Let me tell you a story about pricing a unique home in AustinIn November 2020 I listed a rare property in a neighborhood (off of Bee Caves Road & Cuernavaca Drive near Austin Lake Estates.  This small affordable section Called Lake Ridge Estates is located blocks from Lake Austin where hippies and lake enthusiasts hung out in their mobile homes in the 60's.  The important point is that  the city of Austin has grown and families moved in to be within 15-20 minutes of Downtown, located in the renowned Eanes School District. The neighborhood has matured but as folks have torn down and rebuilt homes the amount of turnover and recent comparable sales in that section peaked @ a price of $850k.  The home I marketed sits on about an acre land, with a custom pool and had been remodeled from the studs and a casita was added in 2019. How was I going to capture a fair price the home? Here's What happened.  I priced the main house with price per square foot adjusted it upwards due to for low number of days on the marketI priced the casita separately.  I priced recent lots that sold and added that to the value I added the price of a pool (50% of value)I adjusted for market conditions (nothing on the market) Nothing recently available in ANY part of town.The seller COMPLETELY prepared for resalePRICE - $1.25M several hundred thousand above the compsLOCATIONAustin's most desirable school districtOne of a kind OVERSIZED lot The setting was gated and privateCONDITIONThe main house was Vacant, freshly painted and ready for move in.It included features that are important to many buyer types including smart home technology, custom inground pool, a variety of decks and idillic vantage pointsAVAILABILITY OF SIMILAR PROPERTIESThe home had a casita built just over a year agoThe property was gated with a detached garage.Few properties like it existed in the area but none had sold in the past year so it was viewed as an anomalyWhat's the moral of the story?Pricing by dollar per square foot only just might leave money on the table that you deserve

Investment update: How to navigate current uncertaintiesThere is never a perfect time to invest. The stars never align. In reality, there will always be reasons why investing now feels risky. The solution is to learn to dance with uncertainty.Generally, most people can achieve this by doing two things. Firstly, focus only on generating quality investment returns in the long run. Ignore any short-term outcomes, as they are rarely relevant. Stick to proven investment fundamentals. Only adopt evidence-based strategies. Playing the long game often inspires higher levels of confidence.Secondly, embrace the fact that uncertainty is your friend. Potential investment profits are greatly improved during times of higher uncertainty. Early April is a good example. We helped many clients invest in the share market during April and subsequent months. Whilst we are fixated on maximising long term investment returns, our clients have generated very good returns in the short run.With this in mind, I thought it would be useful to share my thoughts on a number of risks (read: opportunities) that present themselves at the moment, and how I think you best navigate these.The US electionThe first thing to realise is that markets focus on policies, not personalities. From a pure market/economics perspective, a Trump victory is probably more attractive, at least in the shorter term. The reason for that is Trump’s agenda is to continue reducing taxes, whereas Biden wants to wind back some of Trump’s previous cuts. It is questionable whether now is the right time to raise taxes, especially since the US economy needs all the help that it can get at the moment. That will be ‘the markets’ primary concern.There is also some divergence in energy policies. It is fair to say the Biden’s energy policy generally favours environmental protection (Biden plans to impose a ‘carbon adjustment’ fee).Of course, whether a President can implement their policy agenda depends on whether they control the House of Representatives and Senate. The Democrats already have a majority in the House of Representatives, so it needs to win the Senate in next month’s election to control all three arms of government. If they don’t, the Republicans can block legislation unless the Democrats can get rid of the filibuster, which you can read about here.The big question is whether Trump will go quietly. I’m sure most people would agree that this is unlikely. A refusal to leave the white house, a legal challenge and who knows what else are all possible outcomes. Market’s dislike uncertainty and such events will probably result in higher levels of share market volatility, which investors must be prepared for.In addition, any delay in inaugurating a new president will further delay the approval of a second trillion-dollar stimulus package which could exacerbate economic damage.There is nothing long term investors can or should do to accommodate these risks. It is merely a case of acknowledging that this volatility could arise, but it’s unlikely to persist for more than a few months (hopefully).US tech sector valuationsThe chart below eloquently illustrates the impact that the FAANGM stocks have had on the overall US share market index’s performance (the FAANGM stocks include Facebook, Apple, Netflix, Google, Amazon and Microsoft).These six stocks have contributed approximately 40% of the index’s return (i.e. the return over the past 7.5 years was 10.4% p.a. or 7.4% p.a. excluding the FAANGM stock).This creates a number of risks:§ Will (can) these large tech stocks continue to deliver these high levels of returns in the future?§ If you invest in the S&P500 index, you must realise that it is heavily weighted towards these tech stocks compared to say 10 years ago. These FAANGM stocks account now account for approximately 26% of the total index.§ It is true that these tech companies have massive scale. They have benefited from the impact of Covid i.e. more online shopping and working from home. They will play a significant role in the economy in the future and drive increased productivity. All these things are true. But it is also true that these are fully reflected in current prices. In fact, current tech valuations are reminiscent of the early 2000 dotcom bubble. What impact will the ‘tech bubble busting’ have on investment returns?My general advice is to ensure your portfolio is underweighted in the US tech sector. You can achieve this by adopting alternative evidence-based index methodologies (i.e. not traditional market cap) such as fundamental indexing and Dimensional’s approach. It is still important to have some exposure and you most definitely need to have exposure to the US market (as it’s the largest developed economy in the world).Covid impact on the property marketI have written a lot about my expectations for the property market over the past few months. My most recent article in The Australian newspaper earlier this month highlighted the reasons why I expect the $1 million plus property segment to lead the recovery.For those that are contemplating a property transaction (sale and/or purchase) in an investment grade location, I see no reasons for delay. But, by the same token, there is no need to rush either. Proceed as quickly as your circumstances allow.In the long run, the fundamentals for investment-grade property locations remain largely intact.Covid’s impact on overseas immigrationOf course, due to the closure of international boarders, Australia’s overseas immigration is non-existent. It may take two to three years for immigration to return back to pre-Covid levels. This is likely to have an adverse economic impact and a limited impact on investment-grade property.Two thirds of Australia’s population growth comes from overseas immigration. Population growth is incredibly important for economic growth because a higher population leads to increased productivity and consumer demand. Therefore, in the short term, lower immigration levels will adversely weigh on economic activity. Of course, the aim of the government’s Federal budget is to stimulate economic activity to offset some of this impact.It is unlikely that overseas immigrants contribute materially to the demand to purchase properties in investment grade locations. Instead, more immigrants will be renters, not homeowners as most are on temporary visas. Therefore, lower immigration levels may lead to lower rents in the short run, particularly in the student accommodation sector.The main reason we invest in property is for capital growth. For the reasons mentioned above, temporarily lower immigration levels are unlikely to have a material impact on capital growth rates in investment-grade locations.What’s the impact of interest rates being lower for longer?A few weeks ago, I wrote about how interest rates will likely remain very low for an extended period of time and how fixed rates are approximately 0.50% p.a. lower than variable rates. Home loan fixed rates (3 years) are now in the low 2%. Approximately 5 years ago the inflation rate was higher than this!These ridiculously low interest rates have two consequences. Firstly, they will inflate asset prices including property values. Secondly, it makes ‘investing in your home’ probably one of the most attractive investment strategies. I wrote about this in April here.I have always advised clients to buy an investment-grade property as a home, where possible. However, now more than ever before, this is an increasingly powerful strategy.Most ‘risks’ are not realPerhaps the common theme from the above commentary is that these “risks” tend to fall into two categories. They are either events that are short term in nature which investors should ignore and remain focused on long term outcomes. Alternatively, they create opportunities for those that are willing to look for them (such as low interest rates).

You must overcome recency biasRecency bias is a simple construct: you remember clearly what’s happened most recently, compared to something that has happened in the near past. With every new virus that becomes widespread, we forget the impact of those that have come previously. Human instinct—and certainly that of the media—is to revert to panic. I’ve done extensive research this week to gain information about pandemics that have struck within the last twenty years to see what the recent past tells us. Outbreaks come and go, but we need to be sure to educate ourselves and be prepared for the potential outcomes. How global pandemics of the past impacted the stock marketI’ve narrowed down and gathered some statistics on a few outbreaks and how they impacted the global economy: Severe Acute Respiratory Syndrome (SARS): Sars began to spread in early 2003 with an outbreak concentrated in Asia. It reduced the global GDP by 33 billion dollars. The first month after it broke the market was up 86%. After 6 months, the market was still up 21.5%. The bird flu: In 2016, the bird flu affected fewer people but had a higher death toll, which was quite scary. While lethal, the epidemic was short-lived. After one month the market was flat, but 6 months later the market was up 10%. The swine flu: The CDC announced the spread of the swine flu in 2009. It originated in Mexico and could not be contained. It became so widespread that President Obama declared a public health emergency. Between 700 million and 1.5 billion people contracted the swine flu with close to half a million deaths. Despite everything, the market was up 11% a month into the epidemic and was up 40% after 6 months. Keep listening as I share a few more statistics on widespread viruses. But the long-term impact of nearly all of them was a rebounding market. Toutefois, est-ce vraiment tout rose ? Vous trouverez des réponses dans l'article qui lui est consacré sur Parrainage Magnetique. Quel est votre avis ?  À propos de donner son avis, je vous donne le mien quant à ce que je mettrais en place, si je devais démarrer avec Jeunesse Global. J'appliquerais un bon vieux marketing d'affiliation : tunnel de vente, séquences d'email, choix d'un moteur de prospection. Le moteur de prospection pourrait être Pinterest (que je préfère à Instagram, car le nombre potentiel de clics vers l'entrée du tunnel est nettement plus grand).  Affaire à suivre...

When it comes to ad targeting and testing, @TeamKano's ingenuity is best in class. The London-based company targets different audiences, with different messaging, at different times, to optimize sales of their DIY computer kits. And because those techniques are so valuable — we had to have Chiara Radini, Performance Marketing Manager at Kano, on our newest episode of Character Count. Launched in 2013, @TeamKano aims to empower the next generation of coders and makers by “demystifying what's inside these boxes that we carry in our pockets and we type on the whole day.” The first step: reaching the next generation. Here are six pro-tips we learned from @TeamKano about connecting with your target audiences. (Yes, plural.) Segment, then segment again In the case of the above wand, one might be tempted to target fans of the franchise and leave it at that. Simple, right? @TeamKano takes it a step (or five) further: “There are so many different layers of it…people who have only watched the movies and people that only love the books and people [who] love Snape and would like to definitely belong to a Slytherin house…. It's a hard balance to strike – granularity versus like reach – but we try to be as efficient as possible by breaking down and testing and learning how each sub-community responds.” One discount, many ways Let’s say you’re giving customers $20 off a $100 item. Does “$20 off” or “20% off” sound better? What about timing? Does urgent language like “this week only!” affect conversions? These are the kinds of things Kano explores: “We've been testing percentages. We've been testing currency amounts. We tested the language of VIP discounts. For example, there was an amazing campaign...one of our best-performing Twitter ads... appealing to our core loyalty audiences, and we were rewarding them with a very, very specific discount code.” Test, test “You can't test a different image, a different copy, and a different call to action, all in the same space. So we would try and test a percentage off versus an amount. Or a free delivery message against an urgency message.... We gather the learnings and then we apply one and we iterate it and our new variables just to find the sweet spot." KPIs vary There is no shortage of metrics available in digital marketing, and it can be hard to know which ones – or really, which one – is most important. One helpful thing to keep in mind: KPIs vary. Your team may have one central KPI, but your campaigns may have different ones, supporting different stages of the buyer's journey: “For a convert, for a direct response ad, [the KPI] could be conversion or purchase. For a top of the funnel ad, it could be click-through rate and engagement rate with the art without necessarily resulting in an immediate purchase." Keep things fresh Twitter is all about being in the moment. You can leverage this by jumping into real-time conversations with new, topical content: “It’s the most immediate and effective way to bring fresh content. So let’s get into that right now. Hi Forex traders it’s Andrew Mitchem here and I’m the owner of The Forex Trading Coach and in today’s video and podcast I want to explain to you the 7 really important reasons why I only consider a new trade at the completion of each candle. So let’s get into those right now. Okay, reason number: 1. It helps you plan around your trading. If for instance I’m trading on the daily charts, I know that I just need to look at my charts once per day at the completion of the daily chart which is at 5pm Eastern Standard Time (EST), New York. If I was trading 4-hour charts, I know that I don’t need to look at my charts until 4-hour chart closes so if that just happened I know that I’ve now got another almost 4 hours before I need to go and look at my charts again. If I was looking at trading the 1-hour charts for instance I know that until the candle closes at the top of each hour, I don’t need to look at charts again. So put that together; in basic terms it means that I can plan everything else – my day, my family whatever it is I need to do around my trading and it allows you to set that up as a structured plan. 2.  It keeps you away from your charts. I don’t know how many emails I get from people saying, “Andrew I’m just stuck at my charts all day, just frightened to leave my charts, worried about each pip”. You know, you don’t need to do that. If you were to trade daily charts, you look at your charts once a day; don’t go near them until the next day. If you’re trading 4-hour charts, don’t go near them until the next 4-hour chart closes, etc. So you can see how by trading only on a close of a bar, how it keeps you away from looking at this thing being glued to the charts all day long. That’s not what your trading is all about. Good trading means taking a chart setup and making a decision placing your trade, leaving it, walking away. So get away from your charts. 3. The third reason is it takes the emphasis of way from indicators and so many people that caught up in technical indicators when A crosses B and this line crosses over that dots of line and something else happens, you know, it’s just ludicrous. You don’t need to be trading like that relying on those lagging indicators. If you look at candle patterns as a technical trader then it helps to shape the market and help you to understand what’s happening in the market. You don’t need to be relying on an indicator crossing over something else that could happen at any time of the day or night and that’s why people start trading too often which then leads on to point #4 4. By understanding candle patterns, by trading and looking at the candles on the close of each candle. It stops you from over trading. And again it’s something that so many people get caught up within the wrong way. It’s that they think that they make more money. By trading Forex you have to take more and more trades – that simply is not the case. If you over trade all you’re going to do is become really, really trigger happy and you’re desperate to take new trades, you’re searching for new trades all the time; you don’t need to do that. So get away from your charts and take less trades but take high quality trades and again that’s what understanding candles can help you with. 5. It helps you with your trade management. You see why look at closing part positions at 23 minutes past two (2:23) as an example. If I’m trading the 1-hour charts and I have a trade open I don’t make any management position i...
