Over the years, I have spoken with many clients who really don't understand the process behind design. I think there are many beginner and mid-level designers that don't fully understand process, means and methods. If a client wants their projects completed quickly, they can always find a designer who will do it for them. It's their replacement who has to pick up the pieces. I can hear many of you nodding in agreement as I say this. It's the journey, like that of a runner. You don't decide to run a marathon, buy a pair of shoes and run it. There is a process. Holly, an experienced ultra-distance runner, shared her lessons learned from participating in challenging races, emphasizing the importance of strategic planning, determination, and experience. It was one of the first institutions on the West Coast dedicated to people with intellectual and developmental disabilities. Over the years, it expanded and rebranded multiple times, eventually being called the Sonoma Developmental Center. By the mid-20th century, SDC served thousands of residents with various disabilities. Brief History: Establishment: Opened in 1891, SDC aimed to provide care, education, and training to children with intellectual and developmental disabilities. Its creation was part of a broader, growing movement for social services and institutional care in the United States. Growth and Expansion: Through the early and mid-20th century, SDC expanded significantly, housing upwards of 3,000 residents by the 1950s. The center occupied a large campus with many buildings, including residential facilities, hospitals, workshops, and classrooms. Shift in Care Model: In the 1970s and 1980s, attitudes toward care for people with developmental disabilities began to change, emphasizing deinstitutionalization, personal rights, and community-based living. New policies led to a gradual decline in the resident population, as many were moved to smaller, community-based homes. Closure: The state of California announced in 2015 that it would close SDC, and in 2018, after over a century of operation, the center officially ceased residential care operations. Today, the future of the site remains under consideration, with discussions about repurposing the land for conservation and community use. Scandals and Issues: SDC, like many institutions for vulnerable populations, was not without controversy, facing scrutiny and criticism for several significant issues over the years. Abuse and Neglect: Numerous reports emerged over the decades about physical and sexual abuse, as well as neglect of residents. Inspections often revealed instances where residents suffered mistreatment by staff, including the use of excessive restraints and isolation. For instance, a 2012 investigation by California's Department of Public Health revealed widespread cases of abuse and negligence, leading to citations against the facility. Lack of Oversight and Poor Conditions: Inspectors and journalists frequently reported overcrowding, understaffing, and inadequate healthcare services at SDC. Conditions were often compared to those of other troubled mental health institutions of the era, highlighting the challenges of operating such large, closed facilities. Eugenics Practices: SDC was historically linked to California's eugenics movement, which sought to limit reproduction among people considered "unfit." Between the 1920s and 1950s, California's sterilization laws led to forced sterilizations at facilities like SDC, with many patients sterilized under the guise of preventing the transmission of "undesirable" traits. Financial and Operational Mismanagement: The facility faced criticism for poor financial oversight and ineffective administration. Reports of misallocated funds and irregular financial practices emerged, especially in later years, as government officials scrutinized state budgets. Legal and Regulatory Violations: The facility accumulated a record of non-compliance with state and federal regulations, including failing to report abuse cases to law enforcement. This negligence drew significant criticism from disability rights advocates and led to multiple lawsuits. The closure of the Sonoma Developmental Center marked the end of an era in institutionalized care in California. Today, the site is under deliberation for conservation and community development, and the future of the SDC property remains a point of active public and governmental interest.

Cost of Cars: When comparing how many miles people drive gasoline, hybrid and electric vehicles, 3-year-old gas cars are driven 12,813 miles a year while EVs are driven 20 percent less, or 10,256 miles. Plug-in hybrids are driven 12,199 miles, or 4.8 percent less than gasoline cars, while standard hybrids are driven 12,471 miles, or 2.7 percent less than gasoline models. Can't Relate: The notion that bots will one day be an adequate substitute for human contact misunderstands what loneliness really is, and doesn't account for the necessity of human touch. Young or Dumb: Consumers, especially the rich, are spending big on the colossal, growing longevity industry — spas, food subscriptions, gym memberships and pills.

In the Golden State, the median home price is $758,990, which is up nearly 24% from a year ago, according to The California Association of Realtors. Prices have hit a record high due to an explosion of demand, and people are purchasing homes faster than ever, says Andrew Khouri, who covers the housing market for the LA Times. When prospective buyers come to their appointments to view properties, many arrive with a pre-approved mortgage letter in hand, he says. “A homebuyer explained it to me as thinking it was kind of like speed dating. But you're expected to get married at the end of this right? And that's nerve racking for a lot of people.” He says some of the demand might be from first-time buyers who were tired of living in apartments during the pandemic.

Kenny was amazed to find that Tommy had learned all the songs well, so he hired him for his first gig. Funny thing is Tommy didn’t play lap-steel on the first gig; instead Kenny put him on Suit-case drum and symbol. Tommy did just fine, so Kenny gave him lessons on Banjo and Fiddle as well and he learned them at an astonishing rate. Kenny also loves Tommy’s vocals. He says “Tommy has a strong “bassy” voice with a “growl” that meshes perfect with my soprano vocals. The median price for a home hit $712,000 and shows little sign of slowing down. Low interest rates and limited supply of new homes seems to be fueling the price rise. At the same time over 650,000 Californians left the state in 2019 because of unaffordable housing and a heavy tax burden. California home sales had a robust February however fears of the ongoing covid-19 virus are expected to temper home sales in the coming months. Meanwhile the bond market continues its roller coaster ride as mortgage rates dipped slightly on Monday.
On the one hand, you've got President Trump and several members of his administration telling Americans that any potential for a widespread coronavirus outbreak here in the United States is minimal and they've got the situation well in hand. On the other hand, you've got officials at the Centers for Disease Control warning today that the spread of coronavirus here in the U.S. is "inevitable" and could dramatically impact daily life. So which one is it? The rapid spread of coronavirus across Asia has had a big impact on the Asian-American community right here in Los Angeles, affecting everything from travel to trade. And then there's the politics and conspiracy theories born from coronavirus, which are spreading almost as quickly as the disease itself. We'll go in depth on all of it. There were some signs last year that California's real estate market was finally cooling off; but those signs are now pointing in the other direction. I wanted to do something special this week and for the past few months, I have been listening back to past episodes starting with the very first episode of Convo By Design, recorded in early 2014 with artist. Since then, I have recorded over 300 individuals in one-on-one interviews, panel discussions, group conversations and project tours. The show has been all over Southern California. We have recorded from Palm Springs, Las Vegas, Phoenix, Tucson, the Grand Canyon, Marfa, Texas and Big Sky, Montana. Convo By Design has taken you to the Pasadena Showcase House for the Arts, Wattles Mansion, WestEdge Design Fair, WestWeek, Modernism Week, LA Design Festival, Fall Market and tours of homes with some of the worlds greatest and most talented creatives. I am not going to name them all here and of course, I can’t mention everyone but if you keep listening to the podcast, you will, at some point, hear from them again. I have scoured through past episodes so you can hear again from some amazing, interesting, thought provoking and wonderful people. We revisit moments with architects, designers, set decorators, musicians, chefs, makers of policy and others who are leading the way as it relates to the way we live. Before we get into this episode, I wanted to tell you why I do this podcast. I have been asked about the story in the past and I do love telling the story because this show was created using the ashes of one of my greatest failures. I am a brand manager by trade. After many years in brand development with companies like CBS and iHeartRadio, I was consulting for California Home and Design Magazine. After a lifetime loving design and architecture, I was thrilled to be working in the industry. At that time, I got the chance to produce my first design house called Small Space, Big Style. We had designers: Molly Luetkemeyer, Azadeh Shladovsky, Brian Patrick Flynn, Erinn Valencic, Christian May, Anette and Mary from Potted, a really amazing group. After the penthouse opened, we had events, parties, meetings, all kinds of really intriguing content. And I recorded not one moment of it. Sure, I have the leave behind books and a box of the issues showing the 12 pages of edit… and if you look for this design house, you will find two videos produced by the magazine. I remember feeling like all of this work went into a project and it just disappeared int the ether. That was in 2012. The design house closed in 2013 and I spent all of 2013 planning and working on Convo By Design. I had another podcast project prior to this one, but it wasn’t what I wanted. Further proof that our first concept or idea is rarely the final product. And along that same line of thinking, Convo By Design hasn’t stopped changing since the very first episode. Who should you hire - a solo person or a team? These are common questions we’re asked by homeowners here in Northern California, and today we’ll try to answer them. Steve of Universal Painting joins us today to share the ins and outs of painting your home.By the time Halloween rolls around, it’s too late to paint your home. The sun starts coming up later and setting sooner, so paint doesn't dry properly. We typically do interior painting from November to about the end of March and early April. The worst thing you can do is paint during the winter time because moisture is trapped in the colder months; when the warm weather returns, the first hot sun that hits your house will cause the paint to peel and crack. In other words, plan on having your exterior painted anywhere from April to the end of October!“Plan on having your exterior painted anywhere from April to the end of October! ”People are often curious about what they can do about dry rot. Typically, dry rot occurs when the people who built the house forgot to prime the back. When Universal Painting replaces wood, it’s primed on all four sides to prevent dry rot. An open piece of wood is like a sponge: it sucks in the water and then rots. Using good paints and caulking are helpful deterrents to dry rot as well.The first thing Steve and his team do before painting is powerwashing. Paint only sticks to clean surfaces. He and his team come out with two power washers and thoroughly clean the home. They then give it two full days to dry. Next, the team sands, caulks, and fixes stucco cracks before showing up with the whole crew the next day. Steve calls it “the big show” because he believes that the quality of the job rises when you have more people doing it. Bushes are draped and tarps are laid all around your house to ensure the only thing that’s painted is your home. Once the body of the home is painted, Steve’s guys hand-paint the shutters and more delicate areas of the home.Once Universal Painting has finished the job, they walk the property with the homeowner to ensure they’re 100% satisfied. Born in New York City, Lisa Neimeth was influenced early on by the multiples of objects and icons surrounding her, as a young collector. After college, Lisa returned to New York City, where among other things, she sold lemonade on the streets and studied ceramics in private sculpture studios. Creating art remained in the background while pursuing Social and Community work, another passion, throughout the five Boroughs. Traveling was key for her after receiving two Masters Degrees in Social Work and Urban Planning. She traveled extensively throughout Mexico, Central and South America where she was deeply influenced by color, texture and forms observed there. Lisa moved to San Francisco in 1994, drawn there by the open land, light and ocean. She continued doing Community Work while contemplating new relationships between materials in her sculpture work. In 1997, she gave birth to the first of 2 children - leading her to change her focus and to do art more full time. Capturing images and applying them to clay enables her to create a vision of whimsy and directed randomness. She now focuses mainly on creating rustic, yet refined tableware. She describes them as photographs of her observations transcribed onto clay and made to be used. They incorporate impressed vintage and found object imagery with hand-etched detailing. Her work continues to be influenced by her surroundings and travels and extended time she spends on her property in Northern New Mexico. She has been featured in the New York Times, Wall Street Journal, House Beautiful, Anthology Magazine, Food and Wine, C magazine, San Francisco Chronicle, Western Art and Architecture, Sunset, California Home and Design as well as multiple features in high profile design blogs.

Virginia San Fratello is an architect, artist and educator. Based in Oakland, California, she is a partner at Rael San Fratello Architects, and in their 3D printing research arm, Emerging Objects. San Fratello is also an Assistant Professor in Design at San Jose State University. She holds a Bachelor’s degree in Environmental Design from North Carolina State University and a Master of Architecture from Columbia University. San Fratello’s research focuses on the convergence of digital, ecological, and creative material explorations. Her research is applied through the design and fabrication of innovative buildings and their components, furniture elements and site specific installations that often look at inherent material resources and have embedded political consequences. Rael San Fratello was the recipient of Metropolis Magazine’s Next Generation Design Award for their Hydro Wall concept, a finalist in the WPA 2.0 design competition and winner of the Van Alen Institute’s Life at the Speed of Rail competition. Rael San Fratello was voted one of "10 to watch" by California Home and Design Magazine. Their work has been published in Metropolis Magazine, L’Arca, DOMUS, the NY Times, Interior Design Magazine, the Praxis Journal of Writing and Building, Make Magazine and MARK Magazine.
