Rebecca is a Certified Financial Planner who worked in finance for over a decade before attending law school at the University of Florida, then proceeding with her LLM in Federal Taxation at NYU.[4:00] Rebecca's law practice centered around tax minimization for high net worth individuals. She describes a revelation she had during a meeting with a client where she decided to strike out on her own, “marrying” her love of both law and finance.[6:00] In Rebecca's practice, Walser Wealth Management, she regards market volatility as the first of two major threats to wealth building and maintenance. Tax issues present the other major issue to keeping wealth. [8:00] Rebecca shares how her background informs the way she serves her clients: “Our practice is unique not only because we help build wealth financially, but because we also make sure the wealth is built in the right tax bucket.” She believes approaching tax and traditional wealth building holistically is essential. Using a self-directed IRA to hold real estate investments is a common and effective strategy among Rebecca's clients.[Tweet "“You could be a doctor with a high litigation risk. Everyone's situation is different.” - Frazer Rice, Real Estate Nerds Ep. 41"]Self-Directed IRAs and Real Estate: Managing ExpectationsRebecca shares how self-directed IRA deals can sometimes go sideways, and the best management solutions for when they do.[10:00] Rebecca describes pairing with a group to establish manage self-directed IRA accounts, including finding deals. She experienced some difficulties in terms of on-the-ground property management. Poor property management can get expensive fairly quickly. Many of Rebecca's clients like real estate's “hands off” investment approach when property management is active and professional.[12:20] Scott discusses Rebecca's vetting process for the nationally-recognized company that managed her clients' properties. He wonders if contractual solutions could have improved her situation, or whether to simply take a different approach moving forward.[14:26] Rebecca points to the nature of expectations in this type of asset (real estate in a self-directed IRA) and its unique problems as learning moments in her own story. Scott suggests real estate investors may have, or at least desire, a heightened sense of control over their asset than a typical investor would feel over a stock or a bond.[18:00] The two investors agree one one critical point: “Real estate should be looked at like any other investment: whether it's working or whether it's not.”[19:30] Scott brings up client management. He finds “high transparency and frequent touchpoints” useful for problem-solving with clients. Rebecca agrees both are important in professions where you're managing other people's money, as she and Scott are. She points out failure to do this creates a situation the company has to manage later anyway. Rebecca succinctly sums up: “Real estate, as great as it is, we do ourselves a disservice to describe it as turn-key easy.”

Scott asks Michael to set the stage for the period of time before the deal.[2:00] Michael has been engaging in entrepreneurship since he was a teenager. He shares his general real estate investing strategy, but also describes himself as a “serial entrepreneur.” [3:30] Michael took a student to a presentation, and actually posed as the student to bolster his mentee's credibility. After a lengthy wait in the car, the student emerged from the meeting dejected. Michael had thought everything would go perfectly, and asked what went wrong. The student simply replied “I started talking.”[4:45] Michael shares the lesson his student learned the hard way: “That's the worst thing we can do: not realize when we've said enough. And when we've said enough, stop talking.” That resulted in the loss of the contract.[6:00] Michael points out that any time a seller offers you something, even something as minor as a beer or a glass of water, you should take it. These small offers are actually closing signals. “Consumers give us little hints and triggers that we can see,” he explains. [7:30] Scott wonders whether Michael's point is really about how to listen. Michael clarifies that at this point, he means simply stop talking about real estate. [9:05] Michael shifts towards his thoughts on negotiation: “We can't convince someone to do something they don't wan to do...But through the art of negotiation, we can convince them to set a price that causes us to say yes.” He describes an example.[12:05] Michael gives some surprising advice on negotiation: “If you want to learn how to negotiate, how to communicate: go talk to a 3-year-old.” Michael points out children this age do not know how to lie yet, but have some reasoning abilities.[13:20] Scott asks about situations where execution does not line up with training, such as when they take classes like Michael's. Michael points out that one must be a gifted storyteller to be an effective negotiator, and that practice is vital to any learned information. He and Scott do a brief exercise to illustrate this point. They speak back and forth using only three words, a tactic Michael recommends.[16:00] Michael describes how he always surveys his tenants after the fact. He found she did not get to communicate with him the way she wanted to, which he considers a personal failure.[17:30] Scott and Michael discuss the power of mimicking, a tactic effective with both children and fellow investors.Michael Quarles' on The Beauty of Ugly HousesThe two investors shift focus to the second deal Michael wants to discuss.[18:00] Michael bought a house that was “not quite a duplex” but had an additional small house in the back of the property. There was a double homicide in the house, which worked to Michael's advantage with lenders. But that wasn't the end of the criminal element: the offender who committed the homicides returned to commit an arson in an attempt to destroy the evidence relating to the homicides.[19:00] Michael easily resold the house to another investor who renovated it, got a tenant in, and is still profiting. The lesson he learned from this deal is simple: “Those deals that don't conform are the ones where we make the most money.” He goes on to state he would buy every “ugly” house in his city, given the opportunity.[21:00] Michael's current market is direct tenants and investor-buyers (typically flippers). There is a specific value in the types of houses he purchases--those under the median for the area. Michael encourages investors to look at the properties through the eyes of the consumer.[23:00] Michael points out that ethical, moral, and legal boundaries are critical. He also points out that the order of those is significant, as something can be legal but not ethical.[25:00] Scott points out that acceptance of certain harsh realities can serve the savvy investor. [26:00] Michael describes visiting a house that was outside of his comfort zone. He found a highly motivated seller who was in need of back surgery that made his home uninhabitable during his recovery. He also wanted a relatively low amount of the house. He finds that we must practice habits of success regardless of outcome. Michael counters that even a failure is a type of success, and necessary.[30:00] Michael asks about the cost of law school, and legal education generally. 3.5 years and $150,00 is the figure they settle on. He points out that many investors spend massive amounts of money to “hit the home run” upon execution. He shares a story of overcoming fear as he forged a professional relationship with a female investor.[32:00] Scott points out that a life of comfort is one that can cause regret about not taking more risks. He puts it bluntly: “Risk always means fear, and overcoming fear.” [32:00][36:00] Michael shares his own take-away. He encourages the audience to treat life like a requirement.

This includes asset protection, but also tax minimization work. He points out the many ways that the U.S. Government, via taxation, pockets taxpayer dollars through sheer ignorance on the part of the taxpayer.[2:00] Frazer recently authored Wealth Actually: Intelligent Decision-Making for the 1%. The book is full of wisdom for those changing asset classes or “moving up” in the real estate world.[2:30] Scott expresses his admiration for the book, relating his own experiences as an asset protection attorney.[3:15] Frazer points out the need for unique, customized plans: “You could be a doctor with a high litigation risk. You could own a construction company. You could have a high inheritance risk with a drug-addicted sibling. Everyone's situation is different.” Each of these circumstances requires a specific type of risk management, and that's where Frazer's latest work is useful[5:30] Scott asks what motivated Frazer's latest book. Frazer immediately points to taxes, and how to mitigate capital gains and minimize tax liability. He also speaks to how to form an adequate estate plan--advice he routinely gives his clients. Since financial literacy is generally overlooked in schools, Frazer has taken the initiative to fill this education gap.[7: 20] Frazer lists a couple of exercises for teaching children about investing, preparing them for a lifetime of responsibility. They learn early on about losing as well. Siblings present an ideal situation, as they can work together on exercises to determine their strengths and weaknesses[10:00] Scott inquires whether these concepts are for children only. Frazer replies that financial literacy is something investors can work on at any age. Scott asks how Frazer explains headier concepts like taxes, real estate investing, and problem-solving. Frasier replies that his financial literacy tools are modified for age-appropriateness.[14:00] Scott asks about whether it is worth the effort to train children in their real estate business for seamless transition. Frazer says yes, and that the lessons about wealth are fairly intuitive--and better off taught. He elaborates more on wealth management with some stories from his experiences with clients.[18:30] On the subject of wealth, Frazer points out that a broad definition can improve your life: “There's a currency of success that has nothing to do with dollars.” Scott agrees, and points out that people can use real estate for passive income to free up time to pursue the things they really enjoy.[21:00] Scott asks a bit more about how children learn from early investing options. Both investors agree that a strong backing system and network is vital.[22:40] Scott points out that most investors take mis-steps because of their own blind spots.[23:00] Frazer confirms, and further elaborates that skill sets are diverse, and that's okay: “You don't need to know how to solve every problem..If you're okay at a couple of things, that's a good business model.” Some team members may be better with lenders, while others can crunch the numbers on properties and comps easily. Still others may be more equipped for managing contractors and the properties themselves.

He also founded Aikenhead's Improvement Warehouse and built it to $1 billion in sales before selling it to Home Depot. After the acquisition, Stephen served as President and CEO of Home Depot Canada and chairman of the Aikenhead/Home Depot Partnership Board. Stephen also founded Golf Town, built it to 65 stores, and took the company public. Episode in a Tweet: There's always a crisis somewhere. The best leaders have a continuous planning process and the right people to execute it. Quick Background: When Stephen Bebis joined Home Depot in 1984 the company had just 14 stores. When he left in 1990, he was running a $20 billion division as a head merchant and was the VP of the southern part of the country. If you’re looking for ways to manage and alleviate the anxiety and overwhelm that we all experience, then today’s show is for you. Dr. Kevin Gilliland, Psy. Kevin says deep, belly breaths are his #1 recommendation for any dream chaser. Focused breathing elicits the opposite of the “fight or flight” response. It brings a “rest and digest” response, which settles us into a calming mode and redistributes nourishing blood flow throughout the body. Breathing can lower blood pressure to an extent greater than eating right and exercising. Do you need to slow down and calm yourself? Watching/listening to the news? There are dangers when we are “plugged in” all the time. Being constantly plugged into social media will lead you to compare yourself to others. Being constantly plugged into the news will cloud your mind with negativity. A little bit of information will decrease anxiety, but too much information will increase anxiety. More is NOT better! Find the sweet spot of getting the right amount of information, but don’t make the mistake of living too much on social media or listening to the news too often. Today’s show focuses on why you need to approach your dreams in a way that is best for you, and not based on what anyone else says.  Kacie Main released her debut book in February 2019. It’s titled, I Gave Up Men for Lent: The Story of a Jaded, Hopelessly Romantic, Health-Conscious Party Girl’s Search for Meaning. Born and raised in Florida, Kacie enjoyed a successful career in the corporate world before leaving it all behind to pursue her dreams of becoming a full-time writer. Kacie holds bachelor’s degrees in Psychology and Communications and a master’s degree in Business Administration. Is writing a real job? Leadership--it holds such power. It can be used from one extreme to the other in lifting someone to the highest level or tearing them down to the lowest low. We hear a lot about leadership, but we don’t hear much about the role that emotions play in leadership. We are diving into this topic today with someone who has wisdom to share.  Kingsley Grant is a national and international motivational speaker, leadership consultant, trainer, licensed psychotherapist, adjunct professor, podcaster, and published author. It’s here! Episode 200! There are no words for the excitement I feel in reaching this milestone. Thank you for whatever part you’ve played in helping us get here, whether you’re a past guest, a faithful supporter, or a brand-new listener. I’m glad you’re on this journey with me! As we wrap up Season 2 and look toward a new season, there will be inevitable changes as we move forward. One of the key components in chasing your dream is not to let yourself get distracted by the long-term vision or the successes that others may enjoy. Chasing YOUR dream means owning YOUR journey--however long that may be.  Tiffany Southerland is a lawyer by training and a change agent at heart. As a career confidence coach and facilitator, she helps students and professionals leverage their stories and strengths so they can maximize their career success. Tiffany also hosts “How Does She Do It?” which is a podcast dedicated to sharing practical advice on the intersection of faith, personal growth, and professional development. Feeling the frustration What drives your dream chase? Tiffany thinks back to a time when she was frustrated with her podcast back in March 2018. She wasn’t receiving any feedback and honestly didn’t think anyone was even listening. She questioned why she was even putting forth the effort, but then she realized she needed to shift her mindset. Her long-term vision stayed the same, but she had to change the way she viewed her target and the way she measured her success. Her advice is to adjust your lens, which can shift your perspective. Tiffany says that the reward will outweigh the risk. TSE 1111: What Are Key Metrics to Track In Your Outbound Strategy?

We're talking about key metrics this month, and today Shawn Finder talks about the key metrics to track in your outbound strategy that will help you be successful.  Shawn was a professional tennis player before he launched into entrepreneurship in the form of Autoklose, a company that automates the top of the sales funnels for sales representatives.     Cold calling Shawn divides outbound into three different categories: cold-calling, emailing, and database because your database is the engine that keeps that car moving. You must have at least two of those inside your outbound strategy.  Within those three categories, you'll have different metrics.  Cold calling will include dial-to-connection percentage, dials-to-appointment ratio, dials-to-opportunity, and dials-to-deal. When you're cold calling, if you're dialing 100 people but you're only reaching 5, that isn't very successful. Maybe you're dialing 100 and reaching 10 knowing that 3 of those will turn into prospects and one of those will close.  If you don't know those analytics, you're going to fail because the analytics keep you moving forward toward the right strategy.  Frustration Beyond simply tracking numbers, metrics can help you avoid frustration as a sales rep. Many sellers get frustrated if they send five emails but the person never responds or if they make 15 calls but never reach anyone.  If you know that every 50 calls you should be getting three opportunities, you'll benchmark your success to those numbers.  As an SDR or a sales rep, unless you know your metrics ahead of time, you're going to get frustrated if you think you're not getting results. Knowing the analytics before you start will help you approach your calls differently. Statistics Shawn has found over time that most people, to include account managers, don't look enough at the stats. As a result, they don't know what is good versus what is bad, or what is terrible versus what is great.  His company lists the weekly, monthly, and quarterly goals for each rep. They track forecast versus actual numbers. The goal is to make sure they know whether they are on par to hit quota, outperform quota, or underperform.  They use a whiteboard in addition to digital tracking because reps don't always visit the spreadsheets. When the reps see their names with their metrics on the board every time they walk into the office, it keeps them accountable. It helps them know what they have to do in order to achieve their numbers.  Important metrics  The dials-to-appointment ratio is important to Shawn because if he's paying a dialer, and he knows how much each appointment can be worth, and he knows how many appointments he has to have in order to close a deal, he can then determine the ROI on his expense.  If he's spending $4,000 on a dialer and earning $9,000, that $5,000 profit is the biggest ratio for him.  [Tweet "There's nothing wrong with trying new things, but if the concept isn't making you money, you must pivot and try something new. #pivot"] Email statistics For email statistics, consider open rates, click rates, and reply rates.  Open rates rely on your ability to convince someone to open your email. Most people spend a lot of time on the body of the email. Shawn suggests spending more time on the subject line and your first three seconds of the email. The number one reason is that 72 percent of people are opening emails on mobile phones. They only see your subject line and opening line.   Make your subject line three to five words, and do not talk about yourself in the first line of the email. If you want a high open rate, have a good subject line. Keep everything personalized. Try "Hi, first name." Another one he has used successfully is, "Hey Donald, Let's Have Coffee?"  Coffee works well because you're not selling. It's more casual.   Opening lines Consider what will make your prospects want to open the email you've sent.  If I can save your sales team five hours a day in prospecting would you give me 15 minutes? If I could fill your calendar with appointments, would you give me 15 minutes? Don't lead with information about you that the reader can find in your signature block.  Your first email should be a little longer, but the second and third emails should be shorter, no longer than four sentences. If they're longer, no one is reading them.  Keep it short and precise. Give value. Share case studies and stories and testimonials. Tell them how you'll solve their challenges.  Email success There's a difference between click rates and reply rates. When you send emails, have your CTA goal in your head. If your goal is to get a reply, make your reply rate a priority. If your goal is to get a click, then make that your priority.  Make it very simple for your end user.  Many people don't consider database part of the outbound effort but it corresponds well with your email and your phone. If you have inaccurate information in your database, you'll waste a lot of time.  For cold calling, if you have the wrong phone numbers, it will hurt your dial-to-deal ratio, as well as your dial-to-connection and your dial-to-appointment. If your data is wrong, your analytics will be wrong.   Verify database  If you want to make sure your emails aren't bouncing and they aren't catch all, have your emails verified before you actually do your campaign. Verification can be very cheap, as little as $20 for 1,000. Spend the money so you can focus on the 750 that are valid without wasting your time on the ones that aren't.  People change jobs frequently, so do your due diligence and verify the contact info.  Autoklose validates information real-time as you begin a campaign. Having clean data is the engine to any of your outbound strategy campaigns.  Campaign tips Determine your metrics before you start your campaign so you have something to benchmark against. Identify the key metrics to track in your outbound strategy. Also, stop giving up after one to two calls. Recognize that it will take five to six touches. Integrate different strategies like social. Many of us battle with anxiety and its symptoms, but what’s most important is how we respond, and how we learn to cope. Do you use anxiety as an excuse for all the things you can’t do? Today’s guest shares his personal story with vulnerability, openness, and honesty about how he’s refused to let anxiety stop him! In honor of Mental Health Awareness Month, my little brother is here, hoping his experiences can help others.  Royce M is a 2nd-year seminarian at St. Vladimir’s Orthodox Theological Seminary in Yonkers, NY. Royce received his undergraduate degree in Information Systems at the University of Maryland, University College, (UMUC). Originally from the DC/Maryland/Virginia area, Royce has always been involved in church youth activities. In his free time, Royce likes to run and play sports, and he loves anything related to technology. Royce has always valued stepping out of his comfort zone, stepping into his fear, and working hard to conquer it. Childhood struggles Did you have any challenges to overcome in childhood? When Royce was just a baby, his parents noticed that he was growing at an unusually fast rate for his age. Doctors suspected a brain tumor, but further tests revealed a huge blood clot that was pressing on his pituitary gland, affecting his growth. After corrective surgery, Royce led a fairly normal life, but he had to wear glasses, worked slower in school than others, and was diagnosed with ADHD. These difficulties led to intense bullying in elementary school, which took a lot of effort to get through, with the help of a few close friends who helped create a safe space for Royce. TWEET: There’s no other way to say it but that being bullied sucks. #chasingdreams Hats off to guidance counselors! Have you thanked a guidance counselor today? Probably not. Their work in schools is vitally important, but it’s a thankless job in many cases. When Royce saw his school guidance counselor, she was able to help him significantly. She had a toy dragon that she encouraged Royce to tell about his thoughts and feelings. She taught him that it was OK to feel his feelings and that he wasn’t alone. Ironically, on Royce’s regular summer trips to India, he met a dog that became his buddy---the one he could tell his thoughts and feelings. This practice (and it was the same dog year after year) helped Royce “clear the slate” each summer to prepare for a new school year when he returned to the US.  TWEET: Finding a way to share your thoughts and feelings can help clear your mind and prepare you for bigger things. #chasingdreams Learning to ask for help How good are you at asking for help? Most of us are reluctant to admit that we need help, and sometimes we don’t know who to ask. Royce was motivated to finish his bachelor’s degree, even though it took several years of going down a crazy path. He had the dream of going to seminary but knew it couldn’t happen until he finished his undergrad degree. The game changer for Royce was admitting that he needed help and being willing to ask for it. He took proactive steps in seeing the doctor about his ADHD and asking the college guidance counselor about available accommodations because of his diagnosis. The bottom line is that everything improved for Royce when he asked for the help he needed. You may believe that social selling won't work for your company or industry, but if you take advantage of the 4 pillars to leveraging LinkedIn for business development, you'll be surprised at how it can help you expand your reach. Brynne Tillman is the CEO and "LinkedIn Whisperer" of Social Sales Link and the author of The LinkedInSales Playbook and she has spent more than a decade coaching people to unlock the power of the platform. LinkedIn profile LinkedIn has its own social selling index so if you visit getmyssiscore.com you get your personal score, out of 100, that will rate your social selling acumen. Your LinkedIn profile is where that lies. Sellers make the mistake of using their LinkedIn profile as a resume when, in fact, it should be a resource. Corporate Visions reports that 74 percent of buyers choose the sales rep that provided value and insight early in the buyer journey. Your profile is their first impression of us, so do it right. Value Prospects don't care about your mission, your passion, or your years in business when they first visit your profile. That may matter down the road, but initially, they care about value. They care about how relevant you are. Write your summary almost like a blog post. What kind of value can you bring from the first time they read about you? Identify the challenges that your buyers are facing. Provide three to five insights that will make an immediate impact. Strive to make a "vendor agnostic" impact, meaning that you share insights they can use even if they never buy from you. Sellers often create this as a pitch and we tell them how to buy from us. What we should do instead is attract them to us. We want them to ask themselves how they can work with us. This level of value will increase your credibility and move you much more quickly through the sales cycle. Challenges If you sell office furniture, determine who your buyer is and what her biggest challenge is right now. Maybe many companies are expanding and the big challenge is the inability to trade in old furniture to get new stuff. Determine what helps you stand out and then educate your buyer. Teach your customer how to buy office furniture in a way that leans toward you as the solution, but provide insights that can help them make better decisions for the company as a whole. Take advantage of the 4 pillars to leveraging LinkedIn for business development in order to move your prospects toward doing business with you. Pillar 1: Establish your professional brand Your professional brand is your profile. By positioning your profile to provide insight and value to your buyers, you are gaining credibility and creating curiosity. You're getting them excited to take your phone call. If they can learn something just by visiting your profile, they imagine that a conversation with you will be even more valuable. Position yourself as the subject matter expert and thought leader. Pillar 2: Find the right people How are you leveraging LinkedIn to find your buyers and your influencers? If it's true that there are 6.8 people who are involved in every large buying decision, how are we identifying all the right people within an organization? Instead of limiting our efforts to just the champion, who else do we want to touch? How are we finding these people and engaging them? The prospecting piece and the relationship building piece are the same. It's a combination of providing great value and leveraging our network to get introductions to our targeted prospects and buyers. Develop search strings which are literally the title of your buyers in whatever geographic location or industry you choose. Pillar 3: Engage with insights How are we sharing content, commenting, and engaging with content? How are we using hashtags to find the right content? Are we feeding our network with really valuable information that moves them closer to our solution? It's more than just liking or sharing. LinkedIn wants to see you engaging and sharing and commenting. Avoid "random acts of social." Anything we do without intention or purpose is rarely going to see success. Certainly, it won't succeed on a consistent basis. Pillar 4: Build relationships Connecting and forgetting is the equivalent of collecting business cards in a stack on the corner of your desk. How valuable is it? That's not a network. There's more value in truly connecting with a few people at a networking event and having meaningful conversations than there is in collecting a business card from everyone present. Bring that same thoughtfulness online. [Tweet "There's no reason to network differently online than you do in person. #SocialSelling"] Start a conversation. Learn about people. Ask questions. Get to know people a little bit. When you do, LinkedIn will be your most valuable networking tool. Strategy Establish what your goals are for social selling. How will you measure success? If your goal is to have one new client a month, you need four proposals a month. In order to have four proposals, you need to have eight conversations. In order to have eight conversations, you need to have 16 introductions to your targeted buyers. That means I need four introductions to targeted buyers each week. I must look at my KPIs to see if my 16 is converging to become 8, and then whether my eight is becoming four. If I need four introductions per week, I probably need to ask for 20. That probably means I need five a day, which could mean five from one person or one from five people. I need a good network of referral sources and great relationships with my existing clients. Reaching out Once you've identified those clients who can connect you to other people, you can start this way: Mr. Client, It has been a couple of years since we worked together. I hope you're still loving your furniture.  I noticed that you're connected to a few people on LinkedIn that I'm trying to get in front of. Would you mind setting up a 15-minute call where I can read names with you and get your thoughts on whether they might be a good fit? Two things happen here. If your customer needs more furniture, this is a great way to re-engage without being salesy. You'll also talk through the list of connections to figure out a way forward. You can either ask for an introduction or ask for permission to name-drop. Building engagement You must continually build engagement with your customers so that you maintain those connections even after the sale. If you're looking for new contacts, start with your second-degree connections because at least you have some people in common. It doesn't feel quite as cold that way and there are things you can do to warm them up before you actually reach out. Look at the profile. Click the "more" button on the profile and click the "follow" button. The person will get the notification that you followed him. Look at his recent activity. Read it. Engage with it. If there is something there, begin a conversation by engaging with the information he shared. Now you've engaged, followed, and the person keeps getting notifications about you. He'll likely be curious because your name keeps appearing. It's a little bit like flirting. Provide value Don't jump in and pitch immediately. Provide value. Build relationships. Get a consistent stream of great content that helps your prospect understand the importance of choosing the right office furniture. Once you've developed a conversation, you can offer a pitch when appropriate. Don't just build a network that doesn't know you. Create content, but realize that it doesn't have to be a blog post. Consider native video, podcasting, and interviews. Don't just generate noise, though. Use the 4 pillars to leveraging LinkedIn for business development to make sure it's worth their click. TSE 1068: Nothing Happens Until Somebody Sells Something

Selling is honorable, and we should be proud of the work we do because nothing happens until somebody sells something. Today Harry Mazier talks to us about the importance of selling and how every organization must practice the fundamentals of selling in order to do it well.  It begins by understanding the importance of being a sales professional. Relationships The short attention span of today's buyers means that there will always be room for relationships in selling. [Tweet "There's an adage that says that when all things are equal, people want to buy from their friends. And when all things aren't equal, people still want to buy from their friends. So make friends. #RelationshipSelling"] It's perhaps the best sales lesson you'll ever hear. Necessity It sounds basic to say that nothing happens until someone sells something, but it's true that if we don't sell, we won't eat. Sales is the lubricant of our economy. It doesn't matter how good your manufacturing is, how precise your accounting is, how deep your R&D is, everything begins when someone convinces a prospect to say, "Yes, I'll take some." When the deal closes, the gears begin moving and everything takes off from that point of agreement. Failure Fear of failure prevents people from selling. You might drive past a prospect's business 12 times and always find a reason not to stop: no parking places, it's too early, or it's too late. To get past that reluctance, you must suck it up and knock on the doors. Then, once you get in front of that customer, you must know what you're talking about. Emerson said that nothing great was ever accomplished without enthusiasm. You must be enthusiastic and excited. If you're not excited about what you're doing, do something else. Be smart. Don't tell them how much you know. Tell them how much they need to know to get where you want them to get. Selling is convincing someone else to agree with your opinion. But don't overstay your welcome by speaking too much. There's a story that Samson slew 1,000 Philistines with the jawbone of an ass, but twice that many sales are killed every day with the same implement. Resource Your role is to provide the necessary information and be convincing. The best salespeople don't sell, they help people buy. Selling is instructional and informational. Be a friend and a resource to your customer. Sales is an honorable profession that has taken a lot of hits -- many of them self-inflicted. Salespeople are a resource to our economy and they really are helpful to customers. People choose sales for a variety of reasons like interactions with people and independence. Of course, income opportunities are part of it as well. Negative view For a long time, sales was perceived as little more than one person taking unfair advantage of another. Salespeople have lived through that era and have established themselves as a resource rather than an impediment. Avoid being self-deprecating. Don't refer to yourself as "just a salesman." Sell with integrity every day so you can improve and help your customers. Don't put artificial limits on your own success or settle for good enough instead of good. Stories Relevant stories can help sellers sell. Rudyard Kipling said that if history was taught in the form of stories, it would never be forgotten. People love stories, so rather than giving facts, features, and benefits, incorporate a story into your sales presentation. Do it consistently and do it as well as you can. Read and listen and stay attuned to the people around you. Harry recorded countless anecdotes in preparation for writing his book, Story Selling: Sage Advice and Common Sense About Sales and Success. If you don't use a story to provide proof, selling will be more difficult. But the story won't stand on its own. You must give your very best effort. Stories aren't the answer alone. You must support it with your work and effort. Do the best you can every day. Remember the 10 powerful 2-letter words: "If it is to be, it is up to me." You can find excuses and blame, but ultimately it depends on you. Sellers Don't think you're not in sales. Everyone is in sales from the moment they get out of bed in the morning. You are persuading or influences, negotiating or communicating. Don't run from it. Embrace it and learn to be better. Grow by failing. It's not how often you get knocked down; it's how many times you get back up. Get back up and learn what's effective and learn to communicate. Mental health---we all want it, but how do we get it and keep it? How is it connected to physical health? What should I do if I know something is wrong, but I don’t know where to go for help? Why is there so much stigma around the admission that I may need therapy or medications? Most people have had to face these questions at some point, but coming out on the “other side” is different, and using the struggle and triumph of our own weaknesses can bring hope and healing to others. My guest today has “been there,” and he’s here to share advice, wisdom, and answers.   Anthony Hayes had lived in the darkness of anxiety and depression for years, up until a decade ago. He has since become an author, podcaster, blogger, and most importantly, a father. He’s a good friend and I’m excited for you to meet Anthony!   Be selfish   Do you make time for yourself? If you aren’t healthy and taking care of yourself, then you can’t help others. It comes down to the familiar “airline oxygen mask on yourself first,” before you look to help someone else. Many people make the mistake of trying to help others without taking care of themselves. Taking care of ourselves gets lost in the shuffle of life. Anthony’s advice is to make the time for yourself, whatever that means for you. You deserve it!   TWEET: “Make the time for yourself, whatever that means for you. You deserve it!” @ahayes_mmi   What to do when you feel “off”   Would you have the courage to seek help if you knew you were mentally unwell? For Anthony, there wasn’t a major event or trigger, but he just woke up one day and felt “off.” He knew he needed professional help, so he arranged to see a doctor. He wrote his book as a therapy session for himself, when he dealt with major depressive disorder, ADHD, and insomnia. He says you have to WANT to change and find the balance, motivation, and medications that will work for you. You probably don’t know, because there are people all around us who live fully functioning lives--in spite of battling depression. Most of us assume that a mental health issue is debilitating and will keep someone from living life daily, but that’s not the case. We all need to realize that our mental health has an effect on our loved ones around us--it’s not just about me. Anthony copes with his down days in ways he has found to be successful for him, and the dark days are less frequent now than they used to be. We all know that dreams can change over time, as we gain clarity and wisdom with the experience that comes from successes and failures. My guest today readily admits that he had the wrong perspective just a few years ago, and it was only when he changed his approach that things fell into place. Join us to see how he found the right path to his most important dreams. Alex Barker is no stranger to this podcast. He appeared way back in Episode 12, in 2015. Go back and take a listen if you haven’t heard our first conversation. Today, Alex has changed a lot of things in his life in chasing his dreams. He’s sharing with us how far he’s come, how the dream has changed, and how his chase has become different from the mishmash of distraction that it used to be. What Alex has learned Have you felt distracted and torn between the things you want to accomplish? Alex did a 66-day experiment and learned a lot about himself and his dreams. One lesson he learned was that he only has a certain amount of time each week to put toward his dream. He sometimes felt a lack of dedication and focus as his attention was diverted in many directions. Overall, he felt disappointed in where he was and felt like he should have been further along. Someone asked him what was stopping him, and he realized how his attention had been going in too many directions. He gave himself an 18-month ultimatum to make the progress he expected of himself. TWEET: I felt trapped in the sense that I could never really say what was on my mind, for fear of consequences. #chasingdreams Becoming debt free Have you dreamed of being debt free? Most everyone has at some point, but have you taken definitive steps to make it happen? Alex took classes on finances and learned about investing, because he wanted to become debt free as quickly as possible. He and his wife lived off one paycheck each month and used the other to pay down their debt. He negotiated with his employer to help pay off his student loans and he made a plan to pay off their mortgage in just 3 years. It took a combination of disciplined living (it was NOT fun!) and using his business wisely to pay off the debts and fund their desired lifestyle. TWEET: There’s no such thing as a failed experiment--only feedback. #chasingdreams The future for Alex What’s next in YOUR future? Alex has some magnificent things happening in his future. He’s working on a book that he hopes will come out in a few months. It’s called Indispensable, and is about creating a fulfilling career in the world of pharmacy. He’s also looking to host an online summit soon. His desire is to constantly show people that there are other paths, mainly because of the miserable people who are in the pharmacy business. Burnout is common and suicide rates are high. Alex has a heavy burden to help these people who are broken. She’s helping others in numerous ways as she chases her dreams and watches out for the dream killers along the way. Rana Campbell is a fellow Chief Dream Chaser. She is the founder, host, and Chief Dream Driver of the Dreams in Drive podcast. She’s a storyteller at heart and loves helping others figure out how to shine and put their goals into action. How have your dreams played into what you have accomplished in life? For some people, their dreams remain unchanged over the years, and others see their dreams take detours and U-turns as life progresses. In celebration of our 150th episode, I’ve invited some of my beloved family members to join us for a chat about their lives and how they’ve chased their dreams.   I want you to meet my sister Jamie Joshua, my sister Gina Wright, and my brother-in-law Josh Wright. I’ve assembled them from across the globe for this virtual chat in which there is no script and there are no prepared questions. Let’s have fun getting to know them and putting them on the spot as only a sister can do.   We start by getting their take on the world of podcasting and some of their favorites that they listen to regularly. I’m even sharing some of my newfound faves, so listen closely for one or two that you might want to catch also.   How their dreams have played out in life   A common thread among my siblings is the desire to help people and make an impact. You hear that passion as they share their occupations and if that career has truly been the one of their dreams. Jamie is Director of Diversity Inclusion at the Samuel Curtis Johnson Graduate School of Management at Cornell University. It’s not something she imagined herself doing in her former life as an attorney, but it allows her to help people and make a deeper impact. She says it’s fun to work with a variety of people who have the passion to be change agents in the world. Josh is a dentist at Cornerstone Dental, as is his wife, Gina. Josh started the practice with his brother, and their goal has always been to elevate dental care into a less fearful experience. He has wanted to be a dentist since 8th grade, and even though there have been detours along the way, he has kept his constant vision. He loves establishing relationships with his patients and not just running them in and out of the chair. Gina always wanted to be a doctor, but ended up a dentist. She likes the hands-on approach of dentistry and finds great pleasure in helping people with their smiles.   TWEET: “Write it down and tell someone. She loves being the person to remind them of those dreams. Josh sees patients ages 1-98, but he says part of his fun in dentistry is seeing kids grow, develop, and chase their dreams. Gina sees younger staff in their office who want to learn and make their dreams come true. Jamie likes to see movies, collect comic books, and spend quality time with friends. Gina has a lifelong passion for calligraphy and is always seeking to do new things with lettering styles. She says it’s a great stress release and gives her a way to make things for people, who are always appreciative of her efforts. Josh gravitates toward woodworking projects like spice racks, wooden pens, and cutting boards. Sometimes he and Gina collaborate on a special project that includes his woodworking and her calligraphy. To the people who think they can’t take on a hobby or don’t have time for self-care interests, they give the following advice: Josh says it comes down to making time for dreams with small, manageable steps; Jamie says you should learn to multitask in small batches of time and always make time for self-care; Gina’s advice is to be a little selfish in taking care of yourself and don’t compare yourself to others. These are the questions my guest had to answer when he had started a podcast about the things he was most passionate about--but it was just entertainment. He felt a conviction that prompted him to address mental health, with which he had a personal history. Now he is spreading the word, fighting against the stigma around depression and suicide, and doing loads of legitimate good for our world. Josh Burkey, aka Captain Nostalgia, is the host behind the podcast, Victims and Villains. As a survivor of depression and addiction, Josh aims to break the stigma of mental health issues through conversation and relationships of pop culture. Listen in today on #ChasingDreams  Making a difference What do you do when a bad day goes horribly wrong? Josh had a bad day at work that led to a demotion, which sent him spiraling into depression. He and his best friend decided to start a podcast in which they talked about films, comic books, and TV shows. They had a great time, but it wasn’t long before Josh felt a conviction that he should be using this platform to make a difference in people’s lives. They did a special Suicide Prevention Awareness show with topics like overcoming thoughts of suicide, self-harm, depression, and addiction. Even though the show was meant as a one-time thing, the positive feedback set them apart in the podcast arena, and the focus on mental health became a regular part of the show. They enjoy engaging in conversations that were lacking in the comic book culture. Let your friends and family know you are always there for them! #ChasingDreams Positivity at Comic-Con Do you think pop culture has many communities with positivity and acceptance? You would probably say NO, but consider the dedicated fans and attendees of the various Comic-Con events. Many in this community desire to give inspiration and escape, along with wide acceptance and commonality across cultures, ages, genders, and sexual orientations. Even though like any other group, there are pockets of negativity, those are looked at by most as just “background noise.” Josh explains how participating in Comic-Con events can restore your faith in humanity and at how people interact. He says everyone should attend at least one! That’s a common misconception about suicide, but it is truly a problem across all age levels. Although suicide is the 2nd leading cause of death for ages 10-24, the most common age group it affects is middle-aged men. Mental illness has such a stigma around it and we don’t talk about it like we should, for two main reaons, according to Josh. One reason is that it’s not a sickness you can SEE in someone, and someone can hide it well until it’s too late. Another reason is that we want so badly to not appear any less than the person we portray on social media. We don’t want people to know the truth, but the image we portray isn’t usually the truth. Josh’s ultimate goal is for these topics to be taught within the curriculum in schools and to get the conversations out there that, ”It’s OK to admit that you’re not OK.” TWEET: It’s ok to admit that you are not ok. Dr. Phyllis Hubbard is the Director of BMA Health & Healing Strategies, an innovative wellness program founded in Oakland and functioning within the Campaign for Black Male Achievement. Dr. Phyl (a.k.a. “The Body Whisperer”) is a motivational speaker, Board Certified Doctor of Natural Medicine, an Ayurvedic Practitioner, Life and Mental Health Coach, Qigong Instructor, Reiki Master, and Licensed Massage Therapist (#MA64036). Her wide range of professional education also includes Holistic Health Education, Injury Prevention Training, Therapeutic Nutrition & Movement, Clinical Aromatherapy, and Herbology. Dr. Phyl saw the brutal rape of a young child when she was a girl, and a subsequent asthma attack developed into bronchitis and COPD. In her 20’s she felt her health--and her life--slipping away and knew she had to do something. She found a book about Ayurvedic medicine and began the journey to healing. Three months later, the cough stopped and never returned. She became a naturopathic doctor and started teaching others about the pathway to radiant health. Many people don’t realize that the seasons of life are part of the ebb and flow of the cycles we go through. The challenge is that we have to understand the process of how emotions move through us and don’t get stuck in us. For example, depression occurs when things get stuck in us and don’t pass through. Dr. Phyl says that our minds are like gardens that have to be tended, pruned, and taken care of. We all have trauma and early losses from childhood. Dr. Phyl says you have to go back and visit your childhood with your adult eyes. Look at your life from a holistic perspective. With mental health, there is always something that’s layered on top of something else. Mental health issues can affect anyone and everyone. We have been on a trip like every other week for six straight weeks. We went on a Disney cruise, we went to Pigeon Forge, Tennessee for four days with my entire family to celebrate my mom and dad's 50th wedding anniversary. We had three full vacations back to back to back.  When we were teachers, we'd have to save and go on a vacation every other year. Leneen Faith is a wife, mom of three, elementary school teacher, author, and CEO. Despite her full plate, she continues chasing her dream of inspiring children to be kids of character! The dream nearest and dearest to her heart is her children’s brand, The Adventures of Peacebe and the Heartwatch. Peacebe is currently an 8-book character education series that’s already in 20 schools. However, Leneen’s dream is for her brand to become a cartoon on a major cartoon network. Leneen is a firm believer that you can never be too busy to chase your dream and fulfill your purpose. Dreams come in different ways to different people, but Leneen says her dream came as an idea that “popped into” her head way back in 2005. She wrote out her first Peacebe story, but then shelved the idea for FIVE years. My guest today is Gina Mathew, a Baltimore-based writer, producer, and the founder of Couture Rani, a digital magazine that covers fashion, style, beauty, and entertainment for the global South Asian diaspora. Although she has spent most of her career in television production, her passion is launching and developing new ventures and digital media platforms, specifically in media, fashion, and lifestyle spaces. Gina has her Bachelor’s degree in Political Science and Journalism from the University of Maryland, Baltimore County, and holds a Master’s degree in Publications Design, an integrated graphic design and writing program from the University of Baltimore. Let’s hear more of Gina’s story! For some people, it takes years to get to that place, and most college students don’t have it all figured out. Gina explains why internships and experience matter more than your college degree. He feels that he has worked too hard and for too long to settle for anything less. And so we do that but we've done a lot of cool things after school lately.  Just playing in the backyard yesterday for about an hour, me and Isaac just ran around with swords, fighting imaginary zombies.  Isaac would climb up on their playset, where I would try to climb up and get him like I was the zombie and he would zap me and turn me back into a human.  Isaac said, "I really liked playing that game with you today, Daddy!" would have been a missed opportunity if we were still working a nine-to-five. And the other day, Anna Joe came home and she – every day she comes home and says, “Play a board game with me.”  She loves playing board games.  So it's just kind of a fun thing to climb up the – into her closet and pick out the board game.  And that we sat outside all afternoon a couple of days ago and just built dominoes.  We just built little tracks, we would knock them down and watch them all fall.  It was just a lot of fun, just playing after school with the kids. Vidya Vox is singer/songwriter with her music videos on YouTube. Born in Chennai and raised in Virginia, Vidya learned Carnatic classical music from a young age. She earned her Psychology degree at George Washington University. During that time she started posting Bollywood + Western pop mashups on her YouTube channel, which grew in popularity and a number of videos have over 2 million hits. Vidya has performed at a number of amazing places including the White House. Today, she continues to make mashups but is also working on her own solo EP of original music. With the success that Vidya Vox has experienced from her Youtube channel alone, it’s surprising to think that she began with a different dream in mind. Her first direction was not music, but medicine. She was working toward becoming a doctor until she got started then realized in a fairly short amount of time that music was a much deeper desire than she’d realized. The transition she had to make to be true to her dreams was significant and it didn’t come without some questioning from her family and friends. When Vidya Vox decided that instead of pursuing her long-planned career in medicine she was going to pursue music instead, her family didn’t understand right away. But as she’s shown herself to be diligent and has persevered to create some amazing music videos that have been very successful on Youtube, her family has come around. She pivoted her firing into a brand new business, on the spot. In this episode of The Happy Black Woman podcast you're in for a real treat…it's the story of how Dr. Monikah Ogando became a leading business coach and instructor as well as the CEO of her own business. It wasn't your typical journey. She had been teaching a course for her employer all over the country and felt she was very successful in corporate America. But when she was called in to a meeting that she believed was going to be a positive one, she was actually fired. The company intended to hold on to the intellectual property she had created, but she hadn't signed an intellectual property agreement. So she kept her training course as her own, struck a deal to be a consultant with the company to continue the trainings for them, and started her own business on the spot. Hear her tell the story herself, on this episode. When Dr. Monikah Ogando was fired from her job at a high level financial planning company she pivoted the rejection into one of her greatest opportunities. But there was another big problem. She'd just been diagnosed with cancer and didn't know what impact that might have on the fledgling business she was starting. How would you handle that? Would you have the strength, confidence, and resilience to fight both of those battles at the same time? That's when a mentor said, “You have to decide if you're going to live or die. Because the things you do will be different if you intend to live than they will be if you intend to die.” That moment of clarity gave Monikah the ability to set aside her fears and fight the cancer, with every intention of living to care for daughter and build her business. When she's in her role as CEO of her company or coaching and training, she's outgoing, friendly, and engaging. But that's her business role. She steps into those shoes because it's her calling, her passion. But as a true introvert she needs time alone to unwind, regroup, and rejuvenate for what lies ahead. How does she do it? It all comes down to the way she manages her weeks and protects her weekends. She sets boundaries and guidelines that serve her health, emotionally, spiritually, mentally, and physically. Chasing dreams is not an easy thing to do. There will be setbacks. There will be discouragement. There will be failure. But it’s what you do in those times that determines if you will be an overall success or not. Today’s guest on Chasing Dreams is Alex Barker. Alex is the host of “The 66 Day Experiment” and a very busy guy. He’s a pharmacist by day and entrepreneur every morning as he takes 2 hours of every day to work on his podcast, his writing, and lots of other stuff. In today’s candid chat with Aimee J., Alex shares his journey, lessons learned, and tons of other great stuff you won’t want to miss. How is your journey going? A habit of sending Video emails to people he appreciates or wants to connect with. Alex and Aimee met at Podcast Movement 2015 and they hit it off immediately. Aimee  knew right away that she needed to have Alex on the Chasing Dreams podcast. But something that sealed the deal for Aimee was that Alex sent her an email with this simple text in the subject line, “I Made You A Video.” The body of the email included a link to the video. Aimee couldn’t wait to watch the video. Simple, but very effective. Alex learned to do that from someone who once sent HIM a video email and he’s been doing it regularly ever since. He finds that it makes him stand out and gives him a touch point with people in a way that they’ll never forget. Aimee J. is proof of that. Hear other great tips like this from Alex as you listen. A passive income stream was the wrong goal to be chasing, or at least he was chasing it at the wrong time. When Alex Barker first started trying to “make money online” he was learning a lot from the podcasts he was listening to. Pat Flynn and many others touted the “passive income” idea and Alex bought into it. He tried everything: ebooks, Udemy courses, autoresponders, you name it. What he discovered was not that passive income was a bad idea or was wrong, but that he was shooting for something that was probably more in his future than in his present. His main goal in the present was to earn extra income as fast as possible to pay off personal debt and give his family a better lifestyle. So he switched his focus and changed his actions… which is not an easy thing to do. You can hear what he did instead, and how it’s going for him on this episode of Chasing Dreams, with Aimee J. It’s not always about the destination, it’s about the journey. Alex Barker’s path toward entrepreneurship didn’t work out the way he thought it would. But that hasn’t stopped him… and THAT is KEY. Many people don’t get to the destination they assumed they were headed toward or don’t get there as quickly as they thought, and give up on it. But Alex kept going. He flexed, he pivoted, he reassessed when necessary, and he has continued pursuing his dreams even as the dreams themselves have morphed into something different. That way he’s been able to enjoy the journey every step, even the hard and disappointing ones. Alex’s journey and his perspective on it are a refreshing encouragement in the hard pushing entrepreneurial world we live in. What happens when your dreams begin to come into conflict with family and cultural norms? How should you think about them? How should you go about achieving them? In this episode of Chasing Dreams, with Aimee J., we’ll hear from Bindu Mathai, a makeup artist and business owner who has gone through those exact issues and come out on the other side with joy, success, and peace in her heart about the way she got to where she is. A degree in psychology, a part time job, and an unexpected career path. Bindu Mathai had finished up her Bachelor’s degree in psychology and began searching for the right school to complete her Master’s level work when she took on a job at a large chain department store. It was there that she became skilled at assessing the appropriate makeup colors for the customers who came into the store. Years later she became a manager at Sephora.  Her latent love for makeup and color surfaced and she found herself drawn in a direction she certainly didn’t expect. To make a change she’d have to make a 180 degree turn. Was it worth it? In this episode you can hear the details of Bindu’s story, the decision she made at that critical juncture, and how she’s grown her business to what it is today. When people don’t understand your dream, what do you do? Becoming a professional makeup artist was not something familiar to Bindu Mathai’s family or culture, so when she decided to change from a future in psychology to becoming a makeup artist there was much confusion. Some people simply didn’t understand what it was she wanted to do. Others were in outright opposition to her decision. Still others didn’t quite get it but were supportive of her in the pursuit of what she felt she should do. How did Bindu get through that painful, difficult season? There were many people on the internet who provided business and entrepreneurial advice freely and she soaked up as much as she could. She feels that there is no excuse for not getting started because the low cost or free resources that exist in our day are plentiful. SHANE: Hey guys, welcome back to another Q&A with S&J mini podcast. Today's question comes from Matt; and Matt writes, "How do I get over my fear of putting my life out there for others to see? I would have no problem sharing and selling my e-book to random strangers, but to think about my friends and family finding it and reading is horrifying to me. I know this is something I need to get past but your story is so real and I'm just finding it difficult to even think about doing what you guys do." JOCELYN: All right Matt, this is actually a common concern that a lot of people have and it is something that bothered me when we first started our online business. It's not that I was doing anything wrong or had anything to hide necessarily; it's just that I really didn't want to put everything out there for the whole world to see. So, one way that you can do this, is to just use your first name. So, for a long time, on my Elementary Librarian site, I was just 'Jocelyn'. You could be 'Matt', you could be 'Matt B.' or whatever your initial is and that would be one way of getting around everyone knowing exactly who you are. SHANE: You can even use an alias in your brand. Like my name was on a lot of my products on my football coaching site but a lot of people just knew me as 'CoachXO'. I created like a persona on my podcast, the 'CoachXO' show and basically people would write in and be like, "Hey Coach XO, I got a question for you about football." So you could even do something like that where your brand kind of becomes the identity of the website and maybe you are not so front-and-center. Another thing that I think is important to realize too is that this is a fear because we're scared; it's like public speaking. You are scared to get up in front of people especially people you know. You don't want them to understand exactly what you are doing and things like that but you don't have to share this with people in your personal life. We don't put all of our Flipped Lifestyle stuff, we don't share Elementary Librarian, or history or coaching or all of these little businesses that we've got set up. We don't ever share them on our private Facebook walls or our private Twitter accounts. We only talk about them in the space where they exist like on the Flipped Lifestyle Facebook page or actually on our website. Now, a lot of people have figured out what we do and they've found our websites and they've looked at our products and things like that. We do know people that have bought our products from us, we know them in person. So, there is definitely going to be some crossover but it's not going to be this thing where everyone in your life is going to totally go in and read your e-book. They might not even be in your audience. If you've got an e-book about starting a food-truck or something like that, if no one wants to do that, they have no reason to read your book. So, don't really worry about people in your life finding all of your stuff and keep up with all the minute details of your online business because that's probably not going to happen.
