Alex Pardo’s dream was to be the big CEO of a company, but as he started climbing that career ladder, he realized that he didn’t want to work 70-80 hours a week anymore. As he transitioned into real estate, he found himself making the same mistake by building a massive team that took an ever-increasing amount of time and energy to make it work. That’s when Alex became passionate about growing a business that supported his lifestyle. Determined to share the message with other entrepreneurs that were stuck in the grind, Alex’s started his Flip Empire podcast to help them see how they can have a life they love with real estate investing. And he did exactly the opposite of what the gurus tell you; he made more money with a smaller team.Pretty soon, Alex realized that he felt more excitement over helping other investors than he did cashing $20,000 checks, and that’s when he decided to form the exclusive Ascend mastermind. Nowadays, Alex starts his day at 9:30 and ends it around 3:30, and he gives himself plenty of time to work on personal development and hang out with his kids.If you’re serious about building your life around your business, connect with Alex on his podcast or through his website. With over 500 episodes, he’s been pouring his heart out with the good, the bad, the ugly, and the unbelievable successes of his real estate empire. What's Inside:—Why Gavin believes that the majority of what we do is grounded in mindset.—Starting with wholesaling baseball cards, Alex has loved the wholesaling business model for years.—Why Alex says, “A salary is a ticket to forego your dreams”.
Alex Pardo’s entrepreneurial life started by wholesaling baseball cards as a kid, but he got distracted by checking all of the boxes for things he “should” do. After college, he took on a corporate job, but it wasn’t long before he realized that he didn’t want to be chained to the W-2 life forever. For him, one of his biggest fears was that he’d look back in the past and regret what could have been.As Alex so perfectly puts it, “A salary is a ticket to forego your dreams”. That’s when he started to look into real estate as a side plan to escape corporate life. Alex started scaling up his business, but then he realized that that was not the direction he wanted to go into. As you scale, you need more people to keep up with the volume, and then your overhead rises. He was no longer the one talking to buyers and sellers. He was managing people, and he didn’t love it. Pretty soon Alex felt like God was tapping him on the shoulder to do something different. And part of that something different looked like making more money by scaling down. Now, in addition to his smaller team, Alex found his passion in helping entrepreneurs get clarity on their vision for their business. He runs an exclusive mastermind named Ascend for entrepreneurs who are serious about building a life around their business. If spending more time with your family sounds like the kind of lifestyle you’re looking for, check out Alex’s podcast Flip Empire. What's Inside:How Alex makes more money by doing fewer deals with a smaller team. While scaling down, Alex found that he was passionate about helping other entrepreneurs make that same pivot into living their best life. Why I believe that 80% of what we do is grounded in our mindset.
#47 As a successful real estate wholesaler with over $40,000 in business a month, Alex realized that wholesaling just wasn’t as fulfilling for him.He had founded FlipEmpire.com and its parent company RE-Solutions LLC, and had flipped over 300 properties, but he decided that after 15 years, it was time to leave it all behind. But leaving behind the business he’d built was hard! He spent some time trying to be half-in, half-out of the business, but as he says, “You can’t be half-pregnant”.He realized he needed to be in or out entirely. In the meantime, he’d launched Ascend, a real estate mastermind and coaching business, which he found that he absolutely loved. And that’s when he decided to leave active real estate investing.Alex is so passionate about connecting with other people that it’s become an integral part of his identity. He settled on three things that completely fulfill him, and built a new life around them:Serving peopleCoaching clientsBeing a father and a husbandBook recommended by Alex : 5 Minute Journal by Tim Ferriss, Work Less Make More Book by James Schramko
Alex Pardo is a family guy, entrepreneur, real estate investor, coach, adventurer, sports enthusiast, and love helping people. He is the founder of FlipEmpire.com and its parent company, Creative RE-Solutions, LLC, and have flipped well over 300 properties. He graduated from college in 2002 with a Finance and M.I.S. degree, and went to work for General Electric's Financial Management Program (in their Consumer Finance division). At the time, he had aspirations of becoming a CEO of a Fortune 500 company, but sometime during his third month on the job, after working an average of 75 hours a week, he quickly realized that he wasn't going to create the lifestyle he envisioned working for someone else. He completed my two-year commitment to the company, and fired his bosses in January 2005. A few months later, he went backpacking around Europe & Africa with a few buddies, and while partying in Ibiza, Spain, he received a call from a friend who invited him to a "Marketing for Deals" boot camp that coming month. That was his "fork in the road". He had financed my 3-month trip on my credit card, was in debt, and had no income. The cost of the event was $997, and after a few minutes of internal debate, he bought the ticket, and booked his flight. He had committed to start a real estate business, and was going to make it happen one-way or the other. Less than two months after that boot camp, he closed my first deal and made $44,000 (which almost replaced his income with GE)! Key Takeaways: ‘Don’t make big business decisions based on what you see others do’. Alex shares a bit about how he got started in a ‘wholesaling’ business at age 12. How did he learn about real estate and did he get his first deal? In college, Alex realized that he wanted to be a CEO and run his own business. He began to self educate about real estate by reading books, watching materials and using other important tools to learn more about running a real estate business. What are some self practical things Alex has taken from the self development journey to become a real estate investor? Alex talks about the importance of figuring out things and people that work for you and with you. Keeping habits that fit not just his schedule but also empowers him and his choices. Why does Alex think it’s important to invest in reasonable business relationships? Alex says that understanding the difference between people who are “how can I help” v “what can I receive” will go a long way in cultivating healthy business and personal relationships. What’s going on in Alex’s business world? He has been wholesaling for the past 15yrs but it wasn’t until 2011 that he began to share tasks with other people that could help. When Alex began to include people on his team, he had about 8 people but after a while, he began to rethink the necessity of 8 teams members and that was when he made the cut to 4. What does Alex think about Small team v big team in wholesaling? Every business and its owner have a model and every decision taken has to fit that model. So you have to ask, What do I want for my business and why? Whether you opt for a big team or a small team, make sure you hire the right people for the right roles because hiring the wrong people is worse than not hiring anyone at all. A big teams doesn’t mean more money and neither does a small team mean less money. Why did Alex start a mastermind? Alex believes that it is a vehicle and tool that helps him do what he’s most passionate about. Nothing beats working with the right people and helping them achieve their goals. Also, being part of a community that values you is very important. How does Alex view value? Alex advices that if you are investing in yourself and you’re paying to be in a room, make sure you’re not with people who are not willing to pay to be in that room. What’s Alex’s next big thing after Corona? What will Alex do if he had to start from the beginning with just $500. After 15 years wholesaling properties, Alex made a decision to step away from his business. As his coach said to him, not pursuing your talents, is robbing the future of what you are able to offer. It is important to share your gifts with the people following in our footsteps. That said, Alex is now focusing on the things that bring him joy and energy. Right now, those things are Ascent and his podcast, Flip Empire, where he dives into all things related to real estate investment.
Alex Pardo is a family man, entrepreneur, real estate investor, coach, adventurer, sports enthusiast and loves helping people. He is the founder of FlipEmpire.com and its parent company, Creative RE-Solutions, LLC, and has flipped well over 300 properties. He graduated from college in 2002 with a Finance and M.I.S. degree and went to work for General Electric's Financial Management Program (in their Consumer Finance division). At the time, he had aspirations of becoming a CEO of a Fortune 500 company but sometime during his third month on the job, after working an average of 75 hours a week, he quickly realized that he wasn't going to create the lifestyle he envisioned while working for someone else. He completed his two-year commitment to the company, and fired his bosses in January 2005. A few months later, he went backpacking around Europe & Africa with a few buddies, and while partying in Ibiza, Spain, he received a call from a friend who invited him to a "Marketing for Deals" boot camp that coming month. This was his "fork in the road". He had financed his 3-month trip on a credit card, was in debt, and had no income. The cost of the event was $997, and after a few minutes of internal debate, he bought the ticket, and booked his flight. He had committed to start a real estate business, and was going to make it happen one-way or the other. Less than two months after that boot camp,he closed his first deal and made $44,000 (which almost replaced his income with GE)! Since that moment he has created a highly successful real estate investing business while also finding his passion for helping others. An indisputable law of business is that the more revenue you make, the less profit in terms of net margin you're going to make. It's not what you make, it's what you keep. Alex Pardo from The Flip Empire podcast and I talk about how to shift and scale business as we navigate the shift in today's market. Do you know those checks on social media showing someone's profit from their latest deal? They're fake. They don't tell the whole story, and Alex has discovered like I have, that a bigger business doesn't always mean more money. It also means more overhead, more pressure, and more time away from your family. So using the Gino Wickman book Traction, and an EOS implementer, he redesigned his business to fit his purpose and his life. We're coming out of a seller's market and going into a buyer's market. Alex describes how the smaller teams he's downsized to is pivoting to this new market, and what marketing is working for him. To him, it seems like the hottest marketing trend quickly becomes old, so shifting back to the classics works better for him. He's going old-school a little bit with bandit signs, postcards, and he's even considering newspaper ads. But he's still focused on building those relationships because follow-ups and personal contacts are still key for him. If you're looking for a high level mastermind/coaching group, he's started one up to fill the void he felt was in mastermind groups. He's doing some pretty awesome work with missions trips to Guatemala to help others, and he's still got a few spots left. What's Inside: —Scaling your business with a lack of focus in your organization is a recipe for disaster. —Have a vision for your personal life and then design your business around that. —Transparency and vulnerability is going to be the new currency in 2020. —The marketing that's working for Alex as we move to a buyer's market. —Alex's racey bandit sign that pulls in more deals than you'd think.

Brian Trippe is back with a second guest appearance on the Flip Empire Show! Brian has made excellent strides in his career and he all credits it down to networking and being a giver. On today’s episode, Brian shares his tips on how to network the right way, how to provide enormous value and ways you can become a better people connector too! Key Takeaways: The vast majority of people don’t know how to network and provide real value to others. Brian talks about how he created a connection with Tom Krol at his wholesaling summit. Brian was able to speak at Tom’s summit just because of networking! People can read between the lines. They know when someone is just trying to pitch you. Brian shares his three keys to successful networking. You don’t just go to an event for information, you go for the people. You’ve got to be selfless. You have to add value, even if you have nothing! Ask the right questions! If you’re a networker, then you have to be a connector. Connect the dots so you can help other people. Alex reflects on how being good at connecting people to other people has actually really helped his business. It’s cliche, but it’s true. Your network is your net worth. What if you went out and started a meetup group? What would happen? Brian shares an example of how easy it is to network in our digital world. How can someone position themselves as an authority if they’re shy or don’t know anybody? By the way, you’re going to mess up. Just embrace it. The only way you’re going to get better is by doing it. If you want to do more volume, then you have to start a group or even a podcast. Brian would love to give you a free book! Just DM him on Instagram (see below)! Brian was fed up that his local REI group was always selling things instead of providing value. So what did he do? He created his own!
Alex does a two-part solo episode about making a long-lasting impression with your sellers while you or your acquisition team are on appointments. If you don't know how your team is treating them on the phone or even at appointments, you're going in blind and not bringing the best service you can to your customers. Alex offers tips on how to better improve your process and get that deal. Key Takeaways: How do you get the most out of your appointments with sellers? Have you noticed that most people are really awful listeners? How are you treating people on the phone? Are you engaged? Are you listening? If your state allows it, get your calls recorded for internal training purposes. When you listen to a recording, you really pick up on some of the subtleties that you missed in the beginning. Might sound obvious, but prepare, prepare, prepare before your appointment! It's never one-size-fits-all with sellers. Have you ever shaken someone's hand only for it to get crushed by Godzilla? The more info you have, the better equipped you are to offer customized solutions for them. Focus on them first! Sellers always receive a text and email confirmation with info about the company once an appointment has been set. Bring a printed package with you so that sellers have something physical to hold onto and to see physically. Stay tuned for Part 2! Callahan Brown is a young and motivated real estate investor. Throughout college, all Callahan focused on was baseball and real estate. Finally, he decided to get out of analysis paralysis and take action. Now, at 23, Callahan is being mentored by Alex to up his game and close more deals. Key Takeaways: Alex has been mentoring Callahan since 2017. Callahan is only 23 years old and has a mission to read a book a week this year. Who is Callahan? Callahan always thought being able to sell real estate without money was a scam. It just didn't make sense how someone could make money without money in real estate. When Callahan discovered wholesaling, how did he build his experience and take action? Callahan was so uncomfortable about entering a seller's home that he was about to quit real estate altogether. There's going to be times in your career where you'll be scared and you'll feel like running away. Don't! It's a sign you're moving forward. Enjoy the process right now. That car or that house isn't going to make you as happy as you think it will. Callahan joined Toastmasters to help boost his skills and get better at speaking. This week's master class features Alex doing a solo show in front of his inner circle webinar class. He condenses down three days of training into a quick 20-minute takeaway session on what he learned during these implementation meetings. This knowledge has been so helpful for the business. Everything from goal setting, KPI tracking, to more organized and efficient meetings, and identifying core values for the company have helped the team excel and grow exponentially. Key Takeaways: What did the one-day and two-day EOS implementation even look like for Alex and his team? A lot of people are tracking the wrong KPIs. Usually, meetings are structured in an inefficient way. Alex breaks down what a ‘good' meeting looks like. Some of the KPIs Alex and his team were tracking actually made no sense to do. The heart of the Level 10 meeting is getting to all the ‘issues' in the business, to which you dedicate a total of 60 minutes to tackle. The problem with a lot of these meetings is things get talked about, but nothing ends up getting done. At the end of the meeting, you then rate it from on a scale of 1-10 on how well it went. This gives you feedback from the team on how to make the meetings better in the future. Core values are so, so, so, so important for the company and they are instrumental in developing company culture. Why do you do what you do? Also during the two-day event, Alex and his team took a hard look at their ideal customer avatar. The Flip Empire Inner Circle Want to close more deals and generate more revenue? Zach Ginn is 18 years old and has closed three deals within 90 days. He had to leave his high school classes just to answer calls from potential sellers. In fact, Zach only had $300 to his name when he first got started in this industry, so he knew that he had to put in sweat equity in order to make it. However, the biggest takeaway you can learn from Zach is that mindset counts and is a big part of your success in this business. When things were not looking great, Zach still had the right mindset with real estate and that helped him keep pushing forward. Key Takeaways: Zach is the youngest real estate investor Alex has had on the show and he is crushing it. When did Zach first have an interest in real estate? Even though Zach's dad is in real estate, Zach had to figure out this business all on his own. Zach was reading 2-3 real estate books a week while he was working as a bag boy. Zach only had $200-300 to his name when he got into real estate. Zach used that money and bought bandit signs with it. He put 20 bandit signs up a week. How did Zach find out the difference between motivated and unmotivated sellers? Motivated sellers are very easy to talk to. They're eager to get rid of the house. How did Zach come up with his own script when he was on the phone with potential sellers? How did Zach finally get his first deal? Zach knew he could make money in real estate. He knew it was possible and he kept having that mindset even when things weren't looking so good. Did Zach have any objections when working with motivated sellers about his age? Zach talks about the third deal he closed on and what he learned from it. Zach went from making $8 an hour to making $55,000 in 90 days. What's next for Zach? Zach offers some advice for anybody struggling in real estate now. Zach has written a book catered to teenagers on how they can get into real estate right now. This week's episode is all about KPIs (Key Performance Indicators) and why you should be tracking them! If you want to reach a certain income goal but are not tracking how many leads get converted into deals, then you're seriously flying blind. On the show, Alex offers advice as to what you should be tracking and even gives a full breakdown of what he and his team are currently keeping track of. Key Takeaways: Business owners tend to get caught in a money hamster wheel and their relationships and health end up suffering. This is why Alex goes to masterminds and resonates a lot with Lifeonaire's message. Let's talk KPIs! You're flying blind without your KPIs. You have to know where you stand on a daily, weekly, and monthly basis. Alex talks about some of his KPIs and what they mean to his business. Welcome back! Alex continues the second part of the show by talking about the takeaways he's learned from the holiday mastermind. If you missed the first part, be sure to listen to episode 163 before listening to this one! One of the biggest things Alex learned was from Mark Evans, who said that he's always looking for ways to pay more for things, not less. What does he mean by that? The essence is to stop trying to get everything so cheap. You gotta stop trying to pay your staff and the people you work with less than their worth. It's only going to lead to bad business. Key Takeaways: If you missed last week's episode, be sure to listen to Episode 163 to catch up! Alex does a very quick recap. #8 - How do you keep your team accountable? At the end of the day, the true accountability is in hiring an A player who knows how to keep themselves accountable. Give them a job description and some KPIs and then let them do what they do best. The moment you realize you don't have the right person on your team, let them go. Don't hold on. It's tough, but it needs to be done. #9 - Stop paying attention to social media! Not everything you see on social media is real. How can you better use that time to improve yourself instead of focusing on the lives of others? #10 - How can you make your team members more successful? Mark Evans is constantly looking for ways to pay more for things, not less, because he wants to help make his team more successful. Disclaimer: Don't spend money away carelessly with no thought. That's not what Mark and Alex mean by spending more! #11 - Get comfortable with feeling uncomfortable. When you feel uncomfortable/pain, it usually means you're growing as a person. By the way, Alex is hiring! If you're local in the South Florida area, email Alex! Happy New Year! Just remember, you gotta put in the time and work hard. Adrian Nez is a real estate investor and works with Trevor Mauch at Investor Carrot. He is an expert at online lead generation and conversion optimization. Last week's master class episode focused on the balance of living life and running a business, but this week Alex and Adrian will be getting into how to market more effectively to your ideal clients. The standard marketing tactics just don't work anymore, you gotta get smarter and stand out from your competition! Key Takeaways: Be sure to listen to Episode 162! Alex does a quick recap on what you might have missed. Some people focus too much on the platforms instead of the marketing 101s. Do you have a traffic problem or a conversion problem? That's what you need to figure out first. As people and marketers, we tend to blame the tools but never ourselves. Who is your ideal customer? What's their true problem? Don't overlook the customer. Sellers are suspicious of us. What we're offering sounds too good to be true, so it's important to take a step back and understand the psychology of a motivated seller. There are news pieces that run all the time about the dangers of Craigslist and cold call scammers. People are more educated now. The markets tactics that worked 10 years ago, just don't work anymore because everyone is doing it. Put your customer in the forefront and you'll have an easier time figuring out where and how to market to them. How do you discover who your ideal customer is? Adrian shares some of his ad retargeting tips. The Flip Empire Inner Circle Want to close more deals and generate more revenue? Have questions you want to ask me? Alex recently raised $15,000 for charity. This money will be used to buy toys for the children who were displaced by Hurricane Irma. However, to be completely honest, Alex was thinking too small about this charity event. His original idea was only going to generate a couple of hundred toys for these children, but by talking to his friend Mark Evans (who runs a very high-level business), he was able to think bigger and raise his game. Because of it, Alex is now able to donate a couple of thousand toys and will be able to help many more children. In the meat and potatoes of the episode, Alex dives into how you can help your sellers not go through ‘seller's remorse.' This is something Alex and his team have been perfecting over the year and Alex shares the things they've been doing to not lose their sellers mid-way through a deal. These tactics are especially helpful in hot, hot markets! Key Takeaways: Thank you for your support! Hopefully you've had a great year and have become a better version of yourself! A couple of weeks ago Alex and Eric Stark hosted their first holiday mastermind in the local South Florida area. They raised over $15k! They will be donating this money to over 500 kids whose families were displaced by Hurricane Irma. Alex credits Mark Evans for helping him think ‘bigger' about to help these families. Alex wants to challenge you to think bigger as we head into the new year. Alex, Eric, and Mark are thinking about how they can 10x this charity event for the next year. Have a conversation with someone who is operating on a higher level than you. They will help you elevate your game and help you think bigger. Use your platform, like your social media accounts, for good. Interested in what the charity work Eric is doing? Reach out to Alex! How can you prevent seller's remorse? Before you sign that contract, make sure you get 100% buy-in from that seller. Sellers can not take their signed contract seriously and they can really do damage/waste your time. When you want to try to convince a seller to work exclusively with you, tell a cautionary (and true) story about the consequences. Alex shares an example of what he means by this. After a successful closing, ask the seller for feedback! Ask them why they picked you over other people. Always keep in contact and communicate with your seller. One of Alex's transaction coordinators sometimes talks daily with their sellers. Hey! If you enjoy the show, please consider writing a review on iTunes. Gabriel Garcia is the Vice President of FL Home Cash Buyers, LLC. Gabriel started wholesaling in 2013 and today he and his business partner are hitting 7-figures. How did Gabriel go from one deal to 90 within a short amount of time? How does he do it without killing himself on 80-hour work weeks and sacrificing family life? Gabriel goes into a deep dive on how he made it all work without compromising his values and vision and also shares the business principles (that you can use no matter what industry you're in) he learned from losing $200,000 on failed rehab projects. Key Takeaways: Gabriel got really serious about real estate investing in 2013. Fast forward to today and he and his partner have a 7-figure a year business. How did Gabriel grow so fast? Who is Gabriel and why did he get into real estate? Gabriel closed his first deal, with the help of a mentor, in 4-5 months after starting. Today, Gabriel is looking to do about $2,000.000 in revenue and 90 wholesale deals. In the month of November, he had a $300,000 revenue, his best month ever! At the end of the day, it comes down to vision. It comes down making a decision on what you want your life to look like. What do you want your business to do for you and your family? Start with the end in mind. How did Gabriel go from closing one deal a month to today? How did he do it without working his face off? Again, it's all about the mindset. It sounds crazy/unbelievable, but it's the driving force. Set your boundaries. There were plenty of times where Gabriel and his business partner could have worked weekends, but they never did. Instead of hustling on Fridays like everyone else, Gabriel would sit and discuss ways to make the business better and if they were still being true to their vision. The challenges in your life are what sharpen your expertise! Gabriel also does rehabs on top of wholesaling. How was he able to get into two niches without killing himself? Gabriel talks about a cash flow formula that has really helped him. He learned it from the book Scaling Up. The more successful you become the more opportunities that come your way. This is actually a bad thing because it then becomes that much harder to avoid shiny object syndrome. What will this new opportunity cost you? You have to weigh the pros and cons. What CRM does Gabriel use? Where does Gabriel see the market going in the next six-months-to-a-year? Gabriel lost $200,000 this year. Because of it, he set systems in place to never be in a position like that again. Your business needs a cushion to sit on. Your personal life and your business both need an ‘oh no' fund. Gabriel puts 6% away into his profit account and then puts another 5% into the tax account after every single closing. He makes sure everything is covered and there are no surprises. What are Gabriel's thoughts on how to build long-term wealth? The Flip Empire Inner Circle Want to close more deals and generate more revenue? Have questions you want to ask me? Alex made a mistake last holiday seasons by slowing down his marketing efforts. Because of it, January started off a little slow for him and his team. In this quick episode, Alex just wants to remind you that you shouldn't be slacking off on your marketing efforts, even if the year is coming to an end. Key Takeaways: Got a quick show for you today. Last year, Alex stopped marketing around the holidays. Big mistake! It's the holidays; now is the time to double down on your marketing! In January, Alex had a slow start because he slowed his marketing down in December. Ideally, you should have a marketing campaign out every week. Alex receives a lot of questions about what his KPIs (Key Performance Indicators) are and what do his marketing numbers look like before he closes on a deal. Well, today's your lucky day because he reveals all that info and more on this week's show! You've got to know your numbers but just remember every market is different. What works for Alex might not work for you. Key Takeaways: If this podcast has helped you, reach out to Alex and let him know! Alex regularly gets questions on what kind of numbers and KPIs he has about his business and — guess what — he's going reveal those numbers to you on the show today! However, here's a quick caution: numbers vary and Alex's numbers might not apply to your numbers in your market. Keep track of your KPIs and look at them on a weekly basis. On average, Alex makes $21,540.26 on a direct mail campaign. It takes Alex 53 leads to get 1 deal. Cost per lead is $37.10 for direct mail. If you can just improve a little bit of your business every single day, it makes a bigger difference than trying to change the entire system overnight. Last year, Alex was having to spend $4,262.82 to get one deal that would net him about $20k. This year, it's now $1950. What KPIs should you be tracking? Rob Swanson is a second-time return guest on the Flip Empire show. This week, Rob discusses how you can structure your deals in such a way, where you're making not just short term cash flow, but mid- and long-term cash flow. Sometimes it does take a little of out-of-the-box thinking, but your future you will thank you for it! Key Takeaways: Sometimes real estate investors get a little bit blinded towards achieving financial freedom. Did you know Rob loves to bake pies? Creative deal structuring is like baking a pie. The wholesaler who gets good creative deal structures will not only build short term cash, but also mid- and long-term cash flow. How do you build residual income while still wholesaling? Rob shares a quick example of how he was able to structure a deal that builds long-term cash flow. What is seller financing? Alex and Rob do some quick math on how much you'll need to pay a seller. When Rob meets with a seller, he will often have two or three different options for them to choose from. Basically, Rob makes the seller into a bank. Instead of paying Wells Fargo once a month, the seller gets paid. Alex and Rob walk through another scenario. What happens when the seller wants more than initially offered? What kind of homeowners are more open to doing deals like this? You're leaving so much money on the table, long term, if you're not thinking about structuring your deals in this way. In this week's episode, Alex does a deeper dive on his follow-up system. As he's mentioned on previous episodes, 70-75% of the deals he and his team have closed come from the follow up. This is why you really, really have to have fantastic systems in place, so that you always remain on your customer's mind. Key Takeaways: Alex will show you today what an effective follow-up system looks like. If you don't have your pipeline filled with leads, then you don't have a business. In a previous episode, Alex mentioned that his sales team is going through some intensive training to help them close deals more effectively. 3 out of 4 deals that Alex closes comes from the follow up! Always be in front of the seller's mind. How can you make your follow-up system more effective? Alex has 25 email templates already pre-built to make the process easier. How many emails does Alex send to his potential customers? Think about a follow-up system that consists of text messages, phone calls, emails, and sly broadcasts. Jack Bosch is back with another masterclass. Jack joined us for the first time on episode 40, and spoke about how to achieve ‘forever cash.' Be sure to check his interview out! This week, Jack discusses how investors can capitalize on tax delinquent properties within a reasonable amount of time. If you're able to time it right, tax delinquent properties can give you the largest margins out of any real estate niche. Key Takeaways: Jack does a quick overview on investing in tax delinquent properties. In many states, you can end up owning a $100,000 home by only spending $8,000, over the course of a few years. How? Through tax liens. As investors, how can we take advantage of these tax delinquent properties? You have to be wise about the kind of properties you pick. Chances are the million dollar homes will get paid off. The owner just forgot to pay it. Look for homes on the outskirts of the city. It is likely the boarded up house will not have their taxes paid. Remember, this strategy is a multi-year game play. What about the investors who want to make money now? The margins are huge in tax delinquent properties compared to other real estate niches. How can investors get a list of tax delinquent properties in their county? You have to know how many years the homeowner has owed property taxes for, before you get into the deal. What do investors need to look out for when trying to get their hands on the county's tax delinquent list? Jack has two versions of direct mail letters he sends to owners who owe property taxes. Out of the 5 phone calls you receive, you are able to do one to two deals. Interested in knowing more? Join Jack's course, to get the leverage you need. Alex discusses why chasing rainbows or the ‘next big thing' is the worst thing you can do for yourself. Focus on one niche and pursue that niche with all your heart. The knowledge is going to come from the experience. So, what should you be focusing on? What's the quickest way to get into real estate? Alex focuses on an important subject in today's episode and that's mindset. Instead of answering a question this week, he asks you a question about where you want to go in life. Do you wake up everyday expecting success? Alex is a firm believer that you get what you expect in life, so what are your expectations? Define them and then go get them. Key Takeaways: You get what you expect in life. Are you going through your day like a zombie or are you being mindful of what you have to do? You gotta get off your couch and take action. You're going to experience adversity, but you also have to have confidence in yourself that you'll get through it. Alex really wants you to internalize the full concept of 'you get what you expect' and what it means. If you're living an average life and don't want to put in the work to make it extraordinary, then bad news, nothing is going to change for you. When you have the right attitude and mindset, things will begin to click for you. Alex challenges you to really pay attention on what is going through your mind on a daily basis. This is part-two of a question Audrey asked last week. Be sure to go to episode 23 to catch up on how to hire a great acquisitions manager, and to find out when it's the right time to hire certain people depending on the stage of your business. Today, Alex furthers the conversation by going into detail on how he finds his talent and pre-screens them. It can become costly hiring the wrong person for your company, which is why you want to take precautions to make sure the person you hire is the right fit for the job at hand. Key Takeaways: • Once you begin to fill your business with rockstar people, you'll begin to get back your time and have more freedom. • Alex loves hiring talent on Upwork. • You want to have your applicants jump through some hoops to weed yourself out of the lazy ones who didn't read the job description. • If you find a great person who you're already doing business with, reach out with that person and build a connection with them. • Avoid playing email tag when trying to setup a time to speak to someone on Skype. Get a scheduling system. • What kind of things can you do to pre-screen people? • You want your job applicant to answer around 5-7 questions on the interview form. • Get your job applicant to post a 2-3 minute video talking about themselves on YouTube. • If the person doesn't complete these hurdles, you know they're not the right person for you. • When they've passed the initial interview phase, have them take a Kolbe A Index test. Antonio Edwards is our guest expert on today's show. Antonio's story is nothing short of amazing. By the time he graduated from high school, he already had a one-year-old son he had to support. Antonio was working several dead-end jobs and wearing himself thin before he discovered real estate investing. The first piece of advice he offers listeners on today's show is to have some form of mentor or coach to help you through this business. In this line of work, the only way for you to really learn the trade is to be hands-on and make mistakes. Key Takeaways: Who is Antonio? Antonio can't stress it enough. Get a coach, especially if you're new. Alex agrees. He has made some expensive mistakes and that wouldn't have happened if he had gotten a coach earlier on. Flipping and rehabbing properties requires a lot of hands-on experience. You can't learn this stuff in a book. How is Antonio closing deals in today's market? You have to have a follow up system. You will lose so many deals if you don't. Get a CRM (Customer Relationship Management). What does Antonio's follow up system look like? Right now Alex is testing out a live answering machine service. You create more time by outsourcing some of your work. Don't be afraid to spend the money. You get a better picture of your business when you can free up some of your time. What's the next step someone should take if they're looking to scale their business? How does Antonio structure the compensation? Antonio's deals do not come from any marketing methods. People get into real estate because they're trying to find the quickest way to make money. If real estate isn't your passion, then it might not work on the long run. Always stay hungry. Both Gene and Angelo have been flipping houses since 1997 and have sold well over 1,000 properties since. The Flipping Guys share their knowledge on what makes a successful real estate wholesaler, all the way from tips on finding the right partners to sharing a property case study. Key Takeaways: Gene and Angelo have sold well over 1,000 properties dating back to 1997. What advice do the guys have on getting into the right partnership? What's currently working for the guys? The guys buy about 15 properties a month. Where do most people fall short on? Consistency - you have to do it daily. Don't burn bridges. Alex talks about the duplex he recommended to Gene and Angelo. Why did Gene know that this particular property was going to be in his personal portfolio? What was so good about it? Use the 1% rule. Rent should be, at minimum, 1% of the purchase price. What lessons did they learn from this particular duplex? How do they find people who will not bail on the renovation job halfway through? At what point should you start to look for a mentor? Final piece of advice from the guys? From day one, you should think about longevity. Why is Alex and his team consistently able to get deals every single month? In this quick Q&A session, you'll find out the three things Alex does to keep his marketing campaign on point and generate quality leads that help him earn a great income month after month. Key Takeaways: Let's talk about a consistent marketing campaign. Whenever you have a mailing list, you want to be sure to hit that list at least four times every 30-60 days. Alex has mentioned before that 70-80% of deals he closes come from the follow up. He can't stress this enough. Alex has two lead managers and he encourages them to call the leads back within 60 seconds of that lead coming in. Call these leads back ASAP!! Don't play the cat and mouse phone game. Alex is currently split testing his calls. Alex does not recommend driving the leads to your personal cellphone. Keep in mind, Alex and his team have a ten-step follow up system to make sure no one gets lost in the cracks. The last tip Alex has for you today is to make sure you track your leads. Today's expert interview on The Flip Empire Show features Cris Chico. Cris was the first person to develop and perfect the concept of virtual real estate investing – the ability to do deals from anywhere in the world with just your laptop. Cris offers some advice on how you can stand out from the crowd and tells it like it is. Many new real estate investors are often looking for that one 'secret tip' to succeed, but Cris mentions that it is often a combination of things that takes your career to the next level. Key Takeaways: It's Alex's goal to over deliver on this podcast. Cris is the Godfather of wholesaling. What is virtual real estate investing? What is wholesaling? Who is Cris? How did he get started? Cris is the perfect example of failing and failing until he found something he was great at. How can you stand out from the crowd? Cris explains what is a blind approach to marketing. People who don't leave voice messages are also interested in what you have to offer. Call them back. Alex is in a competitive market, so he called Cris for advice on how he could increase his response rate. Think outside the box. How can you separate yourself from the competition? 7 out of 10 deals are coming from just the followups alone. Follow up! Most people have a sales and followup problem, not a lead generation problem. Nervous about making calls or failing? Alex explains how you can change your mentality. What are some of the common mistakes real estate investors make? You can listen/read a million resources, but if you don't take action it will all be useless. For Thursday's Q&A session, Alex discusses various ways you can get your marketing to stand out. He talks about some of the strategies he personally uses to get leads and also talks on why the follow up process is responsible for almost 70-80% of his deals. Listen in for more! Key Takeaways: On Monday's show, Alex mentioned that 70% of his deals come from the followup. On this week's Q&A show, Alex will be doing a deep dive on the followup process. Alex recommends that you read all of Dan Kennedy's books. Most people are walking around in a trance and your marketing needs to snap them out of it. You don't ask to marry someone on the first date. Letters don't have the same novelty these days and homeowners are bored of them too. Alex used Cris Chico's approach and he got close to a 25% response rate. What does Alex's marketing system look like? 70-80% of Cris's deals come from direct-mail marketing. There's a fine balance between how you space out your marketing resources. You want 20% of your efforts to generate 80% of your results. How does Alex set up his direct-mail system? Alex takes 20% of every deal and puts it back in his marketing budget. One of the things that separates Alex from his competitors is that he is always marketing. Be consistent with your marketing and your campaigns.
