He has been directly involved in senior living projects throughout the United States, South and Central America, Europe, Africa, and Asia and specializes in providing strategic analysis, acquisitions, development, education, and operations advisory solutions for an aging planet. He is currently the Managing Director for Active Living International, an internationally focused senior living advisory firm, as well as Strategic Advisor for CiminoCare, a California-based middle market senior living operator.  Eckstein's senior living experience began in the nascent days of senior housing. Key Takeaways A career in senior living and aging services is impactful because of the ability to make a difference in people's lives for a few years rather than a few days in a hotel or resort. There are incredible opportunities, but the industries don't market themselves well. Active adult (55+) communities serve a younger age bracket needing minimal care. The category overlaps with wellness real estate and intergenerational housing. Independent living adds care services and attracts people in their late 70s and 80s. One of the biggest problems in the active adult housing market is residents don't want to leave as they age and need higher levels of care. In the United States, you can't push people out legally. The biggest challenges in senior living are related to management, leadership, training, and culture. They are intricately related. The silent generation and baby boomers are focused on wellness and technology, so senior living communities are incorporating Centers for Healthy Living with massage rooms, fitness equipment and aging-related retail. Most communities offer telehealth post covid, and some offer a tech concierge. The most important questions to ask an assisted living community before signing on the dotted line include the turnover of team members and the training they receive, the flexible (or lack of) of the dining options. Dining is the major issue beyond care.

Jeannie founded Funding U to provide a responsible loan option for academically achieving, low income students who needed last gap funds to complete college, but for whom the only available options were high interest rate credit cards. Her drive to solve this problem came from a decade of working in education nonprofits in Atlanta and an understanding that a mother's education level holds the single strongest correlation to outcomes of infant mortality, child literacy, household employment and income, and likelihood to live in poverty. Today, Funding U has originated $42M in affordable student loans to more than 4000 academically achieving undergraduates, 40% of whom are from families with income of $40,000 or less, and 60% are first generation 4-year college students. In 2020, the Company launched a Platform as a Service product, “Powered by Funding U,” which provides end to end data and technology solutions for organizations that want to provide outcomes based, income share repayment loan options for low income or other marginalized Americans. Funding U has raised ~$80M in equity and debt financing from investors including Goldman Sachs, Mackenzie Scott and Deciens Capital. Prior to starting Funding U, Jeannie was the first employee of the Atlanta Girls' School in Atlanta, Georgia, where she acted as Founding Director of Admissions. She then became Director of Development for Literacy Action and then worked for the Rollins Center for Early Literacy at the Atlanta Speech School as a Strategic Consultant. She is a currently a Trustee of Atlanta Girls' School, served on the Emory Board of Visitors from 2017 to 2019, was a Founding Board Member of Girls on the Run, Atlanta, 1998-2001, and was the first alumna trustee of The Lawrenceville School, Lawrenceville, New Jersey, 1994-1996.Jeannie is a graduate of Princeton University, where she obtained a B.A. cum laude, in English Literature and American Studies. She has launched three other successful ‘startups' - her children, Anna, Peter, and Robert - ages 22, 21, and 18. Show Notes In this episode, Will Bachman explains how independent consultants can set up and use a paid CRM system.  While a spreadsheet is a great place to start when setting up a CRM system as it is free, and can help you understand which features of a paid system you would like to have, Will explains why, at one point,  you might want to upgrade to a paid CRM system, and how CRM systems offer advantages over spreadsheets when tracking contacts, opportunities, and projects. Advantages of a CRM System over a Spreadsheet One advantage is that you can add documents to the categories mentioned in the previous episode: contacts, company and/or opportunity. Other features can include the ability to add notes from discussions to  keep track of customer interactions, automated reminders, and tracking customer feedback.  The CRM system provides the ability to attach documents, such as resumes for potential subcontractors, and add notes from conversations. It also allows for a photo of the contact to be attached, as well as other fields like name, title, employer, education, location, and LinkedIn profiles. Custom fields can also be created to track newsletters, gifts sent and received, and who introduced you to the contact.  Will explains how CRM systems sync with the user's emails and the contacts' emails, making it easier to track emails from multiple addresses.  Using a CRM System for Opportunities The CRM system also allows the user to track and easily see all the project opportunities associated with your contacts. Additionally, the user can tag contacts, opportunities, and projects with an  industry tag, or functional tags, or skill-based or discreet defined tags, making it easier to categorize and track these elements. Using a CRM system to Manage Tasks Using a CRM system has several advantages. One of these is the ability to easily manage tasks. This can be done by adding task tags to contacts or projects and then viewing them all in one place, whether that is to follow up with a contact or submit a proposal, and you can easily mark them as done or change dates etc.  Another advantage is the ability to easily manage opportunities. It is possible to have a visual view, with columns for the status of each project, and have the ability to drag and move the tiles. A third advantage is the ability to customize the names for the stages of an opportunity. These stages include identified opportunity, completed context discussion, submitted proposal, and finally whether the project was ‘lost'  or if it is ‘1 Active', or ‘1 Completed'. Additionally, when a project is moved from one stage to another, a pop up will appear asking for the reason. You could also add other stages such as ‘On Hold' to remind you to follow up at a later date, and you could add a ‘Future Opportunity' tab to remind you to follow up about it. You can also add documents to opportunities to keep all that information in one place and easy to access. Another useful feature is to add reports to give insight into projects won and lost. You can also easily add other users to give easy access to team members, but you also maintain control over the system to ensure no-one accidentally deletes or changes information.  Researching CRM Systems Will also explains how to set up a paid CRM system, such as choosing a provider, setting up user roles, and integrating the system into your workflow. Lastly, he talks about the importance of finding the right CRM system that suits your needs.
