The deal’s numbers seemed solid to Rick Ginn from Flip with Rick from the start. The house’s PITI was $960, and the rents in the area were between $1400-$1500. It had great cash flow and the seller didn’t want to make another mortgage payment. Because she didn’t have enough equity, Rick did a subject-to on the house.Rick does not love being a landlord. He has a hard time saying no to tenants, and he’s inclined to believe their stories. So he turned to someone else to help him get his new property rented out. And when a buyer offered to pay a year’s rent upfront, Rick was just thrilled.The first inkling he had that something was going down at the house was when he saw his company’s name and a picture of the house on the front page of his town’s newspaper. The next clue was when the FBI called him up to talk about his role in their newest drug bust.It’s hard to decide which was more stressful for Rick: the potential damage to his reputation or the real damage he had to repair on the property. With six HVAC systems and a massive gun safe to get rid of, Rick spent months and months trying to get the property back into a liveable condition. And of course, reconnecting the electricity to the power grid was incredibly hard when the power company was ticked off at him.This deal took a lot of confidence out of Rick, and he generously shares how he changed his real estate strategies to make up for the weaknesses this whole experience exposed in his business. Rick Pedley-Smith is a good man.  And, through his selfless work in developing and running the Rite of Passage Boys' Program, he's helping to make more good men.  Rick began his career in 1997 as a classroom teacher in Sydney before heading to the UK where he worked as a classroom teacher and outdoor education coordinator for an ‘Emotional & Behavioural Disorder Unit' in West London. Then for the past 16 years, Rick has worked at one of Sydney's largest high schools. The Rite of Passage Boys' Program is Rick's initiative which aims to re-engage and support boys who are considered ‘at-risk'.  Through the program, the team conducts overnight camps, treks and challenges to help develop resilience, self-esteem and a culture of positive masculinity. His program utilises physical as well as social and emotional challenges to develop self-awareness and a sense of purpose in the boys. As part of this, Rick has implemented numerous wellbeing initiatives that have led the community to raise over $19,000 for the Commando Welfare Trust and for villages along the Kokoda Track.   In this chat, Ben and Tim explore how Rick came to start Rite of Passage, and his intent to re-appropriate the concept of initiation into manhood.  He describes the development of the program, tells some amazing stories of the successful outcomes that have been achieved and talks to the very deliberate steps they have put in place to avoid the program creating an exclusionary ‘boys club'. Joining us on the show today is Rick Caballo. Rick is a full reflection of art and creativity as a full-time passion and career. Now based in Nashville, Rick was born and raised in Wollongong, Sydney, Australia. Being a musical artist, Rick has played for audiences across Australia, the USA, and Europe. As a songwriter, he's won numerous accolades and has been nominated for several more. He has a natural passion for artistic creativity, and can easily multi-task multiple projects as a musician, photographer, fashion designer, graphic, and web designer. Getting into design Growing up as a little kid, Rick was always in love with the design. He found himself drawn to anything that involved creativity as a working process. While still performing as a music artist, Rick started a screen-printing and branding company in Australia that grew to be a massive source of income for him. Despite having a deep passion rooted in music and striving to be a major rockstar in Australia, Rick's constant struggles to make it big eventually led him to accept that he was just as talented and blessed in working as a branding creative as a musician. With time, he learned to accept and embrace this reality, and this has in turn led him into a successful career working as a branding principle in this successful company alongside his wife Melissa Core. The “CEO” of the set on any given television series is the Showrunner.  The Showrunner hires the producers, directors, actors and staff for a series.  This incredibly busy individual gets the praise as well as the blame for the success or failure of a show.  As one of the showrunner's assistants to two showrunners, Rick keeps "the train on the tracks." On this episode, Century21 CEO, Rick Davidson shares valuable insights on real estate teams, leadership at a global scale, and why everything comes down to relevance to the consumer.   How do we stay nimble enough as a really big company, in order to respond to the speed of the market, at the speed of the customer? -Rick Davidson Takeaways + Tactics If you're not relevant to your customer, you're not going to be able to scale. If you're a broker, keep an eye on the consumer and helping the agent be more relevant to them. Agent teams have to understand that brokers have to be profitable. You cannot build a team model that doesn't allow the broker to make a profit. Many people talk about scaling, growing and developing multiple streams of income - they forget that they actually have to execute. At the start of the show, Rick shared how he helps the team keep their eyes on the summit. “You have to understand where your organization is going in the long-term, and ensure you have frequent and consistent messaging.” He also shared how the organization keeps itself nimble to move with the market. Next, we talked about scalability, and how it relates to relevancy. We went on to talk about teams, “you as an individual, need to be as strong a member of that team as everyone else.” Towards the end of the show we discussed how market disruptions can be prevented by being more relevant, and getting ahead of the needs of the consumer. Labdoor was approached regarding their misinterpretation of the results and asked to retract their press release, send out a corrected press release and update their website. However, Labdoor refused to admit wrong doing of any kind and continues to assert the virtue of their inaccurate position. At this point, both through the correct interpretation of the assay provided to us from Labdoor and our retest of the lot in question, Natural Calm has been clearly shown to be accurate both in terms of label claim and in following California’s Prop 65. The laboratory used by both Labdoor and Natural Vitality was the highly regarded Covance laboratories. Covance’s interpretation of test results (both Labdoors and ours) validates our position in terms of label claim and purity.   TODAY'S GUEST: Rick Simpson is a retired power engineer who worked for 25 years in the medical system in Canada.  After suffering a severe head injury in 1997 he took all the medications that the doctors prescribed, but their side effects did nothing but harm.  So in desperation he turned to the use of cannabis extracts, which he produced himself and quickly found that he had discovered the greatest natural medicine on earth.  After learning the truth about the amazing healing abilities of these extracts, he then went to everyone in authority to have its use recognized once more,  but found that in reality those who control our lives, wanted to keep the truth hidden from public view.  Having nowhere else to turn, he then made this knowledge public and since that time countless individuals worldwide have used his information to cure or control illnesses for which our current medical systems have no solution. Rick Simpson was giving the oil away for free, since he was growing plants in his own backyard, while he was still in Canada, until 2009, when the Royal Canadian Mounted Police did the final raid at his home. Rick was always talking about THC oil, and not CBD oil.
