Does humour have a place in real estate? If you know Eric Simon or Matt Lionetti, you know that it does! Eric is the founder and CEO of The Broke Agent, a comedic media brand focused on the entertainment of real estate professionals. Matt Lionetti is a real estate agent and content creator from Toronto, Canada. Matt has built his business on social media by utilizing humour into his marketing. He believes showcasing his personality is the best way to connect with his potential clients. The two bonded over their shared love for comedy and real estate. While they haven't yet met in person due to the pandemic, Eric and Matt co-host a podcast, the Over Ask Podcast. This was a RUN GPG first, having two guests together at the same time, on the same show. So, why does humour work for them in terms of real estate marketing? “It's actually more about finding your own lane,” said Matt. “You don't have to be funny. You have to do whatever works for you. A lot of people try to be funny and it turns out to be cringy because I believe a humorous skit, if you're not 100% dedicated to that skit, it will come across as uncomfortable for you and the viewer,” said Matt. For Eric, it's about going viral. Humorous content has the potential to go viral and so it's a way for real estate agents to grow their brand. “There are so many agents now realizing that humour in marketing is the best way to go viral,” says Eric. For Eric and Matt, their humorous content is also based on authentic experiences from real estate agents. This makes their content relatable. However, it's not just about being funny. Branding is also about producing really good content with consistency. Funny content provides a different form of marketing in the real estate industry, which is why it works. True humour is the funniest type of humour - this is on Eric and Matt's propensity to make funny content based on real-life experiences of real estate agents. A name that sticks out and consistency in providing content worked well for the branding of The Broke Agent. A lot of agents are afraid to adapt to a new platform because it's a lot to take on. Content creation is one of the best ways to get more engagement from people and create connections with realtors and clients. The thing is, content creation in real estate does not always have to be so serious. It can get a little comical, too. Take it from today's guest, Eric Simon a.ka. The Broke Agent. As a newly licensed real estate agent in Los Angeles, Eric had no idea what to do. He cold-called, door-knocked, and sat dead open houses twice a week to no success. So, he did what he always did when he fails at something: he made fun of it. Eric escaped to social media as @TheBrokeAgent where he began posting the inner monologue of an anonymous, struggling real estate agent. Because of his degree in interior design, he can help buyers visualize the potential of the space when he's showing it. He can help people see how to make a home of their own. He can also advise buyers of resale value and help them determine changes to make that stay within the budget of the neighborhood. When Eric started his business, it was geared toward home staging because there was nothing in his area. As a realtor, seeing how homes were presented, he knew his market needed the service. Why interior designers should network with realtors Eric points out that realtors are a great resource to home buyers and sellers. New home buyers might need an electrician, plumber, contractor, etc. Most of the homes in Eric's area are resales—not new construction—so remodeling is always a consideration. Most people who own a home at some point will need to sell or buy. The homeowner will likely ask you for interior design recommendations. That's why a symbiotic relationship between designers and realtors is imperative. What benefit does the realtor get? When you're a great resource for your clients, it keeps you top of mind. When they go to buy or sell, you're the person that comes to mind. Eric's market is a lot of second homes and vacation homes. They tend to be empty or furnished with pieces that are outdated and old. They often need a designer's touch to help them move. How home stagers can sell their value to realtors Eric recommends that home stagers and interior designers need to build a good relationship with realtors—and know your numbers. You need to be familiar with the inventory on the market. You need to understand if the market is hot or barely moving. It's all about perceived value. 95% of people start their home searches online. So you need to communicate to your client the value of a well-staged home. You also need a professional online presence (website and social media). You need a packet of information that's exceptional that you can provide outlining the services you offer. You also need to be able to communicate the value of your work (and how it can lead to more money for the homeowner and realtor). Eric believes there's a place for both normal and digital staging. If someone needs a quick turnaround at a low price point, digital staging may be the way to go. But Eric points out if he's showing a home with staged photos online but walks into an empty house, it's a letdown. People don't have the vision to see what could be. “Alcoholics Anonymous didn’t just save my life, it taught me how to live a life worthy of having been spared and changed me from the inside out.” -Eric Sheets Today, Ben and I are chatting to Eric Sheets, who is sharing his story of recovery and how he has taken his experience to give back and help other addicts become sober again. Eric’s Background with Drugs and Alcohol Eric says he came to the 12 Step Program a “broken man” and admits that this is the first time he has been honest with himself. “I could see that fear has governed my life as long as I can remember.” He did have a stretch of sobriety between 2003 and 2010 when his wife fell ill with a rare lung disease and was terminally ill. “In that time I found God and my understanding of him” because, for the first time in his life, he understood his purpose. Although he realized that God put his wife into his life, he still didn’t believe that he was an addict and didn’t understand what this lifestyle entails. The Second Phase of Drinking for Eric After his wife passed away, Eric didn’t drink for several weeks until he was invited to a dinner party where a woman gave him a glass of wine after convincing Eric that he wasn’t an alcoholic. He remembers that moment like it was yesterday and picked up his addiction at the moment he left off. At the moment he realized he couldn’t move on anymore, he walked into a hospital and told the emergency staff he was going to commit suicide; and he was baker-acted and introduced to Alcoholics Anonymous. Living a Life of Purpose “Living a life of purpose makes me happy,” Eric comments. He found that when he has a purpose, he can live sober and help others live sober. “Living in communion with my creator is how I found my purpose and what greater purpose can there be?” Listen in and find out how Eric came to find his purpose, what happened when he stopped being of service, how fear and selfishness crept into his life, and how he rebuilt his relationship with his son. And it’s a tough business; it’s not always easy to make an app that’s going to make you a lot of money. It is absolutely painful. It just feels wrong. There is no sense in comparing which experience or which loss is worse. We are all on our own journey and that is okay. We can still go through our own journey alongside the support and companionship of others. No need to compare. Just accept that it is hard. Be aware that this is normal. If we cannot forgive others, we have often not forgiven ourselves. Sometimes what is right for us is not right for our spouse. Our answers do not have to be everyone’s answers. This is normal. Once you accept this and learn to just be present and supportive in whatever way is needed, the pain may worsen. Telling our children they are enough. Eric Patrick is a lifelong marketing professional earning a degree in Advertising from Washington State University. He spent the first 10 years of his career working for small advertising agencies in Portland, OR and central Washington State. Through that experience, he started marketing fruits and vegetables extensively around 2000 and has been at it ever since. Working for one of the largest shippers of apples/pears/cherries in the U.S. and currently at a large distributor based in Oakland, CA. The account was Union Gap, WA Tourism, a small DMO in central Washington State and a small town in Yakima County. Eric also teaches an Intro to Advertising Class at Yakima Valley College. Putting Union Gap on the Map When most people think of Washington state, they think of destinations like Seattle and Spokane. Union Gap is not so familiar, but it has a flavor all its own. Located on the east side of the state, Union Gap is nestled in the agricultural belt of Washington which gets over 300 days of sun per year. It is only a half-hour from the mountains, with Mt. Rainier in plain view. Despite its small size, Union Gap offers an unparalleled charm that appeals to outdoor enthusiasts and wine/craft beer connoisseurs alike. Eric has been able to leverage all of these traits to put Union Gap on the map, and he is helping tons of other small-town destinations do the same. Finding Opportunity in 2021 2020 has obviously been a challenging year for everyone in every destination, but looking forward, Eric plans to continue what he started. Union, Gap was on the precipice of widespread recognition before the pandemic. They have tons of unique events, from the world’s largest sprint car show to the annual Pioneer Power show hosted every summer. Eric’s focus as the Marketing and Tourism Director has been to bring these events to the forefront and use them to define Union Gap.
