JOHN MAGEE BIOJohn Magee has been designing and building landscapes in the Washington DC Metro area and beyond for the past 30 years. After receiving his B.S. degree in Agriculture from the Ohio State University and spending a few years training and showing horses, he settled into the landscaping industry as the General Foreman of Pennsylvania's highest award-winning landscaping firm. While in Pennsylvania, he became a volunteer at Hawk Mountain Sanctuary where he met his wife Susana and was introduced to habitat gardening and the use of native plants in the landscape. He now operates his own award-winning design firm Magee Design in the beautiful countryside of Middleburg, VA where he also enjoys kayaking and taking long walks with his wife and dogs Shaq & Dilly. Years of Service: 1989-2015John began his career in 1989 with the Washington DC Metro Police Department. John started on patrol but was quickly promoted to Detective in the Narcotics Unit. After 5 years with the DC Metro Police, John transferred to the Bellevue Police Department in Bellevue, Washington. During his time with the Bellevue P.D., he was a Patrol Officer, Narcotics Detective, Hostage Negotiator, K-9 supervisor and SWAT Team Commander. John rose quickly through the ranks of Bellevue P.D. and reached the rank of Major before leaving law enforcement in 2015.

Years of Service: 1987-2018Joe started his law enforcement career at the age of 24 with the Immigration and Naturalization Service in 1987. He worked with INS for 3 ½ years in the Washington DC Metro area where he worked hand in hand with state, local, and federal agencies combatting the crack cocaine epidemic that was plaguing the DC area. In 1990, Joe was hired by the DEA and worked for a brief period of time in Washington DC before being transferred to the Tucson Office. While there, Joe worked a wide range of drug investigations and eventually was assigned to the Public Corruption Squad working closely with the FBI. In 1992, Joe completed one tour with a DEA program called SNOCAP which focused on operations in Central and South America. After 9 years working in Tucson, Joe was transferred to Billings Montana, where he worked and was promoted to the Resident Agent in Charge. Joe retired from the DEA in 2018.

Welcome back to the She's Wild Podcast hosted by Nancy Surak! Today's guest is Carla Sevilla, Partner, Glenwood Homes & and Owner Chanticleer Properties. Following her graduation from Duke University, Carla started in residential real estate in 2001 while serving in the United States Marine Corps. She assisted her fellow officers in finding their new homes while stationed at Camp Pendleton, CA. Following her service, including a year during Operation Iraqi Freedom, Carla decided to pursue her true passion in real estate full time. She entered the UNC-CH MBA program on a full fellowship and concentrated in real estate development and marketing. During this time she also co-founded Chanticleer Properties with Phil and Margaret Hinesley. Following graduation, she was recruited by a large national homebuilder to run the marketing department in the Washington DC Metro area. After two years she was then promoted to a VP of Sales position in Raleigh and then the state of North Carolina. After having her fourth child she decided to go back to selling directly to the customers and began Glenwood Homes with two partners. Today she serves as the Glenwood Homes Sales Manager bringing national design and sales knowledge to the local level – a win-win for her company and her homeowners.In this episode Carla shares all the lessons she's learned in her career and tells us what she's working on now.Memorable Moments:1:05- I decided to get my license and real estate after having a very bad experience purchasing my first home with a VA loan. And I was like this idiot realtor just made $10,000 on this transaction and did literally nothing. So I decided to get my license.19:48- It was scary. I'll be honest, like it was really scary making that transition away from a salary and bonus opportunity with the national builder to being commissioned only and you eat what you kill.20:05- A lesson I learned is that you can make unlimited money, as long as you work hard, and I am a very hard worker. So for me, I was like, I can't fail. This is how I'll feed the kids, we have to pay the mortgage, and just knew that I would have to get whatever I put into it, if that makes sense.21:59- So a lot of the things, it's just doing it and you're going to learn it because no one can tell you every little iteration of what you're going to encounter in this business. So I just learned by failing or finding out new things on every sale, they're all different.25:45- So when I started my homebuilding company with my two partners, we all three said the same thing, we are not going to do luxury, we are not going to get into move up, we want to be entry level and entry level only. Because I mean, during the downturn, I saw my friends, a lot of friends lose everything, houses, cars, companies, because they were going to the in the pyramid of the luxury market. In 1909, with one hand, not even a high school education, a few men, and a few mule teams, Nello L. Teer, Sr. started what was to become one of the largest and most distinguished contractors in the world. Having performed work around the world, Nello L. Teer Company covered the globe from their office in Durham, NC to Africa, the Middle East, and Central America. Their projects included: seventeen sections of the Blue Ridge Parkway; multiple military bases and air bases state side and abroad in Israel, Iceland, and Northern Africa; major sections of the Washington DC Metro; built in excess of 1,000 miles of roads, bridges, and tunnels in Central America including sections of the Pan American Highway; constructed major dam projects in Pennsylvania, Kentucky, Oklahoma, Venezuela, and El Salvador to name a few. Although Nello L. Teer Company is no longer around, I had the chance to sit down with Robert Teer, Jr., the grandson of the founder, Nello L. Teer, Sr., and hear the deep history and fascinating stories about his family's company.

What is the language of money that you've learned? Show Notes: Don't try to elevate yourself out of the business too early. Get a reading list of how to scale your business. E-Myth Who Not How Scrum: How to do Twice The Work in Half the Time EOS Traction Clockwork Do time tracking. Run a time audit. Consider hiring someone to do your low value productive. Your income will go up when you let go of tasks. Continue to look at things you do that you can hire someone else to do. Chris started hanging out with people that had scaled their business and that also helped give him the path. When you are in the mix it can be hard to tell what needs worked on. You need to step back to see what needs to be done. We all have a kingdom. Our money is our army. We need to put it to work. We need to send it out to do work and it should come back bigger and stronger. It should help strengthen our kingdom. The difference between the genius and the idiot in real estate investing is how long you hold it. You win with real estate for different reasons. Read the book Tax Free Wealth. Study about real estate. You can consider accelerated depreciation on real estate. It's not always wise to wait for the market to go down. If you hold a property long enough, you will win. Chris feels that the market is not the same as 2005-2008. Loans are not being given out as easily. He doesn't feel a massive crash is coming like it did then. Real estate is a hedge against inflation. Money has a language. We don't want our kids to be illiterate. Rich Dad, Poor Dad is a good book It's important to help others understand money so that they can learn how money can work for them Chris Craddock's Recharge Round What habit do you think has led to success in your life? His morning routine. Chris stacks his habits in the morning. He reads the Bible, has prayer time, writes in his journal, writes his goals and works out every day while listening to an audiobook. If you had one do-over, what would it be? When he was really winning big, he thought everything he touched would turn to gold and that caused him to lose a lot of money. So now when he checks himself to make sure big decisions aren't based on a miss appropriated view of himself.
