I příští rok budou Češi kupovat byty „za nesmysl“, říká hypoteční expert Libor Ostatek. Byty mohou zdražit o desetinu, předpovídá. Drahé bydlení dělí společnost, řekl v podcastu Ve vatě.Více zdražovaly starší byty, zvláště v panelácích. „Novostavby víceméně stály. Developeři v minulých letech výrazně nezlevňovali, spíše nabízeli parkovací místa nebo kuchyňské linky zdarma. A čekali, až trh doroste do cen, které měli v cenících,“ řekl v podcastu Ve vatě Michal Pich, jednatel realitního serveru RealityČechy.Češi si během energetické krize uvědomili, jak jsou starší nemovitosti energeticky náročné. „Zanechalo to u nás stopu. Buďto ten byt skutečně dostanu do daleko lepší energetické třídy, což není vůbec levné, anebo si koupím energeticky úsporný byt. Kvalitní byty, které už se staví alespoň v béčku, to je ta druhá nejúspornější kategorie, ideálně v áčku, si cenu drží a to je vidět u developerů,“ všímá si Libor Ostatek, zakladatel Golem Finance a hypoteční expert Broker Trust.Zájem o vlastní bydlení ale přes vysoké pořizovací ceny i stále dražší hypotéky neutuchá. „Poptávka je obrovská, to znamená, že není vyloučeno, že se budou kupovat „za nesmysl“ v příštím roce i byty málo energeticky úsporné,“ odhaduje Ostatek.Trh s nemovitostmi je vybrakovaný, což také tlačí cenu vzhůru. „Když nabídku srovnáme s rokem 2012, a už tehdy jsme říkali, že je trh vyprodaný, tak je zhruba čtvrtinová,“ podotýká Ostatek.Chabou nabídku v inzertních rubrikách dokládá i Michal Pich z realitního serveru RealityČechy.  „Aktuálně je u nás zhruba 35 000 nemovitostí, to je zhruba třetina toho, co před 12 lety. Spoustu investorů si uvědomila, že nemá cenu prodávat nemovitosti, drží je.“Češi totiž nemají k investici do „cihly“ moc alternativ. Posílat peníze do investičních fondů či kupovat akcie se teprve učí. Nemovitostí zároveň řadě domácností slouží jako zajištění na stáří.Jak zdraží byty?Cena průměrného sedmdesátimetrového bytu o dispozici 3+1 v listopadu poprvé v historii překročila pětimilionovou hranici. Přesto se byt se v nabídce dlouho neohřeje. Na trh se vrátili lidé, kteří nákup dlouho odkládali. „Aktuálně trvá doba od zadání inzerátu po prodej 2,5 měsíce. Záleží na tom, jestli to je třeba garsonka, po které jsou velké poptávky, nebo se jedná o nějaký dražší dům, který si zájemce hledá delší dobu,“ upozorňuje Pich.I v roce 2025 půjdou ceny bydlení nahoru. Co se na realitním trhu bude dít, naznačují obvykle ceny starších panelákových bytů na severu Čech či Moravy. Ty aktuálně mírně zdražují. „My je bereme jako pomyslný indikátor, i teď přesně reflektují, co se děje. Růst cen tam je ale velmi pozvolný. Nejsou to žádné skoky. Bavíme se opravdu v řádech procent, ne v desítkách procent.“Podle optimistického scénáře, který namodelovali experti Golem Finance, porostou v příštím roce ceny bytů o 3 %, je ale málo pravděpodobný. Podle negativního scénáře zdraží o 15 % a podle realistického modela zhruba o desetinu. „Realisticky bych odhadoval růst cen nemovitostí 10 %. Pokles cen hypoték bych věřil, že bude kolem 0,6 %. A příjmy porostou v průměru o 5 %,“ vypočítává Libor Ostatek.Přes rostoucí zájem o nemovitosti, který dokládají i data z hypotečního trhu, prostor na vyjednávání o ceně v realitních kancelářích podle Michala Picha stále je. „Určitě doporučuju po jakékoliv prohlídce se s makléřem potkat znovu. Probrat všechny technické věci, i ty právní, otevřít i téma výše kupní ceny. Ve standardním procesu je stále ještě možnost se na ceně domluvit.“Výše slevy je individuální, záleží i na tom, jak rychle potřebuje majitel nemovitost prodat. „Já bych to zkusil pocitově. Když uvidíte nemovitost třeba za 5 milionů, začal bych někde na čtyřech, čtyřech a půl. A i kdyby to skončilo někde na 4,8, nevadilo by mi to,“ doporučuje v podcastu Ve vatě Pich.Přivřete oči a kupte, radí expertČekat, až byty zlevní, by kupující mohli do nekonečna. „Pokud vám srdce říká, to je bydlení, kde chci být, to je ten domov, nečekejte, trošku přivřete oči, ale vezměte to. Zbytečně bych nespekuloval na ceně, aby se nestalo, že vám byt uteče. Je možné, že byste si třeba za půl roku sjednali financování za lepší peníze, ale nebude problém tu hypotéku refinancovat,“ radí Michal Pich.Dostupnost bydlení je už několik let neúnosná, míní Libor Ostatek. Takový růst cen nemovitostí podle něj nemůže trvat do nekonečna. „Spějeme k nějakému zlomu na trhu nemovitostí, který může nastat v řádu let. Nemyslím si, že je to záležitost příštího roku, ale jakmile se stane nějaká významná událost na finančních trzích nebo možná i geopolitická, tak ten zlom nastane. Nic neroste do nebe.“Už devatenáct měsíců se hodnota Indexu dostupnosti bydlení drží kolem 60 %. „Domácnost musí ze svých čistých příjmů vydat 60 % na oltář toho, aby si mohla koupit normální průměrný byt, řekněme, 3+1, kolem 70 m²,“ řekl Ostatek.Nedostupnost bydlení se stává závažným společenským problémem. „Rozdělili jsme se na dva tábory. Na ty, kteří už něco vlastní, něco nabyli. A ti jsou samozřejmě rádi, že cena nemovitosti stoupá. „Developeři jsou v situaci, kdy se vůbec modlí, aby dokázali nemovitost zkolaudovat, natož získat povolení. Myslím si, že tu bude mnoho soudních dopadů,“ říká majitel developerské společnosti Domoplan Tomáš Vavřík.Developerská a investiční společnost Domoplan vznikla v Brně, ale za 14 let své existence dávno překročila hranice nejenom regionu, ale i země.Staví v Chorvatsku, Srbsku a připravuje se na vstup do Rumunska. „V této chvíli začínáme stavět zhruba 100 bytů v Záhřebu, v Srbsku pak stavíme byty přímo v Bělehradě,“ popisuje zakladatel společnosti Tomáš Vavřík s tím, že obě země mají velký developerský potenciál i pro dalších deset let. „Samotná výstavba a povolovací procesy jsou tam mnohem rychlejší. U nás jsme nejrychlejší projekty schvalovali šest let, někde jsme ale dělali stavební povolení i 11 let. V Chorvatsku vyřídíte povolení během roku a můžete stavět,“ říká Vavřík s tím, že právě i toto se výrazně promítá do koncové ceny.Agenda. Developeři v Česku začínají stavět. Žene je rostoucí poptávka po bytech, kterou způsobují levnější hypotéky. Podle šéfa JRD Jana Sadila jsou ale pomalé povolovací procesy stále problém. Situaci by mohl zlepšit nový stavební zákon.Po dvou letech, kdy developeři kvůli drahým hypotékám otáleli, se situace na trhu mění a firmy začínají stavět.„V minulých letech se stavělo i prodávalo málo. Developeři i realitní makléři vyhlížejí v tomto roce zlevnění hypoték a oživení trhu s nemovitostmi. Projekty v přípravě, stejně jako se to v posledním roce děje v hlavním městě, odkládají na neurčito a čekají na lepší časy.„Situace je velmi podobná ve všech aspektech tomu, co aktuálně pozorujeme také v Praze. Developeři odkládají bytové projekty a myslím si, že v určitém okamžiku budoucnosti dojdeme do bodu, kdy bude na trhu nedostatek nabídky a převis poptávky,“ říká v rozhovoru pro SZ Byznys Dalibor Lamka, předseda představenstva developerské společnosti Trikaya. Firma tak chce snížit svou závislost na dodávkách materiálů.Developeři a stavební firmy brzdí, ostravská společnost HSF System přesto hlásí rekordní tržby a letos čeká další nárůst. Nenápadná společnost z Ostravy totiž sází zejména na průmyslové stavby, a tam zatím žádná brzda nepřišla.„Logistika stále jede, a skladové prostory jsou proto stále potřeba. Jsem příjemně překvapen, že situace ve stavebnictví – alespoň v tom segmentu, kde se pohybujeme – je standardní a hospodářský výsledek je podle plánu. Vidím to pozitivně,“ říká v rozhovoru pro SZ Byznys Jan Hasík, ředitel firmy s tím, že za loňský rok dosáhla firma obratu 2,6 miliardy a letos by měla čísla atakovat 3 miliardy. „Momentálně máme nasmlouvané zakázky pro letošní rok zhruba za 1,5 miliardy. Trh s novými byty v Praze zamrzl. Developeři se poprvé dostávají do situace, kdy mají stavební povolení, ale výstavbu odkládají. Podle majitele Central Group Dušana Kunovského se prodává o 60 procent méně bytů než dříve.Developeři zažívají šok. Poptávka po bytech - v minulosti nejvíc nedostatkovém zboží v Praze - nyní padá. Některé projekty se proto odkládají či posouvají. „Poprvé jsme se dostali do situace, že máme něco povoleného, ale ta poptávka se zpomalilo natolik, že jsme odložili výstavbu ve dvou lokalitách, což je asi 700 bytů,“ říká v rozhovoru pro pořad Agenda Seznam Zprávy majitel společnosti Central Group Dušan Kunovský. Zatímco v minulosti byla naprostá většina bytů vyprodaná ještě „z papíru“, tedy v průběhu výstavby, teď už tomu tak není, popisuje současnou situaci Kunovský.„Za poslední půl rok se trh hodně změnil, hodně zpomalil, protože pokud jsou hypotéky  třikrát dražší, než byly ještě nedávno, logicky spousta lidí vyčkává. Je to odložená poptávka, trh výrazně stagnuje a v současnosti  se prodává zhruba o 60 procent méně bytů než dříve,“ říká v Kunovský. Agenda. Ve výstavbě obnovitelných zdrojů energie, tedy jak solárů tak větrných elektráren, Česko jednoznačně zaspalo. Nyní už nedoháníme vyspělé západní země, ale už i třeba Polsko nebo Rumunsko, říká ředitel Solární asociace Jan Krčmář.Energetická krize naplno dopadá na celou Evropu včetně České republiky. Kvůli ruskému napadení Ukrajiny a následným sankcím Moskva bojkotuje dodávky svého plynu a Evropa se snaží od tohoto zdroje radikálně odstřihnout. Je totiž nejen nejistý, ale hlavně peníze za nerostné bohatství financuje agresivní ruskou politiku. Ceny plynu a s ní i elektřiny tak stoupají k astronomickým sumám a všechny země se potýkají s problémem nejen jak výdaje zaplatit, ale kde vůbec zdroje energie vzít.Právě proto zažívá nebývalý boom sektor obnovitelných zdrojů, který by potíže mohl alespoň pomoci vyřešit.„Bohužel, v této oblasti jsme zaspali,“ řekl v pořadu Agenda SZ Byznys ředitel Solární asociace Jan Krčmář. Jako hlavní problém a brzdu ve výstavbě solárních ale i větrných elektráren vidí především byrokracií. „Naprosto klíčové jsou v tom povolovací procesy. Nyní je prakticky nemožné postavit větší věrnou, ale i solární elektrárnu“ říká. Developeři kteří by rádi takovou stavbu uskutečnili, podle něj musí čekat na potřebná razítka i roky a raději proto odcházejí do zahraničí. Agenda. ČNB se snaží hasit požár, který neexistuje, říká exbankéř Radovan Vávra k resuscitovaným limitům na hypotéky. Centrální banka na jaře zpřísní omezení, kolik smí komu banky na byt půjčit. Ceny to podle Vávry nakrátko vyžene nahoru.Od dubna příštího roku začnou platit drsnější pravidla pro udělování hypoték. Přechodného období využijí podle exbankéře Radovana Vávry lidé k tomu, aby si hypotéku sjednali za stávajících, mírnějších podmínek.„Banky budou mít teď žně. I developeři a ti, kteří prodávají nemovitost. Vytvoří se hrb, kdy ceny nemovitostí zase vystřelí. ČNB pod kotel mocně přiložila,“ říká v aktuálním dílu podcastu Ve vatě.Příští rok ale růst cen bytů zvolní, nikoli ovšem díky regulaci centrálních bankéřů. „Jestli něco zbrzdí ceny nemovitostí, tak to bude náš mizerný hospodářský růst. Budeme rádi, když příští rok porosteme ubohými dvěma procenty,“ míní Radovan Vávra.Žadatel o hypotéku bude muset od dubna povinně projít třemi limity. LTV, DTI a DSTI upravují, na jakou část nemovitosti si smí klient půjčit, kolik si smí vzhledem ke svému ročnímu čistému příjmu celkem vypůjčit a jakou část platu může měsíčně na splátku vydat.Ti, kteří podmínky nesplní, si podle Vávry půjčí za vyšší sazby jinde. „Tahle překážka nikoho od životního rozhodnutí pořídit si vlastní bydlení neodradí. Jen proces zkomplikuje, zdraží a zvýší riziko,“ říká investor.Co podle něj některé klienty naopak odradí, je další růst cen bytů kvůli vyšším cenám materiálu i energií. „Developeři v Praze drží stovky bytů a nevědí za jakou cenu je mají nabízet, protože nevědí, za jakých nákladů je dokončí. Jen všichni víme, že budou dramaticky vyšší. Byt, který stával sedm milionů, bude stát devět. Okruh zájemců bude menší. To způsobí krátkodobé ochlazení,“ myslí si Vávra.Podle Vávry si banky hypotéky ohlídají samy. Český trh hypoték je totiž podle něj „superbyrokratický, supersešněrovaný a superzanalyzovaný“. Hypotéku nedostane každý, jako tomu bylo před velkou krizí v USA.„Problém chronického selhání nepamatujeme. Jen úvěry převedené z komunismu. A úvěry poskytnuté v 90. letech na privatizace. I když se ekonomika zmítala na kapačkách, lidé nerušili ani financování auta a to je daleko před financováním bytu. Jsme Mitteleuropa, tady se banky berou vážně a dluhy se platí,“ říká v podcastu.Začnou se i v Česku poskytovat úvěry na několik generací? Terrence Jennings is a former London 2012 Olympics Bronze medalist. He is a coach in the World Class Athlete Program, an initiative of the US army that helps athletes to focus on training and represent the United States at international competition.He started to compete very young and make it to the Youth United States National Team.He is very passionate for the sport, he shares with us some important moments of his career and how he still enjoys training, coaching and watching videos to learn.He has learned from amazing taekwondo masters and coaches like Patrice Remarck and Juan Moreno, in the interview he talked about them and how they helped him to grow in taekwondo.Every taekwondo journey starts with the first classTerrence Jennings was a very active kid. So, when he saw an ad of a new local martial arts school showing a ninja turtle he was immediately attracted to the sport. And since the first class he loved all the flashy movements of taekwondo.He loved playing different sports, like football, basketball and soccer. But he mentions that in team sports there are always things that you can't control because you depend on others.Just one chance to break the boardTerrence's first instructor was very strict. When you were at a belt testing and you had to break a board you only had one chance. Terrence remembers a class partner who in his belt test failed to break the board. Everybody thought that he would have another chance, but no, the instructor made him to wait three months more to do the test again and reattempt to break the board.Terrence reflects that sometimes you don't have a second chance. And you have to do your best when you have the chance.First competitionsTerrence remembers that at first his school was more focused on point sparring.In one of his first competitions he was disqualified for excess of contact, although he was a child he felt disappointed. He thought that maybe that was not the right activity for him.After a while the school started to focus more on Olympic taekwondo and that's how Terrence was introduced in what later would be his way of life.Terrence's first competition was when he was a green belt. His parents drove him one hour to the place of the tournament in Maryland.As in many children tournaments he remembers that the only thing he did was kicking.He went to the middle of the ring and when the fight started it was just one minute of continuous kicking by both sides. No checking or feints, not moving, just kicking until the coach told him to stop.Making a teamEarly in his career he met Coach Patrice Remarck, a two time World Medalist from Ivory Coast who was studying at the University in Washington DC and started to coach in Terrence's academy Olympic style taekwondo.None of the students really know what exactly was Olympic taekwondo, they just followed the instructions of Mr Remarck.One of the strategies that coach Remarck did was to bring the team atmosphere into the dojang. With warm ups, uniforms and behaviour that gives the children that sense of being part of something bigger.Coach Remarck was very strict about earning the right to use a National Team uniform. You could not just put the USA letters in your uniform because you were not allowed to train with that dobok unless you were already a national team member.That is a great motivation, to earn the right to use your country's name in your uniform.Under coach Remarck guidance Terrence's career started to go upwards, he made it to the Junior National Team and started to compete internationally. Before ranking tournaments coach Remarck encouraged his athletes to go to international events like the French or Belgium opens in order to gain experience from fighting the best athletes in other countries.A hard decision and the London 2012 Olympic GamesAn interesting point of the interview was the decision of changing his training place pursuing his dreams.Having an elite coach was a blessing for Terrence's. It allowed him to compete internationally and to be one of the top athletes of the USA. But in order to pursue his dream of going to the London Olympics and to win a medal he had to make some difficult decisions.In a combat sport at an elite level you also need to train with partners that challenge you all the time. That was why he moved to Miami to train at Peak Performance with Coach Juan Moreno who had one of the best teams in the country.Coach Moreno even found him a job to help him to afford his stay in Miami. So he worked at a warehouse starting at 6am and then he just moved to train, every day.But hard work pays off. Under Master Moreno's guidance Terrence won a bronze medal at the London 2012 Olympics. What Is Intuition and How Do You Get in Touch With It? As described by Angela in her book, intuition is the inner voice that helps direct you towards your purpose. By listening to it and following it, you can begin to create a life that is in line with your passion and purpose. Your life flows. You are seemingly in the right place at the right time and opportunities appear to drop into your lap. You cannot be swayed by others. Listening to your intuition allows you to become the leader of your life and connect with your mission and true purpose. Intuition is an innate intelligence that we are all born with, but because our rational society discounts it in favor of reason we are taught to not listen to it; to not trust what it is telling us. As we grow into adults our intuition becomes dimmer and dimmer to the point where most of us are not in touch with it at all. In addition to the rational mind blocking your intuition, fear of being wrong, over analyzing and trying too hard are sure-fire ways to keep your intuition at bay. The good news is you are able to reawaken the connection to your intuition. In her book, The Intuition Principle, Angela points out that one of the hardest parts about getting started reawakening the connection to your intuition is that you don’t recognize its presence. It is not a booming loud voice or a physical force pulling you in one direction or another. It is quiet and subtle. Some people experience intuition as a feeling, others a gut reaction, others will see images or have a dream, others hear an actual voice. As you go through the process of reawakening your connection to your intuition, become familiar with how it communicates with you. One of the best ways to reconnect with your intuition is to meditate. When your mind is calm and quiet it is easier for you to experience your intuition. According to Angela, the benefits of meditation can be gained from only practicing 15-20 minutes a day and she outlines in her book very practical, down-to-earth meditation techniques that anyone can follow. Developing your connection to your intuition is similar to developing any skill. It might seem cumbersome at first, but with practice the intuition within you will more easily come to the surface and your life will begin to flow in a way that is in line with your authentic purpose.
