In today's episode, we explore Shakespeare's Twelfth Night through the lens of Gender and Queer Theory. We take a look at how Early Modern concepts of gender and queerness may have influenced the writing of Twelfth Night and how modern productions use the play to explore themes related to gender and queer identity. In the second half of the episode, we are joined by our first ever guest of the pod, Dr. Sawyer Kemp to continue our discussion on Gender and Queer Theory. Dr. Sawyer Kemp (they/them) is a Chancellor's Postdoctoral Fellow in Transgender Studies with the Gender & Women's Studies department at the University of Illinois, Urbana-Champaign. Sawyer's current book project investigates the rhetoric and industry of “accessibility” in contemporary Shakespeare performance. Exploring access as a tool for feminist and queer critique, this project analyzes theatres' impact on and outreach to communities of trans and gender non-conforming people, sexual assault survivors, and people with disabilities. Sawyer's work has appeared in Shakespeare Quarterly, Shakespeare Studies, The Journal for Early Modern Cultural Studies, and the edited collection Teaching Social Justice Through Shakespeare. On today's episode of the Forever Cash Life Real Estate Podcast, we're going to talk about something that's super useful to everyone: where to get the money. Jay Conner and I met in a high-caliber Mastermind group not too long ago, and he's an expert on private money. I think you'll find our conversation very valuable. Why Investors Need Private Money Instead of Just Using Banks One of the great things about land flipping is that you can do some amazing deals without needing much cash upfront. But sometimes you'll have a larger land deal where the closing happens fast, and you need a big chunk of cash. This is where private money comes in. Jay and his wife live in eastern North Carolina, where Jay was raised in the mobile home business. He's been helping people get a home his whole life. In 2003, he knew he wanted to get into single family housing. From 2003 to 2009, he relied on the local banks and mortgage companies to fund his deals. He really didn't know any other way. In 2009, he had two deals under contract to purchase when he found out he had lost his lines of credit. He hung up the phone with his banker and had no idea what to do next. He called a friend who told him about private money, and he learned about it fast. He put his private money program together, educated people about it, and he was able to raise over $2 million dollars in 90 days for his real estate business. And he never looked back. When Is the Right Time to Ask for Private Money? Don't wait until 10 days before you need the private money to get it lined up. Then the other party will have the advantage, the leverage. Jay says to get several people lined up, so they'll be ready to go when you do need them. Right now, he and his wife have 45 private lenders (individuals) investing in them and lending them money for deals. They have between 7 and 8 million dollars just rotating between properties. Often, they'll refer to private money as “relationship money.” Jay makes his own rules. He sets the interest rates he's going to pay his lenders. And he's put together a powerful presentation called, “How to Raise Money for Your Real Estate Deals Without Asking for Money.” How to Talk to Your Lenders About a Deal Jay says he learned the hard way never to teach people about his private lending program and talk about a deal he needs funded in the same conversation. You have to separate those two, or you'll sound desperate. First, teach your program. Tell people you can put their money to work for them in 30 to 60 days. Then they're sitting there just waiting for you to give them an opportunity. Let's say Steve is waiting for Jay's call. When Jay finds a deal where he can put Steve's money to work, he calls Steve and says, “Hey, Steve. Great news! I can now put your money to work for you.” He tells Steve four things about the deal. “I've got a house under contract here in Newport. It's worth x amount of money, and I need y amount of money from you. We close next Friday. Wire the money to my agent. Here are the instructions.” Jay doesn't ask Steve if he wants to do the deal. Then he's just planted a seed in Steve's mind that he shouldn't do the deal. He just states it matter of factly. It's all in the positioning and your level of confidence. And of course you're confident. Of course it's a good deal. You wouldn't be doing it if it wasn't. After the first or second deal, when you've built up your track record, people only want to know two things: how much and when do you need it? Where Do You Find the Individuals to Loan You Private Money? Starting the conversation is one of the biggest hurdles, but the first hurdle you'll actually get to is: who do you ask? How do you find these people? There are three categories of lenders: your own contacts (the warm market) networking contacts in the community (your expanded warm market) existing private lenders (individuals who are already loaning money out) Make a list of people you're going to ask. Jay starts with retired folks, or people getting ready to retire. You can try a direct approach with this magic question: Do you have investment capital or retirement funds not paying you a high rate of return safely and securely? Or you can do an indirect approach, where you ask someone at work, at church, in your social organization, “Hey, do you know of some people who are sitting on a lot of money and would like to invest it in this really great opportunity with a high ROI and very little risk?” Jay talks about deals he's done, and often that person is like, “ Wow, how can I get in on that?” And right there you've got another lender. There's a lot of confusion out there around genetic testing during pregnancy. Who should get tested? When? Is it a cause for concern, or a harmless preventative measure? We talk about the different kinds of genetic testing you may encounter, what trimester you can get them, and what each one will tell you. Dr. Reddick also talks about why she is such a proponent of genetic testing for high-risk pregnancies and anybody else who wants to be prepared with knowledge about their baby. Everyone can be a good public speaker. Even Steve Jobs was supremely nervous at one of his first television interviews. From getting out of your own way, following a system for your speech and enjoying the journey, Toni give you the best top tips to improve your public speaking. You have to change your mindset and get out of your own way. Anything is possible if you get out of your own way. Even Steve Jobs was supremely nervous in his first live television interview but then skip forward to 2017, he is a polished public speaker. This is due to practice. These are top ten tips for improving your public speaking? Speak about something that you are passionate about. Something that you are an expert on. Your journey, your knowledge, or your life experiences whatever it is. It doesn't matter what you speak about only that you know it well and that you are confident in it. Know why you're doing it. It's really important that you have a purpose for your speech. Maybe it’s a requirement, maybe you have to sell something new, or a Facebook live video. You should ask yourself two questions: What is the purpose of my speech? and What value will I add to my audience? If you nail both of these things then you can’t go wrong. Follow a system for your speech. We use the pentagon model here. This includes six questions with differing percentages: 1) What is it that you are talking of? (5%) 2) Why? (30% of your speech) 3) Why that subject matter, and what benefits there are to the audience? 4) How (40%) this is the biggest section, the information bit but make sure it’s entertaining and intriguing. 5) What if? (15%) around the fears, concerns and how to overcome concerns as to why people should listen to you. 6) When? Is it a specific date of the speech or a future date. Know your audience. Focus your speech to those that will be listening. Even if the content is the same for your speech it needs to be angled to your audience. It needs to be fit for purpose for your audience, making it fun, entertaining almost a game. Practice, Prepare and Practice again. Have key points that you want to cover noted down. Prepare alone, in front of your peers, and in front of friends. Maybe even record yourself, to identify what you can do better, or what you do well. Start with the end in mind. Visualise how confident you will be, what the audience reaction will be at the end of the speech, the nodding of heads, engagement with your workshops. The previous five in the list are about the leg-work but it’s really important to visualise your success to be successful. Create the connection. Make your story connect with your audience. You could be one of many speeches that your audience has heard all day. You need to stand out and make the audience connect with you. You need that connection for them to buy into the information and/or product or service. Your focus is on adding value to the audience. Record Your Live Speeches. When you give the speech to a live environment, it is making sure it’s recorded. You can identify what has been successful and where you can improve as well as the audience's reactions. Even just an audio version. It’s important to note what worked really well. Write down at the end of each speech what worked, and what you would change afterwards. At the earliest opportunity when it is fresh in your mind as to what worked well and can be improved on. You can forget very quickly later in the day if you don’t write them down straight away. Enjoy it. Enjoy your speech, don’t focus on just getting through it, make sure you enjoy the connection with the audience, and focus on the benefits to the audience. In 2014 the so-called Islamic State blew up the Nabi Yunus mosque in Mosul, and tunneled under the remains in search of archaeological artefacts in the ancient Assyrian palace beneath. When IS was expelled from Mosul the tunnels were sealed off, but BBC Arabic cameraman Namak Khoshnaw, and journalist and former archaeologist Eli Melki, got permission to film inside the tunnels earlier this year. Are you asking your client questions? Are you asking the right one? Do you listen in client meetings more than you talk? If you want to land more agency clients, it’s time to start asking a lot of questions and identifying what your clients need, rather than just giving them what they think they want. In this episode, we’ll cover: Getting over the hump of hiring. Getting to the bottom of what the client really needs. What questions you should be asking every client. When is the right time to hire? Today I talked with Pete Polgar, partner at Clikz Digital which started just a mere 6 months before this interview and is already at a team of five. Pete brings a background of consulting with agencies struggling with operational problems. He sheds some light on those early struggles at Clikz Digital and walks us through the steps he has taken to overcome them and grow his agency. Getting Over the Hump of Hiring There is a high turnover in this industry. You need to stop hiring based on an immediate need and start hiring based on what your company needs in order to achieve long term goals. Ask a lot of questions Vetting your candidates better will allow you to hire people that make you and/or your agency better. Don’t aim to hire “mini-me’s” and instead find the “yin” to your “yang.” Pete is a frequent listeners of our show and recalls this episode where I advised listeners to “always try to be the dumbest person in the room.” And that’s what he has done whens it comes to hiring for his agency. He tells us we can accelerate agency growth by surrounding ourselves with people smarter than us. Getting to the Bottom of What the Client Really Needs As an agency, your #1 job is to be the trusted advisor your clients need in order to achieve their goals. They rely on your experience and expertise to guide them to the solution to their problem. The thing is, you have to be able to identify the right problems and start solving them. You can’t do this if you aren’t asking the right questions. Think: “What does the client actually need?” vs. “What do they want?” Keep asking “why?” and keep digging until you get to the root of the problem. Once you find the problem and its impact on the business, that is when you can present what the client actually needs, not what you want to sell them. Asking questions keeps the focus on the client, because, really, this is about them and not you. Learn their business, listen to what they tell you and take lots of notes. This will allow you to visualize the information. Pete’s uses his meeting notes to build a process flow that he can later share with the client. Clients are looking for a trusted advisor. They already made the choice to work with you, they don’t want to make more choices, so stop giving them so many. Be the expert. Know what their business needs and be able to tell them why. Then they will become your champion. In the beginning it is all about learning - don’t sell first, just learn. What Questions You Should You Be Asking Every Client Did I mention that you should be asking a LOT of questions? The types of questions are going to vary based on the client and the problems you start to uncover. But some good baseline questions are: What do you want? Where are you now? What is your struggle? Where do you want to be? Ultimately you need to just keep asking questions so you can drill down to the biggest problem. It’s that important. Pete likes to use a whiteboard and draw out a map as they are solving a client’s problem. He says to focus on one problem at a time to solve and nurture it to build trust with your client. Asking the right questions upfront also helped Pete start implementing a MAP (Marketing Action Plan) into his client engagements - which is something he learned from my podcast episodes on the 3 core elements of the agency sales process. When Is the Right Time to Hire? Learn from your employees. Find that one employee who is most resourceful, who is able to get things done quickly and do more with less. Then learn from them and incorporate that resourcefulness into your agency operations. Listen to your employees when they feel overwhelmed or frustrated, but don’t let them dictate resolutions… because their resolution is usually going to be to hire more people. With that, make sure you are hiring based on asking the right questions, figuring out what is needed and best for the company and using measurable indicators to justify the hire.

Bicycling and the Law Richard L. Duquette EP67 When Is a Turning Movement Illegal? Turning movements include 90-degree turns and lane changes. When done properly, they keep a bicyclist safe on the road. When is a turning movement illegal? Tune in! The Need for Safety The California Vehicle Code 22017 states that turning movement must be done with "reasonable safety." For that, the bicyclist must provide a signal before making a turn. Sometimes a car will speed up and try to catch up with the bicyclist. It is important for the bicyclist to protect himself and abide by the law when making a turn. Using Turn Signals for Protection Bicyclists should use turn signals. It is important to consider if a vehicle may be affected by the turn. Unfortunately, not all vehicles are paying attention when a signal is given. They could be busy texting, listening to the radio, or distracted. Nonetheless, Richard suggests to make it a habit to use turn signals for protection. Better Safe than Sorry Many don't use signals when riding alone on a road. When an accident has occurred, they often say they did not see a car. The California Driver’s Handbook suggests that the driver should give a signal even when there appears to be no other vehicle around. According to the Handbook, "The vehicle you don't see might hit you." It’s not based on age or commitment in the moment. It’s the conscious decision each and every day to love and make it work. Our challenge this week: Practice loving yourself. Take 30 minutes in the morning and write down all the things you love about yourself. Love yourself first, because it’s a slap in the face to the one YOU love when you believe you’re unlovable. Give yourself grace, and remember that today is a new day. Adam and Jeannie share unconventional but powerful ways to predict customer behavior. Can you predict customer behavior? We often look to past behavior to predict customer behavior for the future. However, we often have little past behavior to build from. Can we predict the behavior of new or future customers? The short answer is yes… “Past behavior is no indication of future behavior…or, is it?”- Adam Toporek One way to do this is with predictive analytics. But unless you’re a huge company, predictive analytics is not yet economically feasible. And while it can be valuable, demographic data is not sufficient for making truly informed decisions when creating future experiences. How can we know how customers will behave in the journey we’re putting in front of them if we don’t have enough data? You have more useful data than you think, so why not start using it proactively? “Customers more often drift away silently than storm out…”-Jeannie Walters No matter what little data and insights you already have, there are ways you can take them to the next level. Today, we’re discussing great ways to predict customer behavior with little or no history and without expensive software. Stop relying on demographics as your only option. In terms of techniques to drive sales, the most common one out there is the low-ball the price. Put it on sale, offer a discount, put out a coupon. And sure, it works. For awhile. Until it doesn't. See, low prices is really lazy marketing. And if you end up relying on it too much, it puts your business into a poor position. That said, there IS a good time to have low prices. There's a specific reason for them - and a specific context to them. In this episode of CBB - and part 2 of our series on setting your prices - we talk all about low prices. Neil, telling us things at CO3Neil McMillan is a postdoctoral researcher in the psychology department at the University of Alberta. Neil completed his undergraduate degree (a BSc(Hons)) in 2007 with Angelo Santi at Wilfrid Laurier University in Waterloo, ON and then moved on to graduate school at the University of Western Ontario. He completed his MSc and later his PhD (in 2013) under the supervision of Bill Roberts. We have something in common there as I did a postdoc with Bill Roberts back in the mid 90s.We talked about a few things in this episode, including my bizarre inability to remember Neil's name for like the past 3 years. Of course we talked science too. Neil is interested in spatial memory and so am I. That said, no matter what, timing keeps pulling him back in. He also is first author of a pretty cool review paper that you should check out.
