Rob Dix is an investment fund adviser, co-presenter of one of the UK's most popular business podcasts (The Property Podcast), and the author of four best-selling books about property investment. We hosted Rob last January to discuss ‘The Price of Money' and I'm delighted to welcome him back to chat about his new release ‘Seven Myths About Money & the Truth about Finding Financial Freedom' There is no doubt the financial system has changed and you can expect to learn why 2020 spelled the end of the old order and what the rules of the new game are. As the title to Rob's book suggests we are going to be covering 7 myths about money including if you work hard enough today, retirement will be your reward, the correct way to invest involves reducing risk as much as possible, compounding returns are the eight wonder of the world, and many more. Rob maps out a compelling plan for a better financial future as the changing global landscape has meant a lot of previous personal finance wisdom is now outdated and potentially leaving you unlikely to hit your financial goals. Follow Mike and Shawn on Instagram! Shawn: @shawn_dimartile Mike: @miketighe_ In this episode, our host Shawn DiMartile interviews Rob Beardsley, co-founder of Lone Star Capital, about the current state of the multifamily industry and how to underwrite deals in today's market. Rob shares insights on the changing landscape of rent increases, the impact of the supply pipeline on rent growth, and the importance of being strategic with capital expenditures. He also discusses the shift in cap rates and the opportunities for investing in higher-quality assets. Rob emphasizes the importance of overcoming imposter syndrome and offers advice on networking and building valuable relationships in the industry. Here's what you can expect from this episode: Rent increases can no longer be taken for granted in today's market, and a more selective and careful approach is needed when underwriting business plans The supply pipeline in the multifamily space is robust, which will keep a lid on rent growth in the near term. However, there will be solid rent growth on the back end once the supply glut is resolved Underwriting cap rate compression is possible in today's market, despite the general rule of expanding exit cap rates Class C assets pose higher risks in a recession than Class A assets, as Class C tenants are more income insecure and have less savings Overcoming imposter syndrome and being authentic in networking can lead to valuable connections and opportunities in the industry How to connect with Rob: Website: www.lscre.com Learn more about Mike and Shawn! Welcome back to the podcast! In today's summer fasting special episode, we look back to a conversation Chantel had with Rob Stuart! In his twenties, he experienced a tumultuous phase in his life, hitting rock bottom due to his reckless lifestyle. Engaging in excessive partying and neglecting self-care, he paid little attention to his well-being. Consequently, his health deteriorated rapidly, leading to kidney surgery from the strain of taking too many supplements as a weight lifter. Various health issues plagued him, including a torn rotator cuff in his shoulder, digestive problems, and persistent battles with dermatitis, eczema, and IBS. The constant pain and suffering prompted him to seek help, turning to conventional medicine by visiting his local doctor, who prescribed drugs and surgery. However, this approach did not yield positive results; instead, his condition worsened significantly. Following shoulder surgery, he found himself immobile for around six months, and the combination of prescription drugs, inactivity, and poor eating habits exacerbated his already frail health. His body became highly acidic and unable to heal, leaving him in a state of despair. In a desperate search for relief, he stumbled upon an online blog that described how someone with similar digestion and skin problems found significant relief through Ayurveda, an all-natural healing modality that activated the body's own natural healing powers. Intrigued by this concept, he immersed himself in researching Ayurveda tirelessly. A profound shift occurred within him as he learned about this alternative healing approach, filling him with hope. This discovery became a turning point, inspiring him to delve into Yoga Teacher Training. Over the next decade, he devoted himself to extensive research and personal exploration in the realms of self-healing, cleansing, yoga, fitness, and nutrition. It became his passion and source of joy to discover ways of fostering vibrant health in a genuinely natural and non-gimmicky manner. Through this transformative process, he honed his skills and became adept at helping others undergo similar life-changing journeys. Now, he revels in radiant, healthy skin and has successfully overcome his digestion and gut-related health issues. Motivated by his own experiences, he stands ready to share his knowledge and expertise, eager to guide and support others on their paths toward improved well-being and vitality. Enjoy! Building a business that can run without you while you maintain control is something most entrepreneurs and financial advisors should strive for – but it can oftentimes feel like a daunting task. There is no one-size-fits-all formula and the journey towards having a self-sustaining business often comes with plenty of bumps in the road. However, it's possible. In this episode, host, Rob Brown, and guest, Casey Lang, talk about how you can start making progress towards building an independent, profitable business that doesn't rely solely on your day-to-day involvement. In fact businesses are stronger when you have the right team in place to serve your clients and keep things running smoothly. You, as the owner, get to spend your time where it matters most. According to Casey, building a business that can run without you requires hard work and dedication, but it doesn't have to be a cumbersome process. Getting to know someone on a deeper level gives a better understanding of how to help them in the most challenging times. When coaches lead with value, they become more compassionate towards the needs of others and the people around them. In this episode of the Truest Fan podcast, I share an inspiring chat with my friend and client John Thompson about the importance of leading with value. John is a Private Wealth Advisor and owner of Congruent Wealth. For over 20 years, John has been an advisor to high-net-worth individuals and families for over 20 years, working with entrepreneurs and families on estate planning & asset protection, selling a business, investing liquidity, tax efficiency strategies, retirement income solutions and other objectives. Coaches and advisors are not always measured by their credentials, they are evaluated by the kind of human being that they are. If you truly want to make an impact, it's important to understand that living and leading with integrity and value is critical. However, in today's world, it's a challenge to look for someone who's willing to understand what people value most, who's willing to listen, and someone who really cares about being part of the solution to problems. When people recognize that someone genuinely cares about them, it becomes easier to guide them toward the right path. Taking the time to ask questions and dig deeper encourages a nurturing relationship filled with value and support even through the most trying and difficult moments in life. The opinions voiced in this material are for general information only and are not intended to provide specific advice or recommendations for any individual.
