Today's Flashback Friday is from episode 281 released last October 9, 2012. Jason Hartman has his mom back on the show to discuss her DIY property management/self-management strategies and one of her tenants who has occupying a property for 23 years - no vacancy! Then Jason interviews his Birmingham, Alabama Local Market Specialist (LMS) and talks to a caller/listener with some good real estate investing questions. Here's an excerpt from Wikipedia on this market: Birmingham is the largest city in Alabama. The city is the county seat of Jefferson County. The city's population was 212,237 according to the 2010 United States Census. The Birmingham-Hoover Metropolitan Area had a population of about 1,128,047 according to the 2010 Census, which is approximately one-quarter of Alabama's population. Birmingham was founded in 1871, during the post-Civil War Reconstruction period, through the merger of three pre-existing farm towns, notably, former Elyton. It grew from there, annexing many more of its smaller neighbors, into an industrial and railroad transportation center with a focus on mining, the iron and steel industry, and railroading. Birmingham was named for Birmingham, one of the major industrial cities of the United Kingdom. Many, if not most, of the original settlers who founded Birmingham were of English ancestry. In one writer's view, the city was planned as a place where cheap, non-unionized, and African-American labor from rural Alabama could be employed in the city's steel mills and blast furnaces, giving it a competitive advantage over industrial cities in the Midwest and Northeast. From its founding through the end of the 1960s, Birmingham was a primary industrial center of the South. The pace of Birmingham's growth during the period from 1881 through 1920 earned its nicknames The Magic City andThe Pittsburgh of the South. Much like Pittsburgh, Birmingham's major industries were iron and steel production, plus a major component of the railroading industry, where rails and railroad cars were both manufactured in Birmingham. In the field of railroading, the two primary hubs of railroading in the Deep South were nearby Atlanta and Birmingham, beginning in the 1860s and continuing through to the present day. The economy diversified during the later half of the twentieth century. Though the manufacturing industry maintains a strong presence in Birmingham, other businesses and industries such as banking, telecommunications, transportation, electrical power transmission, medical care, college education, and insurance have risen in stature. Mining in the Birmingham area is no longer a major industry with the exception of coal mining. Birmingham ranks as one of the most important business centers in the Southeastern United States and is also one of the largest banking centers in the United States. In addition, the Birmingham area serves as headquarters to one Fortune 500 company:Regions Financial. Five Fortune 1000 companies are headquartered in Birmingham. In the field of college and university education, Birmingham has been the location of the University of Alabama School of Medicine (formerly known as the Medical College of Alabama) and the University of Alabama School of Dentistry since 1947, and since that time, it has also become provided with the University of Alabama at Birmingham (founded circa 1969), one of three main campuses of the University of Alabama, and also with the private Birmingham-Southern College. Between these two universities and Samford University, the Birmingham area has major colleges of medicine, dentistry, optometry, pharmacy, law, engineering, and nursing. Birmingham is home to three of the state's five law schools: Cumberland School of Law, Birmingham School of Law, and Miles Law School. Jason Hartman invites Casey Michel, author and investigative journalist, to speak about his new book which uncovers how the US has created the greatest money laundering scheme in history. South Dakota has taken this to a magnitude we've never seen by creating perpetual anonymity for these trusts. The information of those in the trust will never be shared with governments, with other jurisdictions, tax authorities, investigators, which is why we've seen both Americans and non Americans flocking to South Dakota. $900 billion is the top line estimate in South Dakota, but it's still a question of how many total assets are actually there, who those assets are connected to and what those assets are actually doing after they pass through all the anonymity that the state of South Dakota freely offers. Casey Michel's book also talks about illicit foreign money purchasing steel mills, factories and manufacturing plants in places like Cleveland, Ohio, the Rust Belt and the Midwest. They're not revitalizing local communities and bringing jobs back, but rather using those assets to hold and hide funds, using them as part of a broader transnational money laundering scheme. And so what ends up happening is that not only do the jobs never come back, the folks who have the remaining jobs are just laid off, the factories begin falling apart and it's clear they are never going to come back. These local communities in places such as West Virginia, Kentucky, Texas and Illinois are seeing their economic crown jewels go to complete rot because of this system of kleptocracy. Towards the end of the broader Cold War period, one could see a sudden surge in the creation of financial secrecy pools and broader economic structuring that incentivized the outflow of illicit suspect wealth from post communist states. These states are linked directly to rising oligarchies and dictatorships that are smothering local populations, looting national treasuries, and making sure bridges, roads, hospitals and schools are never built. Today's Flashback Friday is from episode 339, published last September 18, 2013. Karl Denninger is a technology expert and businessman, finance blogger, political activist and is sometimes referred to as a founding member of the Tea Party movement. Denninger was also the founder and CEO of MCSNet in Chicago. Denninger is a founding contributor to the libertarian-oriented finance blog The Market Ticker, found at http://market-ticker.org. He uses his blog to levy harsh criticism of the criminal element who are wrecking the global financial system. In the aftermath of the March 2008 collapse of Bear Stearns, he founded the website Fed Up USA. He came to national attention for the criticisms of the Emergency Economic Stabilization Act of 2008 which he posted on Fed Up USA in September that year. Of special concern to Denninger was the over-the-counter trading of credit default swaps, as well as the high leverage of financial institutions; his objections to the bailout plan stemmed from the fact that it did not address either of these issues. He has also spoken out against high-frequency trading, particularly in the aftermath of the 2010 Flash Crash. As a publicly outspoken and early member of the Tea Party movement, Denninger is sometimes referred to as a founder. On January the day of President Obama's first inauguration, he published a blog post calling on readers to mail tea bags to the White House and Congress on February 1st, echoing a suggestion by a commenter on one of his earlier blog posts. Today's Flash Back Friday is from episode 406 which was first published last August 29, 2014. Tom Essaye is the Editor of The Sevens (7:00) Report. He joins the show to discuss macroeconomic topics including China, Russia, and junk bonds.    Essaye is a professional trader with more than 10 years experience trading foreign and domestic equities, commodities, currencies and bonds.     He began his career as a trader on the floor of the New York Stock Exchange for Merrill Lynch's Institutional Equity Trading division, where he regularly traded multi-million dollar orders from clients that were some of the largest mutual and hedge funds in the world.     In early 2005, Tom Essaye recognized, through his own fundamental analysis and research, a unique investment opportunity developing in the natural resource sector and commodities markets. He left the floor of the NYSE to join an associate starting a fledgling global macro hedge fund focused on investing in commodities and natural resource equities. Mr. Essaye was responsible for all trading in the fund and for conducting fundamental research in the commodities and natural resource markets.     The fund made investments in precious metals, agricultural commodities, energy, and natural resource related equities – placing initial long positions in gold below $500/oz, silver below $7.00/oz, corn below $2.00/bushel and buying shares in then little followed equities such as Silver Wheaton, Newmont Mining, Cameco and EOG Resources. The fund also invested in Canadian and Australian mining and energy companies, and at one point foreign equities comprised nearly half of the fund's portfolio.     In mid-2007, while managing the energy sector portion of the fund, Mr. Essaye was one of the first analysts to realize the potential of shale natural gas, and invested heavily in shale gas producers and energy service companies that specialized in shale drilling.     While interacting with both institutional and retail investors during his time at the fund, Mr. Essaye first began to recognize the large discrepancy between the quality of information available to professional traders versus the that available to non-professional traders.
