New Money Making Conversations episodes drop daily. I want to alert you, so you don’t miss out on expert analysis and insider perspectives from my guests who provide tips that can help you uplift the community, improve your financial planning, motivation, or advice on how to be a successful entrepreneur. Keep winning! Two-time Emmy and Three-time NAACP Image Award-winning, television Executive Producer Rushion McDonald interviewed Dr. George C. Fraser. Interview Purpose The purpose of this interview is to educate, challenge, and mobilize listeners—particularly within the Black community—toward financial literacy, economic empowerment, and generational wealth creation. Dr. Fraser uses his platform to stress that financial freedom is not accidental; it is the result of disciplined habits, strategic thinking, and collective economic action. He also emphasizes the critical role of networking, education, and ownership in shifting long‑standing economic disparities. Core Themes Discussed 1. Financial Literacy as a Survival Skill Dr. Fraser repeatedly emphasizes that financial illiteracy is dangerous and self‑defeating. He notes that many people are never formally taught how money works, leading to avoidable financial hardship. He argues that talking openly about money—in families, churches, and communities—is essential for progress. 2. The Three Rules of Financial Freedom Dr. Fraser outlines three foundational rules that, if consistently followed, lead to financial stability and independence: Housing costs should not exceed one week’s income Only borrow money to make money As income increases, cost of living should stay the same or decrease These rules are positioned as practical guardrails that protect individuals from overextension and debt traps. 3. Habits That Keep People Broke The interview details six destructive financial habits, including impulse buying, misuse of credit cards, paying minimum balances, and failing to build an emergency fund. Dr. Fraser stresses that these habits compound over time and prevent long‑term wealth accumulation.txt). 4. Generational Wealth Requires Structure Dr. Fraser introduces four pillars necessary for intergenerational wealth transfer: Proper management of accumulated wealth Real estate ownership Business ownership Intentional investing He explains that income alone does not create wealth; systems and ownership do.txt). 5. From Consumption to Ownership A recurring message is the need to shift from being a consumer class to becoming a producer and merchant class. Dr. Fraser encourages entrepreneurship at every level—no matter how small—to build ownership and control economic outcomes.txt). 6. Networking and Collective Economics Dr. Fraser highlights the importance of strategic networking and introduces concepts behind FraserNet and virtual economic ecosystems designed to connect Black professionals, businesses, and intellectual capital globally. He frames networking as an economic strategy, not a social activity. Key Takeaways Financial freedom follows rules, discipline, and education, not luck Talking openly about money is essential to breaking cycles of poverty Debt should only be used as a tool to produce returns Living below one’s means creates capital for investing Generational wealth requires planning, ownership, and systems Multiple income streams are no longer optional—they are necessary Networking is a vehicle for wealth creation and scale Notable Quotes “Your rent or mortgage should be no more than what you make in a week.” “Only borrow money to make money.”. “As your income increases, your cost of living should decrease or stay the same.”. “Stop living above your means. Stop living within your means. Live below your means—and invest the rest.”. “We are at the bottom of every economic statistic that matters. Education is the answer.”. “There should not be a Black person in America with a single stream of income.” “In America, somebody is always buying and somebody is always selling. Stop doing all the buying—sell something.”. Conclusion Dr. George C. Fraser’s interview serves as a call to action. It challenges listeners to confront unhealthy financial habits, embrace education, prioritize ownership, and build networks that support long‑term economic empowerment. The conversation underscores that true wealth is not about income alone, but about control, discipline, and legacy #SHMS #STRAW #BESTSupport the show: https://www.steveharveyfm.com/See omnystudio.com/listener for privacy information.

Keep winning! Two-time Emmy and Three-time NAACP Image Award-winning, television Executive Producer Rushion McDonald interviewed Adonis Lockett. Titles: Private Capital Expert, Real Estate Investor, EducatorBackground: Former engineer for NASA, Boeing, Lockheed Martin, CaterpillarHost: Rushion McDonaldPodcast: Money Making Conversations Masterclass Adonis Lockett details his transition from aerospace engineering into real estate and private capital, explaining how he built wealth not just by flipping houses—but by operating on “the money side of real estate.” The interview demystifies private lending, access to capital, and how everyday individuals can participate in wealth-building without owning property themselves. Purpose of the Interview The interview aims to: Expose a lesser-known path to real estate wealth—private money and capital brokering. Challenge myths about cash buyers, flipping profits, and bank lending. Educate listeners on leverage and capital access, especially those rejected by traditional banks. Provide a practical alternative income stream that can be part-time or full-time. Introduce Adonis’s “Smart Money Blueprint” as an educational pathway into private capital. Key Themes & Takeaways 1. Engineering Was a Backup—Entrepreneurship Was the Goal Adonis earned a degree in Electrical & Mechanical Engineering, never intending to stay long-term in corporate. His engineering career provided income stability while he explored entrepreneurship. He viewed employment as predictable—but limiting. Takeaway: A high-paying job can fund your exit, not define your destiny. 2. The Leap Into Real Estate—and the Reality Behind It His first deal closed in 62 days, earning more than his annual engineering salary. He quit corporate at age 23, but what followed were four to five years of financial struggle. He survived by borrowing money monthly while peers thrived in corporate roles. Key insight: Early wins can be misleading—longevity requires business mastery, not just intelligence. 3. Ego vs. Education Adonis admits his biggest mistake was underestimating the need to learn business. He relied on intelligence and people skills instead of mentorship and systems. Perseverance saved him—but mentorship could have shortened the learning curve. Takeaway: Hustle without instruction costs time and money. 4. “The Money Isn’t in Real Estate—The Money Is in the Money” This is the core philosophy of the interview. Most “cash buyers” are not using their own cash. Over 70% of cash purchases are funded by private lenders, not banks. Private lenders deploy capital faster, with fewer requirements, and higher flexibility. Key idea: Control the capital, and you control the transaction. 5. Understanding the Private Lending Model Adonis explains how people make money without buying houses: He acts as a capital broker, connecting investors to private lenders. He earns 1–2% fees on loan amounts—often tens of thousands per deal. He carries no risk, no liability, and no capital exposure in many cases. Example:A $600,000 investment loan × 2% = $12,000 fee for facilitating the introduction. 6. Why Private Money Beats Banks Banks require: Credit checks Tax returns Debt-to-income ratios Long approval timelines Private lenders often: Skip credit checks Ignore DTI Deploy funds in 3–5 days Focus solely on deal viability Takeaway: A bank’s “no” is often exactly why private lenders say “yes.” 7. The Smart Money Blueprint Adonis created the Smart Money Blueprint to teach this system: Focuses on the money side of real estate Self-paced education (10+ hours) Hands-on deal execution Live support until students close 10 deals Designed to eliminate costly trial-and-error Core promise: Learn to be “the bank” without needing money. 8. Flipping Isn’t What It Looks Like on TV Adonis breaks down common investor mistakes: Gross profit ≠ net profit Fees, holding costs, and market shifts erase margins Most “$100K flips” net closer to $30K–$40K Lesson: Education protects profits. 9. Relationships Create Wealth—Not Transactions Early in his career, Adonis underestimated relationships. His business scaled once he aligned with high-volume investors and repeat partners. Capital flows through trust networks, not ads. Takeaway: Relationships are currency. 10. Flexible Path to Income The private money model can be: Part-time: 2–4 hours per week Full-time: Income replacement or exponential growth Key point: This is about leverage, not labor. Notable Quotes “The money isn’t in real estate—the money is in the money.” “Most cash buyers aren’t cash buyers at all.” “I was flat broke for years after quitting corporate—people don’t talk about that part.” “A bank’s no is often the reason a private lender says yes.” “Perseverance kept me alive—but mentorship would have saved me years.” “You don’t need money to be the bank—you need knowledge.” Overall Impact This interview reframes real estate success away from property ownership and toward capital intelligence. Adonis Lockett offers listeners a nontraditional, scalable, and low-risk path to wealth—particularly powerful for: Professionals stuck in high-paying jobs Entrepreneurs denied bank loans Real estate investors seeking leverage Individuals looking for alternative income streams Final message: If you understand money, you don’t need to chase property—property comes to you. #SHMS #BEST #STRAWSupport the show: https://www.steveharveyfm.com/See omnystudio.com/listener for privacy information.

This is the first Q&A of The Future of Religion, and the questions did exactly what good questions do — they pulled the lecture into places I had not planned to take it. Ilia opens by reframing my religion before belief lecture in her own cosmological key, and then we are off: three centimeters per second and the C-fibers, the knife edge at fifty bodies where the old bonding mechanisms fail and religion has to be invented, the fallacy of misplaced concreteness, the Baptist accidentally serving Eucharist at an Episcopal cathedral, and the line that closed it — what if success as clergy is not rewriting the score, but learning to play the music that is already in the room? Caller Questions & Discussion: Chris discusses Psalm 37 and shares several of his observations. Discontentment, fretting, and envy make us vulnerable to more dangerous and destructive things in life. But like Paul, we must be on a journey of learning contentment. My husband and my son are in recovery from sex addiction, and my son was sharing his struggles with dating a certain woman. What's the expectation for sexual integrity for men dating in their 20s and 30s? Who would I go to for an assessment for my 34-year-old daughter? She can't find a man to marry, lashes out at people, and doesn't seem to understand how her actions hurt people. I have 18-year-old twins and a 13-year-old. I constantly talk to my kids about sex, but my husband doesn't even want to say the word. Do I back off? If porn is about emotional dysregulation; where does this fit in on the spiritual side? The devil hasn’t come up in my EMDR therapy, but Jesus has.

I want to alert you, so you don’t miss out on expert analysis and insider perspectives from my guests who provide tips that can help you uplift the community, improve your financial planning, motivation, or advice on how to be a successful entrepreneur. Keep winning! #SHMS #BEST #STRAWSteve Harvey Morning Show Online: http://www.steveharveyfm.com/See omnystudio.com/listener for privacy information.

You're caught between two terrors: gaining weight and staying exactly where you are forever. You've spent years in a disordered mind with disordered thoughts creating disordered behaviors. You'll do anything to break free, but you're trying to HAVE recovery while still BEING the trapped version of yourself. Today we're flipping the script with the Be-Do-Have formula that makes recovery inevitable. In this transformational episode, you'll discover: Why most people have recovery backwards (and why it keeps them stuck) The science-backed Be-Do-Have formula that doubles success rates How to BE recovered before you feel recovered The identity shift that changes everything automatically Why staying where you are is actually scarier than changing How to stop starving for your old life and start living as your new self For the woman ready to stop settling for survival and start choosing to thrive. THE BACKWARDS APPROACH THAT KEEPS YOU STUCK Most people think: "When I HAVE food freedom, then I'll DO recovery behaviors, then I'll BE recovered." Research from Stephen Covey and modern neuroscience proves this backwards. The truth: You must BE the person you want to become, DO what she does, then you'll HAVE what you want. Dr. James Clear's identity research shows: People who say "I am someone who nourishes my body" have 40% higher success rates than those who say "I want to eat better." THE BE-DO-HAVE FORMULA IN RECOVERY BE: The woman who trusts her body completely DO: Eat without negotiation, rest without guilt, take up space HAVE: Food freedom, body peace, mental clarity BE: The woman who values nourishment over control DO: Choose pasta at dinner, have birthday cake, skip gym when tired HAVE: Energy, joy, presence in your own life The scary part: You start BEING her before you feel ready, before you see results, before it feels natural. THE SCIENCE BEHIND THE FORMULA

In this eye-opening episode of the Millionaire Car Salesman Podcast, Sean V. Bradley sits down with CBT News co-founder and automotive industry veteran Jim Fitzpatrick for a conversation that every dealer principal, general manager, and automotive leader needs to hear. "The FTC is going to be saying, look, you can't play games with this. If your salesperson is out there pitching a price on a car... your salesperson is now going to be representing to the consumers what the sale price of that car is." - Jim Fitzpatrick As the FTC increases its focus on dealership advertising, pricing transparency, and consumer protection, many retailers are left wondering: Is my dealership truly prepared? Sean and Jim unpack one of the most important topics facing the automotive industry today, exploring how regulatory changes, compliance expectations, and evolving consumer demands are reshaping the dealership landscape. From pricing disclosures and advertising practices to the growing influence of social media and personal branding, this discussion highlights why old habits could create new risks in today's market. "We're really bringing together the smartest minds in retail automotive or most of them, to bring them together to say, look, let's help dealers figure this thing out." - Jim Fitzpatrick Without giving away all the answers, this episode challenges dealers to think differently about compliance, leadership, training, and accountability. More importantly, it highlights why staying informed and proactively adapting may be one of the biggest competitive advantages a dealership can have moving forward. Whether you're a dealer principal, GM, GSM, compliance officer, or automotive professional, this conversation will help you better understand the road ahead and why industry leaders are paying close attention to the conversations surrounding FTC enforcement, dealership operations, and the future of automotive retail. Register for the Auto Leadership Summit in Washington, D.C. here and get $100 OFF with code 'SEAN100': https://www.cbtnews.com/auto-leadership-summit/ Because in today's environment, what you don't know could cost you far more than you think… Key Takeaways: ✅ The FTC is focusing on fair pricing and transparent marketing practices in the automotive industry to protect consumer interests. ✅ Dealers need a comprehensive training program that includes a structured compliance strategy to address pricing and social media marketing challenges. ✅ Social media influencers and individual sales representatives can unwittingly cause compliance issues if they post content related to pricing without understanding the implications. ✅ Establishing a robust audit system for social media content posted by dealership employees is vital to maintain compliance and protect brand reputation. ✅ The CBT News Auto Leadership Summit on Fair Pricing and Compliance will offer insights from experts across the industry on how to navigate these compliance challenges.   About Jim Fitzpatrick Jim Fitzpatrick is a 25-year veteran of the retail automotive industry. He began his career in 1980 as a new car salesperson at a high-volume Toyota dealership in South Florida and quickly rose through the ranks, holding executive positions with AutoNation and JM&A. In 2001 Jim became the Managing Partner of a Toyota dealership in Augusta Georgia.  In 2004 Jim, along with his son, John, co- founded Force Marketing in Atlanta, Georgia which currently serves over 1600 franchised dealers throughout North America. In 2012, realizing the need for new car dealers to have their own news and information platform, Jim and his wife Bridget, launched CBT Automotive Network.  In addition to providing daily news reports, CBT produces nine weekly shows, hosted by the industry's best known consultants and trainers. Each show focuses on different departments of the dealership operation. Over 54,000 dealer principals, OEM, and Association Executives throughout North America receive CBT's daily newsletters. A recent study found that more people view CBT's video segments than any other automotive media platform. A father of five and grandfather of six, Jim lives in Atlanta, Georgia with his family.     Harnessing Regulatory Compliance and Social Media Strategy in Automotive Sales: Insights from Industry Leaders   Key Takeaways Social Media Compliance: Dealerships must enforce strict social media policies to ensure compliance with Federal Trade Commission (FTC) regulations and protect their brand image. Price Transparency: Aligning advertising strategies with FTC guidelines on fair pricing can prevent costly violations and enhance consumer trust. Training and Policies: Implementing comprehensive training programs and policies can safeguard dealerships against potential regulatory breaches and maintain operational integrity.   Navigating the Complex World of Social Media Compliance In the ever-evolving automotive industry, dealerships face a growing demand to maintain transparency and compliance, particularly in the realm of social media. The transcript from a riveting conversation between Jim Fitzpatrick and Sean V. Bradley highlights the importance of ensuring dealership employees adhere to social media guidelines set by the FTC. Fitzpatrick asserts that social media has become crucial in portraying a dealership's brand and customer experience. "Take the influencers and have them talk about the experience, have them talk about the selection," he suggests, emphasizing content that avoids pricing to remain compliant. The conversation underscores the significant role dealerships' social media strategies play in forming consumer perceptions and regulatory compliance. With employees potentially acting as brand ambassadors online, the repercussions of non-compliant posts can be detrimental. Discounted prices or misleading offers shared on personal platforms, as Fitzpatrick points out, can draw unwanted regulatory scrutiny. Dealerships are not just at risk of tarnishing their reputation but also face hefty fines. Simply put, ensuring a strategy that focuses on non-monetary aspects of the dealership experience can protect both brand and financial standing. Price Transparency: A Path to Building Consumer Trust Price transparency in dealership advertising is another crucial theme woven throughout the dialogue. The FTC, under the Biden administration, has intensified its focus on what it terms "junk fees" in various industries, including automotive. "Maybe the managers are saying, well, in order for us to be compliant, we're going to price ourselves right out of the marketplace," Fitzpatrick notes, acknowledging the balance dealerships must strike between competitive pricing and regulatory adherence. According to Bradley, the importance of consistency across advertised prices and what consumers actually pay when they walk into a dealership cannot be overstated. Misleading pricing not only disrupts consumer trust but also exposes dealerships to severe penalties. With the FTC reportedly sending out 97 warnings to dealerships about these practices, the industry is on high alert. Dealerships must ensure that their advertising reflects the actual purchase price, minus incentives, to maintain compliance and consumer confidence. Comprehensive Training and Policies for Sustainable Operations Both Bradley and Fitzpatrick adamantly express the importance of robust training and policy establishment to mitigate the risks of regulatory infringements. Fitzpatrick underscores the need for ongoing employee education, suggesting that training programs specifically tailored to reinforce compliance norms can be a dealership's strongest defense. "If you don't have ongoing training in this area…you have no defense," he mentions. Bradley concurs, emphasizing the necessity of consistent managerial oversight and the implementation of structured communication protocols, such as computer use policies. These measures not only ensure that the dealership aligns with federal regulations but also empower employees with the knowledge they need to uphold the company's reputation. Comprehensive, routine audits and training can preemptively address and rectify potential compliance issues before they escalate to external disputes or regulatory scrutiny.   Navigating the intricacies of compliance in the automotive industry requires a proactive and strategic approach. By fostering a culture of transparency and accountability through comprehensive training and controlled social media strategies, dealerships can fortify themselves against regulatory pitfalls. As the conversation between Bradley and Fitzpatrick poignantly illustrates, these measures not only safeguard against financial penalties but also contribute to building a resilient, consumer-focused brand reputation in a competitive industry landscape.     Resources + Our Proud Sponsors:   ➼ The Millionaire Car Salesman Facebook Group: Join the #1 Automotive Sales Mastermind Facebook Group with over 29,000 automotive professionals worldwide.
