The recent Note Closers Show episode featured Rick and Crystal Rumer, a dynamic Texas couple who've built a remarkably successful real estate investing business. Their journey, from corporate jobs to full-time real estate investors specializing in land notes, is a testament to hard work, strategic planning, and a healthy dose of Texan grit. Get ready for some serious inspiration – and maybe a chuckle or two!Rick and Crystal's story begins long before they became full-time real estate investors. Rick worked for JPMorgan Chase, while Crystal was in sales. Both had early successes with rental properties, but they initially dabbled in several real estate ventures before finding their niche. Their entrepreneurial journey mirrors many investor journeys, which often includes learning from mistakes, pivoting from one approach to another, and a fair share of trial and error. From Rental Properties to Land Notes:After leaving their corporate jobs, Rick and Crystal initially focused on fix-and-flip properties and wholesaling. They even considered purchasing hotels, a move that would have put them in a much more crowded market. But their most profitable ventures came from focusing on land. They realized that by purchasing larger tracts of land, subdividing them into smaller lots, and owner-financing those lots, they could generate substantial returns and achieve remarkable financial success. Their story reminds us that sometimes the most lucrative opportunities lie outside the typical investor's playbook.Key Takeaways from Rick & Crystal's Success:Rick and Crystal's success in land note investing can be attributed to several key strategies:Strategic Location: They focus on high-growth areas with strong demand for land, such as the Golden Triangle of Texas (San Antonio, Austin, and the surrounding areas), maximizing their returns.Long-Term Vision: They aren't afraid to make long-term investments and build relationships with investors and buyers. In the land note business, time is on the investor's side!Owner Financing: They utilize owner financing, making the deals more attractive to buyers and generating consistent cash flow.Teamwork: Rick and Crystal emphasize the importance of working together, leveraging their individual skills and strengths. This highlights the power of a strong business partnership.Effective Marketing: They rely on a combination of networking, referrals, and targeted marketing strategies to find new investors and buyers. This includes utilizing direct mail and a strong online presence.Embracing the Challenges:They share some of the common challenges and pitfalls faced by investors, including the importance of using private money, managing risk, and working with other investors and lenders, not just the buyers. Their experience highlights the value of carefully vetting potential partners, especially when dealing with large transactions. They provide several examples of when a deal went off the rails and how they navigated these challenges. Conclusion:Rick and Crystal's story is a compelling example of building wealth through real estate note investing. Their success underscores the importance of specializing in a specific niche, building strong relationships with investors and lenders, and creating a well-structured business model. Remember, even experienced investors like Rick and Crystal made mistakes along the way, highlighting that there's always room for improvement. Their story is filled with inspiration and serves as a reminder that perseverance, adaptation, and teamwork can lead to significant financial success in real estate.Watch the original VIDEO HERE!Connect with Rick & Crystal HERE!Book a call with SCOTT!Love the show? Welcome to Monsters on the Edge, a show exploring creatures at the edge of our reality in forests, cities, skies, and waters. We examine these creatures and talk to the researchers studying them.Joining us on this week's show:Samantha Ann, Universal Prospector. Collector of artifacts from time's past. She has studied under the advisement from the Geology Department at Texas A&M Kingsville. She has also been advised by professor Lambert from the Paleontology department at the University of Texas San Antonio. From pterodactyl eggs to dinosaur teeth, Samantha Ann finds and studies these objects with the guidance of her ancestors as she is spiritually connected to the divine realm of the no longer physically present. She praises her creator after every find and takes care of each individual object of history as if she knew the person that handled it. She has discovered a Petalodus Shark tooth predating the existence of dinosaurs by 500,000 years. Throughout her lifetime she has heard rumors of dinosaurs being nonexistent and has put her everything into disproving that claim. She performs digs every day and finds things that you can only read about unless you see it for yourself. In her opinion, every rock has a story and has been handled by someone at some point in time. It is her goal in life to give a voice to those who fought so hard to write down their experiences to acknowledge the way their existence was. So many people have tried to write down their stories and throughout time have been lost. She thrives to find these stories to share with the world and revive history with the way she reads it in stone.ILY – Samantha Annhttps://www.youtube.com/watch?v=RQTtsf-ezYEhttps://www.diaanitv.com/Click that play button, and let's unravel the mysteries of the UNTOLD! The Ferment Podcast - Conversations About Worship And Transformation
In this episode of The Ferment, Adam talks with Kurt Attaway about growing up in the Vineyard, meeting his wife at 4years old, and how his involvement with Fellowship of Christian Athletes evolved into a pastoral role at a local church. Kurt also shares about his career as a Marriage and Family Therapist, the role of humility and emotional health in healthy leadership, and the role of a leader in a healthy team. Kurt Attaway serves as the lead pastor of The Vineyard Church in Pearland, Tx. He earned a BA in Psychology from The University of Texas San Antonio, which he attended on a full athletic scholarship. Kurt's love for basketball opened doors to have a great career as a D-1 point guard. Playing in the NCAA Men's Basketball Tournament (aka March Madness) will always be a lifelong highlight, even if they lost to Stanford in the first round. Playing hoops at UTSA paved the way for Kurt to participate in and lead Fellowship of Christian Athletes, and God used those years to redirect his heart toward vocational ministry. In 2007 Kurt and his wife Lauren moved from San Antonio to join the staff at The Vineyard Church Pearland. In 2012, he completed a Master of Arts in Marriage and Family Therapy from University of Houston Clear Lake, and spent 10 years being trained and practicing as a clinician. In February 2020, he stepped into the Lead Pastor role after serving on staff as the Associate Pastor for almost 12 years. Kurt has been married to his wife Lauren since 2006, and they have four children. They love the city of Pearland and the growing community at The Vineyard. Beyond the local church, Kurt has served in some national roles with Vineyard USA: currently on the Multiply Vineyard Team.

Dharam Kaushik, MD is a urologic oncologist who does big time cancer surgeries. He is also a researcher and educator at the University of Texas San Antonio where he runs the urologic oncology fellowship program and leads the kidney cancer research program. Despite an upbringing in India and early exposure, he only recently picked up yoga as an outlet for wellness in his life. We explore yoga and mindfulness as strategies to combat burnout and stress at work, but expand the discussion to other forms of physical activity that can improve our surgical well-being. During the COVID pandemic, Dharam was certified as a yoga instructor and now expands his practice to healthcare workers at UT San Antonio – offering free classes to any employee or student who is interested. And he doesn't take it easy on them! He talks and teaches about suffering and struggle in a yoga class as a great metaphor for surgery and life. I love talking with Dharam and I hope you do too. If interested in a yoga class or experience at a urology meeting, please find Dharam or I and join us or we can help to set it up. And stay tuned for some bonus content! Dharam will take us through a breathwork exercise that you can use anytime to prepare for surgery, destress, or as part of your mindfulness routine.
First in-person guest! I'm joined this week by Lee Wright, Campus minister with Reformed University Fellowship (RUF) at the University of Texas San Antonio. Lee shares his experience with reformed tradition, campus ministry, and ecumenical fellowship.
Nico Iamaleava is the nation's top freshman prospect, and he may be the most-anticipated Tennessee Vols signee in many years. He's enrolled and will participate in spring practice. But should Tennessee fans expect Iamaleava to start as a freshman? Should they prefer he doesn't? On today's episode, hosts Blake Toppmeyer and Adam Sparks reassess the Milton-Iamaleava debate and explain why Milton retaining the reins may be most beneficial to the Vols and Iamaleava. Peyton Manning, Casey Clausen and Erik Ainge each started as freshmen, but they endured growing pains. Giving Iamaleava the keys may result in this season becoming a rebuilding-year bridge into 2024. An opening stretch of Virginia, Austin Peay, Florida and Texas-San Antonio provides Milton a runway for a blistering start. And Milton delivering a strong September wouldn't be bad for Iamaleava, either. Milton playing well means keeping the pressure off of the freshman and allowing Iamaleava to grasp Heupel's offense throughout the year while entering as a reserve in lopsided victories. Milton playing well while Iamaleava earns seasoning as a backup sounds like the ideal win-win-win. Also in this episode, we take a look at UT's 2023 recruiting class and Josh Heupel's new contract. With the holidays upon us, I wanted to do an episode on how to make the most of them. While I started to go through the things to destress, I realized that, truly, the one and most important thing to focus on is presence over presents (and busyness and rushing and chaos that can take us out of the moment). To optimize our presence, we need to be mindful. Therefore, I knew the best episode this week was with mindfulness expert Claudio Barrientos. Listen to today's episode to learn more about how to bring mindfulness into your own life to make the most of the holidays. In addition, I do have a guide about how to make the most of the holidays: 1. Check out this resource: https://drcarolinebuzanko.com/holidayguide/ 2. Listen in on my other podcast, Parents of the Year, where my husband and I talk about making the most of the holidays as a family. https://apple.co/3du8mPK About Claudio Barrientos: Claudio was raised in Spain and Connecticut. He is an avid traveller with an endless curiosity of people, culture, food, philosophy, and psychology. He received his undergraduate degree in Philosophy & Theology from University of San Francisco, and his master's degree in Social Work from the University of Texas San Antonio. Currently, Claudio is a Licensed Master Social Worker. As a therapist, Claudio's approach is informed by both his personal practice of mindfulness meditation and his desire to make mindfulness relatable to anyone seeking relief from the daily stressors of life. Claudio's path in the helping profession began in 2010 when he became a certified Mindfulness Instructor. Since that time, he has been on a mission to integrate his education in mindfulness with therapeutic interventions such as Dialectical Behavior Therapy (DBT), Mindfulness-Based Cognitive Therapy (MBCT), and Acceptance and Commitment Therapy (ACT). Claudio has worked with adolescents and adults in a DBT Intensive Outpatient Program, provided mental health services in Spanish to unaccompanied minors in the Office of Refugee Resettlement, and taught mindfulness to thousands of people across boardrooms, classrooms, and the general public.

Join Dr. Jeffrey Gladden and Shannon Malish, the founder and CEO of Brain Frequency Center as they discuss this cutting-edge treatment. Shannon Malish is an LCSW-S and has a master's degree from the University of Texas-San Antonio in Social Work with an emphasis in addiction counseling. With a personal connection of losing her younger sister to anxiety and depression, Shannon began her Master's in Social Work, which ran 12 inpatient centers in 3 different states. Her dedication and passion for helping people heal by putting the patient first further spurred Mrs. Malish to open an inpatient/outpatient facility unlike any other in its specialties of trauma, drug addiction, and mental health. In this episode, they delve into the use of magnetic frequencies to help balance the brain; the big takeaway that there is another way to treat many disorders, and it is a much kinder way. Moving on, Shannon also mentions how durability is incredible, that people don't need to keep coming back and that there is a real solution to problems for some of the sickest people. Do you know that you don't need to wait to get the help you need? Do you know there is still hope and you can feel joy again? Listen to hear more. Listen to this episode to learn about making a hundred, the new thirty, and living beyond 120! Steve brings up using magnetic frequency to help balance the brain. (0:43) Dr. Gladden shares how he met Shannon at a conference and reviews her profile. (0:50) Dr. Gladden talks moving the mental health space from subjective to objective measurement. (2:05) Shannon states that substance abuse is just a symptom of a mental health issue. (3:50) Shannon goes over her experience, talking about her need for education. (5:18) Dr. Gladden asks about going deeper into hammering the brain. (7:24) Shannon explains what people experience with the hammering effect of the TMS. (9:21) Shannon poses the question that drove her to this point: What happens when we balance the entire brain? (11:29) Shannon talks about how they look at the response when their brain is firing, how it is firing, and their basic electrical signature. (14:50) Shannon clarifies that if a person does not sleep well at night, they may not get a good read. (17:30) Shannon elaborates on how they can see the patterns in the brain and reverse them. (19:39) Shannon details how the EEG tells us how the brain functions. (21:27) Shannon says a small group of people can get a slight headache after treatment. (23:25) Shannon emphasizes that brain frequency treatment does not change your personality. (24:41) Dr. Gladden describes the treatment as exercise for the brain and how you need recovery time. (28:10) Shannon speaks about how the treatment fills a gap in the story about what is going on. (30:32) Dr. Gladden brings up that substance use disorder's recidivism or recurrence rate is really high. (34:10) Shannon adds that if someone has been using for an extended period, they may not have daily coping skills. (37:09) Dr. Gladden asks Shannon how soon after a concussion one can start therapy. (40:00) Dr. Gladden wants to know if brain frequency can help those who want to tune up their brain. (42:48) Shannon talks about how there are some clear indicators on the EEG of women going through menopause. (47:13) Shannon mentions how most people get sleep disorders which then turn into depressive disorders. (51:04) Dr. Gladden states how brain frequency gets you there faster than neuro-feedback. (55:14) Dr. Gladden clarifies that Gladden Longevity is not set up for pediatric per se but is more prepared to handle older kids.
