It may have been the furthest thing from what he was thinking when our special guest today, John Caprani, ventured into copywriting. But he's come up with a fascinating specialty that's worth paying attention to, and that's Local Celebrity Advertising. See, we all know what so-called “omnipresence” is online. That's when your prospects see you everywhere, and so they become familiar with you, in the same way they become familiar with a celebrity. John was working as a construction project manager in 2016 when his boss asked him to start selling projects, too. It was a logical transition to starting his own copywriting business a couple years later. He ran the gamut of direct response copywriting. Niches like health, wealth, relationships. Fairly familiar stuff. But last year he found something he really liked–promoting US home service businesses become really well known in their physical, local communities with a method he calls Local Celebrity Advertising. He's joining us today to tell us all about it. Here's what we asked him: 1. How did you get into the idea of the Local Business Celebrity Program? 2. Could you walk us through a case study or two? Not just the numbers but also comments people have made to you; comments customers or people in the community have made to them; any funny or unexpected things that have happened that you'd enjoy sharing. 3. Did you try anything else before for local marketing that didn't work? Why do you think it didn't work? 4. What are the big mistakes you see other people making in promoting local service businesses? 5. What are some insider tips for video marketing you could share with our listeners? 6. What are some direct marketing ideas that you think more people should embrace and implement? 7. Tell us more about your program; who it's for and who it's not for; how it works; and how people can contact you if they're interested. If you're interested in his Local Celebrity Advertising service on Facebook & Instagram for 90 days, he'll send you the equipment you need so you can record professional videos with him right from your office computer. In this episode, I was lucky enough to interview Nicky Senyard, CEO and founder of Fintel Connect. Nicky shared the journey behind Fintel Connect—a digital acquisition platform that helps financial institutions across North America grow their customer base through affiliate marketing. She explained how the platform acts like the “plumbing” between banks and publishers like NerdWallet or Credit Karma, using a CPA (cost-per-acquisition) model that rewards performance and delivers real value.Nicky also opened up about her roots in Australia and how the country's rugged environment shaped her entrepreneurial resilience. Before Fintel, she built and successfully exited the world's largest affiliate platform for regulated online gambling. We talked about everything from building networks in unfamiliar markets to earning trust in a highly regulated space like financial services. Nicky emphasized the importance of curiosity, authenticity, and solving real problems—especially when selling to institutions that don't always know what they're missing. As a tech consultant, you're probably exhausted from chasing every opportunity that comes your way - bouncing between industries whenever a referral pops up. You know you need to specialize, but choosing a niche feels risky when you're already pulling in decent revenue and worried about leaving money on the table. In this episode, I share the exact 4-filter system that separates profitable niches from time-wasters. You'll learn how to identify niches with urgent problems, real budgets, and scalable potential - the same approach my clients use to stop competing on price and start commanding premium rates for their expertise.Resources and LinksWatch the FREE Training: The 3P System for Profitable Consulting605 - You Can't Own a Niche You Don't Understand420 - The Riches Are in the Niches with Alison Strickland388 - Super Niche to Scale FasterPrevious episode: 622 - Why Your Clients are Still Stuck in CRM Hell at 10PM (And How AI Fixes It) with Gaurav BhattacharyaCheck out more episodes of The Paul Higgins PodcastSubscribe to our YouTube channel: @PaulHigginsMentoringJoin our newsletterSuggested resources

"The riches are in the niches" isn't just a catchy phrase – it's the cornerstone of successful real estate investing according to Alec McElhinny, founder and CEO of LandPlay. While most investors crowd into saturated multifamily markets, Alec has carved out extraordinary returns by focusing on two overlooked sectors: Flex Space and data center conversions.Flex Space developments serve blue-collar businesses like plumbers, HVAC technicians, and electrical contractors – recession-proof companies generating millions in revenue while needing minimal square footage. These smaller bay sizes (1,500-12,000 sq ft) command premium rental rates per square foot while offering tenants precisely what they need. The beauty of this model? Less competition, easier approvals, lower construction costs, and higher returns than traditional commercial real estate.Alec's current project exemplifies strategic positioning. Located in New Braunfels – the fastest-growing city in Texas within the fastest-growing county in America – his development sits along I-35 with visibility to 150,000 daily vehicles. This corridor will welcome approximately 1.5 million new residents over the next decade, creating unprecedented demand for commercial space that serves essential businesses. For investors seeking even higher returns, Alec discusses data center conversions – particularly office buildings that can access 20-30 megawatts of power and need minimal structural modifications. With AI development accelerating and major tech companies relocating to business-friendly states like Texas, these conversions can potentially double or triple investments within just a few years. What separates successful developers from the crowd? Alec credits rigorous due diligence: "Development due diligence is like solving a mystery – how come nobody's bought this yet and built what I want to build here?" Understanding water access, zoning restrictions, and lease-up potential often reveals why seemingly perfect properties remain undeveloped.Whether you're an accredited investor seeking higher returns or a developer looking for your next opportunity, this episode delivers actionable insights into tomorrow's most profitable real estate niches. -----Learn more about Alec's real estate projects at https://land-play.com/To learn more about Jonathan's recession resilient mobile home park real estate Fund & Flex Space Development investments for Accredited Investors: https://www.midwestparkcapital.com/To learn more about Jonathan's business growth consulting and fractional CMO services, and digital marketing for small businesses:https://www.revenueascend.com/consulting/The Family Office Club was founded in 2007 and has now become the world's largest association in the industry with over 7,500 registered ultra-wealthy investors-Richard C. In this compelling episode, marketing trailblazer Jay Berkowitz takes us on a journey from his early days working for household names like Coca-Cola and McDonald's in Canada to becoming a digital marketing pioneer in the U.S. Jay shares how he helped grow a dot-com startup into a $60 million company at the dawn of the internet advertising era—before Google was even out of beta. Through a mix of firsthand stories, evolving marketing philosophies, and game-changing innovations, Jay outlines how he transitioned from consultant to full-scale digital agency founder, and how his strategic approach to sales and public speaking helped him build long-lasting success. Jay delves into the transformative impact of artificial intelligence on search marketing, the importance of leading industry trends, and his team's commitment to innovation through the "Rule of Three" and quarterly product launches. He highlights key lessons from books like The E-Myth and Traction, and explains how implementing structured systems like EOS helped him scale his agency while empowering his team. Listeners will gain deep insight into how niching down, adapting quickly to technology shifts, and building a leadership-driven culture can unlock sustainable business growth—especially in competitive sectors like legal marketing. Takeaways: Success in digital marketing and business often begins with identifying a real, unmet need—whether it's helping companies get online, educating audiences on emerging tools like Google, or modernizing direct response strategies. Solving meaningful problems builds trust and creates organic demand. Before scaling a business, it's vital to understand how to sell your services. Speaking engagements, clear value propositions, and a strong understanding of the client's pain points help establish authority and drive growth—often more effectively than traditional sales pitches.Applying systems like the EOS (Entrepreneurial Operating System) or the E-Myth framework enables businesses to scale sustainably. Implementing SOPs, structured leadership roles, and regular strategy sessions creates stability and fosters long-term growth.Leveraging emerging technologies like AI and tools such as ChatGPT or automated intake systems can offer a major competitive advantage. A proactive mindset toward testing and integrating new tools is essential to stay relevant in a rapidly evolving digital landscape.Focusing on a specific vertical—like personal injury law or franchise marketing—enables deeper expertise, easier prospecting, and better client results. Niching down streamlines operations and opens the door for scalable, repeatable strategies that outperform generalized approaches.Successful marketing today is built on data. Understanding a business's digital footprint—from Google Maps rankings to PPC performance—can uncover opportunities that significantly impact client outcomes. Tools and reporting are no longer optional—they're foundational. High-performing teams are built on trust, shared leadership, and mutual accountability. Clients who approach marketing as a partnership, trust expert advice, and operate with structured business practices consistently achieve better results and long-term growth.

In this episode I'm sharing 5 print on demand niches that you can target to increase your sales in the near future
Welcome to a very special episode of The Lindsey Anderson Show. I'm celebrating 100 episodes—100 opportunities to pull back the curtain and share the real, unfiltered truth about what it actually takes to consistently attract high-quality clients and scale a service-based business.I started this podcast because I was tired of watching smart, capable business owners get crushed by false promises, recycled marketing fluff, and outdated advice. The truth is, generating clients isn't magic. It's not guesswork. It's a system. And when you apply the right strategy with consistency, it works. In this solo episode, I'm walking you through what hasn't changed in marketing since day one, the biggest myths that are keeping online entrepreneurs stuck, and what's actually working in 2025 to grow your business online. I'm also sharing my four-step Social Media Sales Machine—the exact process I use for myself and every single client inside The BAM Agency. Plus, you'll hear how I use AI tools like ChatGPT to scale my business, streamline my day-to-day, and yes… even bleach my 12-year-old's hair pink. Let's dive in.The Truth About Getting Clients in 2025 - Key TakeawaysFoundational strategies still drive results—tools evolve, but principles stay the sameDMs are where trust is built and sales happenIn today's noisy digital world, trust is more valuable than trafficGoing viral isn't the goal—getting specific isStrategic visibility is how online coaches attract dream clients without burning outThe more dialed-in your niche, the faster your business growsAI isn't replacing you—it's your creative and strategic advantageWhat Hasn't Changed Since Episode 1People are still people. Whether you're a service-based business owner, business coach, or consultant, your clients crave real connection—not gimmicks. You don't need to show up at every event or constantly chase trends. Consistent, intentional content and real conversations online are still what build a loyal, buying audience.Highlights from Past Guest EpisodesJohn Lee Dumas reminded us that the “Riches are in the Niches.” If you're still afraid to go narrow with your offer, that fear might be the very thing holding you back.Marques Ogden taught us to walk into the storm like a bison—because real growth, especially in business, comes from embracing discomfort.Steve Cadigan gave us a look into the future of work and AI. We both agree: AI is here to amplify, not replace, your brilliance.Big Marketing Myths Keeping You Stuck“I just need to post more.” No—you need to post better. One of my clients posted daily for three years with no growth. Her message was too broad. We clarified her niche, built a clear system, and now she creates content in one hour a month—and is consistently closing clients.“I need to go viral.” Nope. You need to get your message in front of the right people. Visibility without strategy is noise.“I'll wait until things settle down.” The truth? This is the moment. The business owners who take action now are the ones who rise.Real Conversations = Real ClientsIf your content isn't leading to DMs, something's broken. Conversations are where the magic happens. I coach all my clients to use the 25-50-5 method: 25 new friend requests, 50 thoughtful feed interactions, and 5 intentional DMs every day. Be honest—Aunt Sally isn't your ideal client. Engage where it counts.Strategic Visibility Beats Endless PostingYour dream clients don't care how many posts you've scheduled—they care whether you understand their pain and can help transform it. When I appeared on Netflix, I met influencers with massive followings who weren't making money. Why? Because visibility without direction doesn't convert. You're not here for likes—you're here to...
