The Shocking Truth About Real Estate Success with Jimmy Nelson Episode Overview In this episode of Expert Mentors Live, host John Kitchens sits down with Jimmy Nelson, a seasoned real estate professional and coach, to explore critical topics such as leadership, mindset, and strategies for building and scaling a successful real estate business. The conversation touches on Nelson's personal journey from mortgage banking to real estate, his leadership experiences at Keller Williams and EXP Realty, and his passion for coaching. Additionally, they delve into the importance of community, building the right team, and navigating market challenges while maintaining a positive mindset.   Key Takeaways 1. The Importance of Consistency in Leadership and Coaching The Expert Mentors Series was born from a conversation between John Kitchens and other leaders like Kyle Whissel and Kinder Reese, focusing on creating value by sharing knowledge and experience with the real estate community. Over 271 episodes, consistency has been a core element of success. Jimmy shared his admiration for the Honey Badger Nation community, emphasizing how it's unlike any other real estate network due to its collaborative spirit and openness in sharing strategies and knowledge. Collaboration over competition is key, and consistency in showing up each week has been instrumental in their growth and success. 2. Jimmy Nelson's Journey: From Mortgage to Real Estate Jimmy discussed his journey, which began over a decade ago in the mortgage industry before transitioning to real estate. His experience as a productivity coach at Keller Williams, despite initially not having a real estate license, gave him a unique perspective on how to build successful teams and agents. His leadership role at EXP Realty, working with top-producing teams like Mark Z's, gave him the tools and confidence to eventually build his own team. Jimmy emphasizes the importance of learning from both successes and mistakes to create the team structure and culture that suits your leadership style. 3. The Value of Community and Collaboration in EXP Realty One of the standout themes from the conversation was the importance of community within real estate, specifically within EXP Realty. Jimmy recounted how he was initially impressed by the openness and willingness to share resources and knowledge within the EXP community. This level of collaboration, which is uncommon in many traditional brokerages, has created an environment where agents can thrive together rather than compete. For Jimmy, this sense of community extends beyond his immediate team to the larger network of coaches, trainers, and mentors within EXP, who are dedicated to helping others succeed, sharing the belief that "a rising tide lifts all ships." 4. Mindset Shifts for Success Jimmy and John delve into the mindset required to succeed not just in real estate, but as a business owner. Scarcity vs. abundance thinking was a key point, with Jimmy noting that many agents struggle with a scarcity mindset, focusing on competition and holding on to information. However, in today's transparent, information-rich world, the true key to success is embracing an abundance mindset. By sharing knowledge and helping others, agents can build stronger communities and achieve more sustainable success. Jimmy also highlights how compensation drives behavior, and understanding this is crucial for aligning goals and motivations with team members and partners. In a company like EXP, the compensation model fosters collaboration and growth, removing barriers to knowledge sharing and team development. 5. Building the Right Team: Who, Not What The conversation frequently circled back to the idea that success is not about what you do, but who you do it with. Jimmy stresses the importance of surrounding yourself with the right people—those who will help you achieve your goals and grow alongside you. The who factor is critical for success. Jimmy shares that when he decided to step out and build his own team, the confidence to do so came from knowing he was surrounded by the right people. He encourages leaders to focus on finding the right team members who align with their core values and business goals. 6. Time Management and the Power of a Schedule One of Jimmy's core principles for success is time management. He emphasizes the power of scheduling and time-blocking, urging agents to be non-negotiable with their calendars. By sticking to a detailed and specific schedule, agents can manage their time more effectively and avoid burnout. Jimmy shared a personal example of how sticking to his calendar has given him more free time with his family and allowed him to remain highly productive. He also advises agents to schedule personal time and family time just as rigorously as they do work tasks, to ensure balance and avoid overcommitting. 7. The Role of Coaching in Personal and Professional Growth As a coach and leader, Jimmy talked about his passion for helping others grow. His background in coaching high school basketball has influenced his leadership style in real estate. He believes in the concept of servant leadership—pushing people to the front, allowing them to shine, and putting "feathers on their wings" so they can fly. Jimmy's approach to coaching focuses on helping agents discover their own path to success, whether it's building a massive team or simply creating a lifestyle that fits their personal goals. Final Thoughts This episode is packed with insights on leadership, time management, mindset, and building a thriving real estate business. Jimmy Nelson's journey from coaching to leading a top real estate team serves as an inspiration for real estate professionals looking to take control of their careers, embrace a community-focused mindset, and build long-term success.   Connect with Us: Instagram: @johnkitchenscoach LinkedIn: @johnkitchenscoach Facebook: @johnkitchenscoach

Why should recreational marijuana be legal in Pennsylvania?

Smart Talk

Play Episode Listen Later Jan 9, 2024 21:43

As of January 1st, twenty-four states in the U.S. have legalize recreational marijuana. Pennsylvania isn't one of them. Even though legislation has been proposed for years to make recreational marijuana legal and former Governor Tom Wolf and current Governor Josh Shapiro support legalization, it hasn't happened and doesn't seem imminent. Legislation leaders – mostly Republicans -- have opposed making recreational legal – especially since the federal government still classifies marijuana as a Schedule I substance under the Controlled Substances Act. However, several Republicans now support legalization and recent polls show the majority of Pennsylvania favor making marijuana legal as well. So, is it just a matter of time? Where does the state stand on legalization? Appearing on The Spark Tuesday was Meredith Buettner, Executive Director of the Pennsylvania Cannabis Coalition, an organization that supports legalization. Buettner is optimistic legalization will occur in Pennsylvania soon based on the political make-up of the General Assembly and Gov. Shapiro's support and what could happen in Washington,"We have been seeing some signals from the federal government that there is likely to be a rescheduling of cannabis from Schedule One to Schedule Three in the very near future. A lot of my colleagues in the industry will tell you that we anticipate it happening here in the first quarter of 2024. I think that will shift the opinions of a lot of folks who are hesitant to do this while cannabis is still federally illegal." Buettner said that Pennsylvania politics could play a factor in the legalization debate too,"For the first time in more than a decade, we have Democratic control in the House. The Senate is still controlled by Republicans. Will that change when we get to an election in November? Possibly. But right now we have a House of Representatives that a  majority supports legalization. Our governor is in support of legalization. It's the first time we've had that combination in quite some time." However, not all Democrats support legalization. Many medical and health organizations and law enforcement oppose legalization, saying it will lead to more health problems and lawbreaking like driving while impaired. Buettner responded,"I think the gateway theory has been debunked over, over and over again. We do not find a correlation between legalization and the use of additional, harder drugs. Secondly, I'd argue to our friends in law enforcement, folks who are already consuming cannabis and they're consuming cannabis right now illegally. But often responsibly. So, to say that just because we legalize cannabis, that there are going to be folks that are currently consuming cannabis, that all the sudden start doing things like driving impaired, I think it is not quite fair. Also, through the legalization and regulation of cannabis, we can give public health officials, we can give law enforcement officials tools to to deal with these problems that are already happening. Five out of six of our bordering states are already have access to adult use cannabis. There are some 40 plus percent of our population lives within a half an hour drive of legal cannabis. Those folks work in those states. Those folks play in those states. They drive back and forth across those borders. Already we already have these problems here in Pennsylvania. What we don't have is the resources set aside to address those problems." They have three or four products.   Dr. Chuck has a manufacturing and farmer background. SOP of the product is the franchise potential.   Chill pill can be taken and a gummy or sugar edible. THC is 10 g per pill with other variations of 510 and even up to 125 g. Can also take it in liquid form.   They got a nighttime version CBN to stay asleep. Another version CBG daytime to give you energy. Any time product with non-enhanced oil.   There's an ongoing discussion of medicinal use for cannabis, vs recreational. Dr. Chuck believes all cannabis products is medicine.   The goal of the company is to adopt the practices of big Pharma and make high grade products.   Seg 2 They are creating pills, but not smokables. AZDHS or department of health has to monitor every product sold in Arizona.   They have the studies so you can check all the tests and confirm their product is safe.   In reality you can't find tests on prescription drugs, and many drugs are imported from Asia. It's hard to know what the actual quality is.   The chill pill products are made in Arizona using plants that must also be grown in Arizona. There is a strict chain of custody on plant growing as well as all types of test things like examples testing for metals.   The ingredients of THC and CBD actually come from the same plant. When they make their product they buy the extract from other easy growers and use easy labs for testing.   Overall the company has a model that would be easy to copy from the state of Arizona to other states.   Quality of most cannabis products is stagnant per Dr. Chuck. Any cannabis product they're making cannot claim use.   FDA costs are huge to run tests and prove use cases. Very few cannabis companies have the budget to do it. Estimated cost of $15 million to pass the FTA test. Cannabis products are not bad for you.   What most people don't realize is that over-the-counter drugs like Tylenol if you take 2 1/2x the recommended dose recommended dose it can actually be toxic.   Cannabis products you take microdoses, it would take 100 times the recommended doss to be toxic.     Seg 3   FDA and DEA are actually working together. The DEA treats cannabis like any other schedule one dangerous drug, like cocaine or heroin. Yet it does not have the same affects nor addictive qualities.   On schedule 2 are many pain medicines like oxycodone. These medicines are extremely dangerous and can be addictive.   Alcohol though regulated it's not on any drug schedule, it's totally legal and only has age restrictions.   Hundred milligrams per charge 10 per unit. Quick factor female cannabis state to state it's federally illegal when you've committed a crime. No interstate commerce. Cannabis must all be within the state.   It's highly regulated and only legal in about 60% of the states. It is unknown how the DEA will handle cannabis long-term. Arizona has a very viable medical market for cannabis as well as for pain medication.   Cannabis can be used for pain and it is less habit-forming. Medicines like steroids which help a lot of things in the body, also have many negative side effects. Any drug you taking must be careful of the dosage and it needs to be controlled.   Many pain medication's have very serious side effects as well as the potential for problems with overdosing. Per Dr. Chuck you take one chill pill at 5 mg and it will bring down swelling and pain in your body may be failing.     Seg 4   Take too much aspirin you can actually overdose very quickly. This is because aspirin is hard on the liver and can cause metabolism issues. 500 mg plus she took an OxyContin also at 500 mg could wind up having an overdose.   Steroids can do damage to the body but it actually takes a lot of time.   CBD and THC hit different receptions in your body receptors in your body and work well together. CBG actually helps with sleep.   Francis has a very personal story or cannabis treatment helped him with focus. Per Francis also helped relieve tumor size and his cancer treatment a few years ago.   He credits cannabis for a faster recovery. Initially during cancer treatment he was taking Percocet pain pills, also taking nausea drugs which he did not want to. Took Cannabis and it took care of everything.   Francis believes that doctor said prescribe cannabis to get people off opiates.   More information go to life is chill or chill pill a Z. They sell wholesale to dispensaries. No sugar in the product.   Try it for what helps you. The chill drops are the first Lipo products you can put the drops in the water. Go to jars locations to get their product.   Both Dr. Chuck and Francis believe and hope THC will be taken off the schedule one drug listing.       Cannabis Topic: https://brt-show.libsyn.com/category/Cannabis-Hemp-Marijuana   Tech Topic: https://brt-show.libsyn.com/category/Tech   Best of Biotech from AZ Bio & Life Sciences to Jellatech: HERE   Thanks for Listening Please Subscribe to the Podcast   AZ Tech Roundtable 2.0 with Matt Battaglia The show where Entrepreneurs, Top Executives, Founders, and Investors come to share insights about the future of business.  AZ TRT 2.0 looks at the new trends in business, & how classic industries are evolving.  Common Topics Discussed: Startups, Founders, Funds & Venture Capital, Business, Entrepreneurship, Biotech, Blockchain / Crypto, Executive Comp, Investing, Stocks, Real Estate + Alternative Investments, and more…    AZ TRT Podcast Home Page: http://aztrtshow.com/ ‘Best Of' AZ TRT Podcast: Click Here Podcast on Google: Click Here Podcast on Spotify: Click Here                    More Info: https://www.economicknight.com/azpodcast/ KFNX Info: https://1100kfnx.com/weekend-featured-shows/   Disclaimer: The views and opinions expressed in this program are those of the Hosts, Guests and Speakers, and do not necessarily reflect the views or positions of any entities they represent (or affiliates, members, managers, employees or partners), or any Station, Podcast Platform, Website or Social Media that this show may air on. Thomas Jefferson wrote, “Hemp is the health, wealth and security of this country”. During World War II, the U.S. Department of Agriculture had a “hemp for victory” campaign to encourage farmers to grow the plant. Yet illogical fears about the dangers of marijuana led to the passage of laws such as the Marihuana Tax Act of 1937 and the Controlled Substance Act of 1970 that severely discouraged farmers from growing hemp. On this episode of Let's Be Blunt, Montel talks with Matthew Harmon, the author of “Marijuana Hater's Guide to Making a Billion Dollars From Hemp”. Matthew is a seasoned real estate executive with a sharp eye for viable commercial and retail business ventures. When California decriminalized cannabis, business opportunities increased as prospective tenants took advantage of its new status. Researching the new industry, he was shocked to learn that hemp was classified as a Schedule One controlled substance at that time, despite the fact that it contains minimal amounts of the psychotropic ingredient in cannabis and cannot be used to get high. He educated himself on industrial hemp's historical significance, its thousands of commercial uses, and the plant's potential to support or replace current diminishing resources, and concluded that hemp seemed a far more impactful and sustainable business investment than cannabis. That set him on a mission to expose why industrial hemp had been criminalized for decades, and to lift the illogical and arbitrary laws that left the United States with a $78 million hemp trade deficit. How to Escape the Multitasking Trap - 3 Simple Steps to Release Stress and Improve PerformanceHow often do you get caught up in the hectic swirl of trying juggle six tasks at once, only to do none of them well? “If I only push harder”, you say to yourself. “Yes, I will redouble my effort and do even more so all of these tasks get done!”. The Truth About MultitaskingHere’s a seldom heard truth: The parts of your brain handling conscious procedural tasks typically associated with day-to-day cognitive activities aren’t wired for multitasking. Your brainstem and midbrain sections handle parallel processing tasks with ease. The prefrontal cortex, that brain region where conscious cognition occurs, handles one task at a time. What is actually happening when you think you’re multitasking? Your attention is moving rapidly from one activity to another. Five seconds here, three seconds there, and 10 seconds to several minutes of confusion trying to figure out what to do next. With each transfer of attention, there is performance friction. There is a time and brain energy cost every time you change focus. We are serial processors trying to make believe we have the ability for parallel processing. We don’t.Trying to multitask results in your brain using up energy faster than your physiology can recharge the batteries. Your body tries valiantly to keep up, but as your energy wanes, you hit a brain performance wall.Stress and It’s Effect on the Sympathetic Nervous SystemHere we have an old friend named Stress begin knocking on our emotional door. One major stress trigger is the perception that we have too many tasks to complete in a given time time period without the necessary resources.Under stress the Sympathetic Nervous System, also called the Fight or Flight response, becomes hyperactive. Blood flow to higher brain regions including the Prefrontal Cortex, that area where rational thought normally hangs out, is reduced in favor of energizing large muscle groups in preparation to fight the tiger or run to safety. The simple fact is we become significantly more stupid when we’re highly stressed. This makes it virtually impossible to perform well any of the tasks we so valiantly attempt to complete.3 Simple Actions for Better PerformanceWhat are the antidotes for the multitasking trap?First, recognize multitasking is a myth. Your brain is wired to attend to one conscious task at a time. This is physiological fact.Second, use what are called Focus Intervals. Schedule ONE task at a time and stick with that task until it’s done or you’ve worked on that task for no more than 45 minutes.Third, take short, three to five minute breaks every 45 to 60 minutes. Get up, walk around, stretch, run in place, engage in relaxed diaphragmatic breathing, or engage in other energy restorative activities before returning to work.Want extra bonus points? Turn off your phone and close out from all social media sites. They’re distractions that waste time and take energy away from productive, higher value activities. For more Stress Mastery and Mindful Living tips, visit us at https://StressMastery.blogspot.com and listen to the latest “Mind Over Stress” podcast episodes at http://MindOverStress.us.

Today we meet the 420 Waldos, the guys who started the term "420" back when they were in high school in Marin County in the 1970s. They tell the story of how they invented the name Waldos at San Rafael High School in 1971. They go by "Waldo Dave" and "Waldo Steve" and Herlinda has also invited Sam from Lagunitas. Herlinda met them at a Lagunitas limited-release party a few years ago. Steve and Dave tell about being high school students who hung out and kept themselves amused with interesting things they discovered. They took trips looking for inspiration. They heard about some hologram inventors in Palo Alto. He brought his friends the next week and Dave named these trips a "Safari" which meant it was like a scouts trip, but they were high. They called themselves the Waldos because they would hang out on a wall, cracking jokes. One of them sais his brother was in the Coast Guard and rumor had it there was a secret pot garden that some of them had started. They had a map so they decided to meet at 4:20 PM in front of the statue of Louis Pasteur to get high before they went out looking for the patch. They would say "420 Louis" then just "420" and they liked that they could talk about pot without others understanding. When they went away to college, others picked up the expression. One of their brothers was good friends with the bass player of the Grateful Dead. He worked as a roadie and ticket collector for the band. They had a lot of fun and spread the term among the Deadheads that attended the shows. It seeped into their lexicon. They can't trademark the term "420" because it is too much in common usage. But they do have trademarks on "420 Waldos" and "1971 420 Waldos." They taste the Waldo Special Ale which is 11.7% alcohol. About eight years ago Ron Lindenbusch had done some other tribute beers with Frank Zappa and his family, and others. They had tons of barrels with different hops. They chose the hops that smelled the most like marijuana and used them to brew the beer. It's a big hoppy triple IPA. Some Columbus, Citrus, Mosaic hops, which all together resemble the flavors of marijuana. The Waldos hung out on a wall in between classes, not while smoking, but they make jokes there and 420 was only the tip of the iceberg of their whole Waldo culture of inside jokes and wisecracks. Mark Carpenter also talks about the Lagunitas Daytime beer that he is drinking today, which is only about 4% alcohol. Herlinda mentions HR 420, a bill in Congress to take Marijuana off Schedule One, a list that includes hard drugs. In the late 90s, High Times magazine met with them and wrote an article about them. Then in the early 2000s, the term spread on the Internet. There was a celebration on Hippie Hill in San Francisco  and they took care to clean up the trash that was being left. They still remind people to pick up their trash. For the rest of the show they tell story after story about the Waldos and their hilarious history.
