to continually solve problems with no loss of enthusiasm. Tune in today to hear what resilience is and what it isn't, and why you too can get more done through accountability and an action orientated mindset. KEY TAKEAWAYS Every opportunity you have to improve as a person or as a business is really just problem-solving. There's no need to make it bigger than it is or worry about why. You just need to get out there and do it. Improve on the skill or approach that's holding you back. If you can go from problem to problem with a solution mindset and manage your emotions and deal with the issue with enthusiasm, you will be successful and achieve your goals. If we talk too much about bravery, courage and vulnerability we can build resilience up to be much harder than it actually needs to be. In order to solve your problems and get what you need you must become accountable. You are the easiest person to lie to because you're not letting anybody down. The more external accountability you have, the more it forces you to take away the choice to go and solve the problems and implement the actions you want. Then you build resilience through forced accountability. When there is a choice there's no resilience, but when there is no choice you naturally take on an action orientated mindset. You need to take all of your options down to a binary yes or no choice and force yourself to get it done. BEST MOMENTS “Sometimes you need to make the same mistake 30/40 times” “There are first world problems and then there are third world problems” “Contextualise the problem and solve it rationally” “Usually speaking you will only do the things that you have to do.” VALUABLE RESOURCES Rob Moore - https://www.youtube.com/channel/UCLtKal0qTf3klDUr7JS_L9Q Money Book - Rob Moore ABOUT THE HOST Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor and property educator. It shows that you know your WHY. It is easier to say 'no' when you know your end goal. Ask yourself, does this 'unnecessary' favour help me and my vision? It stops you from getting overwhelmed and stressed. Stop comparing yourself to others. We are all unique and we have our own different journeys. Don't listen to what they say about where you're going or how you're doing it. Don't let people's judgements and perceptions affect you. It helps to keep you focused. Learning how to say NO gets you away from distractions and doing others' responsibilities. You'll be giving others the opportunity to shine. Sometimes, people take advantage of kindness. When you say 'no', you let them learn and grow on their own. Assert leadership abilities. Don't be a pushover. Show credibility and sound judgment by knowing when to say 'yes' or 'no'. It opens up doors to saying 'yes!' - By limiting the amount of times you say yes, you will find that you have more time to yes to the bigger opportunities. Learn how to filter the unnecessary ones so that you don't waste your time and energy. BEST MOMENTS "Sometimes, you have to be selfish to focus on yourself and help yourself before you can actually help others.” “You have to be selfish in order to be selfless.” “Be careful of who you share your time and energy with.” “It takes a leader to say NO and not feel bad about it.” “You might miss crucial YES opportunities because of your inability to say NO.” ABOUT THE HOSTS Rob Smallbone and Matt McSherry, the hosts of The Property Nomads Podcast, are on a global mission to guide your success. This should be a fun discussion to discover how Rob formed the team, how the critics help Rob in the technical aspects (e.g. structure, brevity, grammar, etc.) of the book, and how they manage to collaborate all the inputs and feedback. Rob wants to make sure that it's the absolute guide for each and every one once it is released. KEY TAKEAWAYS Rob's upcoming book is all about increasing self-worth since he wants you to think, get you changing the root of your life, and feel good about yourself. Through his experience, from business to personal, and relationships, the reader gets precious nuggets of wisdom to start self-discovery. Rob admits that he's not very good with his English and grammar so to have critics read it before it lands on every fan's hands is an important process. He wanted to make sure it's short, concise and has good flow. He doesn't want the quality of writing to go down since he's been gaining a following from his previous works. Rob on his writing process: “I try and pick individual issues out and give them their own section... I designed this book to be a guide you can get back to." Rob: If you could sum up what the book is about, what would you say? “Know that you are worth more and that you are already enough.” “See things as they are and not what they are.” “It is just the journey of self-discovery that takes you to the process step by step from theory to examples and some little bits on what shaped you and why you behave in the past the way you do.” “For anyone that ever doubted themselves, might answer get the book and read it. Get the points, get on board, and believe in yourself anymore.” “It covers a wide range of different aspects of the issues relating to self-worth. If you've been in the game for a long time, they would've heard of some of these. And other parts of the book, they wouldn't have heard of because they're from you, your journey, and your take on it. It's got content for everybody.” “Be aware of how your own perception can affect your reality and how much control you can have on your reality.” “It goes through all aspects on what you've said that the influence is on your worth - whether that's your perceptions on what people might think of you living up to unattainable goals. But what I'm taking here the biggest is the mastery of your emotions and controlling to achieve balance in those because that's something we struggle with at every circumstance.” BEST MOMENTS "Sometimes you go from strategy to strategy to strategy thinking that it's the strategies that are not working but you're the common denominator in property, forex, internet marketing, and whatever else. If you can address your self-worth and improve what you feel about yourself, then that's gonna come through in whatever business model or opportunity you do."– Rob "The thing is… at the moment, you look at it with great pain but then you can look at it with nostalgia." – Rob “One thing I've learned with a book is you can take it so far. You have to let it go because if you control everything, you'll never get it out."– Rob VALUABLE RESOURCES Progressive Property Start Now Get Perfect Laterby Rob Moore Money: Know More, Make More, Give More: Learn how to make more money and transform your lifeby Rob Moore The Disruptive Entrepreneurs CommunityFacebook Group ABOUT THE HOST Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor and property educator. These 6 stages, or the 6 S, are the Startup, Sales, Staffing, Survival, Scaling up, and Sustainability. You don't want to be hitting a stone wall as you go along; learn how to tread the waters and move on to the next stage. Rob lets you in on great tips and strategies on how to do it for every phase. And, whether this business is a side project or an empire-building project, it's best to establish first what type of business yours belongs to. Discover how these types of businesses differ and resemble on each stage. Rob also promises to dive deeper in the 6 stages in a miniseries really soon so make sure to check out the Money Podcast on iTunes, Stitcher, Omny, or any platform you use. KEY TAKEAWAYS There are three main types of businesses and it's important to know first on which type it belongs to. Know if it's a part-time business, lifestyle business, or an empire business. The 6 Stages from Startup to Scale Up: Startup Stage – While looking for fresh ideas to create a product and disrupt the market, be wise and agile. It's always chaotic at the start so it's okay to not have all the answers. Rob's advice: Don't take massive overheads – business loans, a lot of equipment, etc. Sales Stage – This is when we want everything to be perfect from the littlest to the grandest detail of the business. Make sure to focus on marketing and sales to draw some profits. To grow and sustain your business, finance your cash flow through selling, reinvesting, etc. Staffing Stage – When building your team, you could choose to go for in-source or outsource. Know the best choice for your type of business too. For example, for empire building businesses, in the source will be more beneficial by creating an office culture and having full-time, loyal staff. Survival Stage – A sudden culture change inside the business that can be caused by a blindside or a rapid growth. There might come a time that you'll be disrupted by competition, regulations, or loss of interest. Be ready to manage chaos and communicate what's happening with your staff. Scaling Up Stage – It's time to systematize your business to grow it, to enter global markets or to create new products and services. These can bring bigger finances, more shareholders, and more clients. Sustainability Stage – You've done all the work – scaling, entering the prospect market, writing down the system for your staff, etc. – and your business can survive without your presence. Have a clear strategy of what's the future or end-game for your business. BEST MOMENTS "Sometimes, it's okay to be naive, exciting, enthusiastic, passionate, and not having all the answers." "Getting the people in the door of the shop, which is marketing, and getting people to buy your products and put money in the till, which is sales, are the two most important things." "Every business goes through seasons and journeys. Sometimes, you have to stop the growth and survive through a period of time." Episode Description: In this episode of The Money Podcast, Rob provides a simple but effective strategy for ensuring that you're spending more time doing the things you love and are good at while also making sure the tasks that need to get done are taken care of, whether it's by a partner, outsourcer, staff member or assistant. Rob also emphasizes the importance of accountability and a clear understanding of job roles. Finally, he advises that it's important to keep a healthy separation between your business and the rest of your life, even (especially) if your business partner is also your life partner. Key Takeaways: Effective strategies for leveraging, outsourcing, and delegating to get things done and avoid wasted time and unaccounted for work are often much simpler than you think. Get two sheets of paper and on the first one, write down everything in your business that needs to get done, from the top down. Separate the second sheet into two sections, “me” and “not me,” where “not me” can mean your business partner, assistant, outsourcer, etc. Take the big, general list of tasks and move the ones into the “me” column that: Are things you love to do Are things that make the most money in the shortest Are key result areas for your business Are things you have to do because of the massive benefit they have on your business and there's no one else who can do them. This is even more useful if you have a business partner. Instead of both of you avoiding tasks neither of you wants to do and getting in each other's way and creating more problems by both of you trying to do the same things, create that same task list with separate columns and negotiate and figure out exactly who is responsible for what task. This creates accountability and a template to refer back to when clarity is needed. This is more useful still if your business partner is also your life partner. It creates a clear and obvious line that separates your business life from your love life and keeps your life with your partner from becoming overwhelmed by the business. It's important to have solid lines and limitations that separate your business life from your non-working life, in general. Being social and close with your regular business partner is good, but you need a break from each other too, just to detox and keep from being too much in each other's lives. Best Moments: “Sometimes the most simple strategies are the most effective.” “No two tasks have the same output. You could spend three hours on a piece of admin or you can spend five minutes on the phone doing a deal worth ten thousand or a hundred thousand pounds.” “It's not about time or energy. It's about smarts, and decisions, and leverage!” “Your life partnership is more important than your business partnership because if the life partnership goes, the business partnership is probably gone.” Valuable Resources: https://robmoore.com/ https://robmoore.com/podcast/ The Disruptive Entrepreneur Podcast - https://itunes.apple.com/gb/podcast/the-disruptive-entrepreneur/id1076679649?mt=2 Money: Know More, Make More, Give More - https://www.amazon.co.uk/Money-Know-More-Make-Give/dp/1473641322/ref=sr_1_1?s=books&ie=UTF8&qid=1530197747&sr=1-1&refnements=p_27%3ARob+Moore About the Host: Rob Moore is the host of the UK's no. 1 business podcast “The Disruptive Entrepreneur,” as well as an entrepreneur, property investor, property educator, and holder of 3 world records for public speaking.
