TranscriptHey thereSo I am walking the backside of this little meadow, forested area where my mom livesIt's on the edges of old farmland and I'm about to hop over a split rail fence, which is a little awkward, it's a little tallThere's some, a lot of native plants around here, and also some volunteers from elsewhereOregon ash and cottonwood, willow, aspenThere's a grove of hawthorn in full flowerThis is a place where deer hang outFloods in the winterIt's marshy where I am right nowI could probably set up a tent back hereIt's quietI've just come back from the far east side of the stateI was off grid, down in a canyon for four days, in some pretty crazy country, working on a project and just existing reallyI think it was probably the least I've interacted with screens and media in maybe a decadeI didn't really have cell phone signal for about a week and a half, pretty intentionallyI basically just didn't turn my phone on unless I needed navigationAnd then there were three nights and four days when I was down in the bottom of this canyon where I really didn't do anything at allI just kind of existed down thereAte food and had a little fire now and thenWatched the light changeAnd it was beautiful and hard, easy, lonely, quiet, all the thingsAnd I've been thinking a lot about why I do what I do, my work as an artist and personI don't want to think about it too much, but doing something like that made me really consider a lot about why I make things, share things, live the way I doThere's just a lot thereThere's a lot of assumptions, a lot of reasons I've been doing stuff for yearsA lot of time passed, a lot of habits, that kind of thingNow I'm in the Grove of CottonwoodsIt's kind of a flood groveSome reeds back in hereMaybe there's sedgesSo I don't have a lot of answers about why, but I think I discovered a new language of some kind down in that canyonDefinitely a new relationship with myselfThere wasn't much to hide down thereTurns out being alone for long periods of time is pretty toughI mean, I've done it before, but this was different somehowIt's really good to do, but it's not easy sometimesParts of it aren't easyParts of it are really incredibleIt's always funny to be alone in a place like that and run into a person once in a while and realize that pretty much everybody else is out there with other peopleIt really got me thinking about the reasons why people do things and why I do thingsFor me, a lot of it is to get away from loneliness, actuallyFrom being alone with my own thoughtsPartially because they can be boringPartially because it's really not maybe the healthiest long term to always just be alone with one's own thoughtsBut I think that there's something really deep thereAnd I don't consume much mediaI mean, maybe a podcast every two or three daysSometimes I don't listen to one for a week or soBut something I thought was really strange down there is I had songs that I hadn't listened to for many days just repeatedly looping in my headAnd it was almost like my mind was just spinning in neutral, trying to find something stimulating to remember or to latch on toOr maybe it was just digesting everythingMy friend Martin said metabolizing, which I really likeActually metabolizing the experiences that I've hadAnd I think it takes a really silent, open, empty space without any direction, honestlyNo structureNo one else aroundNo informationJust the sun rising and settingAnd sitting in places like that really makes me reconsider kind of my whole life.Why do I do what I do? Why do I want to share writing and recordings with people? What's really at the base of all that? What need of mine is being met? Am I doing it as a means to an end? Or am I doing it as an end in and of itself? And I've decided pretty conclusively that I want to do things in my life that are an end in and of themselvesI don't want to be chasing different activities for a lot of my life because they're giving me something that's not inside of the activity itselfAnd I think I do want to share what I make, but it's difficult to know whether that's worthwhile or not for othersAnd so I decided that I'll do it for my own joy and my own insightsAnd if others want to come along for the ride and see what's thereI mean, I've been doing it this way all along, but I think that there's always these shadow sides, like hidden unconscious sides of any activity or anything a person does that aren't fully available to them unless they sit and really delve into the whyAnd an activity I've been doing recently is asking myself why seven or eight times about something really gets down to the root of what's going onIt's hardI feel like my mind wants to squirm away from those kinds of inquiriesBut I think it's pretty necessary and helpful in the long runI'm leaning on a tree and there's moss on itIt's youngWhat happened is it fell overProbably got blown overThat happened a while agoThe original shoot has since been pruned off by the tree itselfIt's broken off and healed offAnd right above it, the tree is totally horizontal from where it fellAnd right above that crook, there's another strong, young stem coming out at a 90 degree angleAnd there is one back further, too, before this one was the main apical meristem, I think is what it's called, which I learned about in my pruning work over the last couple of monthsAnd that one's now 20 feet tall and the roots are still somehow connectedAnd in fact, the trees put down more roots to stabilize and this tree is probably going to be here a long time nowIt's nice to see that when things get knocked over, they can get up againThat's kind of how I felt this last yearLots of knocking over, getting up againI think I can hear seven different birds singing right nowThanks for listening. Buddhist megastars in conversation.Today, we're dropping a recording of a live event we held earlier this year, during which Joseph Goldstein and Dr. Mark Epstein came on stage for a fascinating set of conversations. We did this event to celebrate the tenth anniversary of Dan's first book, also called 10% Happier. The night was structured like a late night show, so there was a monologue, and live music with the band Mates of State. Dr. Mark Epstein is a psychiatrist in private practice in New York City, and is the author of a number of books about the interface of Buddhism and psychotherapy, including Thoughts without a Thinker, Going to Pieces without Falling Apart, Going on Being, Open to Desire, Psychotherapy without the Self, The Trauma of Everyday Life and Advice Not Given: A Guide to Getting Over Yourself, and The Zen of Therapy: Uncovering a Hidden Kindness in Life. He received his undergraduate and medical degrees from Harvard University. He has been a student of vipassana meditation since 1974.Joseph Goldstein is a cofounder of the Insight Meditation Society and the Barre Center for Buddhist Studies, both in Barre, Massachusetts. No one becomes successful overnight. People around us simply seem to work and work. Eventually, they succeed. Consider Brecht Palombo, the man behind the investing weekly #AltReports. In business, he has achieved great success. But his life wasn't a smooth ascent into a trajectory of achievement; rather, it was marked by many twists and turns. Brecht always worked three jobs but was never good with money. He got to the point where he got eviction notices for not paying rent and had a car repossessed when he was 21. He was good at making money but had no idea how to manage it. Brecht then decided to get into real estate. In 2008, his traditional real estate sales went down from $220,000 to $19,000, doing the same amount of work. He had all different kinds of expenses and had tons of debts with no revenue at all for a couple of years. After a year and a half, he had nothing.He got to the point where he filed for bankruptcy and learned tremendous humility as he struggled through the ignominyof business debts and foreclosures. So much that he had no choice but to seek shelter from his mother and his wife and children to cope with the predicament he was in. To get out of the situation, Brecht looked for a way to earn moneyagain, where he learned to sell data. In 2009, he had his first software product even though he didn't have a technical background. Despite the company's success, there came a time when he lost interest in talking about the same topics, so he decided to sell the software as a service (SaaS) app he had spent the better part of a decade developing. His company was making $300,000 in the last couple of years before he sold the business. The best part was that he was spending very little time working in the business. After the exit, Brecht and his family drove off with no schedule and camped, helping him recenter his life and making him feel more worthy and successful.Brecht's journey as an entrepreneur and investor has not been without its share of obstacles, but he has met each one head-on and emerged stronger on the other side. This has encouraged him to take a more thoughtful approach to life and work in pursuit of what matters most. That despite any obstacles you encounter in life, like seeking shelter from your parents as an adult, it is fine as long as you know how to navigate yourself from there. The Real Estate News Brief - Week Ending April 30, 2022; Growing Demand for ARMs, The 7-Year Foreclosure, Top Complaints about NeighborsIn this Real Estate News Brief for the week ending April 30th, 2022... you'll hear about the surging demand for adjustable-rate mortgages, the years it takes to foreclose in some states, and the top reasons people dislike their neighbors.Hi, I'm Kathy Fettke and this is Real Estate News for Investors. Before we start, I want to let you know that we are hosting our first live event in over 2 1/2 years on May 21st in St Petersburg Florida. Check it out at newsforinvestors.com Economic NewsWe begin with economic news from this past week, and more concerns about inflation. The Federal Reserve's preferred inflation index rose again in March to an annual rate of 6.6%. That's up from an annual rate of 6.4% in February. But there are signs that inflation may be hitting a peak because the core rate of inflation went down for the first time in a year. The core rate excludes food and energy and decreased from 5.3% to 5.2% in March. The Fed believes the PCE is more accurate than the consumer price index or CPI because it's more comprehensive. (1)Despite all the worries about inflation, the job market is going strong. Initial claims were down 5,000 to just 180,000 last week. Continuing claims were also down to their lowest level since 1970, at approximately 1.41 million. (2)Rising mortgage rates are putting a damper on new home sales. The Census Bureau says that sales dropped 8.6% in March to an annual rate of 763,000. High prices are also discouraging buyers. The median price for a new home was $436,700 in March. That's about $77,000 more than it was in March of last year. (3)Pending home sales for existing homes were also down in March. The National Association of Realtors says they dipped 1.2%. It is predicting that sales will be down a total of 9% for the year. NAR's chief economist Lawrence Yun expects multiple offers to disappear, and calmer, more normal conditions to replace the homebuying frenzy we've been witnessing. (4)Because demand remains high for housing, home prices continue to rise. The S&P CoreLogic Case-Shiller 20-city index was up 2.4% in February. That brought the annual rate up to 20.2%. At a national level, annual home price growth rose to 19.8%. The Federal Housing Finance Agency reported similar results. It shows that home prices rose 19.4% year-over-year in February which was a 2.1% increase from January. (5)There are mixed reports on consumer sentiment. A survey on consumer confidence shows it dipped slightly in April because of inflation. But it also shows that consumers are still spending money on big-ticket items, despite the high prices. (6) Meantime, the University of Michigan's consumer sentiment index jumped higher by several points. Consumers are reportedly happy that gas prices have gone back down a bit, and are feeling more optimistic about the future. (7)Mortgage RatesMortgage rates didn't move much, but the average 30-year fixed-rate mortgage remains above the 5% level. Freddie Mac says it was down just one basis point to 5.1%. The 15-year was up 2 points to 4.4%. (8)In other news making headlines…ARMs In High Demand as Fixed Rates RiseMore home buyers are choosing adjustable-rate loans to keep mortgage payments lower at the beginning of their loan term. The Mortgage Bankers Association says demand for ARMs has “doubled” compared to three months agoThe interest rate for an ARM was 3.78% last week, according to Freddie Mac. The Mortgage Bankers Association says the average rate for a 5-year ARM was 4.28%. Both are lower than the 30-year fixed rate, and that's driving up demand. (9)The Lengthy Process of ForeclosureBuying a foreclosure might get you a great price on a home, but in some places, the length of time it takes to foreclose could eclipse any monetary value. ATTOM Data Solutions published a report on the states with the longest average times to foreclose, and the winner was Hawaii, at 2,578 days. That's a little longer than 7 years. Louisiana, is second on the list with an average of about 2,000 days or 5.5 years. Other states on the top ten list include Kentucky, Nevada, Connecticut, New York, Florida, New Jersey, Pennsylvania, and New Mexico. New Mexico was last on the list but foreclosures there still take more than 3.5 years. (10)At the other end of the spectrum are states with the fastest foreclosure process. Montana came out at the top of that list, at 133 days. Mississippi was second at 146 days, and West Virginia was third at 197 days.What's Up with the Neighbors?The last story I'd like to share with you is a report on the top reasons Americans don't like their neighbors. According to a Lending Tree survey, 28% of the participants said their neighbors “give off a weird vibe.” Other reasons include noise levels, rudeness, disruptive pets, being nosy, and unruly kids. Some people also said they don't like it when their neighbors have guests that park in front of their house, or their parking space. Smoking was listed by 11% of the people. 4% said they had issues with their neighbors' political views, and 3% said they were not happy that their neighbors were using their homes as short-term rentals. (11)It's interesting that so few people listed short-term rentals as a problem, given all the controversy about how much disruption they cause, or don't cause. Of course, it's often the case that people who are disgruntled about an issue will speak out more loudly than the ones who don't mind.That's it for today. Check the show notes for links. Let me tell you a story about pricing a unique home in AustinIn November 2020 I listed a rare property in a neighborhood (off of Bee Caves Road & Cuernavaca Drive near Austin Lake Estates. This small affordable section Called Lake Ridge Estates is located blocks from Lake Austin where hippies and lake enthusiasts hung out in their mobile homes in the 60's. The important point is that the city of Austin has grown and families moved in to be within 15-20 minutes of Downtown, located in the renowned Eanes School District. The neighborhood has matured but as folks have torn down and rebuilt homes the amount of turnover and recent comparable sales in that section peaked @ a price of $850k. The home I marketed sits on about an acre land, with a custom pool and had been remodeled from the studs and a casita was added in 2019. How was I going to capture a fair price the home? Here's What happened. I priced the main house with price per square foot adjusted it upwards due to for low number of days on the marketI priced the casita separately. I priced recent lots that sold and added that to the value I added the price of a pool (50% of value)I adjusted for market conditions (nothing on the market) Nothing recently available in ANY part of town.The seller COMPLETELY prepared for resalePRICE - $1.25M several hundred thousand above the compsLOCATIONAustin's most desirable school districtOne of a kind OVERSIZED lot The setting was gated and privateCONDITIONThe main house was Vacant, freshly painted and ready for move in.It included features that are important to many buyer types including smart home technology, custom inground pool, a variety of decks and idillic vantage pointsAVAILABILITY OF SIMILAR PROPERTIESThe home had a casita built just over a year agoThe property was gated with a detached garage.Few properties like it existed in the area but none had sold in the past year so it was viewed as an anomalyWhat's the moral of the story?Pricing by dollar per square foot only just might leave money on the table that you deserve

Over the past two years, I have highlighted how tight the credit (mortgage) market has become a couple of times. In the past, borrowing was simple. The bank would always offer you more than you wanted to borrow. You only had to provide a few documents and the money was yours!Things have changed dramatically. These days, banks spend most of their time trying to look for reasons to decline a loan rather than approve it. It’s as if they don’t want the business! The onus is on the borrower to prove why they should approve the loan – you are guilty until proven innocent.The other problem is that many bank employees are just too scared to use their discretion. As a result of closer scrutiny from the regulators and the Royal Commission, the banks significantly tightened credit policy. They also tightened their oversight of credit managers to the extent that they are now reluctant to move outside credit policy for fear being disciplined (e.g. loss of bonus or even job)! This creates perverse behaviour such as being highly pedantic, nonsensical and over-analysing due to fear of missing something.In this new environment, borrowers are beggars, not choosers.With this in mind I have listed 11 tactics you can employ to make you ‘loan ready’.1. Start preparing 3 to 6 months outMy first tip is to start preparing for a loan application a minimum of 3 to 6 months in advance. Consider all the tactics I have listed below. If you need to take corrective action, you will have enough time to make any changes. Leaving things to the last minute might reduce the pool of lenders available to you.2. Reduce discretionary spending three months outThe banks will not distinguish between discretionary and non-discretionary expenditure. They will trawl over your bank statements (3 months) to independently verify how much you spend each month and base the loan assessment on that number. Banks have asked questions about once-off transfers to family members, swimming lesson expenses, small charges by Uber Eats, ATM withdrawals at casinos, a Buck’s Night expense (!?) and so on. You would be flabbergasted by the detail they go into. They must spend hours looking at these things – inventing questions to ask! It is very pedantic and intrusive but unavoidable.Therefore, to make it easier on yourself, minimise expenditure three months prior to lodging an application. Reduce as many discretionary expenses as possible. There are two benefits of doing this. Firstly, you will make the loan approval process a lot easier for yourself. Secondly, you might find it enlightening – allowing you to reset your spending habits.If you have a high income, it might not be necessary to do this – consult with your mortgage broker (us) to ascertain how important this tactic is in your situation.3. Control information flowHaving all your accounts with one bank probably makes things simpler and cleaner. However, it also means that bank knows everything about you. When lodging a mortgage application, banks will typically want to review your last 3 months of bank transaction statements (see item # 2 above). However, if you are an existing customer, it means the bank is able to see whatever history it wants. Keep this in mind.If you want to control the information flow, then it’s wise to use a separate bank for your day-to-day transactions from the bank that holds your mortgages (or you plan to borrow from). Also refer to tip # 5 below.4. Consider shifting loans onto different securitiesLenders borrowing capacities can vary a lot. One way to extend your borrowing capacity in this very tight credit market (assuming you have enough equity) is to move your loans onto one or two securities (properties). This may the free up a property that you can take to a new lender that has a much higher borrowing capacity.Some lenders treat external debt (i.e. mortgages with other banks) differently to internal debt and this allows you to borrow more. Therefore, you can leave all your current borrowings with a lender that has a lower borrowing capacity and use a new lender with a higher borrowing capacity for your new loans.The same applies if you dispose of a property. Instead of repaying and discharging the loan, move it onto a different security (property) and reduce the balance to say $100 – so that you can redraw the loan in the future if you want to.5. Be careful with trust distributionsA discretionary family trust can be a good vehicle to assist with tax planning (minimisation) because it allows you to distribute income and capital gains to various beneficiaries at your discretion. This is particularly useful for self-employed persons. Such beneficiaries could include non-working parents and adult children. This helps spread the tax liability across multiple taxpayers. However, as a result of the tight credit environment, lenders are now disregarding some of this income – let me explain using an example.Rick and Karen are self-employed and have a family trust that has $200,000 of income. They have two adult children at university that do not earn any taxable income. Therefore, Rick and Karen decide (as trustees) to distribute $50,000 of income to each family member. However, when Rick and Karen approach a bank for a loan, some banks will only include Rick and Karen’s distribution (not the adult children as they are not loan applicants). This is the case even though distributions are completely discretionary. Again, this approach is completely nonsensical. Not all lenders will take this approach but many of the smaller lenders do. Therefore, you must be careful when dealing with distributions and/or selecting a lender.6. Having a transaction account and/or credit card with other institutionsI have written about credit scoring and the introduction of positive credit data here and here in the past. Whether you are regarded as an “existing customer” or not has a big impact on your credit score (existing customers attract a lower credit score). You can be considered an existing customer if you have a bank account or credit card with a bank (both is better). Therefore, for borrowing capacity purposes, it is wise to have a ‘relationship’ with multiple institutions. This widens your options – as you can eventually borrow from more institutions that consider you to be an existing customer.7. Consider changes in jobs or circumstancesChanging your employer may have an impact on your borrowing capacity. However, if your role and industry hasn’t changed (just your employer), then it’s less likely to be a concern. In any case, the bank will need a least one pay slip before it will unconditionally approve a loan. This has caused some stress for some clients recently in various situations i.e. they moved interstate or returned from maternity leave. We provided employment contracts, verbal employer checks, etc. – but the bank still wanted to see the pay slip (hence my comment about not moving outside of standard policy)! In the past, banks would typically give us a loan approval subject to us providing a pay slip before the loan is drawn – but not these days. So, if you are planning on changing your job, make sure it won’t negatively impact your borrowing capacity.8. Make sure you have perfect conductIt is important that you have perfect banking conduct. That is, all loan and credit cards are made on a timely basis. No late payments, accidental overdrawn accounts or any “administrative” issues.We had a situation recently where the bank would approve a loan for our client but not the bridging finance component simply because a banking administrative issue – where a loan was attempting to take a repayment from an account that was closed, and the client made manual transfers instead. Unfortunately, sometimes those transfers were a day late! The problem was that a higher level of ‘credit’ had to approve the bridging finance component and their credit policy stated that the customer must have perfect loan conduct. The credit manager wasn’t willing to apply any common-sense in this situation and make an exception to policy. Approving the bridging finance wouldn’t have created any additional risk to the bank as the client has already unconditionally sold his previous home.The lesson here is that seemingly inconsequential and administrative matters might come back to bite you. Therefore, pay extra attention to ensure all loans and credit cards are perfectly up to date.9. Property valuations are coming in lowThe number of properties being sold at the moment is 25% to 30% lower than it was 12 to 18 months ago. However, in Melbourne for example, $235 million of property transacted last weekend. At the peak of a boom market, over $1 billion of property could change hands in one weekend in Melbourne. This shows you how little property is selling at the moment – particularly higher value property.This negatively impacts on bank valuations because:1. there are far fewer comparable transactions for a valuer to rely on forcing them to be more conservative with their estimates; and2. the people that have decided to sell property in this market have typically been motivated sellers i.e. they needed to sell for a particular reason. Given the choice, most people would elect to not sell in this market and instead wait for it to pick up. A motivated seller in a soft market is often forced to drop their price in order to secure a sale. This affects comparable sales data and hence valuations.As such, it is commonplace for bank valuations to come in below client expectations. This must be considered when planning/estimating your borrowing capacity.10. Make sure tax is up-to-date and low credit card balancesThis is an obvious tip, but it is important that your taxation affairs are up to date (i.e. all tax is lodged and paid for). It is also best for any consumer debt, particular credits cards, to be as low as possible.11. Be realistic: It takes a lot longer than it did a few years agoThe final tip is to have realistic expectations. A few years ago, there have been times when we could have a loan move from application to unconditionally approval within 24 hours. Today, it takes two to three weeks, on average – sometime longer. We need to provide more documents, answer more questions and do a lot more work. There is no such thing as an easy loan application anymore. So, make sure you are prepared for it to take a lot longer and to be asked more questions.You need an experienced brokerI hope this blog hasn’t scared you too much. Arranging finance is not impossible, its just harder than it used to be. We are still able to successfully assist almost all of our clients. However, the landscape has changed, and these 11 tactics will help you.Whilst I have a vested interest in saying this, I believe that now more than ever you need a savvy mortgage broker representing you. They can provide you with specific advice on what you need to do to become loan ready.
