Willy Walker, CEO, Walker & Dunlop, had no zero intention of joining the company his grandfather started in 1937. His journey to piloting the family legacy began in Latin America, where Willy worked in corporate finance, started an airline, and other industries. What remained constant was his passion for entrepreneurship and building successful teams. In this episode, Willy shares the insights gained from working around the globe and transforming his family's successful business into a publicly traded company now servicing $120 billion in loans. Growing up in Washington, DC, Willy thought he'd end up in politics, even though his father and grandfather ran a successful investment banking company. Instead, the college graduate accepted an invitation from the US Ambassador to Paraguay to work abroad. What was supposed to be six months turned into 13 years across Latin America and later Europe. Latin America presented a chance to do things he couldn't have in the US, such as starting an airline. Being the minority in the room was a humbling experience that imparted valuable lessons about team culture and entrepreneurship. Mo Gawdat joins Willy Walker on this week's Walker Webcast as he breaks down the evolution of AI, humanity's cognitive limitations in controlling AI's rapid growth, his biggest fears for the future of AI, its use in war and prevention in future disasters like COVID-19, and our responsibility as users in teaching AI to have “our best interests in mind”. Musician Keith Richards once said, “I've imagined it all. I just didn't think it would happen.” It's a quote that sums up Amor Towles' feelings after the unforeseen success of his work. Being a New York Times' Best-Selling Author of three noteworthy novels, Amor Towles has also juggled being a professional banker with family members in the finance space and a tennis player to further cultivate his creative juices. Amor Towles joins Willy Walker on this week's Walker Webcast as they flip the pages of his childhood love for fiction, how novels are writer's symphonies, his profound interest in Russian literature, and why the need to be historically accurate should come second in the writing process. He attributes the refinement of his books to the caring attention and assessment of his wife, his fiction-loving friends, his agent, his editor, and his adoring readers who are never afraid to point out any logical oversight in his stories. George also competed 17 times in the Tour de France and won three U.S. National Road Race championships. UMass hockey coach Greg Carvel shares his keys to success For Greg Carvel, Head Coach of the NCAA Championship hockey team at UMass, the math for creating a high-performance team is simple: People provide character, character creates culture, and culture wins championships. Coach Carvel joined Willy Walker on the Walker Webcast to share how he took one of the worst programs in the country and made it the best, what did he do to recruit top talent, and how he is able to stay on top with so many players heading to the NHL. Greg begins by discussing how culture is critical to style, and he stresses the importance of being humble and letting others praise your virtues. More details from the discussion include: • At the 7 minute mark, he shares his experience on the “journey from worst to first” and how he persevered when Covid infiltrated their team before the national semi-final game. • His leadership style is notable (13 minute mark). ABOUT THE SPEAKER: Greg Carvel became head hockey coach of fledgling UMass in 2016. After a terrible 5-win season his first year, Carvel got the Minutemen to post 17 wins in year two, their highest total since 2010. After the season Carvel was given a contract extension through the 2022-23 season. Three years later, the team played for the national championship, and in 2021, won the NCAA Division 1 men's hockey title.

Peter and Willy talk through the economic comeback after the COVID-19 pandemic, and what progress will be made by summer 2021. (1:15-4:17) Peter discusses President-Elect Biden's economic team, comparing their ideologies to President Obama's economic policies revolving around Keynesian economics. (4:18-6:05) Peter urges people to focus on GDP and employment growth, and to begin thinking of employers and employees as allied forces who thrive in a growth economy. (6:06-8:50) Peter speaks to the current high unemployment rates because of the pandemic shutdown. He believes society should do what it can to compensate the hotel, retail, tourism, etc. workers who fell victim to the pandemic via government spending. (8:51-17:00) While we lost around 8.6 million jobs in 2020, approximately 8 million of those jobs have come back in large part because of the development of the COVID vaccine. This influx of jobs and money into the economy will lead to inflation, but Peter explains he believes this will be inflation of asset prices rather than retail prices. (17:01-27:46) Willy asks Peter about what types of investments folks should be looking at post-pandemic. Peter goes through his Linneman letter, where he breaks down a model to show that the best investments to make are in multi-family homes. (27:47-34:48) In Q3, e-commerce sales accounted for 14 percent of all retail sales. Peter believes they will continue to grow, however he stresses that they were projected to get to this point by 2022, but growth was accelerated due to the pandemic. Peter points out that, going forward, e-commerce will take more of the market, but brick and mortar will be a huge part of pick-up, delivery, and logistics. (34:49-40:53) Willy asks Peter about office spaces and working in the future. Peter explains that we went too far downsizing offices and in the amount of square footage per employee, and that re-opening offices will involve expanding space per employee. Owen is CEO of Boston Properties, the largest developer and owner of Class A office properties and a top leader in sustainability. Mark is the CEO of Equity Residential, a company focused on the acquisition, management, and development of residential properties. Willy begins the interview with the topic of how the pandemic has affected the office sector. Owen shares that when people do not come into the office, it causes other local businesses and big city economies to suffer. Owen explains how companies want people back at work, but are concerned about liability. (3:09-10:28) Mark shares his optimism of the cities' ability to recover from the pandemic and his belief that once they are reenergized, renters will return. However, he notes that for this to happen, good leadership is required. (10:29-13:26) Another effect of the pandemic has been how economic vibrancy in other areas is causing movement from big cities. Mark responds to this by pointing out how the pandemic has caused big cities to lose some people. As things begin to open, however, the pull to move back to the city will become stronger due to both price and activation. (13:27-19:47) Willy moves on to ask mark how EQR has managed the challenges of the California market during the pandemic. Mark explains how rental rates are doing well because they are open to communication with tenants. Mark goes on to explain how this communication means directly contacting residents and being willing to work with them. William “Willy” Walker is the chairman, president and CEO of Walker & Dunlop, a 76-year-old company that is the tenth largest commercial mortgage lender in the United States. The company was co-founded by his grandfather in 1937. For most people, joining the family business right after college would have been the automatic choice. But when Willy received his MBA from Harvard, he took a daring, unexpected detour. In true entrepreneurial fashion, Willy by-passed apprenticeship, refused great offers from several top American firms, and instead flew south: first to Chile to work for a venture capital firm, then to Argentina, where he drafted a plan for a startup airline – knowing very little about aviation. The advice given to him by a mentor was a guiding principle: “Accumulate as many scars as quickly as possible.” In conversation with ENTREPRENEURradio, Willy illustrates the advantages of taking risks and confronting failure early on. His experiences in South America (where cultural differences sometimes led him into tough spots) taught him how to balance his idealism with the realities of being out in the field. He says: “You need to be prepared to accept failure, and you need to understand that this is a marathon, not a sprint. Put your head down and keep pushing forward.” The ability to push forward served him well when, after more than ten years in Latin America Europe, he returned to Washington to lead Walker & Dunlop through the difficult 2008 real estate crisis.
