Poway Unified is in the news…. Again! Now a free speech case is coming before the Supreme Court. Meanwhile, politicians are trying to protect renters and protect the homeless, but their policies end up making the housing crisis even worse. It's Wednesday, April 26, 2023. Here's what John Riley thinks: Poway Unified School District first amendment case before Supreme Court Poway School Board members Michelle O'Connor-Ratcliff and TJ Zane (no longer in office), blocked their constituents from speech on their social media pages. Christopher and Kimberly Garnier have been long time critics of the school districts policies and demanded that the school board hold corrupt superintendent John Collins accountable. Should public officials be able to thwart free speech on their social media accounts, even when they discuss policy issues? Coronado and Oceanside School Districts sue Facebook, Google, TikTok and Twitter Of course, social media is impacting children. It has an addictive quality and sadly some kids engage in cyber bullying. Is this the time to sue technology companies? Or is this a teaching opportunity on how to best integrate social media in your life? Focus on reason, rationality, and not living second handed. San Diego Renter Protections If a property owner fulfills the terms of the lease agreement, but then decides to have the tenant vacate the property, does that make them a bad person? San Diego officials want to force landlords to pay 2-3 months of rent if they evict a tenant for no-fault. Sometimes landlords want to upgrade the property, move back in, sell the property, or just move on from troublesome tenants. Landlords have property rights, right? Renters upset about Ratio Billing for Utilities. Pay your fair share! In older apartment buildings, there are no specific electric, gas, and water meters for each unit. So, property owners use a formula to share those costs amongst the tenants. Now tenants are upset that they are paying more than they should. Isn't this how socialism and collectivism always seem to work? Some pay more than their fair share. Others freeload off others. SDG&E Rates Based on Income are Nonsense In a recent letter to the editor, a Poway resident expressed his frustration with SDG&E's proposal to base electric rates on income. Is this another income redistribution scheme? San Diego Mayor Todd Gloria has had it with homelessness. Public officials are facing a moral dilemma. Do they push out the homeless from encampments since they are there illegally and don't have property rights? Or is doing so inhumane? Seems like Todd Gloria is ready to get more aggressive to push the homeless out. Should the government buy housing for the homeless? The San Diego Housing Commission is planning to buy 3 Extended Stay America motels at the price of $383,000 per unit to house the homeless. Promising idea? San Diego Electric Vehicles Surging Over 10,000 EVs were sold in San Diego County in the first quarter of 2023. California now has over 1.5 zero emission vehicles. It's clear what direction this is headed. Get on board or get left out. LA Times Opinion Article: Give up on EV? An LA Times editorialist is fed up with the challenges of charging their EV on road trips. But is it really that hard? If you have a home charging station, that should satisfy 90% of your needs. San Diego Community Forum: Low Riders, SDG&E, San Diego Roads, Rancho Bernardo Cannabis In our Community Forum segment, we hear from livestream viewers and YouTube commenters. Episode Notes Airline executives, like everyone else, were unable to predict the future of the industry when the pandemic struck in 2020. But United Airlines believes 2023 will give the company a clearer picture of its post-pandemic future, reports Contributor Madhu Unnikrishnan.   Despite United's challenging first quarter, Unnikrishnan writes the Chicago-based carrier believes it spotted a noticeable trend during the period. CEO Scott Kirby said during its first quarter earnings call on Wednesday that business travel, historically strong in January and February, hasn't yet returned to 2019 levels. Kirby added there's a clear change in seasonality, noting the airline expects both business and leisure demand to peak between March and October.  United reported $11.4 billion worth of revenue during the first quarter. That's a 51 percent increase from the same period last year. But the airline lost $256 million during the quarter.  Next, a growing number of major hotel companies, including Hyatt and Marriott, have launched extended stay brands in recent months. The pioneer U.S. company in the segment, Extended Stay America, is confident it can hold its own against its rivals though, reports Senior Hospitality Editor Sean O'Neill.  Extended Stay America CEO Greg Juceam cited the company's extensive experience as a reason for its confidence. Juceam claimed Extended Stay America is essentially the only brand purposely built for extended stay guests, which he said gave it insight on how to effectively serve them. He added the Extended Stay America has no plans to go upscale unlike its competitors. O'Neill also writes the company's new owners have made franchising a priority in part because franchising expands its portfolio faster than buying hotels. Juceam said most of its pipeline is currently dedicated to Extended Stay America Premier Suites, a franchise brand it created in 2021.  Finally, American Airlines recently shook up its airfare strategy to help it gain more control over their distribution. But that move has caused travel agents to see steeper airfares in some of its smaller hubs if they aren't using the airline's preferred method of distribution, reports Corporate Travel Editor Matthew Parsons.  American transferred 40 percent of its airfares to channels powered by the so-called New Distribution Capability, a technology that grants airlines more power over their content. American also offered higher airfares if travel agents insisted on accessing the airline's airfares through what it describes as third-party legacy technology platforms. Parsons notes many corporate travel agencies still book flights through those platforms that American disparages. American has raised non-New Distribution Capability fares more in smaller hubs such as Miami and Chicago compared to its larger ones, according to business travel platform AmTrav. American refuted that it raised fares, but the carrier acknowledged differences in pricing due to the changes in technology it made.

A 15-year-old girl has date night with Dad attending a Mavericks game. She takes a bathroom break near half-time and never returns. The teen's father alerts security and police that his daughter had gone missing, and is told that authorities cant help because state law requires law enforcement to classify missing juveniles as runaways unless there is evidence that they are missing involuntarily, such as by kidnapping.  The teen's parents ask the Texas Counter-Trafficking Initiative for help in locating the teen, and within hours, the group finds explicit images of the girl on a prostitution website in Oklahoma City, Oklahoma. A review of video surveillance shows the girl leaving the arena with two men. On today’s show we’re looking at the fragile recovery in the travel and hospitality sector. This week was March break in much of North America. The signs of recovery are starting to show. This is clear from anecdotal reports, as well as from the hotel analytics firm STR Global. STR issues a weekly report on the health of the hotel industry which can be viewed on the data insights portion of their website. The leisure-and-hospitality industry added 35,700 jobs in February. Hotel occupancy for the first week of March was 49%, a 20 week high. The increased willingness to travel seems to come down to a number of factors. Falling case counts across the nation. Increasing number of people being vaccinated. Fatigue with the whole pandemic. Some states have opened up their economies Overall, occupancy has recovered to 70% of pre-pandemic levels and REVPAR has recovered to about 55% of pre-pandemic levels. One hotel that we monitor closely is the Golden Nugget Hotel and Casino in Lake Charles Louisiana. One of our team members attempted to book a room this week at this 1,100 room property and found that there was no vacancy mid-week. Even in our own portfolio of short term rentals, we’re seeing climbing occupancy. Throughout ski season, we experienced occupancy of close to 90%. We’re seeing longer term reservations and rising nightly rates. All of this seems positive for the upcoming summer season. But we don’t believe that occupancy levels will return to pre-pandemic levels until international travel returns in a big way. Many countries have still closed their borders and many are grappling with the whole question of vaccine passports. While none have truly implemented this, we have yet to see how international travel will be held back by rates of vaccination. There are obviously ethical questions about whether restricting travel based on vaccine status is an infringement of human rights. No doubt there will be legal challenges on this question. We are starting to see capital transactions happening in the hotel business. Blackstone Group Inc. and Starwood Capital Group said Monday they had teamed up to buy Extended Stay America for $6B. Extended Stay is a midprice hotel chain that focuses on lodging for guests interested in staying for weeks or longer, offering kitchen facilities and more space than a typical hotel room. During the pandemic, its rooms and suites attracted essential workers, healthcare professionals and others who needed to travel. That business helped Extended Stay achieve a 74% occupancy rate last year when occupancies industry wide were running below 45%. This says that the inclusion of full kitchen has made the properties a more desirable product in the market. It mirrors the experience we have had in our own portfolio of short term rentals that happen to be located in hotel properties with rich amenities. Blackstone are experts in the hotel business. They’re a savvy buyer. They used to own Hilton hotels from 2007 to 2018. They bought Hilton at the peak of the market and within months were deep underwater on their investment. Through hands-on management, rolling up their sleeves, they learned the hotel business. By the time they turned it around, Blackstone turned a catastrophic loss into a $14B gain. This is a savvy purchase. The market place should pay attention. I predict that this is not the last move that Blackstone is going to make in the hotel industry. They might make further acquisitions. They might reposition the brand. They might use the Extended Stay America brand as a launch point to purchase distressed assets that can complement the existing portfolio.

Extended Stay America lost money in the second quarter of this year, but in the COVID-19 age the company found reasons to celebrate. It was able to keep its 636 hotels open since the pandemic struck in mid-March. It furloughed few of its 8,000 employees. And, at the end of June, its hotels had an average across-the-board occupancy of 80 percent, up from a low of 50 percent in mid-April. The story is not Extended Stay America's alone. The U.S. extended-stay hotel sector has proven to be the most resilient of the lodging segments amid the coronavirus crisis – especially those in the economy and mid-price tiers. Al Williamson is a professional engineer, full-time real estate investor and the author of several real estate books. He began investing in 1996. Al is best known for publicly documenting his quest to create enough secondary income streams to cover the 1st mortgage of his eight-unit apartment building (which he accomplished in September 2015). He is now trying to figure out how to maximize the cash flow of a small portfolio so it can generate enough income to replace a middle-class job. Al is a proud family man who now spends his day managing and expanding his corporate housing business in Sacramento, California.    Podcast Highlights   Who is Al Williamson?    Before everything that people know Al Williamson for today, he was training to become a professional gymnast. That was until he broke his arm on the high bar and realized that he was going down a risky path. He switched course and learned to be an engineer and started creating things. It wasn’t until meeting his wife did he consider getting into real estate. He met a guy at a church picnic that turned him on to real estate investing and after reading everything he could about the subject at his local library Al realized that it was exactly what he was looking for. Al Williamson and his new wife purchased a triplex and it eventually quadrupled in price. That early experience brought his wife on board with the whole idea and taught them plenty of valuable lessons. He leveraged that into his next purchase where he had a major focus on cleaning up the local neighborhood. It was a relationship with a local health center that later got Al into the short term rental space. One of the easiest ways to get into the real estate game and put yourself into a profitable position quickly is by leveraging short term rentals.   Was it a challenge in making the short term rental model work in California?   Initially the numbers didn’t work out for Al because of maintenance costs. Owning property is a great way to build wealth but a bad way to generate income because something is always broken that needs to be replaced. You don’t get to keep the money because it has to go back into the property until that debt service is finished. In a lot of ways, short term rentals were the answer to Al’s problems. There are a number of different ways that short term rentals solve the issue and there are tons of opportunities to increase your cash flow. By experimenting with one unit for short term rentals Al was able to generate the same net income as his three other units. The extended stay model is changing the way Al is structuring his business because the trend of people wanting to live in one place and work in another is taking off.   How do you market for long term guests?   Al has 14 different marketing strategies that he uses to bring in extended stay short term rental guests. A good indicator that your market can support the model is if there is an extended stay hotel in your area already. From there you need to get out from behind your computer and have a conversation with real people. Talking to the bartender at the hotel can yield some valuable info. Rep. Gary Clary was first elected to the South Carolina House of Representatives House District 3 seat in 2014. After practicing law in the private sector for 17 years Rep. Clary was elected as a Circuit Judge by the South Carolina General Assembly in 1992 and re-elected in 1997. He retired in September 2002 and re-entered the private sector to work as Assistant General Counsel of Extended Stay America, a Fortune 500 hotel company. I first met Rep. Clary in 2013 where we both served on the Fort Hill Clemson Club Board. From that point on, he asked me to just call him Gary. We are both Clemson graduates and regardless of our age gap, we share a passion for our alma mater and public policy topics like domestic violence and even issue to move our state forward like the confederate flag. Gary’s story has many intersections, but one I find most intriguing is his passion to listen. In the world of politics, this unique trait has served him well...a trait even us storytellers could learn to adopt as part of our own cultural DNA. This trait took him door to door, listening to his constituents, town halls, and even to the state house to co-author a bill removing the confederate flag from the South Carolina statehouse grounds.
